D-ZYN CORNER Written by Carol Townsend, A.S.I.D. Interior Designer

Stage This Interior Design Bring The Outdoors In July, August‌the months for playing, planning and relaxing What is this designer talking about? Well, we have addressed so many topics since December that is seems fitting to stop and take a breath now and then. For the hot summer months let’s make some sun tea out on the patio, sit back and look at the awesome view from your nest in the sky. What? You need patio furniture? PERFECT! Now is the best time to hit some of the local stores and grab accessories for the summer. Floor samples, items they bought at the Summer Trade Show and many more can be purchased at reasonable prices right now.

And, don’t forget the online services of the different stores touting their wares there at your fingertips. Problem with sizes? No problem…sketch out your area and take it with you. Many places have design specialists on staff who can assist you. Don’t forget to add splashes of color everywhere out there. Area rugs designed for the outdoors are abundantly colorful. And the great pillows that are available will add spark and energy. If you are on a sunny side of the building, pick up a market umbrella in vivid colors and add it to your setting. Greenery here is also important. Huge pots can be utilized for citrus trees like lemon, lime, orange and grapefruit. I cannot believe how well they do in our warm desert climate. But in season you’ll be the person handing bags of fruit to friends and they will be jealous! Add a splash of water as well. There are so many great water falls available, small, medium and large. Have some fun while adding the serenity of softly falling water to your outdoor living spaces. If you have not seen the advertisements for all the wonderful choices in these products, you owe it to yourself to go on a Mission and see them.

5 BEST MEDITERRANEAN BEACHES TO VISIT Written by Selcen Kavruklar Editor-in-Chief

The Mediterranean is famed for its dreamy beaches that strikes its visitors with natural contrasts, white sandy beaches, and a captivating history and heritage. With a literal world of options to choose from, it can be tough to decide your next vacation, so we narrowed down the list to only the best. Here are our top five Mediterranean beaches to visit this summer for the perfect dream escape.

ANTALYA, TURKEY Antalya bordered by the Taurus Mountains is the largest city on the Turkish Mediterranean coast and considered the fourth most visited tourist destination in the world. Known for its natural waterfalls, crystal blue sea, white sandy beaches, ultra-luxury resorts and rich history. It is no surprise it won the prestigious international Blue Flag 2019 award marking it as one of the best beaches in the world to visit. For history enthusiasts, make sure to explore the old town center and see the Hadrian's Gate or Üçkapılar, which was built in the name of the Roman emperor Hadrian, who visited the city in the year 130. It is the only remaining entrance gate in the walls that surround the city and harbor.

NAVAGIO, GREECE On the North-West coast of the island Zakynthos, Greece is Navagio beach with its exposed cove and picturesque turquoise waters is a dream oasis for the serious beach goer. Better known to locals as Shipwreck Beach or often referred to as ‘Smugglers Cove,’ can only be accessed via boat. The abandoned shipwreck, Panagiotis buried in the limestone gravel was rumored to be smuggling contraband such as cigarettes and wine and ran aground Navagio beach during stormy weather.

ZLATNI RAT, CROATIA Zlatni Rat Beach is situated in the southern part of Brac Island and is a long golden pebble beach that stretches out to the Adriatic Sea and arguably the best beach in Croatia. The shape of the half-kilometer beach continually changes form by wind conditions and sea currents and is often referred to as the Golden Cape or Golden Horn beach. With no sand or seaweed, it’s a great place to snorkel and a favorite amongst wind surfers.

CABO DE GATA, SPAIN Cabo de Gata is in the southeastern corner of Spain and is Andalusia’s largest coastal protected area with some of Europe’s oldest geological features. Preserved for its natural beauty it is a snorkeler’s dream with its wonderful corals and year-round warm climate. The mountain range of the Sierra del Cabo de Gata form Spain’s largest volcanic rock, creating some of the most amazing hidden coves and white, sandy beaches in the region.

