This is a very special issue for me as it’s the last complete magazine that I’ll be editing. After almost 16 years, I’ve decided now is the right moment to call it a day and enjoy some relaxation. My plans include travelling to several of the fabulous destinations I’ve featured in the magazine but not had enough time to explore fully. While it’s all very exciting, I will certainly miss my colleagues in the office and the buzz of the publishing world. Having compiled our special feature on the Southern Hemisphere, taking in Australia, New Zealand, South Africa and Argentina, these countries are definitely on my wish list for longer visits. This part of the world has so much to offer by way of stunning natural scenery, wildlife, wide open spaces and, of course, a wealth of superb properties. Heading to Europe, Portugal comes under our spotlight as an ideal choice for those looking for homes in the sunshine with the added bonus of world-class golf courses and endless opportunities for watersports. Our regular London feature focuses on Hampstead Heath and its surrounding areas which are perfect for those wishing to combine a more rural lifestyle with close proximity to the city. All that remains for me to do now is to wish a warm welcome to Michelle Winny who takes over as editor from the next issue.

Homes near the HEATH Just four miles from Trafalgar Square, Hampstead Heath and its surrounding areas offer superb properties in a glorious setting enabling residents to enjoy the very best of both worlds
here appear to be so many good reasons for living in the vicinity of Hampstead Heath that it’s difficult to know where to begin. Marc Schneiderman, director of Arlington Residential, comments, “As a long-time resident of Hampstead Village I do feel well qualified to vouch for its merits. Hampstead Heath for one, which is the nearest piece of ‘countryside’ London has in terms of proximity to Central London. Different areas of the 800-acre heath offer different atmospheres and appeal. “One of the principal attractions of living in Hampstead Village is the sense of community. Walking down Hampstead High Street, even from my house to Hampstead High Street, there will always be familiar faces and people I will stop and talk to. Villages tend to have a rich architectural history with Hampstead being no exception – architecture dates back to the reign of Queen Anne in the early 1700s. Current and past residents contribute significantly to creating a ‘village’ atmosphere. Hampstead in particular, has a long history of creative past residents particularly poets, artists, writers and musicians. This cultural and creative history still exists through its current residents. Blue plaques adorn many buildings adding to the area’s rich cultural heritage. “The tranquillity and green open spaces of Hampstead Garden Suburb are recognised by buyers and existing residents as assets that make the area unique to north west London. This is the closest rural location to central London that one can find with dozens of garden squares, communal gardens and green verges. The rural feel of the area is further enhanced with many of the houses facing, or within a few hundred yards of, 125 acres of former farmland known today as Hampstead Heath extension. “Managed and fiercely protected by the Hampstead Garden Suburb Trust, the area has maintained its authenticity and remains true to its original design. This is one of the reasons there is constant demand for properties with the Trust playing a pivotal role in alterations, planning consents and the retention of the »
original façades. Additionally, the majority of houses have large gardens, often in excess of half an acre.” Properties also represent excellent value for money in comparison with other parts of London. Trevor Abrahmsohn, founder and MD of super-prime agency Glentree, advises, “Today you can buy a property in Kenwood, Hampstead, for 20% of what it would cost you in the ‘golden triangle’ of Belgravia, Knightsbridge and Mayfair. There are hundreds of acres of heathland on your doorstep, two golf courses within walking distance, access to the finest schools and hospitals, with the West End only being a 15-minute drive away and a private/ public airport within half an hour. “The properties themselves are surrounded by land which could be up to 11 acres and the area is surrounded by leafy flora that, effectively, renders the property a cross between a country estate and a town house. It ticks all the boxes for luxury, sophisticated family living and, thanks to Stamp Duty and the cheap Pound, these properties can be bought for an aggregate of 50% discount from values that would have been paid four to five years ago. It is a melting pot of eclectic cultures and is Britain at its best.” Guy Meacock, director of buying agency Prime Purchase, also points out that Hampstead is a heavily schoolsdriven market with a strong appeal to international buyers. “This is partly because of the American school but also because its houses tend to have larger footprints than those found in central London, which is why it appeals to a lot of Americans and Canadians. The property market has been very steady here for a while. It was badly hit when many Americans deserted London post-credit crunch but we are now seeing them return, for the currency play as well. It has offered value for quite some time. “Central London is still do-able for commuters with a tube station on the Northern Line and Hampstead Heath mainline station. Hampstead gives you a bit of separation – if you are working in town, it can feel quite different, like countryside but in the city.”
Heath End House, Hampstead Heath, NW3
Constructed circa 1778, this fine Grade II listed Georgian residence boasts an array of illustrious owners, including Dame Henrietta (founder of Hampstead Garden Suburb) and Canon Samuel Barnett (social reformer) between 1899-1913 as their country retreat. Novelist and playwright Sir Hall Caine made structural alterations to the property in 1923, followed by reconfiguration works in 1955 to a layout largely resembling the house as it stands today. The accommodation is spectacular, some rooms take in a view of the lovely mature gardens, others have far reaching views from this elevated position abutting Hampstead Heath. The house offers seven bedrooms, although two are currently used as reception rooms, and four bathrooms. Its secluded setting provides privacy and tranquillity, allowing places to unwind around the garden in either the summer house, studio or beside the pond. £5.5m / €6m / $6.65m Hamptons International
Five Cannon Lane, Hampstead Village, NW3 Contemporary minimalist home designed by world-famous architect Claudio Silvestrin. Extending to approximately 737m2, it has five floors with five bedrooms, five bathrooms, multiple reception areas, a spa area and indoor pool. The property even comes complete with a terraced garden designed by Chelsea Flower Show gold medallist, Chris Beardshaw. The interior style is elegant, yet lavish, with minimalist lines and a carefully curated palette of earth and natural tones. The key materials used throughout that make up the earth through to ochre palette, are porphyry stone, from the Italian Dolomites, oxidized brass and bronze and oak. These materials are used throughout the house, in every area, which explains the almost £1 million spent on the stone alone. £22.5m / €24.2m / $27.1m Beauchamp Estates www.beauchamp.com

