Edito r’s V iew Dear Readers, It is my pleasure to present our third Wedding Resources special edition of the year. Before I tell you more about this issue, let me first thank several readers and especially brides to be for making suggestions to include more wedding related articles, trends and tips. As they say, “Your wish is our command.” So, this issue includes several articles and tips. First and foremost, the article “Guidelines to Choose the Perfect Venue” summarizes details from several venues in the region who responded to our survey questions. Aruna and I would like to thank all our banquet hall customers for responding and providing their input on how to select the perfect venue. In the last few wedding issues, you may have noticed a new section called Vendor Focus. In this issue, we feature one of the top wedding decor companies, Occasions by Shangri-la. Not only are the owners of Occasions by Shangri-la, Smita Patel and Remmal Karamsdkar, talented and visionary, they have also been one of the biggest supporters of Desh-Videsh and My Shadi Bridal Expo. I am hoping that you will find the articles “Most Essential Rituals in Hindu Weddings,” “Fusion Mini Desserts to Add to Your Wedding Menu,” “Eco-Friendly Wedding Favors for Your Guests,” “Best Bollywood Songs for Groom’s Entrance,” and “Must Have Photo Moments” very informative and useful for your wedding planning. n August 2017, mutual family friends introduced Pooja Patel and Mahul Amin, and their love for food, movies, and college football helped them bond instantly.

In November 2018, Mahul proposed Pooja. At a gazebo near a pond in Piedmont Park in Atlanta, with the Atlanta skyline providing a perfect romantic backdrop, Mahul got down on one knee and proposed Pooja, who said “yes.” Given Pooja’s family lives in Florida, the couple chose The Plaza Resort and Spa in Daytona Beach for their wedding and reception. The wedding festivities began with a welcome dinner for their guests at The Plaza. Other pre-wedding events included a pithi ceremony and sangeet-mehendi both held at the hotel. While they handled most of the wedding planning details themselves, Pooja and Mahul hired same-day wedding coordinators to take care of the details on their big day. The wedding’s color theme was turquoise, gold and ivory. Neil Patel from NJP Events & Design took the couple’s ideas and brought their vision to reality. He even incorporated Pooja’s favorite flowers – orchids and roses – in the mandap décor and reception centerpieces. The biggest ‘wow-worthy’ moment of the wedding was their first look reveal. Mahul waited for Pooja by the beach, and she walked towards him as the sun rose in front of them. Pooja and Mahul’s wedding included a number of beautiful, wellthought out DIY details. Pooja decorated the flower girl baskets herself, and she even put together all the welcome bags and itineraries for the guests.

For the reception, the newlyweds went with the same color and flower theme as their wedding. Pooja and Mahul entered the reception with NeYo and Pitbull’s “Give Me Everything” playing in the background. The couple’s first dance was to “All Of Me” by John Legend. Their combined Father-Daughter and Mother-Son dance was to “Jab Koi Baat” by Atif Aslam and Shirley Setia. For the cakecutting ceremony, they chose Ed Sheeran’s “Perfect.” The music at the wedding and the reception was a mix of Bollywood, old school Punjabi songs and hip-hop. They had many dance performances by both the bride and the groom’s family and friends. The best part of the night was when Mahul joined his sisters to surprise his bride with a special performance.

After this, neither the distance nor their busy lives could keep them apart for long.

After dating for a year, Shivraj decided to propose Vaishali. As Vaishali loved beaches, he flew her out to the Don CeSar Resort in St. Petersburg, Florida. As the couple took a stroll along the resort’s private beach, Vaishali saw “will you marry me” written in the sand with seashells. Shivraj got down on one knee and surprised Vaishali with a romantic beachside proposal (captured by a hidden photographer)! On August 3, 2019, Vaishali and Shivraj tied the knot at the Sheraton Orlando North Hotel. In addition to a pre-wedding pithi ceremony and Grah Shanti puja, the couple planned a garba evening, where the theme was Arabian Nights. Vaishali made her entrance on a “magic carpet” floating on clouds (of smoke), pushed by her groom. For the wedding, Vaishali and Shivraj chose a temple theme, and the venue’s aisles were lined with extravagant cascading bells. Shivraj’s baarat was accompanied by a mobile DJ, and he entered the venue with “Azeem O Shaan Shahenshah” playing in the background.