Spain 22

SARDINIA, ITALY Sardinia is the second-largest island in Mediterranean after Sicily. Known to rival the French Riviera as a playground for Europe’s rich and famous with its emerald coast and snow-white sand, characteristic coves, and ancient archaeological finds that are scattered throughout the region. Places like Porto Cervo, San Teodoro, Santa Teresa di Gallura, and Baia Sardinia are only some of the charming locations that deserve a visit. You cannot leave the island without tasting the famous pane carasau.

uraçao is the best-kept secret of the Caribbean. The Lesser Leeward Antilles Island in the southern Caribbean Sea perfectly sits centered between Aruba and Bonaire; collectively known as the “ABC islands”; and just 40 miles north of Venezuela. Despite being eclipsed by the popularity of its sister islands; Curaçao is larger, more populated, and showcases crystal-clear waters, delightful architecture including the tallest bridge in the Caribbean, bustling casinos, rich history, amazing nature, and so much more. Magnificently, this Dutch Caribbean Island, with little to no American influence, remains a hidden gem of the Caribbean. Due to its history and close proximity to South America, Curaçao has a diverse and multifaceted culture. Notably, its name was derived from the Portuguese word meaning “heart” because for centuries the island was the pulsing center of European trade in the region and a melting pot for Dutch, Iberian, South American, African, tropical, and even Sephardic Jewish influences. The island was colonized by the Dutch and has been part of the Kingdom of the Netherlands. Today, it exists as an independent state but is most visibly

influenced by the Dutch. Besides Dutch many locals speak Papiamentu, Spanish, English, and Portuguese. Like the island’s bright and vibrant culture, you’ll immediately notice the colorful buildings with European influences and Dutch architecture. The streets are lined with bright and vibrant colors, including but not limited to pink, green, yellow and teal. Legend has it that the former governor of the island suffered from severe headaches believing his malady was aggravated by the sun’s brilliant reflections off the white buildings. However, the locals were taught that the buildings were painted in color because the reflection of the sun off the white buildings would damage their eyes. Regardless, the tradition of painting in vivid colors has endured, making Curaçao’s Dutch and Spanish colonial styled architecture one of the Caribbean’s most stunning sights. Since the island is located outside the hurricane bet, rain is rare. Its wet season is only two to three months out of the year. Therefore, visitors can create their perfect vacation anytime of the year staying at accommodations ranging from a quaint hostel to a swanky five-star resort.

Whether a laidback sun worshipper or the energetic and adventurous, the island offers everything from spending the day at any one of its 40 beaches to taking advantage of its bustling nightlife and partying until the sunrises, any night of the week year-round. With plenty of shipwrecks in the ocean, diving and snorkeling are some of the most popular things to do in Curaçao for the active and watersport lover. Curaçao is consistently rated one of the best shore-diving locations in the world; thanks to the tropical climate of the area and its consistently warm water. Whether you’re a novice diver or have an open water certificate, you’ll find a dive site perfect for your level. Nightlife is one of the best things to do in Curaçao, where you can party into the early hours of the morning and dance until dawn to live salsa and reggae music. Special events including annual festivals like Carnival and King’s Day among the largest and most fun. Carnival 2020 will be especially grand since it will be the island’s 50th annual celebration. In case you can’t make it to one of the major festivities, be sure to add a trip to Curaçao, one of the most beautiful destinations, to your bucket list.

W Hotels Debuts Newly Reimagined W Atlanta - Midtown,W Atlanta - Buckhead And W Atlanta - Downtown Multi-Million-Dollar Renovation Project Spans 750+ Guest Rooms, Multiple Bars & Restaurants and Innovative Meeting Spaces Georgia is on our mind. W Hotels Worldwide is excited to reveal major upgrades to each of the city's three W hotels (W Atlanta – Midtown, W Atlanta – Buckhead and W Atlanta Downtown). Through the vision of talented design partners and the W brand's own globally renowned design team, a collective of 750+ guestrooms, multiple bars and restaurants and more than 50,000 square feet of innovative meeting space will soon be revealed. These exciting changes

in Atlanta are the first of several renovations expected to be completed at W Hotels across North America, as hotel owners are poised to invest $200+ million on renovations showcasing the next generation of W design. "Atlanta is exploding with culture, creativity and more visitors than ever before," said Anthony Ingham, Global Brand Leader, W Hotels Worldwide. www.HighRiseLife.com

