Dear readers, Welcome to the November issue of High Rise Life magazine. As Miuccia Prada famously said, "What you wear is how you present yourself to the world, especially today, when human contacts are so quick. Fashion is instant language." Our fashion issue celebrates individual style and the endless inspiration found in design, fashion and the personal stories of those we admire. We turned to our cover star Umar Kamani, British E-tailer and CEO of PrettyLittleThing for some fall fashion inspiration.

This month we mark our three-year anniversary. It makes me proud to say, I'm just as passionate about our mission today as I was when I first started. Today we express our gratitude to our team of talented writers, collaborators, photographers, our wonderfully supportive advertisers and our sales team who make sure their marketing needs are well catered and most of all we want to thank you our readers for your continued support. Enjoy this issue and the blessings this season brings. Cheers!

D-ZYN CORNER Stage This Interior Design Written by Carol Townsend, A.S.I.D. Interior Designer

My favorite time of the year is upon us. So, what whimsical look do you want to create for your holiday home? Do you want it to be elegant traditional with greens, reds and golds? Contemporary sparkle in purples, blues and fuscias? It’s your home, your vision and let the season begin. I love each and every idea or concept I’ve ever helped my customer realize for their home. Sometimes they don’t know how to verbalize their wants but in the end we have not only gained a spectacular display for the holidays, but I’ve gained a friend as well. I think the first time I was introduced to a purple, blue and fuscia dreamscape I was finishing up draping a customer’s windows. She was hauling in boxes of decorations for me to work with. She had paper mâché parrot, cockatoos and Macaws painted and glitzed up in her favorite colors for the season. She had found them in a little shop down across the border and from there we went on a magical, colorful journey. Maybe not everyone’s taste but remember my motto —it’s not what I want but what the customer wants. Another client loved birds. Of course, that never came out in the original interviews I did to establish a theme, but miraculously when I was placing small birdcages with different birds scattered throughout the tree, on the mantle and down the center of their very long dining room table, his wife got misty eyed and asked how I knew her husband loved the idea of winter birds and berries laced throughout their home. I had decided that their windows were under-dressed, so I took a cue from the colors I was using and draped them with yards and yards of watered silk. When it was time to dismantle everything after the holidays they paid me for the time and materials to leave the dramatic draping in place. Like white, navy blue and silver? I just spied some white willow like trees that are pre-lit with white LED lights that I can picture being placed in a grouping, in front of a huge window area, and dancing on mirrors. Then the blue and silver can be worked into a white flocked tree, the tree skirt and beyond. Remember, it’s the holidays. Share your unique style with your family and friends.

November 2019

Work your theme throughout your home. The dining room table can become a showcase. Your patio looking out onto the city below can sparkle and welcome guests into your beautiful space. We look forward to the holidays with our friends, show them how happy you are in your special home —Decorate! Let the outside in and the inside out. We live in an area where we have fairly nice climates. Yes, it might get a bit chilly and outside warmer towers can handle that. Also, let your food reflect your joyous time with your friends. Sparkling champagne served in silver and blue crystal. Moscow Mules served in copper mugs is the norm —why be normal? Serve them in silver mugs or gold mugs, have a wonderful time whatever you do. If you are embarking on a project, large or small, consider your many options. Don’t let the project overwhelm you. A professional can make the project easier, freeing up your time and helping you make your decision making process fun rather than stressful. If you are worried about cost, that becomes part of the plan. I’ve said this before but working with a professional can save you time and money. Let them do the hard work so you can enjoy the time with those you love. Wishing you many happy hours with your holiday peopled with those you want to hold close. Take advantage of this season of peace. Happy Holidays! Carol S. Porsche adds the Taycan 4S to the Electric Family

Photos Courtesy of Porsche Cars North America, Inc.

I

t was only in September that the new electric sports car from Porsche celebrated its high-profile premier on three continents simultaneously. Now, the company is presenting the third version of the sport sedan—the Taycan 4S.

The new model is available with two battery sizes; the standard Performance Battery delivers up to 522 hp (390 kW) and the optional Performance Battery Plus, up to 563 hp (420 kW). Following the Taycan Turbo S and the Taycan Turbo, the Taycan 4S is therefore the new model in the series. The single-layer Performance Battery with a total capacity of 79.2 kWh comes as standard. The two-layer Performance Battery Plus from the Taycan Turbo S and Taycan Turbo with a capacity of 93.4 kWh is available as an option. In both variants, the Taycan 4S accelerates from a standing start to 60 mph in as little as 3.8 seconds. The top track speed is 155 mph in both cases. The US EPA range estimates will be available before point of sale.

