Fate and chance work in mysterious ways, especially when it comes to meeting the love of your life. In 2010, Bharvi Patel and Mithil Patel resided in dorms at Georgia Tech, just three minutes away from each other. It wasn’t until 2011 when the two met. One day, Mithil met his roommate’s study partner, Bharvi, and the two became friends and slowly their friendship blossomed into love.

It is that time of the year, when wedding season is just around the corner. That means our summer wedding resource issue is right on time! Bharvi and Mithil wanted an outdoor wedding, so they chose the Hilton Marietta Hotel in Marietta, Georgia, as they fell in love with the venue’s outdoor veranda that overlooks the golf course.

In 2010, Bharvi Patel and Mithil Patel resided in dorms at Georgia Tech, just three minutes away from each other. It wasn’t until 2011 when the two met. One day, Mithil met his roommate’s study partner, Bharvi, and the two became friends and slowly their friendship blossomed into love.

As Mithil is the adventurous sort, he organized a puzzle hunt for Bharvi when they went to Destin, Florida, for some beach time fun. For every successful answer, Bharvi got closer to the treasure chest, which held a key to Mithil’s heart (in this case it was a giant ring!). Bharvi said yes, and the couple were joined by dozens of friends waiting to surprise them!

Bharvi and Mithil wanted an outdoor wedding, so they chose the Hilton Marietta Hotel in Marietta, Georgia, as they fell in love with the venue’s outdoor veranda that overlooks the golf course. Since Bharvi’s brother recently got married, she was well aware of the wedding planning process. So, the couple decided to plan the wedding themselves. Bharvi also designed all the wedding invitations herself. Pre-wedding ceremonies included a mehndi held at Bharvi’s parents house, where Mithil surprised his bride-to-be with a grand 10-minute firework show! The garba evening was held in the ballroom at the Hilton and was decorated with a hand painted tree/branch backdrop with parrots and a rickshaw where guests enjoyed taking photographs. Due to rainy weather, the wedding was held indoors, but ended up feeling like the outdoors with the decor. The

mandap was lined with blush pink flowers and greenery and white floral arrangements hung from the ceiling. The aisle decorations were rustic lanterns filled with pink flowers. Mithil arrived to the wedding in Georgia Tech’s mascot car, the Ramblin’ Wreck. He entered the ballroom to “Harry Potter Indian Flute Remix” playing in the background. Bharvi entered to “Din Shagna Da.” The rustic outdoors carried on to the reception. Centerpieces were a mix of 30-inch tall floral arrangement that looked like

floating bouquets, and geometric terrariums with white and blush roses and hydrangeas. The couple’s first dance was to the iconic “Stand by Me” by Ben E King, the father-daughter dance was the classic “Jab Koi Baat Bigad Jaye” instrumental, and the mother-son dance was to “Nae Nae” by Silento along with a mix of Bollywood songs. As a surprise, Mithil and his mom joined Bharvi and her father halfway through the father-daughter dance and turned it into an unforgettable father-daughter and mother-son medley. Bharvi also joined her bridesmaids towards the finale song of their performance to surprise Mithil. He returned the

surprise by joining his groomsmen for the final song of their performance. Bharvi and Mithil advise couples to “Take your time with the planning. Perfection isn’t possible, but fun and memorable is.”

osanna Barsati and Christopher Fontana, both attorneys, met at a local restaurant in South Florida. A belly dancer by night, Rosanna was performing at Cedars restaurant where Christopher was helping a friend in the kitchen. Christopher asked his friend about Rosanna, the two went on a date, and the rest was history! After dating for about five months, the couple planned a trip to Sicily, Italy, with Christopher’s parents. Rosanna and Christopher drove to the top of Mount Etna, the world’s most active volcano. While taking in the awe-inspiring scenery, Chris nonchalantly asked Rosanna to marry him. It took a few moments and the drive back down the mountain for it to sink in, but Rosanna knew she was an engaged woman!

Wedding festivities began with a mehndi celebration at Rosanna’s mother’s home. Rosanna’s mom and family decorated the home while tassa drum and hit music created a festive atmosphere.