Sofitel London St James Due for completion at the end of this year, the ongoing renovations at this five-star hotel are already revealing inspired designs by Pierre-Yves Rochon
uests staying at Sofitel London St James can explore the city freely due to the hotel’s supremely central location at the corner of Pall Mall and Waterloo Place. Its bedrooms and suites have been redesigned by world-renowned interior designer Pierre-Yves Rochon, who created the original interior design for the hotel. Working closely with the hotel team, he has transformed the guest rooms, suites and public spaces with a sensitive mix of modern French luxury – a hallmark of his work – while preserving its rich British heritage and charm.
The 183 guestrooms and suites will be transformed to feel more like a French apartment than a hotel, with design touches that also reflect the hedonism and creativity of 1960’s London society. Rooms have been designed with clever elements such as a living/dining table to seat two, replacing a standard hotel room desk, offering a residential feel and also acknowledging that the line between leisure and business travel has become more and more blurred. Gallic elements include nods to the iconic French furniture designer of the 60s and early 70s, Pierre Paulin, and the clean lines found in his designs are translated throughout. Rooms include some of his signature seating styles, including ‘the mushroom chair’. The British heritage of St James’ is brought to life through tartan carpets and custom-designed lamps, all of which have consequently been given a fun, colourful and modern twist to reflect the hotel’s modernity. Pop-art style artwork will adorn the walls, with a mix of abstract pieces and images of iconic British celebrities of the 1960s. What’s more, the renovation also includes the launch of Wild Honey St James, the hotel’s new signature restaurant spearheaded by Anthony Demetre. www.sofitelstjames.com

Ancient meets modern We find out more about the concept and design of the impressive, award-winning Museum of Ethnography in Budapest, Hungary
arosliget’s architects and designers can think of their work on this building as a gift to the world. It is a part of Liget Budapest – Europe’s largest urban cultural development. And, as one of Europe’s first
ethnographic institutions, the museum’s collections comprise more than 200,000 items from the Carpathian Basin and every corner of the globe. Using state-of-the-art technology and a flexible space, the museum needed to house and present the cultural diversity of humanity – no small feat! The building needed to be respectful of the surrounding historical green spaces of the City Park, while also creating a powerful architectural presence that was capable of boosting international awareness of Budapest and Hungarian culture. The museum has been in operation since 1872 and has been redesigned to become a place which is a national treasure, where all members of society can return to, time and time again. It also contains archived documents and more than 400,000 historical photographs. The exhibition hall plays an important role in representing the value
of the collections, not just the scale of them. It is designed to give a

