HRP Development 2024 Spotlight

Hawthorne at the Mill, our most recent completed new development, is centrally located in Myrtle Beach, SC right off Carolina Forest Blvd and Hwy 17.

This community is ideally located within a 15-minute drive to downtown Myrtle Beach and walking distance to shopping, restaurants and entertainment, including an adjacent newly constructed Publix-anchored shopping center. Hawthorne at the Mill features a modern, coastalinspired exterior design with two mid-rise style buildings and 9 carriage style buildings. At 290 total units, the interior homes feature three custom-finish color schemes. Each home includes either granite or quartz countertops, 9+ foot ceilings, energy-star stainless-steel appliances, open-concept floorplans, and a washer and dryer.

Hawthorne at the Mill’s luxury amenity package includes multiple outdoor entertainment spaces like their saltwater swimming pool, poolside cabana, pickleball courts, bocce ball court, leash-free bark park with agility equipment, soft surface playground, EV charging stations, tranquil courtyards, sports simulator, fitness studio, yoga and meditation room, cyber-café, and co-working lounge.

The first residents were welcomed to Hawthorne at the Mill in January 2024 and all buildings were completed by Summer 2024. The community is currently at 71% occupied and 77% leased.

Are You Prepared?

Emergency Supply Kit

Over the past couple of years, we have started to see an increase in utility outages and property damage. These sometimes come as an outcome of a hurricane, summer storm, snow/ice, tornado, or a failure from a utility provider. Regardless of the source or location, we should always be prepared. The Emergency Supply Kit outlined in the Emergency Procedures Manual is a great way to be prepared for any event. The list below contains all recommended items needed to assist during an emergency. With RM approval, teams can also expand on the contents of the kit to best serve their community.

• Fully charged digital camera with extra batteries

• Copy of Emergency Procedures

• One ream of bright yellow paper

• First aid kit

• Duct tape and electrical tape

• Pushpins

• Battery operated flashlight with extra batteries

• Battery operated weather radio or AM/FM radio with extra batteries

• Plastic garbage bags- extra-large, black

• Plastic sheeting/tarps

• Several sheets of plywood

• Black and red markers

• Caution tape

• Hammer and nails

• Rope

• Glow sticks

In the event items are needed from the emergency kit, it’s recommended to stock all spent materials at the earliest convenience. CMs/RMs ask your teams – Do we have an Emergency Supply Kit? If not, please consult the Emergency Procedures binder and with your RSD.

What do you love most about HRP?

HRP truly does care about the growth and development of their team members. I have seen so many team members start with Hawthorne and grow within the company!

What do you do outside of Hawthorne?

I play trivia and pickleball every week with a big group of friends as well as try and stay active at the gym. I am also a big binge watcher of the same movies and tv shows over and over again until I basically memorize the lines. Besides that, I am a big traveler so you can find me planning my next trip whether that be a weekend adventure or a big oversees excursion.

If you had 3 wishes, what would they be?

1. Being able to teleport. We spend so much time commuting it would be great to just snap your fingers and be at your destination.

2. Open and honest communication. Most conflict comes from miscommunication or misunderstanding so for everyone to be able to communicate without these barriers would help solve so many issues around the world.

3. That my dogs would not ask to go out the second I open an eyeball in the morning.

So I moved to Houston in May and needed an apartment fast. Rey Guatzin worked with me and my family to help situate me. Recently, I needed a bigger place, but my family and I agreed that leaving here wasn’t an option. Rey and the rest of the team made the transfer happen so smoothly. The entire staff is so welcoming, and they continue to take care of all of your needs/issues no matter how long you’ve been here. Absolutely phenomenal apartment living. We’ve been at Hawthorne since it opened and cannot say enough great things about this community. The apartments themselves are modern and well laid out. The property is beautiful and constantly being upgraded (bocce ball + pickle ball courts, car wash station, community garden, charging if you have an electric vehicle, and a grill station at the pool). Both the administrative and maintenance teams are lovely to work with. You can count on them to follow through quickly with any requests or help you may need. A special shout out to Brittany and Gabriel for their excellent work in maintaining such a lovely community! If you’re looking for a short or long term place to call home, this is your place.

I took a tour of UHill last weekend and all I can say is WOW! This place is different - in so many good ways. There is art everywhere. Huge murals, funky furniture, and beautiful colors. The design of this complex makes so much sense too - you can tell it was designed with intention. Multiple spacious common areas that have a private feel. Huge apartments with big windows and closets, with beautiful appliances and finishes. There are SO many places you can walk to - a coffee shop, salad place, cute little gift shop, brewery, and more. And Target is right around the corner. There’s also a dog wash station, pool area with wood fired pizza ovens, even a plant nursery! The staff was super friendly (shout out to Mary who is the sweetest) and everyone we passed in the hallways smiled and said hello. I love where I live but this was the first place that made me think I could move and be even happier there. If you’re considering the Durham area, you really should check out this masterpiece of a complex.

