Welcome! Living close to the sea can be very therapeutic as you watch the sun rise and set over the water and listen to waves gently lapping the shore. With this in mind and as modern life can be extremely stressful at times, we have a coastal theme running throughout many of our features this issue. On the subject of stress, it’s a well-known fact that moving house is high up on the list of the most traumatic events that we encounter in life. But what about searching for and securing your perfect property? There are so many things that can stand between you and the eventual purchase of your ideal choice. And if you lose the place you’ve set your heart on it can feel quite devastating. Then again, you can believe that you’ve found the very house only to be bitterly disappointed on viewing it more closely. First impressions are most definitely lasting. If the garden is unkempt, the pool is unclean and the internal décor is past its best, discerning buyers will simply walk away and look elsewhere. Presentation is all and it is attention to detail that will ultimately sell a property. You can be assured that all the vendors and agents featured in this magazine have taken the utmost pride and care in presenting their properties – and isn’t it always the ‘wow factor’ that makes the difference between ordinary and extraordinary?

hink of the Algarve and images of glorious beaches bathed in hour upon hour of sunshine will probably come racing to mind. While this is perfectly true and the area is ideal for all manner of watersports including sailing, surfing and windsurfing, it also has many other attractions. There are picturesque villages to explore, golf courses to suit all levels of player and rural countryside for walking, hiking and biking. Mario Condeco, sales director at Monte Rei, one of the region’s most prestigious golf resorts located in the Eastern Algarve, says, “The top end of the market is the best it has been in three or four years. Confidence is coming back as buyers realise the Algarve is a safe place to buy in both senses: it offers a very good return on investment and is politically safe. Although high end property buyers are normally cash buyers, it is reassuring to know that banks operating in Portugal International Property & Travel

are eager to lend on property with very attractive terms and conditions.” Moving towards the heart of the Algarve, Vilamoura combines both heritage and new opportunities, including l’Orangerie, an impressive residential development currently undergoing phase two of construction. Mark Collins, chairman of CBRE Residential, comments, “Situated in one of the most prestigious areas in the Algarve, l’Orangerie is an impressive residential development of elegance and luxury. “Vilamoura is an attractive holiday destination, and these stylish private homes offer a desirable investment opportunity, with non-resident buyers able to benefit from attractive tax breaks if they purchase property in Portugal. Enjoying scenic views, a wide array of high-quality amenities and an extraordinary specification throughout, l’Orangerie phase one was a huge success and the second phase will be equally attractive to discerning buyers of second homes in the Algarve.” As for the area known as the Golden Triangle, Erich Gibson, license partner Engel & Voelkers, says, “The top real estate market in the Algarve is principally focused on the Quinta do Lago, Vale do Lobo area. Here you will find several unique, top of the range villas between €10 to €15 million - with some properties exceeding that figure. However, there is a wide variety of properties in the €5 and €10 million segment. Last year was good for real estate in the Algarve and everyone is expecting an even better year in 2016.” 18

Vote for a villa vacation We find out why a villa can sometimes be better than the most luxurious resort

The perfect holiday is about more than simply having a luxurious place to stay – it’s about enjoying a whole vacation experience that takes you away from the stresses of everyday life and transports you into a better, more relaxing world. Usually the above is associated with opulent resorts, but in Marbella the luxurious villas available for rent offer every kind of amenity – often equalling or surpassing those to be found in five-star resorts, but with the considerable benefit of exclusive use and total privacy. Set in select gated communities, they include private amenities such as gyms, saunas, cinema rooms, heated pools both indoor and outside, snooker tables, tennis courts – in fact, the list of facilities within many of these havens of opulence is seemingly endless. What’s more, you will be rubbing shoulders with jet-set neighbours but need never see anyone if it is total peace and privacy you are after.

Marbella glamour You could, for instance, opt for this beautiful beachside villa on Marbella’s famous Golden Mile. Though this property set amid a Mediterranean millionaire’s row is just minutes away from all manner of amenities, its large private grounds ensure privacy and enough space to entertain in glamorous style. Here gorgeous green lawns merge with a sparkling pool, large luxurious 26

“In fact, for clients who want the advantages of an exclusive villa without missing out on the services available in a luxurious resort, we offer a concierge facility to provide a seamless experience. For some, that could mean the pampering of a spa treatment or the magic of spotting dolphins and whales, whilst others prefer the excitement of motor racing or exhilarating water sports activities, but whatever your preferences Callum Swan can arrange to make your dream come true.” It all starts with stunning properties, but from there on out the focus is more and more on service. The latter is required to be diverse, flexible and tailored to the very best experiences money can buy. “We offer a bespoke service, which often surpasses that of even the best hotels, all designed to help our clients enjoy a hassle-free holiday from the moment they arrive and during their stay right up to the point of departure.” From limousine

Catch some rays Graff Diamonds is synonymous with the most fabulous jewels in the world. Indeed, throughout its rich history, Graff is said to have handled more diamonds of rarity, magnitude and distinction than any other jeweller. Founded in 1960 by Laurence Graff, the company remains a family business, with Francois Graff (son of Laurence) as the CEO and two other family members directing design, merchandising and production. Sunburst is a beautifully vibrant and vivid jewellery collection from the House of Graff. Inspired by the circular form of the sun and the rays that emanate from it, the collection comprises pendants and earrings. The curved design and inclusion of both round and marquise diamonds are reminiscent of the sunlight and its refraction as it shines down across the earth. The design of the Sunburst collection is beautifully symmetrical incorporating exquisite rubies, sapphires or emeralds with exceptional diamonds and creates a striking silhouette as the light passes through its flowing curves and lines. ď‚„