"From Superbowl LIII to the Peach Drop, Atlanta has solidified its place as a must-go destination for both domestic and international travelers. From its music and culture to its cuisine and architecture, it's a city that is so diverse and unique we can have three distinct hotels within its parameters. We are excited to showcase our bold design with stunning new rooms, restaurants and upgrades to the hot spots our guests love." W Atlanta – Midtown As the first W hotel to open in Atlanta in 2009, the 466-room renovation at W Atlanta – Midtown is the first major revamp of the hotel in a decade. As one of the largest W locations in the world, this project marks one of the brand's biggest single-hotel renovation projects in its 20-year history. The renovation – which just made its debut earlier this month sits alongside new culinary, retail and entertainment concepts coming to Colony Square, which is connected to the hotel. Inspired by one of Atlanta's best-known nicknames - the city in the woods - W Atlanta – Midtown now sports a floral motif with a mod twist across its public spaces that includes the Living Room (W's energetic & social take on the lobby/bar), Welcome Desk (Check-In) and patio. The open flow of the renovated spaces expands the hotel's indoor and outdoor seating, ready to welcome locals and travelers to this bustling neighborhood. Each of the hotel's reimagined guestrooms (including 33 specialty suites) features playful décor, unique murals by Imaggo Production that are a nod to Atlanta as an epicenter of music and entertainment.

W Atlanta – Buckhead In partnership with Atlanta's own C+TC Studio (who is designing the guest rooms and iconic rooftop bar, Whiskey Blue), interior designer STUDIO 11 (the visionaries behind the new Living Room), and the brand's own design team, W Atlanta – Buckhead is showing off its edgy, luxe look as of February 2019. Celebrating the city's passions for fashion, design, art and culture, the new design incorporates splashy artwork from local artists throughout the hotel including guestroom art by Lela Brunet, WET Deck (pool deck) mural by Greg Mike, Living Room and Whiskey Blue murals by Chris Veal.

“Atlanta is exploding with culture, creativity and more visitors than ever before.” -Anthony Ingham, Global Brand Leader, W Hotels Worldwide

July/August 2019

The full-scale renovation of W Atlanta – Buckhead adds a Welcome area, open layout and café-style seating (complete with DJ booth by night) to the Living Room. Here the eye-catching custom mural installation by artist Chris Veal is designed to be an Insta-worthy hit and photos taken in front of it are linked to the hotel's Instagram account and displayed on the adjacent Polaroid-style screen to make guests and visitors a part of the art in real time.

Enhanced with vibrant colors, headboards, armoires, damask wallcoverings, 55-inch TVs, in-room Nespresso machines, expanded MIX Bars (W's take on the minibar) and inspiring artwork, the hotel's 286 guestrooms redefine comfort and playful luxury in the city. All specialty suites (four WOW Suites and one E-WOW Suite) also get special treatment with new artwork and lounge areas, chaises and cocktail cubbies. The first phase of this renovation project saw the iconic rooftop bar Whiskey Blue reimagined in November 2018. Now the hotel is bringing a new spin to its signature restaurant, Cook Hall, which will re-open fall 2019. In addition, all 11,000 square feet of indoor/outdoor meeting space and FIT (gym) feature new furnishings, lighting, artwork and faster connections.

Local Motives Debuts at W Atlanta – Downtown In a brilliant mash up of art, history and culture, Local Motives, the new restaurant at W Atlanta – Downtown, combines Atlanta's Beltline Project, a newfound symbol of revitalization in the city, with beloved street art and flavors as bold as the new look. To capture Atlanta's creative spirit, local artist and Georgia native Eric Randall collaborated with Puccini Group's designers to ground the project in an unmistakable sense of place. Randall was tasked with designing and painting large-scale graphics, including the 69'3" x 9'6" mural which spans six walls. The restaurant includes a buzzing bar, dining area, café with ample workspace and private dining room with an entrance inspired by Marta train doors. Each area is crafted with stone and concrete, reflecting the neighborhood's storied industrialization, juxtaposed with pink pastels and vibrant blue hues. Local Motives lives up to its name with Atlanta staples like Geechie Boy Red Grits and Cheddar (breakfast bowl) as well as luxe-modern indulgences like Beet Tartare, Charred Octopus and curated local selections of meats from Pine Street Market and ingredients from Pure Bliss Organics. Coffee blends are brewed at Docent Coffee, which roasts each batch right on Edgewood Avenue. Handcrafted concoctions at the bar give guests the option to detox or retox with fresh-pressed juices alongside decadent, spiked milkshakes. These three projects are part of a collective $200 million+ in renovations across the W brand portfolio that is taking place across North America. Other projects include W Washington DC, W Boston, W San Francisco, W Miami and W Montreal. For more information, please visit www.marriott.com.