Given the couple is from the Orlando area, they chose the Henry P. Leu Gardens to be their wedding venue. Rosanna’s favorite flower is the rose, so it was only fitting they married in the venue’s Rose Garden! Decor was

kept simple as the garden was so picturesque with handmade touches to the arch by Rosanna’s mother and friends. Rosanna’s father was the officiant for the wedding ceremony adding a meaningful and personal touch to the occasion. The dinner and reception were held at the place where it all began - Cedars Restaurant! Rosanna’s mom and friends created beautiful centerpieces of pink and white roses. The bride and groom danced to the classic Frank Sinatra song “Fly Me to the Moon.” Guests celebrated into the night to a medley of Arabic, top 40s Reggaeton, and Indian Chutney music. Rosanna and Christopher assure couples planning a wedding quickly that it can be done, so don’t stress when planning the wedding of your dreams!

Nadia and Prem’s Suwanee, Georgia, wedding was a humble affair. Nadia, a model turned entrepreneur, is founder of Blush by Nadia. Prem, also an entrepreneur, runs his own choreography school. The two met at a fashion show through their mutual friend, DJ Bobby. At this show, Nadia provided makeup for the models while Prem organized the entire event. Quite unlike the end of the story, there were no initial sparks or love at first sight. Their meeting was quickly forgotten.

It was only later when Prem saw Nadia’s photo on Facebook that he thought of asking her to model for an upcoming fashion show he was hosting. It was at their second meeting when firecrackers did spark and the two began chatting. One thing led to another, and Nadia and Prem began dating. It was at the Sushmita Sen Show of Empowerment where Prem proposed.

The wedding was a simple affair planned by Nadia, Prem and a few of their professional wedding planner friends. The venue of the Nikaah was indoors at Premiere Event Hall. Pre-wedding festivities included a mehndi and sangeet that were held at Prem’s uncle’s house. The wedding was celebrated with much fanfare with Bollywood music being the highlight. There were notable performances by Nadia, Prem, and his friends. Prem’s choreography team too handled the sangeet well with one hour of non stop performances that the guests truly enjoyed. This was definitely the big highlight of the wedding. The entire act done by Prem’s team showed how the couple met and how their love led them to the wedding stage. The couple recommends that everyone should enjoy their wedding and be sure to truly cherish the wedding planning and festivities as much as the wedding. After all, the journey as beautiful as the destination itself.

Three and a half years after dating, Mickey was ready to propose to Meera. To celebrate Meera’s 30th birthday, the couple went on a cruise to the Bahamas with their close friends. The venue’s 16th floor Sky Terrace offered a beautiful view of the Gulf of Mexico. Meera and Mickey’s pre-wedding ceremonies were held in their respective hometowns. Meera’s Grah Shantak ceremony was held at her home, where decorations were flown in from India. The couple hosted a Welcome Dinner for their guests at the Hyatt the evening before the wedding. For their daytime wedding ceremony, Meera and Mickey chose a very soothing color theme, with soft pink, ivory, and gold fabrics. Ivory elephant statues welcomed guests to the rooftop venue. As it was an outdoor, daytime wedding, guests were provided with sunglasses and Japanese hand-held fans monogrammed with the couple’s hashtag - #MGsquared.



After the wedding, Meera and Mickey were whisked away in a Cinderella carriage that added a perfect moment to their fairytale wedding. During cocktail hour, a classical violinist provided soothing background music. A navy blue and ivory color theme, with hints of gold provided the ambiance for the reception. Centerpieces were candelabras and tall floral pieces. The couple’s first dance was to “Perfect” by Ed Sheeran. Their DJ used amazing lighting and a fog machine to make their first dance seem like a magical fairytale moment. Meera and Mickey looked as if they were dancing on clouds, which left their guests amazed. Their DJ played a mix of Bollywood, Punjabi and Hip-Hop to entertain their guests. Their Dholi Jupji also en-

tertained with his LED dhol and phenomenal skills. Meera and Mickey advise couples to “Take a few moments at the wedding and reception to focus on each other and soak in all the love you’re receiving.”