One watch to

n the mid-1990s, Chopard co-president Karl-Friedrich Scheufele was inspired by a powerful idea. It came to fruition in 1996: reviving the watchmaking heritage of the company’s founding father, Louis-Ulysse Chopard, and recapturing Chopard’s horological legitimacy. He thus undertook the creation of Chopard Manufacture, a fully-fledged watch Manufacture in Fleurier. Fulfilling this lofty ambition involved overcoming numerous hurdles. To be recognised as a Manufacture, a watch company must produce at least one ‘in-house’

Chopard Manufacture is celebrating its 20th birthday with a flurry of new movements and exceptional creations being presented throughout the year

mechanical movement. That was precisely the stumbling block for Chopard which, despite decades of experience, did not have a proprietary movement at the time. Chopard thus decided to take action from 1993 onwards. With this in mind, Mr Scheufele paid a first visit to Fleurier, a historical cradle of watchmaking since the 18th century. The ‘quartz watch crisis’ that had struck the picturesque Val-de-Travers in the 1970s had left deep scars that were still visible in the early 1990s. He knew that this remote region harboured a vast range of watchmaking competence that was lying fallow, and was determined to revive it in order to develop the first in-house movement. The entrepreneurial philosophy cultivated by Chopard, as well as the high demands of its international clientele, called for an exceptional solution. The decision was thus taken to aim for a movement equipped with a self-winding micro-rotor that would offer two key advantages: on the one

hand, it provided the possibility of admiring all the intricacies of the movement and the perfect finishes of its components; and on the other, this type of oscillating weight also made it possible to create an ultra-thin version of the mechanism. After two years of research, at the end of 1995, Chopard was finally nearing its goal: the precision of the movement met chronometerworthy standards; the micro-rotor stretched two springs acting in parallel in both rotation directions, and two stacked barrels guaranteed a 70-hour power reserve. This self-winding movement – christened L.U.C 1.96 in tribute to the company founder Louis-Ulysse Chopard, and subsequently renamed L.U.C 96.01 L – enabled a new star to appear in the prestige watchmaking firmament in the autumn of 1996. Chopard Manufacture was thus officially born in Fleurier! From that point onwards, creative technicians, patient watchmakers and ambition precision mechanics assiduously exercised their skills in the subsequently renovated and extended workshops of Chopard Manufacture. In 2016, as Chopard Manufacture celebrates its 20 years of existence, Karl-Friedrich Scheufele can take delight in the 11 extraordinary base movements composing its portfolio to date, along with 87 variations. ¢

Combining an avant-garde approach with classic and emblematic lines, the sofa also features remarkable Portuguese craftsmanship and embodies complex metalwork techniques on its feet. Approx £3,130 / €4,000 / $4,530  Amazingly, the Amadeo and Agata cabinets are mainly made of straw but with sturdy legs of layered cast bronze that evoke the rawness of sculpted rock. They are available in either ebony black or a fanciful design that uses a myriad of dyed tones in a shirl pattern. The handles begin this concentric pattern of rhythmic circles in sculpted bronze while the top is a slab of bronze. Structures of Existence: The Cells This exhibition features an ample selection of the innovative, sophisticated sculptural works developed by Louise Bourgeois (1911–2010) over the course of two decades. Visitors will be able to discover and experience 28 emotionally charged architectural spaces, each an individual microcosm separating the internal from the external world, by one of the most influential artists of the 20th century. Louise Bourgeois’s concepts and formal inventions, such as her engagement with psychoanalysis and feminism, and her use of environmental installation and theatrical formats, have since become key positions in contemporary art. A prime example of this is the Cells, a series comprising approximately 60 unique pieces that Louise Bourgeois began in

The School of Paris, 1900–1945 Featuring more than 50 masterpieces from the collection of the Solomon R. Guggenheim Museum in New York, this exhibition is the first since the renewal of the management agreement with the Guggenheim Foundation. It includes some of the most influential paintings and sculptures of the last century, created by artists such as Constantin Brancusi, Georges Braque, Robert Delaunay, Amedeo Modigliani, and Pablo Picasso. In the early 20th century, Paris was the capital of the avant-garde. Artists from around the world settled in the City of Light, where they created new forms of art and literature and responded to the rapid economic, social, and technological developments that were fundamentally transforming city life. It was in Paris that Picasso and Braque radically overturned the conventions of painting, Delaunay composed harmonious visions of Pablo Picasso Mandolin and Guitar, 1924

Georgia O’Keeffe Marking the 100th anniversary of Georgia O’Keeffe’s (1887-1986) debut in New York, this major retrospective will explore the profound importance of this icon of American modernism by reassessing her place in the canon of 20th century art. Featuring over 100 major works, the exhibition spans the six decades in which O’Keeffe was at her most productive, charting the progression from her early abstract experiments to her late works and dispelling persistent clichés about the artist and her painting. A highlight of the exhibition will be her celebrated Jimson Weed, White Flower No. 1, on loan from the Crystal Bridges Museum of American Art in Arkansas. This monumental work – the most expensive painting ever sold at auction by a female artist – represents a key example of O’Keeffe’s investigations into still life, particularly the flowers for which she is most famous. oche Bobois is a world leader in furniture design and distribution with 250 showrooms around the globe. The company works alongside renowned designers and Haute Couture fashion houses such as Jean Paul Gaultier, Sonia Rykiel Maison and Missoni Home, to offer a broad range of exclusive made-to-order designs. Each item is manufactured with a high level of customisation in small European workshops. The history of Roche Bobois stems from the story of two families, the Roches and the Chouchans. In 1950, Jacques Roche purchased the old Alexandre Dumas theatre on rue de Lyon in Paris and built two stores. His sons, Philippe and François, joined the company and they began to distribute the very best contemporary furniture. This was heavily inspired by Bauhaus designers, such as Minvielle, Steiner and Airbourne, and equally

