Welcome!
This is a very special issue for me as it’s the last complete magazine that I’ll be editing. After almost 16 years, I’ve decided now is the right moment to call it a day and enjoy some relaxation. My plans include travelling to several of the fabulous destinations I’ve featured in the magazine but not had enough time to explore fully. While it’s all very exciting, I will certainly miss my colleagues in the office and the buzz of the publishing world. Having compiled our special feature on the Southern Hemisphere, taking in Australia, New Zealand, South Africa and Argentina, these countries are definitely on my wish list for longer visits. This part of the world has so much to offer by way of stunning natural scenery, wildlife, wide open spaces and, of course, a wealth of superb properties. Heading to Europe, Portugal comes under our spotlight as an ideal choice for those looking for homes in the sunshine with the added bonus of world-class golf courses and endless opportunities for watersports. Our regular London feature focuses on Hampstead Heath and its surrounding areas which are perfect for those wishing to combine a more rural lifestyle with close proximity to the city. here appear to be so many good reasons for living in the vicinity of Hampstead Heath that it’s difficult to know where to begin. Marc Schneiderman, director of Arlington Residential, comments, “As a long-time resident of Hampstead Village I do feel well qualified to vouch for its merits. Hampstead Heath for one, which is the nearest piece of ‘countryside’ London has in terms of proximity to Central London. Different areas of the 800-acre heath offer different atmospheres and appeal. “One of the principal attractions of living in Hampstead Village is the sense of community. Walking down Hampstead High Street, even from my house to Hampstead High Street, there will always be familiar faces and people I will stop and talk to. Villages tend to have a rich architectural history with Hampstead being no exception – architecture dates back to the reign of Queen Anne in the early 1700s. Current and past residents contribute significantly to creating a ‘village’ atmosphere. Hampstead in particular, has a long history of creative past residents particularly poets, artists, writers and musicians. This cultural and creative history still exists through its current residents. Blue plaques adorn many buildings adding to the area’s rich cultural heritage. “The tranquillity and green open spaces of Hampstead Garden Suburb are recognised by buyers and existing residents as assets that make the area unique to north west London. This is the closest rural location to central London that one can find with dozens of garden squares, communal gardens and green verges. The rural feel of the area is further enhanced with many of the houses facing, or within a few hundred yards of, 125 acres of former farmland known today as Hampstead Heath extension. “Managed and fiercely protected by the Hampstead Garden Suburb Trust, the area has maintained its authenticity and remains true to its original design. This is one of the reasons there is constant demand for properties with the Trust playing a pivotal role in alterations, planning consents and the retention of the »

Additionally, the majority of houses have large gardens, often in excess of half an acre.” Properties also represent excellent value for money in comparison with other parts of London. Trevor Abrahmsohn, founder and MD of super-prime agency Glentree, advises, “Today you can buy a property in Kenwood, Hampstead, for 20% of what it would cost you in the ‘golden triangle’ of Belgravia, Knightsbridge and Mayfair. There are hundreds of acres of heathland on your doorstep, two golf courses within walking distance, access to the finest schools and hospitals, with the West End only being a 15-minute drive away and a private/ public airport within half an hour. “The properties themselves are surrounded by land which could be up to 11 acres and the area is surrounded by leafy flora that, effectively, renders the property a cross between a country estate and a town house. It ticks all the boxes for luxury, sophisticated family living and, thanks to Stamp Duty and the cheap Pound, these properties can be bought for an aggregate of 50% discount from values that would have been paid four to five years ago. It is a melting pot of eclectic cultures and is Britain at its best.” Guy Meacock, director of buying agency Prime Purchase, also points out that Hampstead is a heavily schoolsdriven market with a strong appeal to international buyers. “This is partly because of the American school but also because its houses tend to have larger footprints than those found in central London, which is why it appeals to a lot of Americans and Canadians. The property market has been very steady here for a while. It was badly hit when many Americans deserted London post-credit crunch but we are now seeing them return, for the currency play as well. It has offered value for quite some time. “Central London is still do-able for commuters with a tube station on the Northern Line and Hampstead Heath mainline station. Hampstead gives you a bit of separation – if you are working in town, it can feel quite different, like countryside but in the city.”