20

Innovative powertrain and dynamic performance Breathtaking acceleration and tractive power typical of sports cars as well as outstanding continuously available performance – the new Taycan 4S draws on the strengths of the Taycan Turbo and Turbo S. The rotor of the permanently excited synchronous motor on the rear axle has a length of 130 millimeters, 80 millimeters shorter than the rotor on the Taycan Turbo S and Taycan Turbo resulting in more compact packaging and reduced weight. The pulse-controlled inverter used on the front axle in the Taycan 4S operates with up to 300 amps, and the inverter on the rear axle with up to 600 amps, further connecting it to the Taycan Turbo. With two permanently excited synchronous motors on the front and rear axles—in other words all-wheel drive—as well as a two-speed transmission on the rear axle, the drive architecture comprises the same main technical highlights as the rest of the Taycan family. The same also applies to the intelligent charging management and exemplary aerodynamics. With a cd value www.HighRiseLife.com

from 0.22, the aerodynamics make a significant contribution to reducing energy consumption. The innovative exterior design with Porsche DNA is also typical for the Taycan, as is the unique interior design with its upright dash and sloping center console.

Centrally networked chassis systems Porsche uses a centrally networked control system for the Taycan chassis. The integrated Porsche 4D Chassis Control analyzes and synchronizes all chassis systems in real time. As standard, the Taycan 4S features adaptive air suspension with three-chamber technology including electronic damper control PASM (Porsche Active Suspension Management). The Taycan 4S has six-piston fixed-calipers in red on the front axle and four-piston calipers in red on the rear axle, with internally vented cast iron brake rotors. The brake rotor diameters are 360 millimeters for the front wheels and 358 millimeters on the rear wheels. Regenerative braking performance remains high: maximum regenerative force is 0.39 g, with recuperation of up to 265 kWh.

Charging Taycan drivers in the U.S. can stay charged up thanks to a three-pronged infrastructure strategy: free 30-minute charging sessions for three years at Electrify America sites nationwide, DC fast chargers at Porsche dealerships, and home charging to start every day with a charged battery. In the U.S., Porsche customers can go to www.amazon.com/porschecharging for convenient installation of a 240V home charging plug or charging device. Answer a few simple questions for a price quote, then schedule a vetted and licensed electrician online. When plugged into an 800-volt high-speed DC charging station, the maximum charging capacity (peak) is 225 kW for the Performance Battery or 270 kW for the Performance Battery Plus. With either battery, and under ideal circumstances, charging from 5% to 80% state of charge can occur in as little as 22.5 minutes. Standard 400-volt high speed DC charging occurs at 50 kW, and an optional Booster increases the charge speed to 150 kW. AC charging can be done at any J1772 compatible charging station or at home, with the included charger. November 2019

Porsche DNA Distinguishing features of the Taycan 4S compared with the Turbo and Turbo S include the aerodynamically optimized 19-inch Taycan S Aero wheels and brake calipers painted in red, typical of Porsche’s two-door sports cars. The front fascia with new geometry, side skirts and rear diffuser in black ensure further visual differentiation. LED headlights including Porsche Dynamic Light System Plus (PDLS Plus) are equipped as standard.

Unique interior design with a wide display band With the Taycan, Porsche offers an entirely leather-free interior for the first time. Interiors made from innovative recycled materials underscore the sustainable concept of the electric sports car. As standard, the Taycan 4S comes with a partial leather interior as well as front comfort seats with eight-way electrical adjustment and driver memory. Other standard equipment includes comfort access keyless entry and ambient interior lighting. The Taycan 4S can be ordered immediately and is scheduled to arrive in US dealer-ships in spring 2020. Prices in the US start at $103,800 for the Taycan 4S with the Performance Battery, and $110,380 for the Taycan 4S equipped with the Performance Battery Plus. The Taycan Turbo starts at $150,900, and the Taycan Turbo S starts at $185,000, all excluding $1,350 for processing, delivery and handling.