inspired by renowned designers such as Pierre Paulin and Marc Berthier. At this time, the Chouchans were selling furniture in Paris on Boulevard Sébastopol at ‘Au Beau Bois’ (which later became Bobois). Not yet acquainted, Francois and Philippe Roche and Patrick and Jean-Claude Chouchan, all attended an expo in Copenhagen with the idea of importing Scandinavian furniture to sell in Paris. As a result of meeting, together they designed their first catalogue which launched the national franchise. In 1961, they designed their first nationwide advertising campaign in Elle magazine. Sales boomed and from this point on Roche Bobois gained its own identity and became a brand name. We asked Julien Sannier, managing director of Roche Bobois trade & contracts division, to share his advice on designing and furnishing a lounge. “By experience, the first step is to choose the design of your sofa,” he says. “The sofa must not be too big and must not occupy most of the space of the room. Colours are also very important and they must be in line with the original concept you have in

mind. The sofa will not dictate what else must go in the room but will certainly guide you.” Julien goes on to say that one of the biggest challenges today is to create an interior that stands out, is not predicable and, most importantly, is yours. “Symmetry and harmony of colours are always a good bet,” he advises, “but success will come from adding personal touches: art, ornaments, objects. The lounge must not look like a furniture show room but like a home that reflects your personality.” As with most things in life, it’s the finer details that really make the difference. “Like the stitching and the buckle on a luxury hand bag,” says Julien, “the details are very important when it comes to interior design. Saddle stitching, brass, marble, solid wood, exceptional aniline thick leather are examples of materials and details that would contribute to elegance and sophistication. “Less is more, there is also no need to make the room too heavy but light and elegant. Comfort-comfort-comfort, because it can always look good and attractive but if it is not comfortable…forget it.” Julien sums it all up by quoting the great Coco Chanel who said, ‘Luxury must be comfortable, otherwise it is not luxury’.  

Heesen Yachts is dedicated to building vessels with one key principle – luxury performance – its fabulous fleet is floating proof

eing in the enviable position to own your own superyacht opens up a whole new world of opportunity and adventure. Mark Cavendish, Heesen Yachts’ director of sales and marketing, explains, “A yacht is a beautiful way to expand your horizons in luxurious comfort. Our yachts also offer outstanding performance combined with efficient fuel consumption, high-quality construction with cutting-edge technology, advanced engineering with avant-garde design.” Founded by Frans Heesen during 1978 in Oss in the Southern Netherlands, Heesen Yachts was the first Dutch shipyard to employ aluminium for its yacht hulls. “Since then we have become world leader in design, engineering and construction of high-performance motor-yachts,” says Mr Cavendish. “In 1992 we expanded our

International Property & Travel

Superyachts_v23n4.indd 1

16/06/2016 14:52

business to include the construction of traditional displacement yachts, and today we deliver superyachts within the 34 – 75 metres size range, and beyond.” Over the last 35 years, Heesen has delivered approximately 170 yachts to a truly international clientele, all built with the same devotion to quality and attention to detail. “The current fleet includes aluminium, steel, displacement, semi-displacement and the new revolutionary fast displacement,” explains Mr Cavendish. “Heesen is financially secure, large enough to cope with complex construction, small enough to care about each project, motivated to pioneer innovations and dedicated to continuing the tradition of Dutch quality shipbuilding.”

The company’s yachts are a masterpiece of engineering and this level of specialisation brings with it many possibilities for customisation. “A client who comes to us for a full custom yacht, usually comes with his own design and (sometimes) also with naval architects,” says Mr Cavendish. “So first we have to double check the feasibility of the project.” Once all the most important facts and specifications have been established, Heesen makes sure the finished boat truly reflects the wishes and lifestyle of the client. Superyachts have evolved greatly over the last few years. Mr Cavendish reports that the most dramatic change is in the increase in their size, followed by the advancement of new technology and the increased attention given to protecting the environment. Galactica Star at 65 metres is a multi-award winning example. She has a top speed of 28 knots, a 20 knot cruising speed and a range of 4,200 nautical miles providing top performance for length, combined with completely Dutch, custombuilt levels of luxury. Externally there is a 20 metre sundeck, a duplex beach club covering 25 per cent of the main and lower decks, and a touch-and-go helipad on the foredeck. Up to 12 guests may sleep in custom-built interiors, including a full-beam master suite with private balcony and a VIP suite on the upper deck. “Galactica Star was a first in many aspects,” says Mr Cavendish, “but more than anything it is her revolutionary fast displacement hull form, the radical design and the überluxurious interior by award-winning London-based designers Bannenberg & Rowell.”

