The ceiling in these areas is composed of slab with Standart DryWall and PVA painting over plaster, providing a clean and refined look. The shower will be heated with an electric boiler system.

The electrical/electronic installations will be executed according to specific projects. The units will have individual energy metering systems. All materials used will be standardized and executed in compliance with applicable technical standards. The location of power outlets, switches and TV will be allocated according to electrical projects on site and in the specified quantities.

AIR CONDITIONING:

Only air conditioning infrastructure (copper refrigeration network, electrical wiring, and drainage) will be provided. The infrastructure for installing appliances will be provided. Conventional split systems will be installed in the following rooms: all bedrooms, TV room, and dining room. The purchase of equipment and its installation is the responsibility of the customer. Refrigeration and solar energy systems can be optionally purchased according to the Villas specification table at the end of this document.

LIGHT

The light of Ceará plays a crucial role in Kite Villas, creating a play of lights from dawn until nightfall. Attention to detail in maintaining the surface and finish was taken into consideration. The delicate white walls reflect and diffuse the light at any time of the day, creating halos of light that make the gardens shine and creating a cozy and warm environment.

WOODEN FINISHES

The play of natural materials from Ceará receives very careful treatment in the Kite Villas to enhance the strength of the bond between nature and man. For our construction company, wood is one of the foundations of its renowned prestige. The quality of the selected pieces and their placement were especially attended to in the balconies, shelves, and pergolas, merging architectural concepts. The tropicalization of Mediterranean design is achieved by understanding this concept well.

CONSTRUCTION EDGES

We are talking about soft lighting, play of lights, and a cozy atmosphere. In the Kite Villas, we will find well-crafted lines on the edges of their walls, windows, or arches. SURFACE FINISHES

When we seek attention to detail, the ideal management of light in a space as large as a 300m2 villa becomes fundamental to create vertical plans of perfect finishing. Direct or indirect, natural or electrical light, when combined with shadows from other villas or trees on white walls, generates a differentiated and uncommon visual effect in other beach structures in Northeast Brazil.

STRUCTURAL FINISHES

Organic curves are ubiquitous in the design. Visible in the arches, in the winding path, in the shape of the infinity pool, and in many other details, we can observe the fine finish of the external walls as a smooth and perfect finish that helps complement the highly anticipated image in Mediterranean style. Sometimes, it may seem like a simple element to achieve, but it is far from that, and we have achieved a wonderful effect.

DOUBLE COMPOSITION BRICKS

For many, the structure of the exterior walls of the Kite Villas is surprising. With a thickness of 26cm, they ensure thermal and acoustic insulation and structural solidity. This structure is not common to find in Brazil, especially in beach houses in Ceará, where low cost is usually sought at the expense of high quality and comfort. In Kite Villas, always concerned with offering the best construction and attention to detail, this ideal solution was chosen.

ORGANIC CURVES

Organic curves are present throughout the project. They are visible in the arches, in the winding path, in the shape of the infinity pool, and in many other details, such as the smooth and perfect finishing of the forms of the exterior stairs. The smooth and perfect finish of the walls is accompanied by curvilinear structural forms, so expected in this Mediterranean style.

ELEVATED STRUCTURE

All villas are built on an elevated structural platform, supported by concrete pillars buried to a depth of 130cm, with square structural footings of up to 150cm. The elevated platform not only allows for moisture isolation, access to infrastructure, and reduction of access to biological elements but also ensures important water filtration for the subsurface, as an environmental commitment.