British E-tailer

PrettyLittleThing

CEO UMAR KAMANI is Trendsetting Hollywood Written by Selcen Kavruklar Editor-in-chief Photos by David Park Umar Kamani, the English fashion retailer, followed in the footsteps of his fashion entrepreneur father Mahmud Kamani, when he cofounded the hugely successful fashion brand PrettyLittleThing with his brother Adam in 2012. The Kamani brothers were inspired to found their company after witnessing the success of their father, Mahmud Kamani's fashion firm, Boohoo.com. The peony-pink themed fashion brand known for its celebrity-inspired fashion trends and attractive pricing has undergone rapid rise and has become a huge social media sensation with over 11 million followers on Instagram since its inauguration and has collaborated with famous faces like Jennifer Lopez and Kourtney Kardashian. In 2016, PrettylittleThing opened an office and lounge on Melrose Avenue, complete with a photo studio and glam bar, to host Hollywood stars and influencers. The launch party was hosted by Kylie Jenner. The same year it was acquired by Boohoo.com, cofounded by his father Mahmud. PrettyLittleThing’s success can be credited to Umar Kamani’s innate understanding of the target customer trends and behavior of emerging social media platforms. Here is what the fashion e-tailer had to say in our exclusive interview.

Q: Can you tell us a little about yourself and how you got started in fashion industry? My name is Umar Kamani and I’m the CEO of PrettyLittleThing. I got started in the fashion industry about 10 years ago. I came from a family of fashion, stemming from my grandfather, to my dad and now to myself. I’ve loved fashion from a young age and fashion was always something that meant so much to me. It allowed me to create a personality and character within myself and filled me with confidence. It’s something that always made me feel very special and like a superstar when I’d wear certain costumes or outfits. I got started in the fashion industry when I came out of university. I played around with it for a while and started to find my feet and that’s how PrettyLittleThing started. It started as an accessories business but quickly fashion took over and it became a whole fashion and lifestyle brand. Q: What do you love most about fashion? The thing I love most about fashion is the way the clothes you wear can create a character. In the past, my weight has fluctuated, and I’ve not always been in good shape and no matter what condition I’m in as a person, whether I’m on a high or low, fashion always makes me feel great. I can always put on outfits that make me feel great and that’s really what I love about fashion. It fills you with confidence if you wear the right things and things that you like. I think fashion allows you to be as expressive as your personality and allows you to express yourself in a way that not many things can. Q: How would you describe your personal style? My personal style is so versatile. I really dress to my personality and mood for the day. Some days I feel like dressing down and wearing tracksuits or gym clothes if I’m going to the gym. If I’m going to an event, I want to sharpen up in a suit. I love dressing up and dressing down.

November 2019

27

Q: Were you influenced by any fashion designers growing up? I’ve been influenced by some many things and so many people. I’ve never been influenced too much by designers, but I’m influenced and inspired by regular people if I like the way they dress. I just take an obsession to the way people dress and I really find it inspiring. There are so many people who have influenced me on this journey without even knowing it. Q: What are some fashion trends we should look out for this fall? Winter is my favorite time of the year when it comes to fashion because I like layering up. I like wearing big, chunky coats and heavy product. Shearling is my favorite. In terms of trends I’ve been seeing, I like a lot of deep blues this season and the layering has been great. Winter is always very much the same with a little bit of a twist. It’s just a great time of year to dress up. Q: What is one of your favorite pieces from your latest collection? We drop so many collections every week so it’s hard for me to give an individual piece that I favor. What we do best are evening dresses. We are a brand that tries to make people feel very sexy, special and great for the evening.

Q: Any interesting developments or upcoming news you would like to share with us? Our Little Mix collection, arguably the biggest girl band in the world right now, just dropped. That’s a collection I’ve wanted to do for over 5 years, and I have a great relationship with Little Mix. I like what they represent and the diversity within the girls. They all have individual style and they showcase it in such a collaborative way. As a brand, there’s not really many people in the world that can show so much variation of style in such a relatable way. I’m hoping the collection relates to a very wide audience and the price point is so affordable that we want everyone to be able to dress in PrettyLittleThing and feel that it’s accessible to them. We’re super excited about it. For more information or to shop the collection, visit www.prettylittlething.us.

or the past 14 years, the Kemper Freeman family and The Bellevue Collection host the annual Fashion Week at The Bellevue Collection to bring the community together through fashion and fundraising, donating more than $1 million from all ticketed events. And 2019 was no different with Posh Party Trend Show and The Collective Runway Show raising more than $110,000 for two deserving local non-profit organizations, Ben's Fund and Bellevue LifeSpring. Posh Party Trend Show raised $45,000 for Bellevue LifeSpring, one of the longest-running, non-profits in Bellevue and an organization dedicated to helping improve the lives of local children and families. Bellevue LifeSpring will utilize the funds to provide food, clothes and educational opportunities to its recipients. The Collective Runway Show raised $66,000 for Ben's Fund whose mission is to provide support to children and young adults with autism. Through the distribution of grants, Washington families receive financial assistance and guidance, thus easing some of the financial strain associated with autism.