Mindful Tips from Mandy Moore for a Well-Balanced, Lively Summer

ith plans of trips and relaxation on the horizon, it can be easy to give your wellness routine a vacation, too. Before you jet set off on your next adventure, take a moment to be consciously aware of how your mind and body may react to an overly active and jam-packed summer schedule. "As someone with a busy lifestyle, having an intentional, balanced wellness routine helps me be my best self for my job, my friends and my family," said actress and wellness advocate Mandy Moore. Partnering with Nature's Way to celebrate its 50th birthday, Moore shares a passion for paving a better way to wellness. While no single trick or technique guarantees well-rounded health, it's about establishing habits that work best for you and your lifestyle. Your routine may often change daily depending where you are on your wellness journey, but Moore shares thoughtful considerations to always keep in mind: Start from Within. It's important to understand the connection between your mind and body. "I recognize it takes time, trust and baby steps, but the outcome is incredibly rewarding," Moore said. "I'm a strong believer in the power of therapy and find my most important work is done during the moments when I feel like I'm operating at 100 percent." She also recommends downloading a meditation app, calling a friend or writing in a journal to help balance a hectic summer schedule. Seek New Ways to Nourish Your Body. Wellness goes beyond simply what you put on your plate. Listening to your body can help you go the extra mile, especially when you're traveling, which is why Moore takes Alive! Women's Energy from Nature's Way, packed with 16 different health-benefiting vitamins and minerals. Drinking water-based beverages is a big piece of her wellness routine, as well. She loves relaxing with tea sourced from around the globe and drinking water with liquid chlorophyll for an internal refresher. Breathe in the Sights, Scents and Sounds of Nature. In today's fast-paced world, it's important to take time to breathe; to take in nature's true beauty. Watch a sunset, walk through a park or get away from the city lights so you can really see the stars shine. Be more proactive this summer and immerse yourself in environments that truly allow you to feel renewed.

Moore loves to go hiking and walks her dogs, Jackson and Joni, each day. "There's something that's innately healing about feeling connected to the ground – feeling grounded, literally, to the world around you," Moore said. Unplug to Recharge. Even if your schedule constantly keeps you on the go, it's important for your mental health and well-being to take time to unplug and find different ways to clear your mind. "Take moments to step away from the computer, tablet or phone – put it in the other room, let it charge and do something else constructive for your brain," Moore said. "Pick up a book, put on an album, call a friend, light a candle and decompress. I'm a big proponent of smell; sense therapy is helpful for me. One of the first things I do when I get home is light a candle." For more ways to take care of your body and mind this summer, visit 50.naturesway.com. Courtesy of Family Feautures.

Tips to Achieving Radiant Skin This Summer with Anthony Losavio Written by Selcen Kavruklar Editor-in-Chief

ummer is a time to look radiantly beautiful, so we turned to Anthony Losavio, a world-renowned national trainer for Sisley-Paris to share the latest tips in creating a flawless look this summer. Here is what he had to say.

Cleanse & Refresh After a long flight the first thing you want to do is cleanse and tone your skin to restore the skins natural balance and leave the skin with a radiant glow. Ex: Sisley Eau Efficace Gentle Make-Up Remover, Sisley Lyslait Cleansing Milk, Sisley Floral Toning Lotion

Stay Hydrated Drink plenty of water, but for your skin drinking water alone is not enough. You have water evaporating from your skin throughout the day. To keep your skin youthful and energized I recommend using a product that is rich in anti-aging ingredients that helps moisturize both on the dermis and epidermis level to restore the barrier function of your skin. Ex: Sisley Hydra-Global Intense Anti-Aging Hydration, Sisley Black Rose Precious Face Oil

Stay with Your Regime

Protect Your Skin

Just because you’re on vacation does not mean your skin is on vacation. You want to stay with your usual skin routine. In fact, your skin is more prone to aging due to combination of climate change, heat, lack of sleep so you want to make sure and use an anti-aging moisturizer to help restore your skins balance. Ex: Sisleÿa L'Integral Anti-Age, Sisleÿa Radiance Anti-Aging Concentrate, Sisleÿa Essential Skin Care Lotion