Manali & W Nikesh

hen your first date is at Disney World, the relationship ahead can only be an adventure! For Manali Patel, a physical therapist, and Nikesh Patel, a web developer, their adventure began on that fateful garba night when sparks flew. The two dated for seven years before Nikesh took the next step.

Making use of airline voucher tickets that were about to expire, Manali and Nikesh booked a trip to New York City. Nikesh used this as the perfect opportunity to pop the big question. He planned a memorable evening at a lovely New York City rooftop restaurant complete with candles and music! For Manali, the night was a dream come true. The couple chose to host the wedding in Orlando, Florida, as Manali’s family lives in Melbourne and Nikesh’s in Tampa. The Hilton Orlando was the perfect venue, and the couple enlisted the help of a wedding planner. The pre-wedding events included a Moroccanthemed mehndi, vidhi ceremony, and sangeet.

The groom entered the main wedding event in a helicopter accompanied by his cousin sisters. He surprised Manali with a small dance performance especially for her with his friends and some of her bridesmaids. The wedding ceremony took place outdoors and the mandap was adorned in white, red, pink, and green florals. Waterfall effects in the background along with an aisle lined with candles and greenery pedestals enhanced the atmosphere. Music at the wedding events was a mix of Bollywood and western hits. Manali and Nikesh’s celebration included many surprise dance performances making the day memorable. The evening reception was held indoors and featured a black and white dance floor along with a neon lit chandelier and matching centerpieces. Personal touches

made the event more intimate with pictures of the couple’s wedding photo shoot in Jaipur and Jodhpur at the entrance. Nikesh and Manali feel that the process from dating to the wedding can be long and drawn out filled with hard decisions, but in the end, it is all worth it when the love of your life stands before you in the mandap.

The beauty of life is that you never know how you might meet your life partner. Sometimes all you need is a right swipe, as was the case for Reshma Patel and Roshan Patel, who met through a dating app. After dating for a while, the couple planned a weekend trip to Charleston, South Carolina, where Reshma attended dental school. It was in front of the famous pineapple water fountain that Roshan found the perfect moment to propose Reshma. In front of the fountain surrounded by beautiful oak trees, Roshan got down on one knee and asked Reshma to marry him. The couple chose the Hyatt Regency at Grand Cypress in Orlando, Florida for the wedding venue, and the SUN ‘n FUN Expo in Lakeland, Florida, as the reception site. Reshma enlisted the help of her brother Neil, who owns his own event company, NJP Events and Design as well as Eventrics Weddings to plan the wedding. Reshma and Roshan had separate pre-wedding ceremonies in their hometowns. Roshan had a vidhi ceremony at his family home. The bride’s family hosted a mehndi night and a vidhi ceremony. For mehndi night, their family home’s backyard was transformed into a mini Indian village, decorated with colorful flowers and lanterns. They also hung colorful torans to add a more traditional touch.

roses. The aisle was covered in parts, leaving an ombre effect as you went closer to the mandap. The first part had large fresh floral bouquets with red and white roses mixed with hydrangeas and lilies. The second part of the aisle was covered with fresh rose petals gradually fading into white. The mandap was decorated with floating floral chandeliers with traditional brass bells hanging with white and green wisteria flowers. The backdrop was a screen layered with candles, silver and gold candelabras, and gold elephants. The wedding ceremony was held in the Grand Cypress ballroom at the Hyatt. Ganesha statues at the entrance welcomed the guests into a crimson red draped room, decorated with brass diyas and red and pink

W

hen Roshan Nebhrajani, a Sindhi medical student, and Peter Bransden, a British VP at a insurance company, met at a bar, little did they know they would be bringing together families and cultures in the name of love! After dating for a year, Peter began searching for engagement rings. Peter organized a surprise party for Roshan’s 28th birthday on a rooftop bar, where he projected a video on an adjacent building. He dropped to one knee, Roshan said yes, and the planning began! Their incredible multicultural wedding weaved Sindhi, American, and English traditions and took place in south Florida. Wedding festivities began with a haldi ceremony, mehndi, and sangeet. The haldi ceremony was a new experience for Peter’s family as

they had never seen someone’s bare body rubbed with tumeric paste. The sangeet and mehndi party were celebrated at the Microtheater Miami, an outdoor venue featuring performances in shipping containers.

