The first quarter of 2024 was highlighted by gains in year-over-year sales activity, especially in the tri-county area’s luxury single-family market. That is consistent with on-the-ground feedback we receive from our high-end agents, who report an uptick in seller and buyer confidence in $1 million-and-up transactions.

Across Miami-Dade, Broward, Palm Beach counties, the Treasure Coast and Southwest Florida, luxury single-family sales rose 11.7% from 2,195 in the first quarter of 2023 to 2,452 in the first quarter of 2024. The region’s condo sector had a 15.6% drop in $1 million-and-up transactions, from 1,240 to 1,047. While the average high-end singlefamily sales price increased by 2.5% year-over-year to $2.65 million, the condo median sales price declined by 1.4% to $2.38 million in the same span.

Palm Beach County enjoyed year-over-year increases in both luxury single-family and condo activity. High-end condo sales climbed by 4.8% from the first quarter of 2023 to the first quarter of 2024 (242 completed transactions), while $1 million-and-up single-family sales increased by 15% in the same span (790 sales). Miami-Dade and Broward counties had similar gains on the single-family side, with Miami-Dade recording a 24.9% jump in $1 million-and-up single-family sales to 602, and Broward seeing a 27.6% surge in $1 million-and-up transactions to 462 in the first quarter.

The Treasure Coast and Southwest Florida have no shortage of buyer interest, but tight supply is slowing the pace of transactions. The Treasure Coast had an 18.7% year-over-year drop in luxury singlefamily sales and an 18.2% year-over-year decline in high-end condo transactions. Southwest Florida had average pricing gains for luxury single-family and condo sales but also saw year-over-year transaction declines (8.8% year-over-year for single-family and 40.8% year-overyear for condos).

Developers are racing to address pent-up demand from luxury singlefamily and condo buyers. If 2023 was essentially a recalibration of the South Florida luxury market following the virtually unprecedented pandemic-era boom, 2024 could end up as the foundational year for the region’s next upcycle.

Southwest Florida’s luxury market recorded year-over-year pricing gains, but the region’s transaction activity was down from a year ago. High-end single-family sales declined by 8.8% from the first quarter of 2023 to 537 in the first quarter, while luxury condo transactions plunged by 40.8% yearover-year to 241. The average high-end single-family price increased 2.3% year-over-year to $2.71 million, while the average luxury single-family price rose 7% to $2.47 million. The vast majority of the region’s $1 million-and-up inventory is in Naples, which recorded a 7.8% year-over-year drop in luxury single-family transactions (392) and 40.6% downturn in high-end condo sales (199). The average luxury condo sales price in Naples gained 11.8% year-over-year to $2.54 million. The Sanibel/Captiva submarket enjoyed a 32.1% year-over-year surge in luxury single-family sales to 37 in the first quarter.

FLORIDA’S PLAYGROUND FOR THE WEALTHY

Palm Beach County had encouraging year-over-year gains in both luxury single-family and condo activity. High-end condo sales climbed by 4.8% from the first quarter of 2023 to the first quarter of 2024 (242 completed transactions), while $1 million-and-up single-family sales increased by 15% in the same span (790 sales). Pricing conditions were favorable to luxury condo buyers, as the average $1 million-and-up sales price dropped 10.2% year-over-year to $2.16 million. The average high-end single-family price rose 11% year-over-year to $2.9 million. The Boca Raton/Delray Beach submarket helped drive the county’s luxury condo gains with a 30.8% year-over-year surge in transactions to 102. Its high-end single-family market recorded a 5.1% year-over-year increase to 291. Other submarkets with year-over-year gains in high-end single-family sales include Jupiter (36%) and Palm Beach Gardens/North Palm Beach (46.3%), which also had a 91.7% year-over-year rise in luxury condo transactions (23).

Its 61 luxury single-family sales were an 18.7% year-over-year drop from the first quarter of 2023, while the region’s 27 high-end condo transactions marked an 18.2% year-over-year decrease. Pricing adjustments are in progress, as the average luxury single-family sales price dipped 19.5% yearover-year to $2.27 million and the average condo sales price dropped 24.2% to $1.97 million. Stuart’s performance tends to determine how the region fares, as evidenced by its 38.3% decline in year-overyear luxury single-family sales and 17.4% drop in high-end condo transactions. Port Saint Lucie (36.4%) and Hobe Sound (66.7%) had notable year-over-year increases in luxury single-family transactions.