This classic Mayfair townhouse represents the pinnacle of prestigious living and a rare opportunity to acquire an exquisitely refurbished five-bedroom residence in the elegant heart of London’s West End. It has been a private home
since being built in the mid-18th century.
11 Queen Street, Mayfair, London
Today, the residence has been tastefully redesigned and lavishly furnished for 21st century living by Juliette Byrne. The townhouse is now one of the greatest modern representations of London’s grandest residencies. It consists of six floors of sophisticated luxury, including a recent refurbishment of modern features that meet a variety of requirements of contemporary city living. All five bedrooms have en suite bathrooms. Additionally, the house incorporates a reception room, living room, a bespoke hand-painted kitchen, games room and panic room. Due to the modernity of the house, it also encompasses a lift and Smarthome system and has been expansively decorated and furnished in the most opulent manner. The many desirable features include black walnut parquet flooring, period style marble fireplaces, commissioned art and sculpture, silk wallpapers and a custom-made billiard table in the games room.
As the address indicates, this is a location that is recognised worldwide as London’s finest. For centuries, Mayfair has enjoyed the reputation of an aristocratic playground and is the prestigious setting for private mansions, embassies and luxurious hotels. It is surrounded by London’s famous parks, shopping streets and cultural landmarks, thus being conveniently accessible to and from all of London’s airports for international connections. Despite being conceived in the mid-18th century, 11 Queen Street expresses the modernity of evolutionary generations. Mayfair is highly sought after, and for good reason. Few other London neighbourhoods can count such a celebrated array of restaurants, shops and hotels as local attractions. Many of London’s Michelin-star restaurants are in Mayfair: Le Gavroche, Hibiscus and The Greenhouse, to name but three. Grand hotels, upholding standards of old-style glamour, include The Connaught, The Dorchester and The Berkeley; all of which have Michelin-star restaurants too. As for shopping in ultimate style, Harrods and Harvey Nichols are within one mile, and there are more temptations in the exclusive boutiques of Bond Street, Jermyn Street and South Audley Street. With his designs, Mr McClean strives for simplicity with expansive views. He places an emphasis on texture and natural materials with the homes he creates and his firm is committed to environmentally sustainable design practices. “We try to create spaces that are uplifting but do not dominate,” explains Mr McClean, “strong enough to engage with the site and the landscape, but quiet enough not to get in the way of everyday life.” Published by Rizzoli Electa £55

Its curving shapes are reminiscent of the overlapping barrels stacked in rabelo boats, traditional Portuguese wooden cargo vessels, which were used for centuries along the Douro River. A slice of your family tree
Heirloom boxes by designer-maker Edward Johnson are a contemporary twist on a traditional family tree,
designed to evoke a slice through a tree trunk. Handmade from hundreds of thin strips of timber, the curved pattern represents the annual growth rings of a tree, with darker woods symbolising each family member’s year of birth. The family tree concept is subtly interwoven into Edward’s awardwinning ‘Murano’ veneer process. The radial pattern is formed by cutting, bending and meticulously configuring hundreds of strips of timber. Giving careful consideration to tone and contrast, the dark fumed oak core symbolises the grandparent’s year of birth, with the subsequent dark oak £5,600 / €6,220 / $6,860

concept can also be applied to a wide range of Edward’s designs, from desks to cabinets and jewellery boxes.

Bringing to a close the celebrations of the 350th anniversary of the death of Rembrandt van Rijn, the Dulwich Picture Gallery in South East London has created an atmospheric display for the famed master of light. Unusually, this has involved a collaboration with the cinematographer, Peter Suschitzky, famed for his work on Star Wars: The Empire Strikes Back. Suschitzky advised on how to use light to create an ‘atmospheric exhibition experience’. Thirty-five of Rembrandt’s works, including some of the best known paintings, etchings and drawings with loans from The Louvre and Amsterdam’s Rijksmuseum, focus on the period from 1639– 1658 when Rembrandt lived in Amsterdam, in a house that is now a museum of his works. In the light-infused studio of what he called ‘an ideal home’, he created some of his most famous masterpieces.

Modern Masterpieces of Botanical Art With more than 50,000 living plants, the UNESCO World Heritage site of Kew Gardens offers something for all ages and interests. Less well known is the collection of botanical art created by Dr Shirley Sherwood, a passionate plant collector and expert who has been credited for generating a revival of interest in botanical art across the world. To celebrate the 30th anniversary of the opening of the first public botanical art gallery in the world, six rooms have been filled with works by an international group of artists dedicated to this exquisite genre. A new book with more than 250 paintings by 144 artists accompanies the exhibition. From November 16th - March 15th, 2020 at the Royal Botanical Gardens, Richmond, Surrey UK www.kew.org

a world tour designed in part to help fund the new Grand Egyptian Museum in Cairo which is under construction. This is possibly the very last time that Egypt will let these treasures go. The legend of the discovery of the tomb in 1922 by British explorer Howard Carter, funded by Lord Carnarvon, and of the supposed curse of King Tut, need no repeating. Since that date, the objects which were revealed have come to be among the world's most cherished ancient artifacts. The golden coffin of the young pharaoh who briefly ruled Egypt from around 1332 - 23 BC is not among the exhibits. This is currently being restored in advance of its transfer to the new museum which is located close to the Pyramids of Giza. However, 60

