She loves Poole, as we do, and her enthusiasm and great customer service skills will make her a real asset to the business”. The government has now confirmed the 1st June 2019 as the date for the tenant fee ban to come into force, Gemma from Churchfield talks to us about the imapcts of this. “I have been associated with the residential rental market for some 12 years and I find it surprising not to be hearing and reading more on how this massive change is going to affect landlords. “The ‘Tenant Fees Bill’ was given the royal assent on 12th February 2019, passing into law as the Tenant Fee Act 2019, and enforceable for any tenancies entered into on, or after the 1st June 2019. As a result, from the 1st June 2019 letting agents and landlords will no longer be able to charge tenants any upfront fees. This includes referencing costs, inventory & check out charges. The only permitted payments chargeable to the tenant will be the rent, utilities and a 5 week damages deposit. “As there are upfront costs incurred with referencing, inventory and check out reports, letting agents should be preparing their landlords for this dramatic upcoming change. This includes making all landlords aware of what additional costs they will inevitably be picking up as a result of the fee ban. “With over 150 lettings legislations to adhere to, and more to follow with the Homes (Fitness for Human Habitation) Act 2018, along with Mandatory Electrical Safety Checks, it’s vital that landlords are fully up to speed on these major industry changes, or work with a letting agent who is! “If you are a Landlord or Tenant and unsure on what the ‘Tenant Fee Act 2019’ will mean to you, or need guidance on keeping up with and understanding new and current lettings legislations contact me, Gemma Hayward ARLA Qualified (Associate partner) at Churchfield on 01202 779911 – gemma.hayward@churchfield.uk.com and I will be pleased to answer your questions.”