"Fashion Week is our opportunity to showcase fall trends now available at The Bellevue Collection through our captivating runway shows, all while giving back to our community," said VP of Marketing for The Bellevue Collection, Jennifer Leavitt. Young Paris and Eugenia Kuzmina from Hollywood leads the

Emerging designers from around the world gather at New York Fashion Week

S

pectators wowed as they saw FORTUNA Tokyo's 2020 Spring Summer collection presented on the runway during the New York Fashion Week on September 6th, 2019. Fashionistas from around the world gathered in Manhattan for the New York Fashion Week, which occurred from September 6th to 11th, 2019. Young Paris, a model and artist from Roc Nation Act, kicked off FORTUNA Tokyo presentation, the top batter for Flying Solo's fashion show that took place at Pier 59 Studios.

FORTUNA Tokyo at New York Fashion Week Marking his runway debut, Young Paris sported a samurai inspired look from FORTUNA Tokyo. The crowd gasped with excitement as he pulled out the samurai sword swiftly. Following him was actress and model Eugenia Kuzmina, who

32

made appearances in Hollywood movies such as "Elysium" or "Dirty Grandpa" walked wearing a samurai kabuto. The new collection "Samurai History" opened and closed with a Japanese sword carried out by samurai models. For each piece, Kyoto's Nishijin Kimono Textile and Tango Chirimen is incorporated, giving contemporary look of samurai history. FORTUNA Tokyo took the audience on a ride back to the ancient times of Japan from the 8th to the 18th century, where Samurai's and sword fighting's dominated the Japanese society. With celebrities such as Gigi Hadid, Cardi B, and Natalie Portman as clients, Flying Solo has certainly breathed in a new air to the industry by assembling emerging designers from around the world.

www.HighRiseLife.com

A little-known fact, Flying Solo approached FORTUNA Tokyo a month before the actual show to present their newest collection. Curious of how the brand managed to prepare such a mesmerizing collection within the strict time limit, we interviewed Akiko Koba, the Creative Director of FORTUNA Tokyo, to hear how it all went down. Designer Akiko Koba said, "FORTUNA Tokyo's brand mission is to raise awareness and preserve traditional Japanese craftsmanship by spreading it to the world through fashion. In New York, there are many people who challenge themselves and fearless dive into new genres and create something unique. I couldn't have imagined a better place to start off our global expansion." "The point that I struggled the most was the process of incorporating historical elements of Japan to each piece of the collection. Many established designers have tried so in the past, but for FORTUNA Tokyo, the challenges lied in how that can be given a modern twist," Akiko added.

"In addition to traditional designs, this collection used materials with the latest technology such as 'Nishijin Carbon'; which was provided by the Fukuoka Industries (Kyoto / Nishijin). Without the cooperation of the people from the Nishijin region in Kyoto, the samurai outfit could not have been completed. I am happy that the wonderful technology of Nishijin Kimono Textiles was viewed and praised on a global stage, " Akiko concluded. Along with Paris, London, and Milan, New York is one of the "Big Four"; cities that exhibit the most prominent fashion weeks around the world. For more information, please visit fortunatokyo.com.

A DOCTOR UNVEILS FALL-WINTER

BEAUTY HACKS We all know that cosmetic-plastic surgeons and dermatologists earn their living by operating or non- invasive procedures. Most of these endeavors are costly for patients. It’s rare that any aesthetic surgeon will let us in on things we can do daily that don’t require us to visit them. We are fortunate to have Dr. Manish Shah, a Denver board-certified plastic surgeon share top beauty hacks with us, that in many cases cost nothing or less than a gourmet cup of coffee.