Three award-winning interior designers reveal the secrets behind creating dining rooms that are every inch as stylish as they are practical
Picture: Foxbrowne see page 68
Chris Browne and Debra Fox, co-owners of Fox Browne Creative ur brief for the project Sirai Beach in Kenya was to create varied dining experiences that allowed for both informal and formal dining experiences and also related to sense of place. As it is a coastal home, laid-back dining was key.
Because the house faces East, delicious healthy breakfasts are served indoors in the cool of the dining room as the sun streams through the huge open windows kept cool by the gentle ocean breeze. The two big square tables work for guests waking and enjoying breakfast at different times. The space had to be light and airy in the day time and atmospheric at night when set for dinner.
In addition to the dining room we also created an al fresco dining terrace lightly shaded by day by the boughs of the ancient trees. A custom-made table, designed with an ice trench running along its length keeps wine perfectly chilled for long lazy lunches or balmy coastal evenings. The epitome of relaxed holiday dining! Designed like a contemporary bush farmhouse, &Beyond Phinda Homestead in KwaZulu-Natal, South Africa is both elegant and homely. Inspired by the landscape and the local Zulu culture, we used basketwork, pottery, locally woven carpets and textiles to celebrate the talent of local artisans. Indoors and outdoors had to flow seamlessly and the indoor dining room had to be comfortable and cosy for families. The interactive kitchen brings the lodge’s private chef into the centre of the guest experience but the big sliding wooden doors allow for privacy when the guests need it. www.foxbrowne.com

In high-end properties, the heart of the home is the dining room
Tell a story
Susan White, founder of Iggi Interior Design e know that everyone thinks that the kitchen is the ‘heart of the home’, but we beg to differ. In high-end properties, the heart of the home is the dining room. This is the formal space that the family will entertain in, yes, some might end up in the kitchen after dinner, but entertaining is still predominantly done in the dining room. This means that dining rooms need to perform a few different tasks. All guests need to be seated comfortably, there needs to be space for staff to move around and serve, and there needs to be a buffet area which can be used for food and drinks. In addition, the dining room needs to tell a story, and depending on who the client is, this could be conveying status, conforming to cultural guidelines, showing off prized artworks or highlighting the architecture and/or the building the room is situated in. When we design dining rooms, we collect all this information from a client and more. We also take into account the neighbouring rooms
to ensure that there is a visual flow between the rooms. Having designed rooms for royalty, celebrities and CEOs we’re very aware that entertaining is key to their lifestyles. In our Jordan project, we needed multiple dining rooms throughout the property, ranging from very formal to casual, giving the family multiple options when entertaining. However, our UK South Coast beach house project needed a large table in the middle of the building so it was a natural congregation point for all the guests in the house. One of our biggest tips is to invest in a multifunction table, definitely one that can expand. But if you’ve got a particularly large room, think about getting two tables so that you can create one very large table or use the two separate tables in different ways. www.iggi.co.uk

dining zone can act as an interior design concept signature. Mostly used for formal entertaining or family gatherings, it is a statement from the home owner on how they expect their guests to feel when being entertained. Nowadays, we tend to opt for a more open plan integration with dining area positioning, unless it is a mansion with multiple large rooms which can offer more options. Shown here are three different dining areas to give an idea of how a mix of materials, design concepts and functions can create comfort to entertain guests or hold a more formal gathering within a signature design area. Each one of these designs was tailor designed to the client following a study made on their brief, the building’s schematics and its location in the world. The Scandinavian meets Maltese rustic design focuses on the warmth of timber floors, Maltese tiles and rustic limestone walls engulfed in structural steel beams and with a craft minimalist white wash. The cantilevered dining table is made of solid oak and offers
increased circulation space, while there is a fun multi-tier bar in the background. A quirky fireplace helps warm up the space and also gives a feature to catch the eye. The more minimalist neutral design captures lines and floating elements within the room. A large wall-to-wall mirror helps give the room extensive depth, reflecting a floating cantilevered television unit back to back with a painting installation. The extendable option to the table in this case can increase the floor surface area when using on a daily basis. Increasingly contemporary designs can play with modern lines while also throwing in splashes of classic pieces. This gives off a particular boutique yet warm and presentable formal dining room. The space allocation of a dining area is fundamentally the most important, considering traffic routes within the area. One must keep in mind the space needed for diners to get up comfortably from their chairs even if, by chance, another person is walking behind them. Lighting and general ambient features can also help to enhance the space and make it that bit more functional and comfortable to use. www.designhubmalta.com