Now Heesen has announced the launch of the largest yacht in its fleet to date, the 70 metre Galactica Super Nova. One of the top 200 largest yachts in the world and one of the fastest yachts for her size, the superyacht will make her debut in September at the Monaco Yacht Show. Galactica Super Nova also utilises the revolutionary fast displacement hull but, thanks to the addition of a third engine to power a booster jet, she will be capable of reaching a top speed of more than 30 knots. ¢ 

A very ‘Speciale’ Ferrari Fresh out of the hands of Ferrari’s chief test driver, Dario Benuzzi, Ferrari has unveiled its latest one-off creation to a British owner who is a keen enthusiast. Designed by Ferrari’s own styling centre, the 458 MM was built on the chassis and running gear of the 458 Speciale. Featuring all new bodywork, a combination of carbon fibre and aluminium, its livery pays homage to the Italian flag. The 458 MM sits on special wheels with modified front and rear light clusters to complete its unique styling. Ferrari has made one British gentleman extremely happy!

A CENTURY OF SUPERCARS The annual Classic & Sports Car Show has launched a global poll to name the greatest supercar of the last 100 years. The shortlist includes icons such as the Ferrari F40, Bugatti Veyron, Alfa Romeo 8C 2900 and Jaguar XKSS to name just four. The unveiling of the greatest supercar ever will be just one of the major must-see attractions at this year’s show. Held at Alexandra Palace, London from October 28th to 30th, it’s a must for the very keen so, of course, we will be there.

Lamborghini Miura

awarded at Concorso d’Eleganza Villa d’Este The Lamborghini Miura P400 SV, chassis number 4846, has won the Trofeo BMW Group Italia award at Concorso di Eleganza Villa D’Este. The event’s most prestigious award was decided by public vote on Sunday at Villa Erba. The subject of a full restoration by Lamborghini PoloStorico, the green Miura SV was built and launched at Geneva Motor Show in 1971. The car is the first full restoration by Lamborghini PoloStorico since it was officially established in spring 2015, and the year-long project has seen the car comprehensively and accurately restored to its original state.

Owning a Classic Car - Jaguar E-type S3 V12 1972

“In the 10 years I’ve owned the Jag it has been a lot of fun. I’ve only covered about 1,000 miles a year in it since I bought it and it’s done about 85K in total now. The Jag’s been very reliable, but like all older cars things do go wrong, and on this one it has tended to be things like rubbers and other minor niggly stuff. During its time with me I’ve had a new power steering unit fitted, a new radiator, and overhauled the brakes; most recently I’ve treated the car to a back to metal respray so I’m happy. The insurance costs me about £400 per year which isn’t bad. Some garages do tend to overprice the work on the car though, often based on their perception of the value, so you need to be careful on that score. The car gets a lot of attention and it’s comforting to know that it is appreciating in value.”

On the road What’s ultimately surprising is the driving refinement of this legend of a sports car that is some 44 years old. In its day it would have been state-of-the-art, yet even today the ride quality

and manoeuvrability of the Jag impresses. It is a surprisingly low effort car to drive, saved by the power steering that its early predecessors lacked. Investing in classic cars can be highly profitable business and, for the owner, enjoyable too. Buy right and you win on both counts. South London businessman Gary Gordon (48) bought this stunning 1972 Jaguar E Type V12 a decade ago. Gary told us, “I’ve always liked old cars and planned to buy a Triumph TR3A, but I saw the E Type for sale at Bonhams and my friend told me it suited me, so I bought it! It was previously owned by the actor Nick Berry of television’s EastEnders and Heartbeat fame. I’m its second owner in 30 years. 68

The M2 has to be one of the sweetest performance road cars we’ve seen from the BMW brand, arguably exceeding both the M3 and M4 for outright fun. Its compact size, reduced weight, powerful engine, perfectly weighted steering and masses of grip are so engaging that you will spend your whole life looking for excuses to drive it. ‘Ours’ had the 7 speed semi-automatic DCT transmission which is brilliant, whilst approximately 25% of buyers are predicted to go for the manual shift. mall is certainly beautiful in the case of Silversea’s perfectly formed ships. They have been specially designed for those who delight in the thrill of discovery while indulging mind and body in the most lavish surroundings imaginable. Regardless of the ship or suite, all guests will be pampered by the personalised services of an attentive butler. Titled ‘Exclusively Yours - Enriched Voyages’, these inspiring theme cruises are scheduled to take place in late summer and autumn this year. They will feature a complimentary onboard programme of exceptional entertainment and enrichment activities, as well as complimentary shore excursions included on select sailings. London living A new take on

Boundless opportunities in up and coming areas of the capital mean property buyers can opt for a totally fresh approach to their search

f you’re looking for an area that’s a little different to the prime London norm but which still provides easy access to all that the city offers, then prepare to be spoilt for choice. Stratford and its surrounding areas have been transformed since the London Olympics took place there in 2012 while locations within the ‘City Fringe’ and ‘Tech City’ are regularly making headlines in the property press. Matt Cobb, associate director at Residential City Fringe comments, “In the Eastern City Fringe market, £1 million can offer a variety of different property avenues worth exploring, for example in EC1 you could consider a onebedroom loft style apartment or small sized two-bedroom apartment. In EC2, a budget of £1 million opens up a chance to buy onebedroom loft style apartments, or an average

sized two-bedroom apartment. If you move east into E1, you can choose from one, two and three-bedroom apartments located in an area that is evolving and improving constantly. “Moving further eastwards into E2/ E8 means more space for your money and generous two and three-bedroom apartments are within budget. WC1 is also worth considering, but you’re more likely to be looking at a one-bedroom apartment, possibly you may find the odd two-bedroom. N1 offers one, two and three-bedroom options, both apartments and small houses.” Mr Cobb advises that, due to the significant developments and regeneration of these areas, all are expected to continue to grow. “Shoreditch in EC1 is expected to achieve significant growth still, as well as Old Street EC1,” he says. “Whitechapel is also one to watch.” Crossrail, a 73-mile railway line currently under development in London, Berkshire, Buckinghamshire and Essex, will also prove greatly beneficial to regenerated areas. The central section and a significant part of the line, between Paddington in central London and Abbey Wood in the South-East, are