ethnographic institutions, the museum’s collections comprise more than 200,000 items from the Carpathian Basin and every corner of the globe. Using state-of-the-art technology and a flexible space, the museum needed to house and present the cultural diversity of humanity – no small feat! The building needed to be respectful of the surrounding historical green spaces of the City Park, while also creating a powerful architectural presence that was capable of boosting international awareness of Budapest and Hungarian culture. The museum has been in operation since 1872 and has been redesigned to become a place which is a national treasure, where all members of society can return to, time and time again. Bringing to a close the celebrations of the 350th anniversary of the death of Rembrandt van Rijn, the Dulwich Picture Gallery in South East London has created an atmospheric display for the famed master of light. Unusually, this has involved a collaboration with the cinematographer, Peter Suschitzky, famed for his work on Star Wars: The Empire Strikes Back. Suschitzky advised on how to use light to create an ‘atmospheric exhibition experience’. Thirty-five of Rembrandt’s works, including some of the best known paintings, etchings and drawings with loans from The Louvre and Amsterdam’s Rijksmuseum, focus on the period from 1639– 1658 when Rembrandt lived in Amsterdam, in a house that is now a museum of his works. In the light-infused studio of what he called ‘an ideal home’, he created some of his most famous masterpieces.

Chris Browne and Debra Fox, co-owners of Fox Browne Creative ur brief for the project Sirai Beach in Kenya was to create varied dining experiences that allowed for both informal and formal dining experiences and also related to sense of place. As it is a coastal home, laid-back dining was key.
Because the house faces East, delicious healthy breakfasts are served indoors in the cool of the dining room as the sun streams through the huge open windows kept cool by the gentle ocean breeze. The two big square tables work for guests waking and enjoying breakfast at different times. The space had to be light and airy in the day time and atmospheric at night when set for dinner.
In addition to the dining room we also created an al fresco dining terrace lightly shaded by day by the boughs of the ancient trees. A custom-made table, designed with an ice trench running along its length keeps wine perfectly chilled for long lazy lunches or balmy coastal evenings. The epitome of relaxed holiday dining! Designed like a contemporary bush farmhouse, &Beyond Phinda Homestead in KwaZulu-Natal, South Africa is both elegant and homely. Inspired by the landscape and the local Zulu culture, we used basketwork, pottery, locally woven carpets and textiles to celebrate the talent of local artisans. Indoors and outdoors had to flow seamlessly and the indoor dining room had to be comfortable and cosy for families. The interactive kitchen brings the lodge’s private chef into the centre of the guest experience but the big sliding wooden doors allow for privacy when the guests need it. www.foxbrowne.com

Susan White, founder of Iggi Interior Design e know that everyone thinks that the kitchen is the ‘heart of the home’, but we beg to differ. In high-end properties, the heart of the home is the dining room. This is the formal space that the family will entertain in, yes, some might end up in the kitchen after dinner, but entertaining is still predominantly done in the dining room. This means that dining rooms need to perform a few different tasks. All guests need to be seated comfortably, there needs to be space for staff to move around and serve, and there needs to be a buffet area which can be used for food and drinks. In addition, the dining room needs to tell a story, and depending on who the client is, this could be conveying status, conforming to cultural guidelines, showing off prized artworks or highlighting the architecture and/or the building the room is situated in. When we design dining rooms, we collect all this information from a client and more. We also take into account the neighbouring rooms
to ensure that there is a visual flow between the rooms. Having designed rooms for royalty, celebrities and CEOs we’re very aware that entertaining is key to their lifestyles. In our Jordan project, we needed multiple dining rooms throughout the property, ranging from very formal to casual, giving the family multiple options when entertaining. However, our UK South Coast beach house project needed a large table in the middle of the building so it was a natural congregation point for all the guests in the house. One of our biggest tips is to invest in a multifunction table, definitely one that can expand. But if you’ve got a particularly large room, think about getting two tables so that you can create one very large table or use the two separate tables in different ways. www.iggi.co.uk

