The Wichita Business Journal will recognize another group of young professionals in June at the 20th 40 Under 40 Awards. We will also add four more names to the 40 Under 40 Hall of Fame. Weigand growing residential division J.P. Weigand & Sons Inc. has made a concerted effort to grow its residential agent base. Richelle Knotts, general manager of Weigand’s residential division, says the company has hired 52 new agents over the past year and anticipates adding about the same again in 2017. Knotts says Weigand is reaping the benefits of a new technology platform launched in 2015 that helps agents have their own branding under the Weigand umbrella and mobile connectivity for property and client leads. Agents also have assistance with marketing and back-office needs. The platform, Knotts says, took about a year to be fully operational as people were trained. “We’ve built a good foundation for new agents to start their businesses,” Knotts says. “We want to make sure our

other brokerages. The agents are mostly based out of Weigand’s offices in east and west Wichita, though some are gravitating toward the company’s Belle Plaine and Derby locations. Weigand closed 2016 with 259 residential agents.
APARTMENTS
WILSON BUILDING SAYS NO TO HQ APARTMENTS CONVERSION The Old Town building that serves as a company headquarters for Wilson Building Maintenance Inc. won’t be converted to apartments after all. “We decided apartments are not feasible,” says Anita Oberwortmann, the company’s president. “We’re going to be looking at other opportunities for the building.” She says Wilson Building Maintenance occupies about 10,000 square feet in the building, located at 624 E. First. Save for some storage, the bulk of the 30,000-square-foot building is not used. Oberwortmann says the company will continue to occupy space in the First Street building for now. Last summer, Oberwortmann and other Wilson Building Maintenance leaders told the Wichita Business Journal a study was being conducted to determine whether apartments were feasible.

A distinguishing addition to innovation campus Wichita State University announced this week that Hexagon Manufacturing Intelligence will lease space in the experiential engineering building on its innovation campus, an addition that one of the university’s technology gurus says helps further set the building’s 3D Experience Center apart. “I think it’s pretty unique in the United States,” says John Tomblin, vice president for research and technology transfer at WSU. Hexagon Manufacturing Intelligence will lease 3,000 square feet of space near the 3D Experience Center, which already includes one global partner in Dassault Systemes. Tomblin says one of the unique things Hexagon’s equipment allows it to do is scan any object and recreate it in a 3D, virtual space. That means an item — for example, an aerospace component — can be scanned, then the 3D model can be

And it’s technology, Tomblin says, that can be extended to a variety of other industries — everything from crime scene reconstruction for law enforce-
ment to orthopedic devices used in health care. And it’s a further example, he says, of how the partners coming together at the innovation campus can help make Wichita someplace companies all across the country look to for cutting-edge solutions.

Wichita contractor wins AGC judges choice award The Berney Family Welcome Center at Kansas State University has been selected as the Judges Choice winner for the Associated General Contractors of Kansas Inc. state building awards contest. Wichita-based Hutton Construction Corp. was the general contractor for the $18 million project. Ebert Mayo Design Group in Manhattan was the architect. The project was announced as the winner during a luncheon Friday at the Hyatt Regency Wichita. The awards, which showcase projects in Wichita and around the state, are part of an annual convention the AGC of Kansas conducts locally. The project added 37,500 square feet to the welcome center, which is housed on the east side of K-State’s Memorial Stadium, and incorporated various energy-efficient features while maintaining the original architectural style of the structure. A green roof now covers what was originally stadium seating
space, for example. The stadium was home to K-State’s football team before Bill Snyder Family Stadium was built. The welcome center includes 25 interview rooms, including 12 for the university’s career center, 11 for student services and two on the structure’s second floor. Construction started on the renovation in March 2015 and was completed in May 2016. Another K-State project was selected as the AGC’s judges choice runner up. McCownGordon Construction in Manhattan took home that honor for fourth phase of the College of Engineering expansion. Chicago-based Perkins + Will was the architect for that project. The Wichita Dwight D. Eisenhower National Airport was the judges choice winner in 2016. — Josh Heck