I can’t say enough good things about my time at Hawthorne at Haywood! From the moment I stepped into the community, I was captivated by the beautiful landscaping and inviting atmosphere. The apartments are spacious, modern, and filled with natural light, making them feel like a true sanctuary. What truly sets this place apart are the amazing team members, Kara, the Community Manager, and Lee, the leasing agent. Kara’s dedication to creating a welcoming community is evident; she goes above and beyond to ensure residents feel at home. Lee is equally impressive, providing exceptional support throughout the leasing process. Her professionalism and attentiveness made my experience seamless and enjoyable. The amenities are fantastic, with a resort-style pool and a well-equipped fitness center that cater to all needs. Plus, the sense of community is strong, thanks to regular events and activities that bring neighbors together. Hawthorne at Haywood is perfectly located near shopping and dining, adding to its appeal. If you’re looking for a vibrant, luxurious place to live, I wholeheartedly recommend Hawthorne at Haywood—and don’t forget to ask for Kara and Lee! They truly make all the difference.

Leasing and Live It Specialist, Katia Monroe, received a call from a resident letting her know they saw someone fall on the walking trail surrounding the community. Katia immediately jumped into action and raced back to the wooded area to locate the resident. The resident had fallen and injured herself with her pup in her hands. Katia was able to get her up and moving and the pup back home while the resident was taken to the hospital.

Due to her quick action, this resident was able to get medical attention promptly. After the incident, Katia even set a reminder in her email to check in on the resident before the end of the week and she sent get well flowers. Katiathank you for your quick thinking and action.

“While working with my new connectors, I have noticed that all company computers are defaulting to Microsoft Edge as the default browser. Because of this, the new hires don’t have access to the Yardi Help Widget since it only works in Google Chrome. Is it possible to make a change in IT to make Google Chrome the default browser for all company computers?”

We have adjusted our policy to have Google Chrome as the default browser in lieu of Microsoft Edge.

Hiring Top Talent for Your Resident Services Team

At Hawthorne, we all know that our Resident Services Teams are the Unsung Heroes of our communities. But let’s face it, finding great Technicians & Supervisors who possess both the technical skills needed for the role and the aptitude to ‘Live It’ for our residents can sometimes feel like searching for a needle in a haystack. Fear not! We’ve compiled common questions received by your Talent Specialists to help you quickly find and hire your next Hawthorne Hero!

What level of Technician do I need for my community?

• RST1: No previous experience required. RST1s assist with keeping common areas pristine and help with apartment turns.

• RST2: Needed at most communities, RST2s come with HVAC, plumbing, and appliance experience, and hold required certifications.

• RST3: Often an internal promotion from RST2, RST3s have completed their career path. Posting or hiring externally for an RST3 is only recommended in unique circumstances.

The resumes I’m receiving don’t clearly show candidates’ skill sets. How can I determine if they have the necessary experience for the role?

We recommend calling your top 5 applicants for a short 5–10-minute phone screen. Many of our best Resident Services candidates come from skilled trades backgrounds and may have more experience than what is reflected on their resume. A quick phone call can reveal additional experience that wasn’t captured on paper.

What questions should I ask a candidate to assess their skills, abilities, or knowledge?

Here are some helpful interview questions:

• RST2 & RST3: What do you enjoy most about HVAC, plumbing, and electrical work?

• Red: 24 Volt or Power

• Blue: Common

• Yellow: Compressor, Condenser, or Outdoor Unit

• Green: Indoor Fan Motor

• Black: Emergency Heat Strips

• All Technicians and Supervisors: Tell me about a time you had a conflict at work. How did you handle it?

How to Rediscover Your Inspiration at Work

Create your own positive moments.

Don’t wait for positivity to strike. When you aren’t feeling inspired, it’s normal to feel stuck. But inaction is your enemy in this effort. Inspiration doesn’t just happen while we’re at our desks returning emails. Don’t wait for a flash of insight to strike before making any changes. The field of cognitive behavioral therapy shows that our behavior affects how we think and feel. When we do different things, we feel different feelings.

Develop an inspiration routine.

[..] It’s natural to move out of learning mode. But researchers have found that when people believe that they’re experts they become more close minded, a concept termed earned dogmatism. We’re most likely to get, and stay inspired, when we have fresh experiences and information that can trigger insights.

There are lots of ways to gather these – take a class, read a book, attend professional gatherings, travel. It’s best to pick one that works for you and then structure your time to integrate these actions into your routine. Bill Gates was known for having a twice yearly think week, spending full weeks away from his office, reading and mapping new ideas. For most professionals, this isn’t possible but devoting even a couple hours a week to perspective-expanding activities will help you stay engaged and interested.

Find new friends.

The people we spend time with affect our energy and our mood. They also tend to reinforce our beliefs. We can easily get into a situation where we speak to the same people about similar topics, week in, week out.

Get out and meet new people. Make a concerted effort to find thought partners and guides who are doing different things from you. Role models are inspirational because they allow us to learn vicariously through their experiences. They stimulate new ideas and provide a glimpse into the future.

These aren’t just actions to take when you’re in a slump. It’s important to keep them up even when you’re feeling inspired so you can stay that way.

Inspiration doesn’t have to feel elusive. It’s in your capacity to increase your opportunities for new insights and ideas. As Jack London said: “Don’t loaf and invite inspiration; light out after it with a club, and if you don’t get it, you will nonetheless get something that looks remarkably like it.”