Whether you are indoors or outdoors or under the sun you need to shield your skin against the aging and burning rays. I recommend protecting your skin from these harmful rays with Sisley All Day All Year which acts as a dual-purpose shield protecting the skin from UVA-UVB rays. Also, you want to protect your skin from indoor, outdoor pollution, radiation, man-made light. Ex: Sisleyouth Anti-Pollution

1881 Napa Jean-Charles Boisset Introduces Napa Valley’s First Wine History Museum and Tasting Salon Napa Valley’s first wine history museum and tasting salon, is now open. Jean-Charles Boisset, proprietor of Boisset Collection, has created an homage to Napa Valley, with a tasting room that showcases wines from Napa Valley’s distinct sub-appellations, a museum where guests can explore Napa’s rich wine history, an extensive collection of historic wine relics from Europe and the United States and original artifacts from the Early California Wine Trade Archive. 1881 Napa is located in a historic Victorian home built in 1874 next to Oakville Grocery (founded in 1881) in Oakville, California, both of which were purchased by Boisset Collection at the beginning of the year. “Napa Valley has a powerful place in American wine history and 1881 Napa puts the region in perspective on the world stage,” said Boisset, who grew up in Burgundy, France imbued with a passion for wine and learning as the son of vintners and the grandson of educators. “An extraordinary amount has been accomplished in this enclave in a short amount of time and we want to create a destination that celebrates Napa’s long history and its pioneering founders while exploring Napa’s incredibly diverse terroir in one destination.” The gateway to Napa Valley, 1881 Napa is must-stop for wine enthusiasts, providing guests the opportunity to discover Napa Valley’s AVAs for the first time, or to explore some of their

favorite appellations more deeply. Napa Valley was the first AVA designated in California in 1981 and within the region are 16 sub-AVAs that contain more geological diversity than any other wine region, leading to dramatically different wines within Napa Valley. Located in a building more than 140 years old that was reimagined by renowned architect Howard Backen, 1881 Napa is next door to Oakville Grocery, the oldest continually operating grocery store in California. The two centerpieces of the space — a 48-light Baccarat crystal Zenith chandelier and a reproduction of an 1895 map of Napa County on canvas hanging from the ceiling — provide a dramatic environment to explore the varied wines of the valley, while displays highlighting the unique stories and soils of each appellation surround the tasting room. The wine museum in 1881 Napa is open to the public with complimentary visitation. A self-guided tour up to and along the museum’s second-floor mezzanine tells the history of Napa Valley, introduces the founders and influential early pioneers of the region and presents a robust collection of wine ephemera, including historic winemaking, vineyard, nursery and cooperage as well as displays curated and organized by the Early California Wine Trade Museum featuring local historic wine artifacts from www.HighRiseLife.com

the collections of Dean Walters and John O’Neill. From the mezzanine, guests have an open view to the tasting room below. Alcoves hold soil samples from the various regions, along with 1881 Napa wines and descriptions of the appellations written by best-selling and award-winning author of The Wine Bible and wine expert Karen MacNeil. MacNeil also helped develop the various tasting options, which include comparative flights such as “Majestic Mountains Versus Plush Valley” and “Is it Cool to be Hot or Hot to be Cool?” as well as an option to “Embark on a Journey Throughout the Valley” by tasting Cabernet Sauvignons from 12 different sub-AVAs. In addition to the site-specific Cabs, guests can enjoy wines from a blend of Napa Valley grapes, including a sparkling wine, Sauvignon Blanc, rosé, Chardonnay, red blend, Merlot and a Cabernet Sauvignon — all wines crafted exclusively for 1881 Napa by Winemaker Thane Knutson to reflect the diversity of Napa Valley. After sampling the broad range of Napa Valley styles, guests can discover which AVAs they like the most and purchase wines from 1881 Napa as well Oakville Grocery. 1881 Napa is located at 7856 St. Helena Highway in Oakville and is open daily from 11 a.m. to 6 p.m. To learn more about the Boisset Collection, please visit www.boissetcollection.com. Conversation Restaurant Opens, Sparking a New Culinary Discourse in Downtown Seattle Dining Thompson Seattle's New Signature Restaurant Celebrates the Art of Human Connection Thompson Seattle announced today the opening of its new signature restaurant, Conversation. Following an extensive redesign and rebranding of Scout PNW, which closed its doors in January 2019, Conversation showcases sleek new interiors along with a fresh and provocative culinary perspective on all-day dining.