36

www.HighRiseLife.com

Fall-Winter Top Beauty Hacks 1. Cleaning your phone screens – Dr. Shah offers that, “A great way to avoid blemishes is to routinely clean the makeup and bacteria off your phone screens. It is easy to spread harmful skin bacteria from the surface of your phone. Washing your hands goes a long way to avoid skin contamination as well.” 2. Make your own exfoliating scrub at home – Dr. Shah shares that, “A woman I consider my second mother taught me how to create my own organic exfoliating scrub. She would dry peeled skins of oranges, lemons, and limes in the sun. She would then finely grate the white inside rind of the peel and then mix it with any facial cleanser or even add it to fine facial oils. Using the scrub would exfoliate the skin, treat it with Vitamin C, and prevent over-drying of the skin because of the fruit oils.” 3. I recommend treating the enlarged pores of the T-zone with over the counter hydrogen peroxide. The bacteria in the pores create inflammation that increases pore size, and this leads to blackheads and whiteheads. Dr. Shah explains that “These bacteria can’t survive in high oxygen environments. 3% hydrogen peroxide is available over the counter quite inexpensively. Treating only the T-zone at night kills the bacteria, reduces pore size and blemishes. Because it can be quite drying, takes breaks from its use every now and then.”

called carotenoids—found in foods like carrots, spinach, and other leafy greens, and tomatoes have been linked to good complexions.” Adding fish oil to your diet also improves skin compliance and radiance. 9. Avoid Hot Showers- Disappointing as it may be, Dr. Shah says, “Hot showers remove too much of your natural oils and brings blood circulation to your skin, creating inflammatory reactions that result in rashes and aggravate those with eczema or dry patches.” 10. You may just need a brow wax instead of a lift– “I had a patient who wanted a brow lift because she thought she looked angry all the time. I sent her for a brow wax instead. It took 15 minutes, she looked great, and she saved herself thousands.” Other brow techniques like brow tinting can change how your eyebrows frame the eyes, improving on your looks. For more information, please visit www.drmanishshah.com.

4. Avoid fake nails. They harbor tons of bacteria that are easily transferred to the face when you touch your face. Instead, focus on growing your own nails with the help of oral vitamin C and any good quality hair, skin, and nails vitamin. 5. For teens, especially, it is so important to wash their pillowcases routinely. Dr. Shah is the father of three teens. From his first-hand knowledge, he says that “Teens aren’t very compliant when it comes to skincare and they suffer from hormones in a bad way. This 1-2 punch makes acne and blemishes the bane of most teens’ existences. Going to sleep at night on clean pillowcases after washing your face goes a long way to reducing the bacterial burden and allows blemishes to heal.” 6. If you suffer from puffiness around the eyes, a quick trick is to use black tea bags. Wet them in ice water and lay them onto the eyes to soothe. The caffeine in black tea causes blood vessels to constrict, reducing edema or swelling in the delicate, thin eyelid tissues. 7. Add baking soda to your toothpaste to easily polish away stains to keep your teeth white. Instead of bleaching your teeth, baking soda breaks the molecules that stain the teeth. It is less irritating to your gums as well, and way cheaper than teeth whitening strips. 8. Eat the rainbow– A white bread-based diet does not for clear skin make. That’s why Dr. Shah makes sure his diet is packed with brightly colored fruits and vegetables. He says, “Fruits and vegetables are high in antioxidants which give a glow to the skin. Specifically, research suggests that pigments

he Emerald, Seattle’s highly anticipated luxury condominium building set above Pike Place Market and the Puget Sound, has officially topped off its faceted glass building further transforming the city’s iconic waterfront skyline. Rising 40 stories above downtown Seattle’s most desired and soon-to-be-reimagined waterfront, The Emerald’s topping off signals the project is less than a year away from reaching completion and welcoming its first residents. Developed by Daniels Create World Seattle alongside a world-renowned Seattle-based design team, Julia Nagele of Hewitt Architects and Susan Marinello Interiors, The Emerald is the city’s newest striking architectural statement set to offer an elevated level of high-rise condominium living through 265 signature studios, one, two- and three-bedroom residences and penthouses matched with unrivaled amenity spaces and unobstructed views above coveted Pike Place Market. “We intimately know the Pike Place Market and waterfront neighborhood, as we’re located next door to The Emerald,” said Julia Nagele, Design Director of HEWITT. “The design evolved as a response to its surroundings. It emphasizes neighborhood connections to Belltown and the transforming waterfront. The Olympic Room, sitting at 440 feet in the air is a favorite feature of the design. It’s a space designed to showcase powerful, unobstructed views of the region’s natural beauty. It is an oasis for residents as a unique contrast to the downtown scene.” Designed for today’s discerning buyer, The Emerald features highly curated amenities driven to enhance the building’s premiere location and breathtaking panoramic views of the Puget Sound and Olympic Mountains. RANDY CHAR

