Additionally, we offer project management services for both commercial and industrial developments.

With decades of experience navigating the legal landscape, our firm oversees a variety of land use applications. We are also recognized by the courts as expert witnesses. Beyond our strategic approach, we actively engage in shaping local land use policies through political and community involvement.

We believe in rewarding your hard work and dedication. When you join Terry Wise & Associates, you can expect:

Fair Commission Splits: We offer competitive commission splits that allow you to maximize your earnings while enjoying the benefits of our support and resources.

Minimal Fees: Unlike big-box brokerage firms that burden their agents with high fees, we keep costs low, often charging less than half of what others do.

More Opportunity, Less Overhead: With our fair splits and minimal fees, you'll have more resources at your disposal to invest in your business and seize even more opportunities.

The Numbers: We value transparency and all of our brokers have the same split. Here is everything you need to know about our commission structure: Commission on Agent Generated Sales Our agents are entitled to 75% of all commissions generated from transactions closed in which they are the listing or selling broker, less all direct expenses to Firm until they have paid their cap.

Annual Cap Every agent at our brokerage will contribute up to a maximum of $13,500 per year towards company dollar (cap).

Cap will reset every year on the anniversary date of joining the Firm. Once annual cap has been paid our agents keep 100% of the commission less transaction fees.

Transaction Fees and Other Splits B&O tax will be collected and paid on your behalf on all transactions at the current Washington State B&O rate: 1.75% Errors and ommissions insurance is paid for on each transaction at a rate of $150 per broker per transaction.

There is a file review fee of $90 per broker per transaction.

Leads and clients given to our agents by the brokerage will be at a different split and will not contribute towards your cap.

Other Expenses We do not have a tech fee, a royalty fee or any other additional costs associated with hanging your license here.

Experience, Expertise and Dedication Terry Wise: Terry started his real estate career in 1985 and has since closed over 2,300 transactions. His practice is personal in its approach and unique in its diversity, helping clients buy and sell homes, raw and developed land, commercial buildings, restaurants, ranches and golf courses. Terry brings his experience in construction, contractual law, and land use to every transaction, and has trained many of the top real estate professionals in the South Sound market.

Dr. Philip Lindholm: Philip is a broker and executive with a broad history in commercial and residential sales. Philip achieved 3 masters and a PHD from Oxford University and has advised clients as large as the BBC and ITV. Cat Larrow: Cat is a seasoned real estate broker with over 10 years of industry expertise, including five years as a managing broker. Cat specializes in rural property and vacant land sales and has sold and overseen hundreds of successful transactions.

Alysia Owlsym: Alysia is a dynamic and highly adaptable professional with almost a decade of experience managing office operations, personnel, and critical projects to ensure efficient workflow.

3. Onboarding Package: You'll receive an online link to your onboarding package that will guide you through the process of joining our brokerage.

4. Access to Resources: After completing onboarding, we'll help coordinate your access to our marketing collateral, business card templates, sign templates, and other essential resources.