The iconic, stepped tower structure will be built at a 45-degree rotation to maximise water views and dual aspects. Each apartment will have floor to ceiling glazing for an uninterrupted panorama of the city’s skyline. The development will include 888 residential properties, cafes, shops and restaurants. Residents’ facilities and amenities span 16,000 square feet including the entire 56th floor dedicated to a resident’s club lounge with an expansive outdoor dining and bar. london scheduled to open in December 2018 and will be known as the Elizabeth Line. Jacob Sullivan, head of sales & marketing, Berkeley Homes (South East London), comments, “Proximity to enterprise at Canary Wharf and the City is key and the area will be enhanced by Crossrail which will significantly cut journey times to the West End and Heathrow. This bolsters the international connectivity already provided by nearby London City Airport with its international business links to New York, Paris and Zurich along with the easy access to European holiday destinations. The mix of business and leisure on the doorstep plus excellent transport links are a huge attraction to the location. “The workforce in Canary Wharf is set to double by 2025 so demand for living in the area is growing. Buyers are looking for a home that’s convenient for their work and are wanting to live in a place with excellent facilities and amenities and somewhere that offers a sense of community.” Woolwich has been touted as up and coming for the last decade but Chris Venter, sales manager, Foxton’s Greenwich office, believes this status hasn’t been fully achieved until very recently. “In the last three to five years, the area has benefited from substantial regeneration,” he explains. “This includes the revitalised General Gordon and Beresford Squares, an impressive Tesco development, considered the largest urban supermarket in inner London, nearly 1,000 new apartments at Love Lane in central Woolwich, and the Civic Centre in Wellington Street. Regeneration is still ongoing, with Berkeley Homes’ spectacular Royal Arsenal development currently only half way through its 30-year transformation plan of the historic site. The project has already delivered almost 2,000 new homes and 500,000 square feet of retail and leisure space, as well as the restoration of 20 Grade II listed buildings. “With the Elizabeth Line coming to Woolwich in 2018, providing an eightminute commute to Canary Wharf, the area is expected to become a serious commuter zone, with no other location outside Zone 1 being as well connected. Along with an overground connection to London Bridge, Charing Cross and Cannon Street, and the DLR taking commuters to Canary Wharf and Bank, there’s also a Thames Clipper station for a relaxed 30-minute journey to Canary Wharf by boat.” 82

Landmark Place, Water Lane, EC3R Within the boundaries of Roman Londinium, Landmark Place is a development of 165 one-bedroom suites, one, two and three-bedroom apartments and penthouses. The development consists of two interconnected buildings of nine and 11 storeys respectively which appear to be wrapped in glass, allowing wide vistas of the Thames and the London skyline. Residents’ facilities will include a 24-hour concierge service, residents’ private health suite with 20 metre swimming pool, jacuzzi, sauna, steam room and treatment room, a residents’ lounge, business suite complete with full audio visual services and catering facilities for private functions and a glamorous cinema room. ead to the north of the Antilles and there you’ll find an island group in the North Atlantic Ocean called the Lucayan archipelago. It comprises the Bahamas and Turks and Caicos islands which, as they don’t actually border the Caribbean Sea, are classed as being part of the West Indies but not the Caribbean. Unsurprisingly, properties within this delightful location are greatly sought after and achieve consistently high prices. John Christie, affiliate of Christie’s International Real Estate, says, “The Bahamas is performing well in the main luxury markets including Lyford Cay, Albany, Old Fort Bay and Bakers Bay. People are buying homes and private islands. We are seeing a number of European buyers leaving the Continent as

the tax laws change and they look to move their families to the Bahamas. The base level of luxury begins at around $1 million but this price level goes way up. We are seeing a lot of interest in private islands and there are a number of sales that are in process at the moment.” George Damianos of Damianos Sotheby’s International Realty reports that Americans are tending to buy in Abaco, while French, British and South Americans are buying in exclusive gated communities and applying for permanent residency. “The Bahamas has a residency program; if you purchase a residence for $500,000 or more you can apply for Permanent Residency,” explains Mr Damianos. The luxury residential market is also continuing to gain momentum in Turks and Caicos. Bernadette Hunt, owner and broker of Turks and Caicos Property, reports, “In the last two years over 42 villas priced over $1 million sold in the Turks and Caicos and in February of 2016 a significant sale of Oliver’s Estate and an adjacent parcel on Parrot Cay sold for $27.45 million. This sale was the largest transaction for a villa in the islands. “What is also worth noting is the number of estates that have been built and that are currently under construction along Grace Bay Beach and Long Bay Beach. Beachfront sites are now in short supply with Long Bay Beach sites having increased in price by over 100% in the last two years. Our client base is still mainly from the East Coast and from Toronto and many have invested in more than just one property.” International Property & Travel