Artistic Aventador During Monterey Car Week in California, Automobili Lamborghini presented a unique Aventador S interpreted by the art of Skyler Grey, the young American artist considered the rising star of world street art. The one-off Aventador S symbolises the fusion of two artistic concepts: on one hand the automotive art of Lamborghini, where the unique design form, always characterised by taut lines, threedimensional volumes, and geometries and stylistic elements of the past is combined with groundbreaking technological solutions. On the other hand, the art of Skyler Grey. At just 19 years old, his iconographic pop style has often brought him comparisons to artists such as Andy Warhol, Keith Haring, and Jean-Michel Basquiat. www.lamborghini.com
Peak performance The successor to the original Audi RS 7 brings 600PS and 800Nm to bear. More power meets greater practicality and improved efficiency in the new second generation model which, for the first time, houses five seats and a mild hybrid drivetrain within its significantly broadened body. Available in the UK in ‘standard’ and top tier Vorsprung forms, the latest addition to the fast-growing Audi Sport stable is set to reach its first customers in early 2020. “The RS 7 Sportback is our interpretation of a five-door high-performance coupé with a grand tourer design,” says Oliver Hoffmann, managing director of Audi Sport GmbH. “With refinements to make it even more suitable for everyday use plus its incredible performance, what we have here is an outstanding piece of sports equipment for customers who like their cars to feature stunning design.” From £90,000

Each Sea Ray is designed to make every moment exceptional with a customised balance of comfort, performance and world-class technology throughout. With distribution in more than 80 countries around the world, Sea Ray boats can be found just about anywhere. Steve Langlais, president of Sea Ray Boats, advises, “We’ve seen a change in the way consumers are using their boats, and Sea Ray is responding by designing vessels that meet not only performance needs but also feature entertainment and lifestyle amenities and spaces. “As with choosing any vessel, it is important to consider how the boat will be used, where it will be operated and stored, and the amenities most important to you as a boater. Additional factors to evaluate include technology and connectivity requirements; entertainment and activity amenities; engine preference and configuration; and seating and sleeping capacity.” Two of the most recently designed Sea Rays are the SLX 400 and the SLX-R 350 Outboard. “As a first-of-its-kind model,” explains Mr Langlais, “the SLX-R features elevated design elements and innovative technologies now paired with the unmatched power and performance of Mercury Racing 450R dual engines. In addition to the new Mercury Racing 450R engines, SLX-R technology highlights include an exclusive helm display, state-of-theart systems and a premier marine audio system with a full-size screen for the » ultimate in technologically advanced sound.” 82

Ring berth rates Latest reports are indicating that superyacht berths are becoming increasingly attractive investments. Traditionally, the South of France might be considered a location where owners are guaranteed to generate high berth profits with marina spaces frequently sold at prices above that of the initial investment. One prime example, according to James Munn, sales and charter broker with Northrop & Johnson, is a 30-metre
berth in the South of France that cost £225,000 in the 1970s and was later sold for £12 million in the 1990s when demand outstripped supply. However, this demand seen in traditional areas is decreasing, making way for the rise in popularity of other European destinations. Interestingly, a recent study published by Bloomberg revealed that Spain has the largest superyacht fleet in Europe totalling 133. This sharp rise in popularity follows the ability of superyachting marinas in Spain now being able to accommodate for the global demand of larger superyachting berths. One marina that is proactive in satisfying this demand is OneOcean Port Vell. Originally built ahead of the 1992 Olympic Games, OneOcean Port Vell underwent a dramatic transformation in recent years and is today home to 150 luxury berths catering for yachts up to 190 metres. Proof of its rising attractiveness has
been evident during the past years having witnessed an increase of 85% in the number of superyachts over 80 metres visiting the marina. The Superyacht Intelligence Agency predicts that the current fleet of 60 metre plus yachts will exceed 500 units within the next seven years with Spain alone, set to be home to the highest number of berths (90 metres plus) which can cater to this fleet. With larger berths of this size unavailable across traditional superyachting marinas and an unprecedented number of 60 metre plus superyachts currently in construction, it will not be long until the number of large superyachts will exceed the number of Mediterranean berths that can accommodate them. As demand outstrips supply, marinas like OneOcean Port Vell will offer attractive investment opportunities for new owners. www.oneoceanportvell.com