Sets The Record With Highest Priced Condo Resale Written by Selcen Kavruklar Editor-in-chief

Randy Char, broker owner of Char luxury Real Estate set the record with the highest-priced known resale of a condo at just over $8 million. Unit No. 1802 at One Queensridge Place, 9101 Alta Drive located in highly affluent Summerlin neighborhood. “What really sold it was the incredible views around the city and a phenomenal two-story great room that’s unbelievable,” said Char. One Oueensridge Place has two penthouses known as Crown Penthouses in each tower. Unit 1802 has six bedrooms, with over 14,700 sq. ft. of lavish living space, occupies two floors with 360-degree dramatic views of the city, with

more than 2,000 sq. ft. of outdoor deck space, a private pool and spa, built-in barbecue, and six-car garage. Char sold two other penthouses on the development for $7.7 million and $6.03 million since 2015. “It’s nice to see One Queensridge Place back on the radar screen with high prices,” noted Char. Although, he explained it didn’t happen overnight. Originally listed two years ago at $11 million and later for $10 million and stayed on the market for one year. It took a buyer with a special appreciation who has the financial ability to do so, he said.

The seller was listed as Tarry Faries of Virginia. Tarry and Durward Faries, an inventor and entrepreneur who died in 2011. The buyer is listed in Clark County records as Alta Drive LLC. Gadi Hahamy, a Realtor with Realty One Group, noted that the buyers are part of an investment group, which includes himself, that buy commercial retail centers and high-end luxury as part of an investment property. Char noted there’s not many ultra-high-end penthouses in the marketplace and most are not even for sale. “Maybe if more came up, more would sell, but we just don’t have that many.” For more information, please visit charluxury.com.

L

ionheart Capital, a Miami-based real estate development firm, has reached the home stretch of construction, garnering TCO approval at The Ritz-Carlton Residences, Miami Beach. Since launching sales, the project has become the largest residential adaptive reuse project in South Florida, the first full-scale architectural project in the U.S. by master Italian architect, Piero Lissoni and the only residential project in Miami Beach situated on over seven-and-a-half acres. "Turning a set of massive historical structures into one cohesive modern masterpiece was no easy feat and our team has made it a tremendous success. The best things in life are worth waiting for and we have designed this project meticulously, taking the time to integrate the development seamlessly with the surrounding community," said Ophir Sternberg, CEO and founding partner of Lionheart Capital. "The wait is finally over, and we are looking forward to welcoming residents to this exclusive real estate collector's item, designed for life." With sales over 70 percent sold, the 111-unit development is designed to celebrate individuality with over 60 distinct floorplans on the private side of Miami Beach and offers protected panoramic views of the Miami and Miami Beach skylines. The Residences boast interior and exterior space which play on the city's famous light and captures Lissoni's minimalist vision of blending elegance with simplicity. "The excitement has been building with our residents and prospective buyers leading up to this much anticipated announcement," according to Jay Parker, CEO of Douglas Elliman's Florida Brokerage. "Unlike the buying habits of today's market, where buildings are torn down every few years, this project has been curated as an investment for the long term, as an instant classic with only the finest architecture, best-in-class interior design, world's first amenities of their kind and exclusive location that cannot be replicated." A half-acre rooftop pool deck, ecological food forest and community garden, house yacht and 36-slip private marina enhance every resident's living experience. Additionally, the world's first residential art studio and sharing room, medical concierge with celebrity author of The South Beach Diet, Dr. Arthur Agatston, social rooms, cinema, children's room, and library further complement the Ritz-Carlton lifestyle. The Residences range in size from 2,000 square feet to over 10,000 square feet, priced from $2 million to over $40 million. "Unlike other projects in the area, these residences feel like single-family homes instead of 'cookie cutter' condo units," explained Jason Rosenhaus, Vice Chairman of Rosenhaus Sports Representation and buyer at The Residences. "My family and I are looking forward to begin moving in this month, as Lionheart Capital has spared no expense to ensure perfection and have made this irreplaceable home worth the wait." The Ritz-Carlton Residences, Miami Beach are not owned, developed or sold by The Ritz-Carlton Hotel Company, L.L.C. or its affiliates ("Ritz-Carlton"). 4701 Meridian, L.L.C. uses The Ritz-Carlton marks under a license from Ritz-Carlton, which has not confirmed the accuracy of any of the statements or representations made herein. REAL ESTATE | MARKET TRENDS