Manager Amanda Parsons. "Our team has poured their hearts and souls into cultivating a dining experience where culinary excellence and authentic connections go together. Our goal is to create a space that encourages our guests to disconnect from their screens and reconnect with family and friends over thought-provoking and inspiring cuisine."

Lamb En Croute at Conversation, Thompson Seattle. The inviting restaurant just steps from Pike Place Market offers a sensory dining experience pairing a menu of worldly dishes with a welcoming setting curated to foster conversation—as its name suggests—and ignite a sense of community. Serving breakfast, brunch, lunch and dinner, Conversation is helmed by Executive Chef Derek Simcik and Executive Pastry Chef Kate Sigel, who have both drawn from their eclectic backgrounds to develop experiential culinary offerings that spark conversation.

Inspired by Simcik's international travels as a child, the menus at Conversation are a true reflection of foods he and his family enjoyed together while living abroad. While globally influenced, these dishes also celebrate the foremost ingredients of the surrounding Pacific Northwest region, including locally grown organic produce and sustainable seafood.

"We are incredibly proud to unveil our new signature restaurant Conversation," said Thompson Seattle General

"I want our guests to get lost in the moment," said Simcik. "The food is an important aspect of the experience, of

course, but I really want to curate a welcoming atmosphere that will inspire our visitors to live in the moment and create new memories together over the dinner table." Showcasing an approachable mix of classic and modern preparation and cooking techniques is the Lamb en Croute, accompanied by spring peas, sunomono (Japanese cucumber salad), and crispy prosciutto. The Trout is another dish offering a contemporary take on a Seattle favorite – fish and chips. Utilizing the Northwest's local bounty, freshwater brook trout is breaded with potato flakes, served atop a bed of potato purée and caramelized onion broth, and garnished with dots of smoked aioli and caper purée to create the essence of a tartar sauce. Simcik's Stuffed Quailentrée is a spin on one of his traditional southern comfort foods. Glazed with a barbeque-spiced sauce, the quail is perched on a bed of beans, accompanied by cornbread crumbs and pickled stone fruit, a recipe inspired by Simcik's mother's baked beans. Executive Pastry Chef Kate Sigel pioneers the dessert program at Conversation, creating edible works of art with a cleverly sweet perspective. Sigel's confections hold a sense of thoughtfulness and nostalgia, both in flavor and appearance, and are intended to evoke a sense of discovery and delight. Desserts include a take on an Ice Cream Sandwich, a macaron shell filled with honey-roasted corn ice cream and a salted caramel center. The London Fog is a dessert that evolves as it's consumed; a large puff of childhood favorite cotton candy is delivered to the table and doused with a vanilla bean milk to melt away the cotton candy "fog," revealing earl gray mousse, lemon oat streusel and lemon ice cream underneath. The cocktail program at Conversation, helmed by Bar Manager Joshua Haddock, features light-hearted original creations, artfully presented and smoothly balanced. Haddock takes inspiration from his favorite travels, books, and films to curate fresh yet unexpected crowd-pleasing cocktails that incite a sense of wonder and curiosity. Eclectic, Intimate Design Tells a Timeless Tale of Seattle Designed by Chicago-based Rebel House Design, Conversation is a welcoming mid-century modern-meets-contemporary minimalist space that harmoniously layers diverse furnishings to convey the distinctive story of Seattle, with most pieces custom-made for the restaurant. The inviting space feels as though it has been collected over time, referencing a style-forward living room dotted with vignettes of vintage pieces to create intimate seating arrangements for a residential feel. Conversation employs a diverse selection of furniture from various time periods. Dining chairs designed by the great George July/August 2019