6 ways to to coax disagreement into agreement Very few people like to argue. I am not referring to a “healthy discussion” but a real disagreement, whether it is with friends, family, a co-worker, client or really anyone you come in contact with. Heate d d i sagreements are not fun, but on the other hand they can be a stimulatHal ing conversation Becker because this might be a time where you truly find out what someone really is thinking.
Take emotion out of the discussion When you are emotional, you sometimes say things you regret because you are not thinking from logic but more “in the moment.” The key is to always be relaxed and know where you are in the conversation so you not only can talk (calmly) — but with a strategy and know where you are going with your next comment or question. Ask questions When you talk, people usually don’t hear you, and this is especially true when having a heated exchange or an argument. When you “take control” of the conversation by asking a question, you can take the exchange of words to any direction you might want to go. Never be combative Believe it or not, the other person does not want to argue, either. Agreements are a much better form of communication. By fighting or opposing the other party, it will create a wider divide in your respective opinions. Try to get the person on your side with statements such as “I understand your point of view” or “I agree with what you are saying,” or “I feel that ... ” Look for compromise — not just a “win” Sometimes there just isn’t a winner, especially when the discussion might be on someone’s opinion or feelings on a particular subject. It is always more pleasant to agree than disagree. It is important to see where the other party is coming from, to get another point of view. If you can agree with a couple of the points, in most cases he or she will agree with a couple of yours as well. Find middle ground By trying to build consensus or to find something you both agree upon, a disagreement can reach the turning point.
The key is to always try to turn disagreements into agreements. No one wants to leave the room frustrated and unhappy.
Listen, and don’t always talk Listening skills are VERY important here. You have to really work hard and hear
what they have to say and not just think about what you want to say next. When both parties listen with intent, you will find the discussion has more content, involves less emotion and probably will find middle ground faster. Good luck, and remember the most
important lesson if you are married: You will never win a “discussion” with your wife, so just let it go. LOL.

ean Brennan wasn’t aspiring to be a developer. But he saw an opportunity to become one on his daily drive through the Douglas Design District on the way to his downtown law office. Seeing the same rundown buildings along a stretch of Douglas west of Grove to the I-135 overpass day after day got Brennan, a member attorney with King, Brennan & Albin LLC, thinking about purchasing and redeveloping some of those sites. Brennan saw underutilized brick buildings that were
completely or partially empty and in a state of disrepair. The fact the buildings sit along a main city thoroughfare only reinforced the need that something needed to be done, Brennan says. “It wasn’t good for the city to have them looking the way they look,” he says. An operating entity, Breagan LLC, was created, and in 2013 Brennan purchased the first of three Douglas Design District properties across from Wichita East High School. The 8,000-square-foot space at 2202 E. Douglas eventually will house Andrew Gough’s Reverie Coffee Roasters, which he is relocating from another Douglas Design District space at 2611 E. Douglas. An adjacent property at 2208 E. Douglas will house a bakery Gough is opening to
MAPPING THE DISTRICT The Douglas Design District is a three-mile stretch between Oliver and Washington with a mix of businesses, churches, schools and residential development. The district is bound to the north by First Street and English to the south. Stakeholders are making a concerted effort to spur economic development within the district. A strategic plan created in 2009 serves as a blueprint for development within the district, originally created in 2007. Momentum has accelerated over the past four years. Here’s a sampling of the businesses that have come into the district during that time or are planned in the months ahead.

efforts to breathe new life into the heart of the city. “There shouldn’t be a line where progress starts and stops,” says Jason Gregory, executive vice president of the Wichita Downtown Development Corp. “I think (the Douglas Design District) is really important for connectivity to our other neighborhoods.”

THE MISSION The Douglas Design District will revitalize East Douglas, creating a feeling of safety, productivity and pride for area residents and businesses. We will pursue and promote the “corridor of creativity” as a rewarding place to live, work, invest and shop local.

The vision A strategic plan created in 2009 serves as a blueprint for development within the district, established in 2007. But the plan s being re-evaluated to ensure it still meets the needs of the Douglas Design District. Stakeholders say the goal is to revitalize East Douglas to make that corridor a destination for people to shop, eat and be inspired. Another objective, stakeholders say, is to attract new businesses and increase the retail value along that stretch of Douglas — all with an eye toward promoting and supporting local businesses and entrepreneurship. “Our goal is engagement more than anything else,” says Janelle King, owner of The Workroom, a home decor store
complement his Reverie operations. Other space in the buildings Brennan purchased will be used for apartments and retail. The redevelopment is part of a larger, more concerted effort to spur growth within the Douglas Design District, a 3.4 mile stretch of commercial and residential properties from Oliver west to Washington. The district is bounded by First Street to the north and English to the south. Combined, millions of private and public dollars are being invested — and are committed in future years — to pump up a key stretch of the East Douglas corridor viewed by many as a gateway to downtown Wichita. The effort is a continuation and extension of the ongoing

