The project focuses on converting a previously used industrial pier into a thermal bath house with swimming and health care facilities. Alongside the regeneration of the pier, the project will expand the Hudson River Park including the formation of a beach, that is part of a large biodiverse environment, where a series of islands, that over time allow biodiversity to flourish.

Pier 76 was historically used for industry, manufacturing and shipping during WWII and as a military embankment point. The piers across the western waterfront fell into decay as air travel and trucking began to replace shipping and rail as the main mode of commercial transportation.

The piers along the western waterfront are either a part of the Hudson river park or are in the plans to be integrated into the park. Pier 76 is currently home to the NYPD tow pound.

EXISTING CONDITIONS - JAVITS CENTRE

THE GREEN ROOF The vegetative mats for the Javits green roof include 14 different varieties of sedum. Greater plant variety than in other lightweight green roof systems promotes diversity and sustainability.

WATER COLLECTION The Javits’ green roof contributes to improved water quality in the Hudson river. It is calculated that the green roof prevents approximately 6.8 Million gallons of runoff per year (25740 m³) with 77% of the water retained.

THE JAVITS CENTRE SOLAR 4,000 Solar panels on the roof of the Javits will be the city’s biggest rooftop solar project to date, providing 1.4 Megawatts of electricity (1400 kwh). Enough to power an average of 5 blocks.

New York city’s largest venue for conventions, trade shows and special events. The Javits Centre hosts over 150 events annually with an average attendance of 2.5 Million per year.

HONEY BEES Honeybee hives were installed on the south part of the Javits Centre green roof. Because honey bees will travel two to three miles to forage, it is assumed that they are feeding from the green roof, in addition to the nearby High Line and Hudson River Park.

ENERGY (KWh per m2) 1 - 90 90 - 170 BIRDS The green roof has become a habitat for 27 bird species and five bat species, serving as a wildlife oasis in an environment dominated by concrete and steel. Canada geese, American kestrels, herring gulls, great black-backed gulls, rock pigeons, mourning doves, fish crows, barn swallows, northern mocking birds, European swallows and house swallows have all been spotted around the 6.75- Acre centre.

THE HUDSON RIVER PARK

Hudson river park is a 550-acre public park that runs along four+ miles of waterfront on the west side of Manhattan. The park’s recreational piers, distinctive upland areas and protected estuarine sanctuary provide millions of New Yorkers and visitors from with a profound connection to the Hudson river.

Pier 76 is part of the four mile Hudson river park, however in this area the park mainly serves as a paved bike and pedestrian pathway, with little dedicated open space.

HUDSON RIVER Sustainability and resiliency of the pier is important. Aspects that have to be integrated into the pier’s development. The pier itself sits on a tidal wave chart of 0.5m - 1.5m.

Readings provided by the national oceanic and atmospheric administration shows that the pier could potentially be exposed to flooding at least 2 times a year. It also has a 1% chance of facing a 1 meter sea level rise by 2030.

THE HIGH LINE The High Line is a 1.45-Mile-long elevated linear park, green way and rail trail created on a former New York central railroad spur on the west side of Manhattan.

The High Line runs adjacent to other elements of the urban fabric within the study area, such as the Hudson River Park, the Javits Centre, the 9a Highway. Both the Hudson River and the pier are clear vistas from the High Line.

PRESENT - A SECOND LIFE

There is currently a proposal to extend the High Line in 2 phases. Phase 1 east connection being a new connection point to Penn Station, situated North East of the Javits Centre. Phase 2 north connection will see and expansion into Pier 76.

9A HIGHWAY The 9a highway also known as the west side highway is a 5.42 Mile long route, part of the new York state 9a route. The highway which is a six to eight lane urban is an extremely busy route which provides main road access to Hoboken and new jersey. The highway is situated between the pier and javits centre and runs besides the linear park.

Unsurprisingly, this route experiences large traffic congestion which means a high level of sound pollution with the area.

Various types of vegetation that are considered for the habitual islands. These also play a role in filtering the water in controlled environments and also allow a level of flood protection.

URBAN FRAMEWORK FRAMEWORK 2 - Oyster Reefs

It is estimated that trillions of oysters once surrounded New York City, filtering bacteria and acting as a natural buffer against storm surges. Oysters are unusual mollusks in that they build up structures in three dimensions, constructing underwater architecture layer by layer. The result is massive, complex reef structures, a bit like coral reefs.

Oyster reefs once covered over 220,000 acres in Hudson River estuary and sometimes grew as high as 20 feet tall. Like coral reefs, they cut down on coastal erosion and provided habitats for all different kinds of fish. The city was forced to put a stop to oystering, and New York closed its last remaining bed, off the southern edge of Staten Island, in 1927. Water quality continued to deteriorate until oysters could no longer survive. By the middle of the 20th century, New York’s worldfamous oysters were all but gone, leaving the sea bottom barren and the city exposed.

The oyster reef and oysters not only just provided great coastal defence but also provided a natural order of water filtration. New York has passed a bill that stops dumping into the Hudson and over the years The Hudson has returned to a state where oysters can now be farmed. All they needed is a firm ground to attach to and grow.

The proposed framework will allow the oysters and environment to attach and grow. In order for an oyster reef to develop, oysters need to attach and stay off the bottom of the river bed. The islands will allow this attachment and will provide the oysters a suitable environment to grow over the years. A oyster reef requires 3-5 years to develop.

The Hudson River Park does not link through the site and is under consideration for expansion by the municipality of New York. A framework proposal to allow the Hudson Linear Park to not only run linear to the site, but to provide a different experience unlike the rest of the park and allowing it to link with the previous framework and provide access to the islands for users.

Old v New 1 - 50% of existing facade and 70% of existing shutters retained.

Varying Water Conditions 1 - Beach swimming zone, filtered using natural and mechanical filtration.

Circulation Public circulation linking path from within the Pier, the shoreline and the Hudson River Park.

Skylights are climate controlled which open and closed based on the temperature of the pool and thermal programmes. During the winter, a minimal amount of skylights operate with the majority in operation during closing hours to cool the building.

Environmental - Extensive roof to reduce the thermal build up of the building from the constant sunlight.

Environmental - Water harvesting and recycling, with overflow water begin drained and used as grey water for public toilets.
