Breathing New Life on the South Course

A word from the Club President Richard

Dear Members,

In this booklet, you will find an exciting initiative aimed at fixing and elevating our South Course to reclaim its championship status. This renovation is well overdue since the last renovation of the course was 24 years ago. We are honored to collaborate with Beau Welling Design (BWD), founded by Beau Welling, who brings a uniquely diverse and intellectually driven approach to golf course architecture. His impressive background is combined with over a decade of experience assisting Tom Fazio and Tiger Woods and designing courses around the world.

BWD’s partnership promises to breathe new life into our South Course, emphasizing authentic, strategic, and enjoyable golf experiences while honoring our course heritage. The primary goals of this

renovation are manifold. Our focus extends beyond infrastructure updates. They include:

• Enhanced course conditioning and consistency

• Improved tees that offer greater flexibility in terms of yardage and angles

• More strategic and interesting hole designs that reward thoughtful play

• Improved playability and forgiveness, especially for higher handicap players

• Addressing specific problem areas on individual holes such as awkward angles, overly penal hazards, and outdated design features

• Maintain the well-established challenge for low handicap players

By embarking on this renovation, we will enhance the enjoyment of your rounds and guest visits and elevate Hunters Run standing in the golf and private club industry. Having a second revitalized course at the Club will further enhance the club’s appeal to prospective buyers and positively influence property values in our community.

This ambitious project does not necessitate a new Capital Assessment for the South Course, as promised with the equity vote that relinquished Equity redemptions since November 2024. You can have all this at zero additional cost.

We ask for your support to start enjoying this magnificent course during the 2026-2027 season. Thank you.

BEAU WELLING DESIGNS

Beau Welling is the founder of Beau Welling Design (BWD), a uniquely diverse professional team based in Greenville, South Carolina and focused on intellectually-driven design.

Beau maintains an incredible passion and fervor for intellectual and creative pursuits, which can be evidenced in his diverse background. Beau earned a degree in physics from Brown University, where he was a member of the Brown University Bears golf team. Having a keen interest in golf course design, Beau also studied landscape architecture at the Rhode Island School of Design while also being afforded the opportunity to visit and play many “Golden Age” golf courses in the Northeast. He later attended Trinity College in Dublin, Ireland as a visiting scholar where he was exposed to links golf for the first time. Ultimately, he returned home to earn a master’s degree in International Business from the University of South Carolina.

Having begun his career as an investment banker, Beau was coaxed away from the world of finance by Tom Fazio, who initiated him into the golf world. Assisting Mr. Fazio for over a decade, Beau oversaw the design and completion of over 90 new and renovated golf courses, led the firm’s overall management and growth.

Drawing on his educational and professional experience, as well as an enthusiasm for a wide range of interests from network science and psychology to contemporary art and literature, Beau solidified his presence as a respected businessman, innovator, designer, and planner by establishing Beau Welling Design (BWD) in 2007. BWD serves as an arena where he can utilize his strengths and passions related to business, design, planning, and art in making impacts on the global community through the game of golf and thoughtful community placemaking.

Through Beau’s leadership, the BWD team brings authentic solutions to golf course design, master planning, and renovation projects around the world. Responsive and creative, BWD seeks to connect the history and spirit of place with golfers’ contemporary needs and wants. BWD offers a unique blend of technical, creative, and innovative expertise in service of a game that the team believes should be a fun and memorable experience for golfers of all skill levels. The common theme through all BWD projects is a focus on strategic, option-oriented golf that also maintains playability for all levels of golfers.

INFRASTRUCTURE AT HUNTERS RUN GREENS

• 23 Years Old

• 419 Bermuda Grass encroachment on TifEagle greens creates both visual and performance inconsistencies.

• These encroachment areas are often visible as patches with varying texture, density, and color, disrupting the smooth and consistent laving surface of the green.

• 17 Years Old

• Extensive damage to bunkers after a rain event, with severe washouts and exposing underlying soil.

• The displaced sand has accumulated at the base of the bunkers, leaving large areas of the faces devoid of sand resulting in significant contamination from exposed soil and debris.

INFRASTRUCTURE AT HUNTERS RUN IRRIGATION

• System is exhibiting recurring breaks. Frequent breaks no only disrupt water distribution but also lead to costly repairs, inefficiencies, and downtime.

• As irrigation systems age, materials degrade and become susceptible to damage from pressure fluctuations, environmental factors, and general wear and tear.

• Collapsing bulkhead along lake edges, showing signs of structural failure and erosion. The wooden bulkhead sections have shifted, cracked, or completely separated.