One of the most interesting décor elements at the reception were the two in-love peacocks made out of flowers matching the bride and the groom’s outfits. The newlyweds first dance to John Legend’s “All Of Me,” was a magical moment accented with mood lighting and fog machines. The two looked as if they were dancing above the clouds, leaving guests gasping in awe! During cocktail hour, DJ Sangeen kept guests entertained with a mix of Bollywood, Punjabi and HipHop music. A few suprise dance performances were planned for guests, including two separate performances by the bride and the groom’s family.

After dating for 10 months, Ruby planned a proposal for Gopita. At the Redington Shores Beach, Florida, as they stood together hand-inhand, staring at the ocean, Ruby got down on one knee and proposed to her. With tears of happiness running down her cheeks, Gopita said yes! Gopita and Ruby found their perfect venue at Hyatt Regency Coconut Point Resort and Spa, in Bonita Springs, Florida. The couple’s pre-wedding ceremonies included a mehendi night, pithi ceremony, and Grah Shanti puja, which were held in their respective homes.

For the wedding, Gopita and Ruby wanted to keep the decor simple, elegant and traditional for their outdoor wedding and used the colors red, white, and green. Their stunning white mandap was decorated with lines of red roses and cascading green leaves on top. A red floral Ganpati blessed the couple from behind their chairs, and the aisle was filled with red roses.

The bride’s outfit inspired the reception décor. Gopita wore an icy blue lehenga choli covered in glistening beads. She wanted the décor to be as magical and shiny as her reception dress. Everything had a touch of shiny silver and glistening sequin work. The centerpieces were a mix of candles with white roses and baby’s breath. The couple added many personalized DIY 43

touches to their wedding such as creating the table numbers and seating charts by hand. The couple entered the reception with their closest friends and family to a group dance. The group danced to “Saajan Ji Ghar Aaye.” Gopita and Ruby’s first dance was to James Arthur’s “Say You Won’t Let Me Go,” which was sung by Gopita’s cousin. Gopita’s sister Parita planned the entire reception, and there were a lot of happy surprises for the couple, but especially for Gopita. During a performance by Gopita’s brothers, Ruby surprised her by joining them and dancing to her favorite song “Jab Se Tere Naina!”

The goal of Occasions by Shangri-la isn’t just to fill the void for South Asian weddings, but to provide above and beyond with unique concepts and inspirations.

T

here are many skilled wedding décor and design companies throughout the United States, but when Smita Patel founded Occasions by Shangri-la back in 2005, it was because she recognized a void in the décor market during the weddings of two of her children (and Occasions co-founders), Remmal Karamsadkar and Rena Popat.

REMMAL: Back then, there weren’t any design firms that specialized in South Asian weddings. It was all just packages, and you chose from one of three concepts. They weren’t really creating mandaps based on people’s styles and interests. It was difficult to find a company that had the authenticity for South Asian design and the versatility of décor that we were looking for.

Smita was new to wedding décor specifically, but by no means new to the industry. Originally born in India, she grew up in Kenya before relocating to England in the 1960s. She was successful in fashion retail in the UK, and it was the apparel business that brought her to the United States in the 1990s. Because she had a seamstress inhouse at her business, she found herself involved in the creation of mandap drapery and other décor for Remmal’s and Rena’s weddings because the American

florist had never executed a South Asian wedding before. That was when Smita recognized the opportunity in the market, and Occasions by Shangri-la was born. In the fifteen years since it began, Occasions has created wedding events across the United States and Mexico, on the island of Aruba, and even on board a cruise ship. They love a creative challenge, and they equally love being involved in as much of the process as possible.