Sun-kissed The thought of owning a home bathed in sunshine for most of the year and within easy access of an abundance of superb beaches is making Portugal extremely popular with prospective buyers
ecent figures show that over the last three years Portugal has seen steady growth in demand and prices in the high-end property sector. However, it’s interesting to note that this has been limited to prime areas that are of interest to the foreign rather than the domestic market. Charles Roberts, managing partner of Fine & Country Portugal, comments, “In terms of Lisbon and Porto the prime areas are the historic centres of each city as well as the Central Business Districts. The areas of Cascais and Estoril have always been the equivalent of Britain’s Stockbroker Belt as well as the chosen destination for wealthy foreigners seeking upmarket lifestyle options within striking distance of the capital city. The Comporta area south of Lisbon with its huge expanse of virgin beaches combined with very strong environmental protection laws has become the holiday home choice of those seeking a rustic paradise within one hour of Lisbon’s airport.” The driving factors have been numerous. “Of course,” continues Mr Roberts, “Portugal’s Golden Visa scheme has proved a major attraction to wealthy individuals from countries considered as being politically, religiously or economically unstable. Clients opting for the Golden Visa are securing a five-year Residency Permit valid throughout the Schengen area by purchasing a property at above €500,000. After five years they can apply for a Portuguese passport. They are in effect taking out a Plan B in the case
that things fall apart in their home country. This has proved popular with investors from Eastern Europe, South Africa, Nigeria, Northern Africa, the Middle East, China and Hong Kong as well as Brazil.” Another driving factor has been the Portuguese Non-Habitual Tax Residency Scheme whereby a foreigner can change his country of tax residency to Portugal, guarantee to spend a minimum of 183 days a year in Portugal and in return he will be taxed in Portugal and his home country at 0% on all pension and investment income. “This benefit is guaranteed for a minimum period of 10 years,” explains Mr Roberts, “and has proved hugely popular with high net worth individuals from high tax countries especially the likes of France and Scandinavia as well as the UK. “The third driving factor has basically been the realisation on the part of wealthy foreigners that Portugal has a lifestyle to offer that could be considered as second to none. A temperate all year-round climate, excellent beaches and leisure facilities, first-class health care, a low crime rate, superb international schools and universities, little or no religious frictions, a stable economy, excellent gastronomic and cultural options and competitive prices in terms of property and living expenses in comparison with other European 86
cities. This is further emphasised by the excellent airline connections to all of Europe, the Middle East, South America and Southern Africa from Lisbon and Porto as well as the fact that Portuguese culture welcomes foreigners with open arms along with excellent language skills particularly English, French and Spanish. “All of the above has done much to convince foreigners that Portugal offers an overall lifestyle of far better quality than their country of origin and that the price of acquiring a property is still possible at competitive prices combined with a realistic expectation of healthy capital appreciation. Our view is that as long as the above conditions pertain, we see no reason why the trend of gradually increasing prices driven by continued high demand, should not continue for the foreseeable future.”
Going for gold
According to Peter Statham of Chestertons International in Portugal, 70-80% of buyers at the high end of the property market in the Algarve are British, followed by an equal mix of Germans, Dutch, Swiss, Russian. “There are small amounts of French and Irish at this lower end too,” says Mr Statham. “The sought-after areas are the usual ones in the ‘Golden Triangle’ which includes Quinta do Lago, Vale do Lobo and Vilamoura with prices generally starting from €1.3 million for three-bedroom frontline apartments, and €4-5million for a three to four-bedroom frontline villa, with some selling beyond four times this value.” Chestertons is also seeing increased demand in Lagos, which has seen one of the largest areas of demand growth over the last five years. “Its popularity has been fuelled by its all year-round appeal, its cultural appeal, its access to unspoilt beaches and being one of the media hotspots for tourism in the Algarve,” explains Mr Statham. “Three-bedroom frontline townhouses for example start from around €1.2 million, whilst a new build front line villa can go in excess of €10 million. However, these are very rare unlike in the Golden Triangle where these values are more common. You can also buy an attractive older frontline villa for around €1,695,000 in Lagos. “Another area of interest includes Carvoeiro and the coastal area surrounding this town. Prices are much the same as Lagos but as the availability of luxury property in this area has dropped considerably in the last few years, these homes do not come to the market so regularly and so the area has a high demand when they do. Prices are still increasing at the higher end of the market, albeit at a slower rate this year than in the last three to four years, but the main reason for the continued price rises is because the availability of good, in-demand properties is decreasing.”