lorida’s many hundreds of miles of fabulous beaches, world-famous theme parks and consistently sunny weather prove an enticing blend for tourists and property buyers alike. Michael Saunders of Michael Saunders & Company says, “The property market in Sarasota and its surrounding Gulf Coast communities has been extremely active, helped in no small part by international acclaim for our beaches and resort-style lifestyle, a healthy economy that is attracting new businesses large and small; and by Sarasota’s growing international reputation as a major American hub for the arts and culture. “This has made our region the go-to place for active retirees, youthful entrepreneurs and business and service professionals; as well as second home-buyers from the US and abroad. Like many of the most sought-after US markets, our inventories of properties have struggled to keep up with demand over the past couple of years. But that appears to be changing as home values rise and more sellers list their homes; and as new home builders catch up with the demand for move-in ready homes.” Moving on to central Florida, Bob Glaser of Smith & Associates says, “The Tampa Bay market has been experiencing International Property & Travel

three years of accelerated growth in single family values, with a continued lower than average inventory, days on the market average under 30, with values being at 97% of the listed price. With a limited number of new condominiums in each of the city cores, unlike other major Florida cities, there is no overbuilding of new offerings, therefore values on the homes although affordable to most markets have seen value escalation. The interest rates continue to allow a great affordability index for buyers in all price ranges.” New figures show that more people are coming to live in Orlando, placing it among the top 10 fastest-growing United States cities for 2016. Orlando’s population grew 2.31% in 2015 and is projected to rise by another 2.03% this year, according to new figures from the website. Data from the 2014 census shows that metropolitan Orlando had 2.3million people and with more of the growing number of 62million visitors set to be converted to residents and a growing number of retirees looking to relocate to the region, the population is set to continue growing. Garrett Kenny, who heads up leading Central Florida developer and agent, Feltrim Group, says the fact that Orlando is among the fastest growing US cities comes as little surprise. “With Orlando’s world-class theme parks and leading entertainment attractions, plus a huge choice of shopping, sports and top-quality real estate and sunny weather, who would want to live anywhere else?” 110

Olympic host city

Rio de Janeiro is about to hold one of the greatest sporting events in the world – the 2016 Summer Olympics. This vast seaside city in Brazil has invested millions on infrastructure and facilities and is ready to welcome the many hundreds of thousands of visitors this summer. For some people, Rio de Janeiro is a-once-ina-lifetime bucket list experience, while for others, it is a frequent holiday destination. In both cases there is no better way to experience one of the most vibrant and beautiful cities in the world, than from the comfort of your own property. Charlie Jonas is sales manager for Rio Exclusive, a leading provider of high-end real estate and concierge services in Rio. He says, “Whether it is the exchange rate in favour of foreign currencies, or the diminishing market values, investing in a Brazilian property nowadays is not only accessible it is also very wise. From penthouses overlooking the sea, to studios or mansions, we have an array of properties that can be tailored to all budgets. “Rio Exclusive’s core business deals with short term rentals, meaning that we offer all the property management services to our investors. We are therefore capable of taking care of our clients from seeking the perfect property to managing its short-term rentals.” Samantha Mortner Flores, managing partner of Rio-based realtor Town Imobiliaria, also believes now is a very good time to buy. “The tourism profile of Rio will only strengthen after the Olympics,” she says, “which will make the market even more attractive. The investment where people buy, sometimes stay in it and at other times leave it with an agency to rent out is still strong. “It’s very important to buy in areas close to the beaches so you can benefit from the tourism profile. Rio also has a lot of old stock – the majority of apartments were constructed in the 1950s, 60s and 70s, with many having done minimal work to the décor since then. Often your purchase will need improvements, which is a great opportunity to simply increase the value of the property. “Properties anywhere on the beach are assets that rarely fall in price and can be difficult to find to purchase. There’s no indication the Brazilian real will be getting much stronger any time soon, so I think it will continue to be a good period to buy for some time.” 112

RIO More than 200 member nations of the International Olympic Committee are

expected to compete in the 2016 Rio Games this summer with a whole host of added attractions alongside

mong the many innovative aspects of Rio 2016, the Games are set to reveal all the characteristics of Brazilian flair: harmonious diversity, contagious energy and an exuberant nature. They take place from August 5th to 21st with the Paralympic Games following from September 7th to 18th. Well over 10,000 athletes will compete in the first edition of the Olympic Games in South America, but its reach will extend far beyond sports. The event will leave a legacy, not just for Rio de Janeiro but all of Brazil, including education, culture and sustainability. Believing that culture is a country’s first calling card, the Rio 2016 Committee has devised a programme called ‘Celebra’ to represent and promote the diversity of Brazilian culture. The city is to transform its entire waterfront area into a giant entertainment zone for the duration of the festivities. The newly renovated port district, in the heart of Rio's historic centre, will be the location for a new ‘Olympic Boulevard’ that will stretch some three kilometres along the

dockside. Visitors will be able to watch all the Olympic action on big screens, while listening to musicians from Brazil and beyond and enjoying a wide variety of food and drinks. From August 4th until the end of the Paralympic Games in September there will be more than 100 concerts on the Boulevard, with appearances by well-known Brazilian and international stars as well as up-andcoming names. Artists, street performers, fireworks and light shows will keep the crowds entertained by night and day. There will even be a hot air balloon tethered

near the waterfront, taking passengers 150 metres into the air for breathtaking views across the Olympic city. A special Olympic Exhibition will tell the history of the Games and, after the opening ceremony on August 5th, the Olympic cauldron lit by the torch will be located at a special site on the new Boulevard. Approximately 7.5 million tickets are available for purchase and, in readiness for Rio 2016, the operators of Galeão, as the airport is known, have opened the South Pier of Terminal 2. This brand-new section has been equipped with 26 boarding bridges, giving Galeão more than any airport in Latin America. Already the second busiest airport in Brazil and the fourth busiest in Latin America, as a result of the expansion Galeão’s annual capacity has risen from 17 million passengers per year to 30 million. And, to help tourists get around Rio's historic centre and in and out of the waterfront area, a brand new light-rail system began operating in June. 