The wedding ceremony and reception were held at the Historic Walton House in Homestead, Florida. The outdoor afternoon wedding took place under a mandap decorated to enhance the natural lush greenery. Red and

orange flowers and foliage made the wedding location picturesque. One special moment at the festivities was the baraat. In a unique touch, the baraat was lead by Peter along with his high school marching band! Though the couple originally thought to host their wedding in the United Kingdom, it didn’t work out. So, the effect of the English marching band was quite appreciated by the couple and the guests. A wow moment for Peter was when he saw Roshan in her wedding outfit. It simply blew his mind away. As most couples who plan their wedding on their own, Roshan and Peter recommend that not hiring a wedding planner adds a touch of personalization. hen technology meets medicine, the end product can be wonderful. Such was the case when Naresh, a technology entrepreneur and author, met Avani, a physician.

These days, is is not uncommon for couples to meet through dating apps. Naresh and Avani met through one such app, Coffee Meets Bagel. The two went through a series of interesting dates and nearly two and a half years of a loving relationship before reaching the wedding mandap. The engagement proposal took place in Tampa after careful planning by Naresh. He led Avani to believe they were attending a friend’s birthday party at a hotel penthouse rooftop. She sat there alone (with a photographer snapping pictures) watching a special tribute video. She then followed a trail of chocolates and flowers to a balcony where Naresh was waiting in a heart of roses and candles to propose. She said yes! The wedding festivities were also held in Tampa. Over the course of the wedding week, most guests came in from out of town, while approximately 100 guests were locals.

The wedding festivities were also held in Tampa. Over the course of the wedding week, most guests came in from out of town, while approximately 100 guests were locals. The sangeet, wedding, and reception all took place in the hotel ballroom. The wedding was celebrated with beautiful flowers and a decorated mandap. For the reception, Avani designed centerpieces made of trees and crystals for the tables. Naresh choreographed dances and coordinated with most of the vendors. The South Indian and Gujarati priests narrated the series of vidhis perfectly, along with live shehnai, nadaswaram, and thavil musicians. This was the most surprising “wow!� element of the wedding!



Month and day coordinators helped tremendously, but the couple did their own long-term wedding planning. Naresh utilized his tech savvy background to digitize the wedding preparations and improve efficiency and execution. Therefore, Naresh and Avani recommend month-of and day-of coordinators for budgetconscious families. They do not advise anyone attempt any decor on their own, as it is cheaper and easier to rent from professionals. Naresh and Avani believe couples should enjoy their weddings instead of being stressed! They also urge couples not to worry too much about little wedding details, for the future of a healthy marriage is what is most important!

aina Patel, a Clinical Pharmacy Specialist, was introduced to Umesh Patel, an Aerospace Engineer, through a mutual friend in 2011. Little did the two know that a casual introduction will lead them down the aisle to their “happily ever after!” The couple’s first date was so special that Jaina and Umesh remember it as if the date was just yesterday. Umesh wanted to be sure he chose the right moment and place to propose to Jaina, so he planned a summer trip to Chicago. However, on the day he planned to pop the question, Jaina fell ill. Before their trip came to an end, they went to see Millennium Park, and it was there that Umesh asked Jaina to marry him. Jaina and Umesh chose the Signature Ballroom in Suwanee,

Georgia, to be their wedding venue. The couple took on planning the entire wedding themselves, with the help of their family and friends. Jaina’s pre-wedding events included a mehndi night, pithi, and grah shanti ceremony all at her

At the reception, the hall was decorated in a peacock theme, in colors of blue and turquoise. Two types of centerpieces adorned the tables – one was a vase with blue orchids and blue stones in them, and the other had blue and purple flowers with peacock feathers. The couple’s cake fit the theme with a peacock on top of it and edible

feathers going down one side. At the reception, their parents entered first, followed by their siblings and other close family members. Umesh and Jaina entered to “Mauja Hi Mauja” from their favorite movie Jab We Met. Their first dance was to the classic Elvis Presley song “Can’t Help Falling in Love.”