his property is a grand, pastorally sited 651 acres of active farm and hunting preserve. The home is a great symmetrical floor plan incorporating outdoor spaces, elegant material selections and detailing both internally and externally. Well-known architect, Don Chapman of Chapman Design Group, won house of the year for upstate SC in 2002, designed the 6,000sf main house. Its unpretentious front elevation fits comfortably in style and scale with its rural surroundings. The design of the home unfolds to reveal two large wings set at 45-degree angles embracing private interior and exterior spaces of self-assured elegance. A porte-cochere opens into a marble entry flanked on one side by a wood paneled library and on the other by a formal dining with walls of a hand painted mural by a local artist, gracefully lighted by Swarovski chandeliers. The living room features a 19-foot coffered ceiling with cove lighting and a bank of clerestory windows. One angled wing comprises the gourmet kitchen with a Viking range and Subzero refrigeration and freezer columns, a butler’s pantry, breakfast and sunroom with remote controlled Hunter Douglas blinds. The opposite wing is the master suite, with a private morning area, his and her baths with walk in closets, custom cabinetry and heated marble floors. Prata Riverde Village, Lisbon Launched last September, this new waterfront destination is in a prime location on the River Tagus and the last site of its kind to be developed in the capital. It offers over 600 apartments, ranging from studios to four-bedroom apartments and duplex penthouses, set amongst tree-lined boulevards and landscaped gardens. With architecture by the world-renowned Renzo Piano, Prata Riverside features innovative design that maximises sunlight and ensures spectacular river views from every apartment. This exceptional hotel in Outeiro das Freiras opened in March this year within a beautiful estate on the edge of Estremoz. Here, art encounters nature and guests will be overwhelmed by the generosity of the space, the vast landscape and warm welcome
ntegrated into a national eco-reserve, the Dá Licença estate consists of 120 hectares of hills and over 13,000 olive trees planted on land rich in the region’s white and pink marble. Uniquely positioned, it has views of the forest of Serra d’Ossa, Evoramonte, Estremoz and a number of small Alentejo villages. The hotel consists of three buildings featuring a total of five suites and three bedrooms with extraordinary areas – 50 and 180 m² – all elegantly decorated. Bathrooms are spacious with hand-sculpted marble sinks, while two of them have fabulous marble bath tubs. Complete with courtyards, small private gardens and lovely terraces, each bedroom has its own charm. There are arts and crafts everywhere, ranging from monumental pieces in a bathroom to sculptures as you turn a corner in the garden. To assemble the collection has taken a lifetime of discovery by the owners, with pieces acquired all over Europe, on a journey that takes guests to France, Norway, Finland, Italy and Portugal. The main building, with a central courtyard, is composed of common areas, a dining room, several other
rooms, a suite and two bedrooms. In a place like the Alentejo, the presence of water is essential, hence there is a perfectly round swimming pool that reflects the colours of the light and surrounding nature. There is also a more discreet emerald green infinity pool for guests’ private use. Local produce from the surrounding area or from Estremoz market gives the kitchen its theme while the dedication put into breakfast is already well known. The produce changes as the seasons come and go, but it includes Alentejo-style bread, delicious homemade cake,
yoghurts, granola and the famous cold meats of Dom Octávia. For lunch and dinner, the menu is a surprise once guests have advised staff of their likes, dislikes and any food allergies. Set below ground level and before entering the hotel itself, there is an old oil press which has been converted into a gallery featuring a private art collection. This beautiful renovated space with room for 30 people will be the future home of a restaurant with a terrace for al fresco eating at lunch and dinner. www.dalicenca.pt