The space allocation of a dining area is fundamentally the most important, considering traffic routes within the area

Mostly used for formal entertaining or family gatherings, it is a statement from the home owner on how they expect their guests to feel when being entertained. Nowadays, we tend to opt for a more open plan integration with dining area positioning, unless it is a mansion with multiple large rooms which can offer more options. Shown here are three different dining areas to give an idea of how a mix of materials, design concepts and functions can create comfort to entertain guests or hold a more formal gathering within a signature design area. Each one of these designs was tailor designed to the client following a study made on their brief, the building’s schematics and its location in the world. The Scandinavian meets Maltese rustic design focuses on the warmth of timber floors, Maltese tiles and rustic limestone walls engulfed in structural steel beams and with a craft minimalist white wash. The cantilevered dining table is made of solid oak and offers
increased circulation space, while there is a fun multi-tier bar in the background. A quirky fireplace helps warm up the space and also gives a feature to catch the eye. The more minimalist neutral design captures lines and floating elements within the room. A large wall-to-wall mirror helps give the room extensive depth, reflecting a floating cantilevered television unit back to back with a painting installation. The extendable option to the table in this case can increase the floor surface area when using on a daily basis. Increasingly contemporary designs can play with modern lines while also throwing in splashes of classic pieces. This gives off a particular boutique yet warm and presentable formal dining room. The space allocation of a dining area is fundamentally the most important, considering traffic routes within the area. One must keep in mind the space needed for diners to get up comfortably from their chairs even if, by chance, another person is walking behind them. Ring berth rates Latest reports are indicating that superyacht berths are becoming increasingly attractive investments. Traditionally, the South of France might be considered a location where owners are guaranteed to generate high berth profits with marina spaces frequently sold at prices above that of the initial investment. One prime example, according to James Munn, sales and charter broker with Northrop & Johnson, is a 30-metre
berth in the South of France that cost £225,000 in the 1970s and was later sold for £12 million in the 1990s when demand outstripped supply. However, this demand seen in traditional areas is decreasing, making way for the rise in popularity of other European destinations. Interestingly, a recent study published by Bloomberg revealed that Spain has the largest superyacht fleet in Europe totalling 133. This sharp rise in popularity follows the ability of superyachting marinas in Spain now being able to accommodate for the global demand of larger superyachting berths. One marina that is proactive in satisfying this demand is OneOcean Port Vell. Originally built ahead of the 1992 Olympic Games, OneOcean Port Vell underwent a dramatic transformation in recent years and is today home to 150 luxury berths catering for yachts up to 190 metres. Proof of its rising attractiveness has
been evident during the past years having witnessed an increase of 85% in the number of superyachts over 80 metres visiting the marina. The Superyacht Intelligence Agency predicts that the current fleet of 60 metre plus yachts will exceed 500 units within the next seven years with Spain alone, set to be home to the highest number of berths (90 metres plus) which can cater to this fleet. With larger berths of this size unavailable across traditional superyachting marinas and an unprecedented number of 60 metre plus superyachts currently in construction, it will not be long until the number of large superyachts will exceed the number of Mediterranean berths that can accommodate them. Sun-kissed The thought of owning a home bathed in sunshine for most of the year and within easy access of an abundance of superb beaches is making Portugal extremely popular with prospective buyers