REMMAL: We start with conceptual design, space planning, and the individual visual themes for each event (from mehndi to garba to the wedding ceremony itself), and then we provide everything dĂŠcor- and A/V-related after that. That includes fresh flowers, custom props, drapery, mandaps, linens, lounge furniture, and full production lighting.

Smita’s travels overseas for her fashion business brought her to numerous talented artisans in various fields, and those encounters brought about groundbreaking ideas for wedding décor. SMITA: When I was traveling in the mountains of Bali, I saw an artist on the side of the road, selling a handcarved bed set made from Teak wood. It was very detailed and beautiful, and I stopped to talk to him. He agreed to create a mandap for us, so I sat

with him and sketched out a design for a mandap that he carved out of Teak wood. Frequently, their inspiration comes directly from the clients. Rather than simply providing the client a list of options for what they already have on hand, Occasions prides themselves on the flexibility and skill to create décor personalized to the client’s interests. RENA: Brides often bring a lot to the table, because they’re out there researching and having their own ideas. We embrace that and start from that, and often a mandap or a décor piece will come from that initial client inspiration.

Because their hands-on creative process is different than many firms, their process for consultations and meetings is a bit different, too. Dana Cirelli, the Client Services Coordinator, will start by sending a simple form that the client fills out before an in-person or phone meeting, providing information on the bride and groom, where they met, what their best means of communication is through the process, and any visual inspiration they already have. DANA: Anything you’ve saved on Pinterest or any other inspirational websites is helpful, because then we have an idea of which direction you like for each event. Then, during our twohour design consultation,

we take the inspirations and we break down their design concept and combine them to create something unique. During that two-hour consultation, they discuss everything from décor to food to entertainment. That allows them to create a detailed budget proposal with pricing for all the elements from A to Z, from floral to production lighting. If the client likes the design concept, they retain Occasions services. During the process of creation and planning in the run-up to the wedding, Occasions also offers in-person viewings of the décor and designs. SMITA: Rather than just a simple, two-dimensional rendering of a mandap or design element, we have enough space and crew to set up samples for you to see and interact with. People aren’t just visual, they’re interactive, so we provide that extra level of immersion for the clients. So, in all the years that the Occasions team has worked with couples planning their weddings, what is the most important piece of advice they have? For them, there are two simple things: first, being upfront about the budget.

REMMAL: When we know from the beginning exactly what our budget is, then we can use our knowledge and experience to make that stretch as far as possible. We can be creative on a budget and still deliver a stunning event, but we need to know as early as we can to make sure we have the time to deliver the quality. Secondly, and equally important, is to never lose sight of your personal inspirations. The wedding is ultimately an event that represents you and your union, so don’t lose that

among all the other decisions that have to be made. SMITA: It’s important for you to love your design, so your passion and inspiration are absolute necessities. One of our favorite wedding mandaps came directly from a bride’s inspiration. Her venue was in a 4 ½ acre atrium, and she wanted a gazebo structure for her mandap. But she also wanted a vast amount of floral to create a welcoming aroma. We ended up constructing the entire gazebo solely from floral, Casablanca lilies and garlands, and it looked stunning. She loved it, and so did we.

During that two-hour consultation, they discuss everything from décor to food to entertainment. That allows them to create a detailed budget proposal with pricing for all the elements from A to Z, from floral to production lighting. 2019 MyShadi Bridal Expos: Year in Review

F

or over 10 years, MyShadi Bridal Expo has been a community event not to be missed by those planning a South Asian wedding. What began as a small bridal show twice a year in Florida, has now grown into a platform for over 85 event vendors taking place in over six different cities across the Southeast US.