Built between 1911 and 1913, this architectural symbol of the Belle Epoque era was specially designed in the shape of a bow to resist possible avalanches. The originality of the villa is apparent through its stunning features including granite, earthenware, stone, wood and stained glass windows. Set in the heart of a garden with trees linked to its history, the property remains intact more than a century later. Inside the original tapestry velvet of Genova can be found as well as two large bedrooms with fireplaces and antique cabinets. Upstairs, the floors, corridors and rooms with their nooks and crannies offer beautiful spaces that complement this historic house sublimely. It is as if time has stood still. This villa is just waiting to bring the opera ‘Madame Butterfly’ by Puccini, which inspired the architect who built it all those years ago, to life. The question now is who will restore this jewel and enjoy all that it offers well into the 21st century? £1.7m / €2.2m / $2.5m Clip Immobilier +33 (0)4 50 53 95 13 e: International Property & Travel

he French Riviera’s combination of history, culture, world-class beaches, stunning seascapes, gastronomy, good schools and international airport access makes it a perfect destination for overseas buyers. Recent data from property specialist Home Hunts revealed that the most coveted locations are the Mougins and Valbonne areas; Cap d’Antibes and Cannes; Villefranche-sur-Mer and SaintJean-Cap-Ferrat; and Saint-Tropez. Both medieval villages, Mougins and Valbonne offer authentic charm, good amenities and have a busy events calendar. “These villages have not yet been disturbed by tourists in the summer,” says Amy Bault, a Riviera consultant for Home Hunts. “They are also International Property & Travel

close to several international schools. The Cap d’Antibes and Cannes areas are 30 minutes from Nice airport and close to sandy beaches. Both areas are excellent for yacht lovers and clients invest in these areas as they have the dream Riviera lifestyle on their doorstep.” The French Riviera’s market was boosted by price falls inland and buyers are now getting more for their money in locations such as Biot, Opio, Roquefort-les-Pins and Châteauneuf de Grasse. “Grasse is also a great area for investment as the centre is being completely redeveloped and there is a direct train line to Cannes,” advises Tim Swannie, director of Home Hunts. Paul Bernard, agency manager at John Taylor Cannes, reports that the majority of high-end buyers in the Cannes area are international clients. “Most notably Britons, due to the current strength of the pound; Scandinavians, Americans, Middle Easterners and Russians. At John Taylor, foreigners constitute 70% of buyers purchasing very high end properties above €10 million. Cannes, and its surroundings, is one of the most expensive real estate markets in France, and indeed the world, due to a great demand and limited supply, even though prices have dropped in the last two years.” Beauchamp Estates Cannes comments, “The real estate market on the French Riviera is fairly atypical, as it is made up of a series of luxury ‘micro-markets’. The offer remains scarce on the coast, and that scarcity keeps the prices high. Today the favourable tax environment allows a certain degree of flexibility to new potential buyers, as despite the risk of market fluctuations, the legendary Côte d’Azur is still a dream destination for wealthy French or foreigners who seek to acquire exclusive properties.” Saint-Tropez also remains a legendary destination with a peninsula studded with large villas surrounded by vast plots of land in the forest. Josh Buckley at H Barnes & Co comments, “Saint-Tropez is a place where people ‘meet’, and many friends rent or buy property here in order to be close to one another during the summer. The most desirable and expensive residential areas are Les Parcs de Saint-Tropez – a private gated exclusive residential ‘domaine’ where some of the most expensive villas are situated and prices run into tens of millions. Other desirable areas are Cap Tahiti, Les Graniers, le Capon. Saint-Tropez has a varied clientele. It has always been popular with the Belgians, Italians, French, and Swedish, but also loved by the British, Americans, Eastern Europeans, and wealthy Middle Eastern families.” Over the years, H Barnes & Co has seen a shift in demand and popularity for properties closer to the centre of town. “Previously, people were drawn to the aspect of large houses and plots which were typically located towards the beaches of Saint- Tropez,” says Mr Buckley. “As time has gone by with the increasing popularity of hotels, restaurants, bars and high end retailers, a new discerning exclusive buyer has emerged, who requires access to all of this on their doorstep. It’s fair to say that such accessibility and properties in poll position are rare.” 124

Monaco Riviera

Ideally situated between the sea and mountains, the Principality of Monaco is rich in culture, history and nature. With its unrivalled climate that is pleasant all year round and stunning landscapes, it is one of the most popular destinations in the world. A spokesperson for Pastor Immobilier reports that Monaco has one of the most stable residential markets in the world and is regularly at the top of property league tables, as such there is constant interest from across the globe. The market has continued to perform well with interest from international buyers looking to invest in and/or relocate to the Principality, in addition to existing residents relocating within Monaco. The lettings market also remains active, where the majority of agreements signed are for terms of three years or more. Pastor Immobilier also reports that there are a number of significant development projects taking place in Monaco that will reshape the Principality in both a literal and figurative manner. These infrastructure projects will deliver increased land mass and with it the attendant opportunity for selective development – commercial and residential. These projects coupled with the renovation and development of Monaco’s most well known landmarks in Monte Carlo, the Hotel de Paris and Le Casino – also due for completion in 2018, will ensure that Monaco retains its reputation of excellence. 126