ecent figures show that over the last three years Portugal has seen steady growth in demand and prices in the high-end property sector. However, it’s interesting to note that this has been limited to prime areas that are of interest to the foreign rather than the domestic market. Charles Roberts, managing partner of Fine & Country Portugal, comments, “In terms of Lisbon and Porto the prime areas are the historic centres of each city as well as the Central Business Districts. The areas of Cascais and Estoril have always been the equivalent of Britain’s Stockbroker Belt as well as the chosen destination for wealthy foreigners seeking upmarket lifestyle options within striking distance of the capital city. The Comporta area south of Lisbon with its huge expanse of virgin beaches combined with very strong environmental protection laws has become the holiday home choice of those seeking a rustic paradise within one hour of Lisbon’s airport.” The driving factors have been numerous. “Of course,” continues Mr Roberts, “Portugal’s Golden Visa scheme has proved a major attraction to wealthy individuals from countries considered as being politically, religiously or economically unstable. Clients opting for the Golden Visa are securing a five-year Residency Permit valid throughout the Schengen area by purchasing a property at above €500,000. After five years they can apply for a Portuguese passport. They are in effect taking out a Plan B in the case
that things fall apart in their home country. This has proved popular with investors from Eastern Europe, South Africa, Nigeria, Northern Africa, the Middle East, China and Hong Kong as well as Brazil.” Another driving factor has been the Portuguese Non-Habitual Tax Residency Scheme whereby a foreigner can change his country of tax residency to Portugal, guarantee to spend a minimum of 183 days a year in Portugal and in return he will be taxed in Portugal and his home country at 0% on all pension and investment income. “This benefit is guaranteed for a minimum period of 10 years,” explains Mr Roberts, “and has proved hugely popular with high net worth individuals from high tax countries especially the likes of France and Scandinavia as well as the UK. “The third driving factor has basically been the realisation on the part of wealthy foreigners that Portugal has a lifestyle to offer that could be considered as second to none. A temperate all year-round climate, excellent beaches and leisure facilities, first-class health care, a low crime rate, superb international schools and universities, little or no religious frictions, a stable economy, excellent gastronomic and cultural options and competitive prices in terms of property and living expenses in comparison with other European 86

This is further emphasised by the excellent airline connections to all of Europe, the Middle East, South America and Southern Africa from Lisbon and Porto as well as the fact that Portuguese culture welcomes foreigners with open arms along with excellent language skills particularly English, French and Spanish. “All of the above has done much to convince foreigners that Portugal offers an overall lifestyle of far better quality than their country of origin and that the price of acquiring a property is still possible at competitive prices combined with a realistic expectation of healthy capital appreciation. Our view is that as long as the above conditions pertain, we see no reason why the trend of gradually increasing prices driven by continued high demand, should not continue for the foreseeable future.”
Going for gold
According to Peter Statham of Chestertons International in Portugal, 70-80% of buyers at the high end of the property market in the Algarve are British, followed by an equal mix of Germans, Dutch, Swiss, Russian. “There are small amounts of French and Irish at this lower end too,” says Mr Statham. “The sought-after areas are the usual ones in the ‘Golden Triangle’ which includes Quinta do Lago, Vale do Lobo and Vilamoura with prices generally starting from €1.3 million for three-bedroom frontline apartments, and €4-5million for a three to four-bedroom frontline villa, with some selling beyond four times this value.” Chestertons is also seeing increased demand in Lagos, which has seen one of the largest areas of demand growth over the last five years. “Its popularity has been fuelled by its all year-round appeal, its cultural appeal, its access to unspoilt beaches and being one of the media hotspots for tourism in the Algarve,” explains Mr Statham. “Three-bedroom frontline townhouses for example start from around €1.2 million, whilst a new build front line villa can go in excess of €10 million. However, these are very rare unlike in the Golden Triangle where these values are more common. You can also buy an attractive older frontline villa for around €1,695,000 in Lagos. “Another area of interest includes Carvoeiro and the coastal area surrounding this town. Prices are much the same as Lagos but as the availability of luxury property in this area has dropped considerably in the last few years, these homes do not come to the market so regularly and so the area has a high demand when they do. Prices are still increasing at the higher end of the market, albeit at a slower rate this year than in the last three to four years, but the main reason for the continued price rises is because the availability of good, in-demand properties is decreasing.”

In the past Australia’s distance or location has been seen as a negative, it is now seen as a positive and the property market is able to reap the benefits of this. “The weaker Australia dollar has also meant interest from overseas buyers remains strong.