Hosted by Desh Videsh Media Group, the MyShadi Bridal Expo offers vendors a chance to showcase their products and services as well as the latest trends in South Asian weddings. Instead of driving around town meeting vendors weekend after weekend, brides, grooms, and their families can spend one afternoon checking items off their wedding to-do lists. 64

Raj and Aruna Shah, founders of Desh Videsh Media Group, dreamed up the idea of a South Asian specific bridal show soon after their youngest son’s wedding. At their most recent show at the Ft. Lauderdale Marriott Coral Springs Hotel on Sunday, August 25, 2019, the Shahs were humbled by the large crowds. “It’s so great to see so many young couples making plans for their futures. We love meeting couples as much as we do working with vendors,” said Mrs. Shah.

Finding the right professional will help you navigate through the complexities of finding the perfect venue and hotel accommodations for you and your guest and will alleviate unnecessary stress for you over the coming months. They are experienced and do this on a day-to-day basis, they will have more information to provide in

addition to saving you time and money. They know your needs and have your best interest in mind along with your budget. When starting a search for your venue you will need to develop an RFP to send out to several venues within the location. Keep in mind, looking at only one venue may limit the amount of choices you have as far as dates, space availability, room availability, etc. If you are looking at a destination

Priorities Your priorities should be Budget, Location, Dates and Guests. Once you have all the four stated above, sit down with your fiancée’ and talk about your wedding day. What do you both envision for your special day? Talk about the ceremony. and not familiar with the venue options, ask your professional. They can provide you with the best options in any destination. Reviewing the responses from the RFP that was sent out will provide you with all the details you need to go to the next step. It will contain the dates available, capacity, F&B minimums, etc. From this list you may be able to discount certain venues according to the information they provided. After close review and conversations with your fiancée and professional you will have developed a list of possible venues. Your professional will arrange for you to visit each of the venues so that you can ensure the space you saw on their website photos looks the same in person. You’ll get a feeling of how the space can be transformed, you’ll have the opportunity to taste their food, look at their accommodations and ensure they have enough rooms for your guests, ensure they have enough parking for your guests. It’s easy to fall in love with each venue, however, make a list of the pros and cons so at the end you have everything in front of you to make the best decision. Now you are ready to request a contract. Your professional will negotiate with the venue on your behalf. If you don’t understand a portion of the contract, ask for clarification. Make sure you understand what the payment/deposit schedule is, make sure that it’s stated in the contract. Don’t be afraid to ask for revisions to be made for the contract. Don’t sign the contract until it is exactly what you want. Make sure that you receive a final countersigned copy of the contract. Make note of all the deadlines that will be outlined within it. Missing a deadline with a venue can cost you thousands of dollars.

Two Most Important, Essential Rituals in Hindu Weddings By Raj Shah

I

n earlier wedding special issues of Desh-Videsh, I have discussed the importance of wedding rituals in Hindu weddings. A wedding for a Hindu family is not just a party and celebration, but it also fulfills one of the nine sanskars of life. In other words, Marriage, for every Hindu, is not merely pleasure, or romantic love, but an act of duty, a matter of moral and religious obligation, incumbent on everyone in all normal circumstances. Vedic rites or rituals for the performance of a wedding ceremony are many, and may take anywhere between one hour to four hours. According to the Hindu Marriage Act, the two most important rituals in Hindu weddings are the Mangal Pheras and Saptapadi. These rituals are essential for the marriage to be deemed complete. 82

Each Hindu wedding ritual has religious, spiritual, and most importantly, practical message or meaning. When a Hindu Pandit recites the Vedic Mantra during wedding rituals, many of us do not understand the actual meaning or significance. When you break down the meaning or significance of each ritual, one finds they are words to live by in your married life. The first essential ritual in Hindu weddings is the Mangal Pheras (AgnÄŤ-parinayana) or the walk around the sacred agni God or fire. Some people call this ritual Sapta phera (Seven rounds), but there is no mention in the Hindu Scriptures of the seven rounds (sapta phera). It has

The second most important ritual in Hindu weddings is the saptapadi. These are the seven steps taken together by the bride and groom to signify their togetherness for each step in their journey of life. The original text of the saptapadi was written in our Hindu scripture. For many of us, it can be too complicated to understand practical meaning. One Hindu Scripture and English Scholar (whose name is unknown) put these slokas of saptapadi in a romantic way as follows:

Walk with me four steps and three, I seek thy hand; let me not break from thee, nor thou from me. Let us swear in joy and strength, One in thought and deed, one within. Heaven and earth are me and thee, Seed am I for thee to bloom. Word and mind are thee and me Be my friend and make me groom Come my mate and blend with me, For sons and weal, O cheerful girl! What a beautiful message! Addressing the bride as ‘Mate,’ the man describes the nature of the bond that shall grow between him and her and that the journey is exciting. These mantras reveal how the relationship between man and woman should materialize, like heaven and earth, music and hymn, mind and word. 84

They are a great option for investors seeking to capitalize on undervalued investment opportunities. Financing Commercial Real Estate Creating the right financial structure for commercial real estate is key to the success of the commercial real estate project. There are several financing options available to financing commercial real estate and each one offers a unique solution to acquire the commercial property. Commercial real estate refers to any property that’s used for business purposes. This includes retail centers, offices, hotels, and apartments. Most commercial real estate loans are funded through Small Business Adminis-

tration (SBA), Commercial Banks, Small Balance Commercial Lenders, and Private Investors. Commercial real estate loans are underwritten based on the valuation of the underlying real estate. The valuation of a property is a combination of the sales comparison approach, income approach and the cost approach. In commercial real estate the valuation is based primarily on the income approach which is a very detailed process to determine the net operating income of the subject property. Most lenders will require the debt service coverage ratio (DSCR) to be greater than 1.25. Basically requiring that the net income be greater than the debt service by more than 25%. In addition, the underwriter will also underwrite the borrower, borrower’s entity, borrower’s equity

portion invested in the project, borrower’s active participation in the project, borrowers past experience and borrower’s ability to manage the property. SBA Commercial Real Estate Loan SBA loans are the most affordable commercial real estate loans, with low interest rates. SBA guarantees a portion of the loan, which will in turn funds the purchase and or the renovation of real estate, equipment, machinery, or other capital-intensive assets. The most important benefit of SBA loan is the extended term of the loan and the low fixed interest rates. SBA loans also offer the highest loan to value ratio, up to 90% loan to value of the purchase price in most cases and the extended amortization period of 25 years due in 25 years. SBA loans are ideal for owner user properties. Commercial Bank Loans Commercial Bank loans are another option for commercial real estate investors. They differ from SBA loans in two ways. First, the equity portion required is larger. Most commercial banks will require 25%-30% equity investment from the borrower. The second is that the bank will extend the loan with a 25 year amortization usually due in 5 years with a five year rollover option. The reason that the banks structure their loans to be due in 5 years is to limit their exposure to interest rate risk. Small Balance Commercial Lenders Small balance commercial lenders (SBCL) provide commercial real estate financing for sev-

Private Investors Private investors also known as hard money lenders are nonbank lenders. Hard money lenders may be individuals, online lenders, or other private lenders. Hard Money loans are ideal for investors with a short term hold period. The hard money lenders usually require substantial equity from the borrower and lend at a higher interest rate to offset their risks. Commercial real estate finance documents should always be reviewed by a commercial real estate attorney. Some of the most important issues in commercial real estate finance are prepayment penalty and loan recourse. Like all else in real estate, everything is negotiable. Prepayment penalty allows the lender to secure their return on the loan. But in most cases, the prepayment penalty can be structured as a step down allowing the borrower to pay a lower prepayment penalty if the loan is maintained by the borrower for a longer period of time. Recourse is the lender’s ability to claim the deficiency of judgment against the borrower in case of default. Again, an issue that can be negotiated based on the terms of the loan. There are several different ways to structure a commercial real estate finance. Creating the right financial structure is crucial to the profitability of your real estate projects and therefore should be carefully analyzed based on the project’s needs. Whether your project is a short-term hold or a long term hold the structure of the commercial real estate finance can define its success.