• Handicaps ranged from 6.8 to 28 with an overall average of 20.5.

• Majority play at least 3 times a week.

• Tees played most frequently are red tees.

• Higher handicaps tend to dislike south course because of difficulty but appreciate that it is their signature course.

• The group was apprehensive about hosting tournaments.

• Handicaps ranged from 2.0 to 17.0 with an overall average of 11.5.

• Tees played most frequently are White or Green/White.

FAQ’S

Q. Why do we need to renovate the South Course?

A. The South Course will be over 23 years old. The average age of a course to be replaced is 10-15 years. The course is past its lifespan, and a renovation would:

• Elevate the low-lying areas that flood with heavy rain.

• Add or repair existing drainage.

• Build and replace bulkheads to prevent erosion of lake banks, which will also improve the course aesthetics.

• Update irrigation system and infrastructure.

• Re-grass with Celebration Bermudagrass.

• Level, add, and enlarge the tees.

• Enlarge and shift greens for increased visibility from the fairway

• Re-shape and convert to Bunker Solutions with liners to all bunkers.

• Improve surface drainage and gain back lost surfaces on the greens.

• Increase strategy and variety throughout the golf round

Q. What will happen to the course if we don’t approve the project now?

A. Current challenges and problems will certainly magnify and continue to cost more the longer we wait. By delaying the renovation of the South course, we can expect increased costs due to material prices rising, potential delays, lack of contractors, and sod availability. Pricing has consistently risen by roughly 10-15% year over year.

Q. How long until we see issues with the course quality if we do not renovate in 2026?

A. Quality is already suffering on the South course. The erosion on the lake banks will only continue to worsen. The turf quality will deteriorate in the low-lying areas where the roots become waterlogged, which makes conditions unplayable. We will continue to lose our perimeters on greens and puddling in the low pockets will occur.

Q. How much will the project cost?

A. The total project cost is $18.388M but with a $0 capital assessment to the members because of last years approval vote on relinquishing Equity Transfer refunds.

Q. How long will the course be closed?

A. We cannot be exact because of unpredictable factors, but we will follow a similar timeline like the one with the East course. Construction will start in March 2026, which gives us an early start before typical rainy summers. If all goes as planned, our target reopening date is during the 2026-2027 Season.

Q. What impact will the renovation have on the annual budget for golf course maintenance?

A. The renovation and update to the golf courses infrastructure are expected to result in cost savings in maintenance and repairs.

Q. Will the renovation take into consideration players with disability permits who need easier access to the green?

A. Yes, this will be taken into consideration.

Q. Why is the South Course project more than the East Course renovation?

A. Several key factors contribute to the cost difference.

1. Larger Acreage - The South Course is 118 acres compared to the East Course’s 90 acres, which increases material, labor, and overall project costs.

2. Perimeter & Tree Mitigation – Extensive tree work, including removal, transplanting, and required mitigation per City of Boynton Beach regulations, was not needed on the EastCourse.

3. Irrigation & Pump Station – A dedicated pump station is being added to ensure reliable water access, along with mainline irrigation upgrades, which were not part of the East Course project.

4. Additional Structures – The project includes a comfort station, starter hut, maintenance storage, and the new pump house, adding to construction costs. East Course had no ancillary improvements.

5. Cart Paths – South Course requires full cart path replacement and new installations of missing cart paths, whereas the East Course only had partial repairs.

6. Bulkhead Work – More extensive bulkhead replacement is needed due to greater lake bank deterioration.

7. Bunker Construction – All bunkers will be replaced with Bunker Solutions for improved drainage and lining for longevity.

8. Inflation & Timing – Rising material, labor, and construction costs impact the budget since the East Course project was approved 2.5 years ago.

Q. How will we fund the project?

A. It is being funded by the elimination of Equity Redemption plus an increase in the annual capital assessment over time by $23 per month.

Q. Are we making significant changes to the layout?

A. The South Course consists of 118 acres of maintained turf. Beau Welling, the golf course architect, has made improvements that are reflected in the hole-by-hole analysis.

Q. Is it feasible to address issues separately? For example, bunkers, drainage, tee boxes, etc.

A. Addressing these items individually would dramatically increase the costs and delay play.

Q. How much will the project cost?

A. The total project cost is $18,388,000.

Q. How much will it cost me?

A. It will cost each member $0 because when members voted in favor of eliminating Equity Redemption, the vote was approved based on: No additional assessment for the South Golf Course renovation, North Golf Course renovation and Golf Course Maintenance facility master plan.

Q. When will we know the results of the vote?

A. A Special Meeting of the Members to announce the vote results will take place on Monday, April 28, 2025.