Nakashima, who spent time in the 1940s making furniture and teaching woodworking in Seattle, are complemented by matte black velvet curved sofas inspired by the 70s style of Vladimir Kagan, imbuing a warm yet timeless appeal and aesthetic. Wild, local foliage throughout provides earthy pops of color from the concrete, dark steel, and black walnut structures, integrating life into the boldly revamped space. Bright brass accents in the form of chandeliers, warm sculptural leather lounge chairs and sage mohair banquettes lend luster to the natural rawness of the interior and add to the residential feel of the space. Additional design features include an elegant zellige-tiled bar space, a new and adventurous take on the subway tile trend. These glazed black tiles provide nuances of drying ink and are handmade out of terracotta in Morocco, where their creation was born out of a 10th Century tile-making craft. At the center of it all is an architectural design anchor for Conversation: a dramatic, double-sided fireplace clad in custom fluted, warm walnut paneling and surrounded by cozy chairs and sofas, creating a warm, inviting setting for human connection in this one-of-a-kind dining destination. Conversation is a thoughtful new addition to this award-winning hotel in the heart of downtown Seattle. For more information, please visit www.conversationseattle.com.

here’s no time like a hot summer picnic to let your patriotic spirit show. These all-American snacks featuring a classic favorite fruit – watermelon – are the perfect solution for nearly any summertime celebration. Watermelon is a patriotic picnic staple for countless reasons, not the least of which is that it’s a beloved treat that many people associate with memories from childhood. However, nostalgia isn’t the only reason adults are just as likely to gravitate toward watermelon at a summer event. Its sweet, cool and refreshing flavor also makes it a favorite for all ages.

Sweet,Refreshing Summer Snacks

From a practical standpoint, watermelon is also quite portable, versatile and easy to serve, and with a composition of 92% water, it’s a simple way to sneak in some extra hydration on a hot day. Another benefit is its value; watermelon is one of the best values in the produce section among fruit, and just one watermelon can feed up to three dozen people. Serving watermelon at a party can be as simple as slicing wedges, or you can prepare a dish such as: • A fruit basket, with the rind serving as a colorful bowl to hold the watermelon and other fresh fruits. • A charcuterie board with a selection of fruit, cheese and protein for simple snacking. • Creamy parfaits, perfect for a summery brunch or alternative to more traditional desserts. • A creatively colorful and patriotic “cake” that makes for a tasty centerpiece on the dessert table.

Genton Property Group and Martyn Lawrence Bullard Unveil Interior Designs for Four Seasons Private Residences Los Angeles Bullard brings to life developer Jonathan Genton’s vision for LA’s priciest luxury condos Genton Property Group (GPG), a privately-held real estate investment company and developer of sophisticated real estate strategies, and famed interior designer Martyn Lawrence Bullard unveiled designs for the one-of-kind interior design concept for the exclusive Four Seasons Private Residences Los Angeles.

"When your goal is to truly set a new standard for luxury living in Los Angeles, you must bring the absolute finest to every aspect of the project,” said Genton. “By partnering with a designer as talented and celebrated as Martyn, we have the pieces in place to make this project the best of the best.”

Located at 9000 W. Third St., the project includes 58 luxury condos and a top-floor penthouse with stunning views of Los Angeles. Developer Jonathan Genton notes that delivering a project that meets Four Seasons standards and caters to discerning international buyers requires every detail to be designed and built to perfection.

Bullard, who curates’ interiors for Hollywood’s elite and global glitterati, has appeared in more than 4,000 publications and 70 coffee table books, and is known to many for the Bravo series, “Million Dollar Decorators.” He is widely acclaimed for his trademark glamour and flair for the exotic when designing homes

for Kylie Jenner, Cher, Ellen Pompeo, Tommy Hilfiger, Sharon and Ozzy Osbourne, and Khloe and Kourtney Kardashian, to name a few. His March 2019 Architectural Digest cover feature with Kylie Jenner is the publication’s most popular online design story this year (published on its website February 5, 2019). Genton is partnering with Bullard to complement CallisonRTKL's architectural masterpiece, with interior design elements that exceed the desires of international high-net-worth buyers. “This is a dream partnership,” said Bullard. “Genton Property Group has integrated unparalleled brands and design talents to make the Four Seasons Private Residences the epitome of luxury living in Los Angeles. It’s a place to celebrate Californian style and its history. As such, we wanted to incorporate super luxe materials but also capture the essence of the California mid-century modern movement. This space will be a space reserved for A-list celebrities, the most successful business leaders, and anyone else who wants to invest in the pinnacle of what Los Angeles has to offer. I'm excited to make this vision a reality.” The project’s crown jewel, the more than 12,500-square-foot penthouse, will consist of an open-concept indoor/outdoor living space that will take advantage of year-round natural lighting and views. Occupying the top floor of the 12-story tower, the penthouse will feature a private, 6,000-square-foot rooftop garden oasis and pool enveloped by a 360-degree panoramic view of the city. The penthouse will also include direct elevator access and a private six-car garage.