Housing Trends Foreshadow Housing Shortage Ahead Low mortgage rates shrink entry-level and mid-tier inventory levels in September 2019 The September U.S. median listing price was $305,000, up 4.3 percent year-over-year. Nationally, homes sold in an average of 65 days in September, one day slower than last year. Inventory declines accelerated, now down 2.5 percent from a year ago.

2019 housing trend report released today. Data show increased demand from lower mortgage rates prompted a 10 percent year-over-year decrease in available homes under $200,000 and halted 18 months of inventory gains in the mid-market last month.

Nearly two years after U.S. housing inventory hit its lowest levels in recorded history, the market is showing signs it may be headed for another shortage, according to realtor.com’s September

National inventory of homes for sale continued to decline in September, posting a 2.5 percent decrease over this time last year, and a faster rate of decline compared to August's 1.8 percent decrease.

46

www.HighRiseLife.com

Driven by strong demand and short supply, entry-level homes priced below $200,000 have been steadily decreasing since May of 2014, which continued in September with a yearly decline of 9.8 percent. After 18 months of solid inventory growth, mid-market homes priced between $200,000 and $750,000- which make up the largest segment of inventory- flatlined in September with 0 percent growth and are poised for their first decline next month. "Buyers looking for their next home have faced the headwinds of tight inventory and a competitive market this year. While lower mortgage rates and the arrival of fall promised a reprieve, conditions continue to tighten as demand remains strong. September inventory trends, especially in the mid-market, may be the canary in the coal mine that we could be headed for even lower levels of inventory in early 2020," according to George Ratiu, senior economist for realtor.com. Finding an affordable home has been a challenge for buyers in recent years, but mid-market inventory has seen some relief in the last 18 months. This month's data shows that recovery has halted, which should translate into increased competition for move-up buyers, not just first-time buyers.

November 2019

"The mid-tier of housing represents nearly 60 percent of homes for sale on the market, making it a solid indicator of how tight inventory levels are in the U.S. After more than a year and a half of solid growth in this segment, we're seeing inventory levels stall out and flat line. If, or better yet, when inventory in this segment begins to take a downturn, most homebuyers are going to feel its effects as their options rapidly dwindle," said Ratiu. Homes listed over $750,000 continued to grow by 4.7 percent year-over-year. However, if strong homebuying demand, fueled by lower interest rates, continues to persist into the fall, the inventory of homes in this upper-tier price range could also see declines by February of the coming year. Price gains continued to moderate this month. The median U.S. home list price was $305,000 in September, 4.3 percent higher than this time a year ago. However, price growth is slower than last September, when the median list price grew by 7.3 percent. The pace of sales also remained at near record highs. The median age of properties on realtor.com in September reached 65 days. The typical property spent one more day on the market compared to last September and two more than last month, in keeping with the seasonal trend of buying activity slowing in the fall. New furniture, fixtures, and artwork throughout were either custom designed by Thomas or commissioned from master artisans around the world to revamp each of the 44 treatment rooms, hydrotherapy areas, and dressing rooms. The extravagant treatment room corridors – a signature Wynn architectural tenet that is replicated with unique iterations at each Wynn spa globally – are lined with 28 five-foot onyx pillars topped with hand-blown Murano glass vases. The two corridors converge in the spa's central relaxation room, a haven for reflection grounded by Torus, an immense mirror-polished stainless-steel sculpture by artist David Harber. Other focal points include a hammered bronze and clear quartzite chandelier by famed French designer Hervé Van der Straeten; three oversized vases with intricate hand-laid mosaics fashioned from thousands of seashells by artist Thomas Boog; and two enveloping 18-by-90-foot murals in the hydrotherapy areas featuring soothing koi fish from artist Paul Montgomery.

