Terry Wise & Associates (TWA) is at the helm of a significant project, overseeing the development of a 450-lot subdivision and a 5-acre commercial area to address the pressing demand for single-family homes and townhouses. This comprehensive endeavor involves navigating rezoning, securing preliminary and final plat approvals, obtaining engineering approvals, and collaborating on environmental remediation with the State Department of Ecology. TWA leads a diverse development team, including land use attorneys, traffic engineers, civil engineers, environmental consultants, contractors, and a national builder. The collaboration involves coordinating a 2-mile public sewer extension, featuring a shared cost agreement with other developers along the extension corridor to alleviate our client's sewer extension expenses. The project also encompasses offsite road and intersection enhancements, as well as the implementation of a 2-lane roundabout on a State highway. Negotiations involve reimbursement agreements with the county to offset sewer extension costs and offsite street and intersection improvements. Agreements with the Washington State Department of Transportation (WSDOT) optimize cost efficiency for the roundabout, while shared cost savings agreements with the builder ensure our client benefits from savings related to both sewer and traffic offsite improvements.
With final plat approval on the horizon, we are ready to embark on a slated commercial development, envisioned as a 3-story mini-storage facility. This phase may necessitate a partnership agreement, including a buy/sell agreement. The proposed commercial development will also integrate a national healthcare facility and a drive-thru restaurant, adding further complexity and impact to the project's scope.