more than 2,500 square feet. The Tower will house 37 residences, including the penthouse, five tower estates and 31 residences. The two distinctive wings – one on Wetherly Drive and the other on Almont Drive – with 11 residences each, will create a residential experience connected to the surrounding neighborhood and building amenities. The Wetherly Wing will have four floors and The Almont Wing will include two floors plus a basement level. Both will offer a collection of private rooftop decks above many of the top-floor residences.

“We’ve taken inspiration from the great furniture designers of the 1950s and ‘60s, which is now one of the most highly collected periods of furniture in the world,” Bullard added. “To add flair to our mid-century vibe, we incorporated materials like terrazzo while including a nod to the Brazilian walkways you see in Rio de Janeiro, while still capturing a California spirit.”

“Los Angeles is a city that is rooted with incredible inspiration,” Bullard explained. “As L.A. has been one of the great creative and style capitals of the world, we wanted to play up that L.A. is now becoming an art capital as well. We aimed to capture great L.A. artists, both past and present, to create a wonderful art collection within the public spaces of the building.”

In addition to the penthouse, the building includes 58 luxury condominiums and townhouses across three wings – The Tower, The Wetherly Wing, and The Almont Wing – with an average size of

The project is scheduled for completion in Fall 2019. For more information or to inquire about purchasing, visit www.ReflectionsofLA.com.

Bidding Wars Heating Up in San Francisco Despite National Decline Nearly 1 in 4 Home-Purchase Offers in the Bay Area Faced Competition in April, Compared to 15% Nationwide

Just 15 percent of offers written by Redfin agents on behalf of their home-buying customers in April faced a bidding war, down from 60 percent in April 2018, according to a new report from Redfin, the tech-powered real estate brokerage.

The San Francisco Bay Area was the most competitive metro in the nation in April, with 22 percent of offers facing competition. This is down from 75 percent a year earlier, but up from the January low of 17 percent.

"Right now, could be as good as it gets for buyers who want to avoid getting involved in bidding wars and price escalations," said Redfin chief economist Daryl Fairweather. "There are many forces at play that may lure buyers back and create more competition soon. Interest rates are low compared to last year, price growth has stalled and have even fallen in some West Coast markets, and wages are growing."

Since January, the Bay Area and Phoenix have seen the biggest increases in the rate of bidding wars, up 5 points in both metros — more than Seattle (1 point), San Diego (<1 point), Los Angeles (2 points) or Boston (2 points). "Multiple billion-dollar San Francisco-based companies are going public this year, so I wouldn't be surprised to see Bay Area bidding wars come back with a vengeance, pushing prices back up by next year," said Fairweather. www.HighRiseLife.com

Although the market is far less competitive than it has been for the past seven years, Bay Area buyers should still be prepared for a bidding war on the most desirable homes. "We are definitely starting to see multiple offers again," said Redfin agent Saleem Buqeileh. "Most move-in ready single-family homes are receiving four or five offers, and homes that are priced well below nearby recent sales are frequently getting 10 or more offers." "In San Mateo even the condo market is heating back up," added Redfin agent Ellie Kravets. "We're frequently facing at least three to five competing offers, most of which have waived contingencies or are all cash." Phoenix (20%) and San Diego (19%) were the next-most competitive housing markets after San Francisco in April. The least competitive housing markets were Miami (3%), Raleigh (5%), Dallas (7%), Atlanta (7%) and Houston (7%). A year ago, these markets saw 32 to 61 percent of Redfin offers face competition. The rate of bidding wars has fallen by at least 22 percentage points from a year ago in every large market that Redfin agents serve. The largest percentage-point declines in April compared to a year earlier were posted in Seattle (-57 points), Boston (-57 points) and Los Angeles (-56 points). The smallest declines were in Phoenix (-22 points), Chicago ( -23 points) and Miami (-25 points). For more information, please visit www.redfin.com. July/August 2019