Formula The simple formula to determine the EGI is Potential Gross Income + Other Income-Vacancy and Credit Losses. For example if the potential gross income is $250,000 and other income is estimated at $50,000 the potential gross income is $300,000. And if the vacancy loss factor is estimated at $30,000 and credit loss factor is estimated at $15,000 the effective gross income would be $255,000. $250,000+$50,000-$30,000 -$15,000=$245,000 Why should an investor calculate the Effective Gross Income? Effective gross income is a very important calculation because it allows the investor to qualify the potential gross income of the property by making adjustments. By making adjustments to the potential gross income number for additional income and potential losses, the result is a more accurate reflection of the actual income. Therefore, it is very important to make the right adjustments to the potential gross income to determine accurately the effective gross income. Factors to consider when calculating Effective Gross Income Additional Income - Some of the sources for additional income are vending machines, laundry machines, parking income, storage income, pet fees, and late fees.

Vacancies-As I had mentioned in my previous article, even though the objective of all commercial property owners

is to maintain 100% occupancy for their properties the reality is that all commercial properties maintain some vacancy. For multi-family and retail the vacancy factor is usually calculated at 10% but for hotel and motel properties the vacancy factor is usually around 30%-35%. There are several different types of vacancies-Market vacancy, Physical vacancy and Economic vacancy. Market vacancy is the number of units available for rent divided by the total number of units. Physical vacancy is the actual vacancy of the building and Economic vacancy is defined as a unit not collecting rent, for example-Manager’s unit, model unit or units being prepared for occupancy. Credit Loss - Credit loss occurs when a tenant occupying the property does not pay rent or is not paying rent fully.

Loss to Lease - Some effective gross income calculations include loss to lease which refers to income a commercial property owner loses when they offer financial incentives to a tenant in order to induce them to sign a lease. Downtime - Cost of having unoccupied rental units due to construction work Turnover - Anytime a commercial property owner loses a tenant and has to replace with a new tenant there are several costs involved. First, the leasing commissions payable to the real estate agent securing the new tenant. Second, tenant buildouts that are necessary to accommodate the new tenant. Third, the concessions offered to the new tenant in form of free rent or reduced rent for a short period of time so that the tenant can stabilize their cash flow. Turnover is the largest expense that a commercial property owner may incur. The most successful commercial property owners are able to maintain turnover to a very minimum number. Effective gross income can be calculated in two different ways. A simple EGI calculation that would involve taking the potential gross income, adding other income and subtracting the property’s vacancy. A detailed EGI calculation would involve most of the factors mentioned above while adding any other income generated by the property. outh Asian Destination Weddings have become the latest trend globally especially with the influence of Bollywood & Hollywood celebrities. Studies have shown that with over 350,000 destination events each year, there is no doubt how South Asian weddings keep climbing the ladder of over the top high dollar productions. These iconic productions globally are orchestrated by mastermind planners and event producers who know what they are doing and have the experience selling a Dream & Delivering a Fairytale and not a Nightmare! We see so many new suppliers in the market that are offering destination event services, but is it because they know what they are doing, or do they see the dollar signs? How truthful are they to you about the actual costs of your destination wedding? Are

you informed of challenges when you are booking the resort or the destination? These points are important to remember since there are so many moving parts to a South Asian wedding. And there are many more when you consider a Destination Wedding in another part of the world with the week long celebrations, traditions, rules, regulations, and cost involved in pulling it off flawlessly. Here are some of my top tips when considering a Destination Wedding: Hire a Professional Wedding/Event Planner This is important because someone who is a professional and has years of experience is not going to be cheap, but comes with years of knowledge. cially for a South Asian wedding, find someone who understands both families’ background and needs and can work collaboratively with you to give you a stress-free experience. Often, I get calls from clients who hire new planners that don’t have the knowledge in full scale production events in destinations and are looking to get a notch on their belt. Beware of this because do you really want to have your most important day be someone’s trial and error? This also applies to your family friends who are trying to get into the industry. Remember it is so important for you to hire a professional to give you a stressfree experience and not add to your emotions. Selecting the Right Venue When selecting a destination event venue, don’t just look at price, but also look at the service. South Asian weddings and events have so many moving parts and the last thing you want is to be a number and sign up to be at a resort that is a factory of weddings. My clients want exclusivity and service and I believe that’s what all clients want. It is also important that you don’t just go for what is the lowJUNE 2019 - WWW.DESHVIDESH.COM