Mitsuru Watanabe's "Naoko Walking in Rousseau's Forest" - Rehs Contemporary Galleries, New York City

Rehs Contemporary Now Representing Mitsuru Watanabe Fall, New York art gallery Rehs Contemporary will present new work by Japanese artist Mitsuru Watanabe. On public view for the first time in the United States, Watanabe's compositions are both a tribute to and modernization of historical masterworks, while also blending those Western inspirations with his Eastern culture. Watanabe's subjects routinely explore the landscapes that inspired Henri Rousseau, sometimes cross paths with creatures from Hieronymus Bosch's imagination, and occasionally captivate mythological beings as if they were Venus themselves. Stylistically, Watanabe's realistic approach boarders on Surrealism, particularly in the depiction of his subjects – oftentimes his daughters Naoko and Yukiko. The stoic expression they exude gives an intriguing sense of indifference to their grandiose surroundings, and yet while so out of place, they appear so natural – whether they are shown sleeping, bathing, filming, or simply looking directly back at the viewer. There is a playful allusion to the imagination of a child, juxtaposed so elegantly with the seriousness that often goes hand in hand with these historically important works being referenced. One work in particular, Naoko Walking in Rousseau's Forest, wholly embodies this whimsical concept that Watanabe is playing with… on one hand, he sets the scene using a cropped view of the landscape in Rousseau's iconic The Hungry Lion Throws Itself on the Antelope – a dramatic and deadly encounter between a lion and an antelope. At the same time, he prominently features

54

his daughter, Naoko, walking nonchalantly through the commotion with a Hello Kitty bag slung over her shoulder, a large blue lotus flower in one hand, and a Canon camcorder held out in the other as if to be capturing all that surrounds her. The lotus flower in hand alludes to another of Rousseau's jungle theme paintings, The Dream, giving us the understanding that his subject is not simply visiting a single scene, but venturing through the forest in its entirety. Watanabe uses this subtle detail to contrast with the unwritten rules of fine art – to observe and admire, but not touch. The inquisitive and curious nature of the child, however, has led to one step further than just touching, as she's gone on to pluck and take the flower with her. While Watanabe's compositions may seem like superficial reworkings of well-known paintings, there is something far greater at play here. At the core is a dialogue surrounding the admiration of prestigious works of art and the way in which we connect as viewers. Watanabe's works force us to consider that personal connection rather than allowing us to fall back on the canons uttered by historians and scholars. As Watanabe himself puts it, "I try to envision vast imaginary landscapes fenced in by historical masters, in the likes of Rousseau and Delvaux, as semi-realistic public spaces… In the world of imagination, everything is accessible, and nothing is forbidden." Along with Naoko Walking in Rousseau's Forest, the gallery will be exhibiting Watanabe's Ptolemiac Theory, and Shiro. www.HighRiseLife.com

How to Host a s one of the most popular holiday traditions in the United States, families have celebrated Thanksgiving for decades. However, as more and more hosts look to put a new spin on the festivities, Friendsgiving continues to grow in popularity. While the two “holidays” generally involve the same ideals – showing appreciation for loved ones, whether family or friends – cooking for both can be a challenge during this busy season. Consider these quick and easy ideas from the Friendsgiving experts at Sabra to celebrate this vibrant event with your closest friends.

Decorations

Food

Plenty of planning and preparation goes into Thanksgiving festivities, which makes Friendsgiving an opportunity to take a step back and focus on simplicity. Keep your table decor clean and modern, like an understated black-and-white design, where food and fun can take center stage.

Because Friendsgiving is usually celebrated within a week or so of Thanksgiving, whether it’s before or after, most guests will be tired of turkey and stuffing – meaning it’s time to think outside the box. For just enough of a twist on traditional seasonal taste, try making plant-based versions of your childhood favorites.

Attire

This Hummus Mashed Potatoes recipe is a perfect example – creating a dairy-free and gluten-free version of the classic dish that’s bursting with unexpected flavors. Alternately, if you’re hosting this year, these Sweet and Savory Cranberry Hummus Bites can hold over a hungry crowd. For another simple snacking solution, pairing a dip like Sabra Hummus, available in more than a dozen flavors, with pita chips or baby carrots may be your party-perfect appetizer.

Friendsgiving strikes a delicate balance between a reunion of companions and just an excuse to spend time with your closest cohorts, which can make a normally tricky decision even more difficult: what to wear. Try aiming for the more casual look, or try something low-key and fun like a pajama party.