JANELLE KING Janelle King has taken on a larger role as an ambassador for the Douglas Design District, by forming partnerships with city leaders and in the community as a whole. This is in addition to running The Workroom, a home decor store, at 150 N. Cleveland. King and others have a vested interest in seeing the Douglas Design District succeed and grow through the implementation of a strategic plan to grow the area as a destination. The following is her take on the recent influx of activity throughout the Douglas Design District.

What is driving the momentum within the district? Personal investment. We are composed of individuals who all have homes or businesses within the district and voluntarily strive to see it grow. What are the biggest challenges the district faces? It’s a long stretch full of diverse segments, including breweries and coffee roasters, boutiques and tattoo parlors, home decor and graphic design, eateries and residential. How can those be overcome? Through overarching branding and marketing, we choose to elevate the district as a whole and focus on inclusive district-wide events including 2nd Saturdays (with trolleys running from end to end), Small Business Saturday and Avenue Art Days. What needs to be done to accelerate progress within the district? Greater business buy-in as we rely solely on elective membership dues and engagement. Increased communication and involvement with city (leaders) to accelerate the redevelopment plan and district zoning. Why is the Douglas Design District important to the central part of Wichita and the city overall? We are the corridor from East Wichita to the city core. As Wichita Downtown Development Corp. stated, there shouldn’t be a defined line where progress ends and begins. The city and the culture is shifting and growing. We are part of that fabric and strive to be part of those conversations when the city leaders address — and community members identify — the dynamic change happening here.
Washington east to Grove is part of the city’s capital improvement funds allocated in 2023 to 2025.
That project, city leaders say, will create angle parking and landscaped medians along that 1.5-mile stretch of road.
Accelerating progress Development momentum in the district has accelerated over the past four years thanks in part, district stakeholders say, to increased pride in the city and a larger push toward accelerating progress. “This is a group of people who decided to make a difference on their own,” says Lavonta Williams, the Wichita City Council member whose district includes the Douglas Design District. That buy-in, she says, helps generate momentum. Those closest to the district’s efforts agree. “I believe in the process,” says Gough of Reverie. He says many of the business owners in the Douglas Design District are accustomed to making things happen and doing so quickly. “We want to live and work in places where (people) want to be,” he says. That’s what creating economic development in the Douglas Design District is all about stakeholders say. “The city and the culture is shifting and growing,” King says. “We are part of that fabric and strive to be part of those conversations when the city leaders address — and community members identify — the dynamic change happening here.” 84 79

at 150 N. Cleveland, and the incoming president of the Douglas Design District board of directors. District stakeholders also want to promote a pedestrian lifestyle and safety along the corridor. The district includes 300 businesses, according to the city’s property tax data. Of that, 84 are district members. That’s up from 35 members in 2014. Member businesses are charged $400 a year in dues, money that is put toward promoting events — such as 2nd Saturday, which encourages people to shop local on the second Saturday of each month — activities and businesses within the district. King says the hope is for the district to be self sustaining and not have to rely on membership dues. Until then, however, the focus is on growing the district’s membership base to generate more revenue. The length of the Douglas Design District makes incorporating the strategic plan more challenging, stakeholders say. That’s why the plan splits the corridor into smaller subsections within the district: east downtown (Washington to I-135); East High School (I-135 to Hillside); and College Hill (Hillside to Glendale). Improvements, such as street repairs, landscaping and adding art to buildings, are the beginning pieces of a strategic plan designed to attract new businesses to the district and make it more of a destination in the community. “The dream is finally going to become a reality,” says Karen Cundiff, a district board member and marketing director for Transitions Group. The workforce pipeline is critical to all industries, and accounting businesses are no exception. According to a recent survey by the Wichita Business Journal, 44 percent of CPA firms said recruiting and retaining a qualified professional staff was one of the top issues facing their business. Data from that survey was used to compile the list of the area’s largest CPA firms on page 18. Ginger Farney, managing partner at Ernst & Young LLP in Wichita, says the environment for new hires is tough — but improving. “It’s not as bad as it has been in previous years,” she says. Nevertheless the local branch has expanded some of its college recruiting into neighboring states and is targeting some smaller schools in Kansas as well. Farney says the firm has been successful at retaining experienced talent, making those new graduates typically the group it recruits most heavily. She says the firm will hire six or seven new staff members over its coming fiscal year for work in Kansas, employees that will be based in Wichita. When the need for more experienced CPAs or staff does arise, however, she says that is a more challenging market. Swindoll, Janzen, Hawk & Loyd LLC in Wichita has also changed some of the ways it operates to better meet its own workforce needs. “We were having challenges finding talent in the Midwest, so we had to get creative,” says Tamie Prieb, the firm’s director of human resources.