est price, because that will determine your experience from all aspects, especially if you are going to another country for better service. Having realistic expectations is so important, so go on a site visit to the resort when they are conducting events. How do you bring Design, Décor, Production to life in a Destination? Many destinations have great local suppliers, but if you don’t speak the language its harder to get your point across. Our company has a particular style and look that our clients are attracted to, so we offer design services with our team of designers to give the clean finesse and creative touch that our client’s expect. Spending time going back and forth due to a language barrier may be a waste of your time and money. It’s better to pay a professional who knows design and can bring your vision to life by using local resources. On-Site Resort Planners/Travel Agents Many clients believe that when they book a resort, they will get a wedding planner! What you actually 115


get is a hotel appointed individual called a wedding coordinator. He or she will not be able to help you with your event details such as ceremony flow, puja items, timeline, photo list, menu, overall design, décor, or vendor management. Some travel agents specialize in destination weddings, but more so they are travel planners. Often, they are not at the destination to oversee the checkin guest experience or help execute your event. They specialize in travel and may charge you an additional fee to oversee your event, but don’t have the experience running event logistics like they do travel logistics. Catering This is a huge concern for South Asian clients. Some destinations have Indian/Pakistani options available, but are they based on what you expect? Absolutely not, this is only possible in highly Indian populated destinations. In Mexico and the Caribbean, for example, there are restaurants, but depending on the distance to the resort from the restaurant, the food may be prepared in advance to be transported hours later, affecting the quality and taste of the food. I highly recommend if you are at an all-inclusive resort take your own chef with you. This allows you to customize your menu based on

the region and dietary restrictions, and you will have the resort staff assisting your food provider to make the food fresh and on-site. Speak to a Past Resort Client Before Booking I highly recommend speaking to a past South Asian wedding client of the resort. Once they have done an Indian Wedding, some resorts will sell it as if they are experts, but they might not be. Talking to past clients will bring up issues like being short-staffed. With so many new resorts popping up everywhere, many resorts can’t retain their staff because someone else is willing to pay them more. Is a Destination Wedding Cheaper? No it is not! It is true that your guests will be paying for travel and hotel accommodations. You will still have to pay for all of your vendors, such as planner, caterer, entertainment, décor, vendor travel, etc. A destination wedding may be cheaper, but the only way it can be is if you take the simple offerings the resort offers for American style weddings and not customize anything for your South Asian wedding or by cutting your guest list down and the number of events. Some resorts also have a high tax rate ( 3040% ) on luxury goods rentals, which is what event

goods are considered. Some vendors will accept cash, but we don’t recommend traveling with large amounts as that will give you trouble in customs. Average Destination Wedding Cost for 3-5 Events Most clients believe a destination wedding can be budgeted below $50K, but the reality depends on your expectation. If you are a client who loves a designer look, want a 5 star experience, and plan on multiple events at the destination, then the minimum starting point is over $100k. Remember, if you have 100 -200 guests for 3-5 events, you are servicing and planning for over 500 hundred guests. So come up with a realistic budget to avoid disappointment when you start seeing all the numbers come together.

Know What You Want Out of Your Day. Often clients come to us and have elaborate and elevated taste, but are misinformed about cost. Some clients will ask family or friends who are already married how much they spent, but don’t realize that 2, 3, 4, 5, 10 years later costs have changed due to the cost of goods, service and labor. Be informed that basing your budget on past events that have occurred in your network and expecting the same is not practical. As a client, be transparent about your