omprising the mainland of the Australian continent, the island of Tasmania and several smaller islands, the sovereign country of Australia has much to offer. One of the largest countries in the world, it lies between the Pacific and Indian Oceans and is famous for its wide-open spaces and wealth of natural wonders. Regarding Sydney, Darren Curtis of Ken Jacobs Real Estate, affiliate of Christie’s International Real Estate, says, “We have seen a depressed market over the last 12 – 18 months here in Sydney. This has mainly been caused due to a Royal Commission into banking behaviour and the knock-on effect of the bank’s willingness to lend; the announcement of Federal and State Elections (now passed) and the continual stemming of capital outflow from Mainland China by the Chinese Government. “All of these points came at the same time and meant that, whilst many (if not all) had money to spend, there was a lot of indecision and waiting around seeing what happened impacting the market and reducing the number of transactions. However, we are now entering our spring market and confidence has certainly returned with transactions increasing. The troubles in Hong Kong and buyers from Mainland China now having arranged funds means we are seeing a definite increase in enquiry from this sector once again. “Sydney is still seen as a Blue Chip destination where the schooling, clean air, blue water and higher living standards are seen as the main draws. In the past Australia’s distance or location has been seen as a negative, it is now seen as a positive and the property market is able to reap the benefits of this. “The weaker Australia dollar has also meant interest from overseas buyers remains strong. It is my understanding many of the Mainland Chinese deal in USD so with the AUD now sitting at around 0.67c, they are making automatic savings on what they would have had to spend four, five or six years ago. Since the elections in May this year, we have seen renewed confidence and an increase in transactions.”

his sovereign country in the southwestern Pacific Ocean is comprised of the North and South Islands together with approximately 600 smaller islands. Natural scenery abounds here with everything from volcanoes and mountains to glaciers and rainforests. Regarding Auckland, Barfoot & Thompson’s managing director Peter Thompson, says, “Utilising the current Real Institute of New Zealand (REINZ) data for the residential Auckland region for sales over $3.5 million and looking at the last 12 months, August 2018 – 2019 compared to August 2017- 2018, we can glean a few trends related to the luxury property market. “First, a steep decrease can be seen in the number of sales of high-end properties by 25% during this period. This could be attributed to a lack of listings within this price range or changes in laws related to overseas buyers. A small increase can, however, be seen in the average sale price by +2% and the median sale price by +5%. “The most popular suburbs of New Zealand’s largest city that emerged were the traditional city fringe/bays areas. Properties in the eastern suburb of Auckland stand out as having the greatest number of high-end property sales by a large margin. The implication is that proximity to the Auckland City, top school zones, shopping services and lifestyle options continue to be important considerations for buyers in this segment and also influence desirability in these neighbourhoods.”

Despite challenging macro-economic factors and the Western Cape drought, almost all of Val de Vie Estate’s developer stands have been sold out. The intention to sell 2,000 stands on the super estate of which Val de Vie, Val de Vie Phase 2 and Pearl Valley form part, has shown exceptional growth of over 200% over the past five years. Ryk Neethling, marketing director and shareholder at Val de Vie Estate, says, “The accelerated rate of sales can largely be attributed to the estate’s reputation as the safest in Africa, the world class lifestyle on offer and the diverse property portfolio. overing almost the entire southern half of South America, Argentina is a land of many regions. These range from sun drenched beaches to caps of polar ice, vast mountain ranges, magnificent plains and subtropical forests. Andrew Amos, agent at Remind Group, affiliate of Christie’s International Real Estate, says, “The lifestyle in Argentina is like nowhere else, with significant similarities to first world western countries in terms of culture, technology and development but affected by years of political disorder and misconduct. This has led the country to a continuous struggle to maintain its society at peace and the economy at acceptable levels. “I must say that the second home is not performing as expected, given the volatility of the local currency. The main cities for this HNWI’s urban segment are Buenos Aires, Mendoza and Bariloche, where you find modern apartments with prices per square metre ranging from £4,000 to £10,000. “For rural estates with luxurious homesteads, the range is wider considering the ample variety of destinations for ranches, farms and estancias in areas such as the Pampas or Patagonia. Consequently, prices start from £250 per hectare for huge sheep farms to £35,000 per hectare in fertile agricultural farms close to the capital. Domestic buyers mainly come from Buenos Aires, and search for opportunities, while foreign buyers seeking for luxury homes proceed from the USA and western European countries and lately from Arab and Middle Eastern countries. “Patagonia in particular is attractive for high net worth individuals. It has a long history as one of the top destinations for those seeking a hidden retreat, ever since the end of WWII, when the government granted asylum to many Europeans. The reasons vary from the similarity to their home land, the remote and pristine locations and a low population density. However, the main reason for their choice is the possibility to live on huge tracts of land including mountains, rivers, lakes and breathtaking views. Price predictions at this time of the year are unforeseen, however, considering the current values found in the local luxury home market, the segment has much to grow.”