The company has embraced the virtual work space and has hired people from all over the country who can remotely access anything they need to do their jobs. The is the second year the firm has hired for virtual jobs, and now has nine members on its “virtual team,” some of whom are seasonal and some of whom are full-time. In at least one case, Prieb says, the set up even allowed the firm to retain an experienced person who was moving out of state for a spouse’s new job with a different company. The philosophy, she says, has vastly increased the available pool of people from which it can find the right fit for the firm when a hire is needed. “We’ve found there are talented people all across the U.S.,” she says. “It works really well for the accounting industry.”

They may not realize that with those advanced skills that they can, on a factory floor, be making $50,000, $60,000, $70,000 a year. People don’t realize that. And we have to also make sure that these high school kids’ parents know this as well. Education is always a focus of the WMA. What have the group’s scholarship efforts done in recent years? The last three years we issued approximately $20,000 a year in scholarships. Those would include people that are in high school (at the time) that will be going to college, mostly engineering related, but also technical education at WATC as well.

T
he Wichita Manufacturer’s Association celebrates its 100th year in 2017, and the association’s president for the year, Sean Weaver of Allen, Gibbs & Houlik LC, says there are challenges and opportunities on the horizon. Weaver, who has been part of WMA for five years, says 2017 will be a big year for the group, highlighted by a centennial event planned for June 15. But apart from celebrating, he says, the organization’s work will continue to focus on education and helping prepare the workforce the industry will need for the future. With members generally taking a more optimistic outlook this year than in some previous years, Weaver says he will build on the positivity to drive the engagement he believes will further help the industry succeed in 2017 and beyond.
Why is an accountant the head of a manufacturing association this year? I’ve been a member (of WMA) for five years and in an officer position for three years. It makes sense from the firm’s perspective because about half of our practice is in the manufacturing

industry. We work with an awful lot of manufacturing companies, so the connection to WMA is a good fit. Given that level of contact with manufacturers, what are clients and association members telling you about challenges and opportunities in 2017? I think both an opportunity and a challenge, and its not just in manufacturing, it’s an issue in every business that comes down to people. Do we have the right people doing the right things and are companies positioned well for when massive retirements start to happen? They’re already happening now, but I think in the next five years you’re going to see that ramp up even more. How does WMA help members try to stay ahead of that workforce curve? One of our big initiatives right now is partnering with the Workforce Alliance on what is called the Regional Manufacturers Council for Technical Education. Part of what we’re trying to do there is have a coordinated voice to influence and improve education and skills training. We need to be able to convince high school students that
What is your message to nonmembers about why they should join WMA? The mission of WMA is to promote the general welfare of manufacturing, educate the public and support educational opportunities. What we want people to do is engage. We want employers to engage, we need employees of those manufacturing companies to engage and to help us. The benefits that you get out of that, in addition to the seven or eight tours (of manufacturing facilities) that we do every year, are networking with your peers, seeing best practices and the business programs we have at every tour. What has being a part of WMA taught you personally about manufacturing in Wichita? Probably the first thing is that, while we are the Air Capital of the World, there is a heck of a lot more than just aviation manufacturing here. Also, another thing that a lot of people don’t realize is that traditionally, Wichita and our area has been a Top 20 city for the number manufacturing jobs. While we have lost a lot of those jobs, as everybody realizes, today, we still have 18 percent of our workforce working in manufacturing. The national average for most cities is 8 percent. So we still have a major emphasis on manufacturing jobs, which is good, but we also have to support the diversity that the Greater Wichita Partnership is working on because we always want to have other opportunities. — Daniel McCoy