Italian Riviera

Tuscany is not usually regarded as a beach destination, even though it has around 250 miles of coastline. Beauchamp Estates advises that it is the southern Tuscan coastal region from South of Livorno to the Maremma that offers the best mix of uncrowded beaches, relatively unspoiled scenery and good places to eat and drink. The lesser-known Tuscan coast remains full of secrets like Bolgheri, part of a series of beautiful hilltop towns that once kept invaders at bay. A bastion of well-preserved architecture, they are mostly free of crowds. Thanks to its mild climate, quiet and beauty of the landscape, the Bolgheri Coast became a well-known seaside resort for a relaxing holiday immersed in nature. Nowadays it’s partially used as expository space for fairs and cultural events during the summer. Elisa Biglia of Great Estate comments, “When one envisions a Tuscan holiday home, they usually picture a rural property set amongst vineyards. The coastline of Tuscany is a relatively new hotspot for British buyers, especially Porto Santo Stefano, which is on the promontory of Monte Argentario. The area provides a true taste of Italy with its stunning beaches, tiny fishing villages and pastel-painted homes either in the port itself or nestled amongst the cliff tops. Monte Argentario is a densely wooded island, linked to the mainland by road via two sandbanks lined with family beach clubs. It’s a very popular for holiday homes with wealthy Romans and millionaires from around the world, however we are starting to see an increase in British buyers too.” Exceptionally large villas by the sea can go for up to €20 million but prices are reasonably static at the moment according to Ms Biglia. “Property prices on the Tuscan coast peak in exclusive Forte dei Marmi and Viareggion further north,” she explains. “In Argentario, they are about 20% lower. The lifestyle is more laid back but totally Italian. Porto Santo Stefano is a very lively all year round port due to its fishing and ferry industry. There is a daily market selling fresh seafood, 128

Riviera_v23n4.indd 5

while crime is low and it’s easy to make a day trip to go exploring and shopping to Siena and Rome, or the islands of Corsica, Giglio and Elba. Furthermore, if you own a holiday home here there is very high demand for rental properties during the summer months. You can expect to earn upwards of €577 a week for a one-bedroom flat to €7,725 for a secluded detached villa with five or more bedrooms.” As for Liguria, which is considered to be the very heart of the Italian Riviera, Simone Rossi, general manager at, says, “Quality of life, mild climate, nature and appealing landscapes, art and history, culture and traditions are only some reasons to choose Liguria as the ideal destination. Food and cooking excellences, handicrafts, fashion and all made in Italy products are other good reasons to live in Liguria and in Italy, even more if you have financial resources.”

Rapallo, Genoa, Liguria Villa dei Limoni is a prestigious property with almost one hectare of park in a hilly position with fabulous views of the Ligurian Sea. he history of Chateau Eza began way back in the 1920s when Prince Wilhelm of Sweden visited Eze with his father King Gustav V. As an accomplished writer he was captivated by the charm and inspiration of the village and decided to make the chateau his residence. Since then the property has passed through the hands of various owners until a wealthy diplomat, Andre Rocat, took on the daunting task of creating an exclusive hotel. Nowadays, the 12 intimate rooms and suites of this 400-year old chateau offer guests epic vistas over the Cote d'Azur, often from their own private balconies and terraces. Take the 65m² suite for instance, at 427 metres above the Mediterranean Sea, its occupants can enjoy fabulous views from the outside terrace. Capital of the United Arab Emirates, Abu Dhabi offers an enviable lifestyle and prime properties in fabulous locations

bu Dhabi is perfectly positioned on an island in the Persian Gulf with a hot climate and a fascinating combination of international influences and local heritage. Although it has witnessed huge economic development over the last 30 years, Abu Dhabi still values traditional cultural and sporting events. Expect to see such delights as falconry, camel racing and traditional dhow sailing. As for properties, Ben Crompton of Crompton Partners Estate Agents in Abu Dhabi says, “Unlike its wealthier and more ostentatious neighbour, Abu Dhabi revels in its sleepier but more refined reputation. It doesn’t have the visible opulence of Dubai

but it has some pretty swanky neighbourhoods of its own, often tucked away from prying eyes. The most famous of the upmarket districts is Saadiyat Island. “Just to the north of Saadiyat Island is the young upstart, Hidd al Saadiyat with its eight-bedroom, beachfront, full open-ocean view mansions. The really hidden pearl, so secret it used to take a day trawling the web just to find a phone number is a place called Nurai Island. The playground of Russian oligarchs and Texas oil barons a villa here can burn a hole in your pocked to the tune of 50 million dirhams.” According to Drica Rodrigues, head of Abu Dhabi agency – director, Chestertons MENA, Abu Dhabi represents quite a recent option for those seeking premium properties. “Abu Dhabi has a relatively new luxury property offering when compared to other, more established countries such as London and New York,” she explains, “who have long had a very desirable high-end offering, with London in particular being very popular with Middle East buyers. “Abu Dhabi is now however firmly established as a major player in the luxury market with a range of developments such as Nurai Island, Yas Acres on Yas Island, TDIC, Reem and Saadiyat Island all offering prime properties for wealthy investors. These projects have undoubtedly heightened interest in the real estate market, and although limited, the tough economic climate has seen availability of luxury properties become more prominent. Those people with available funds to invest in such properties are seeing more and more opportunity, and quite often at reduced prices.” International Property & Travel
