Boston Properties-Hines Joint Venture

BayPoint Builders New Execs

Newton, MA - BayPoint Builders announced new leadership with the addition of Mark David as president and chief executive officer. He brings 26 years of construction experience to the company.

Most recently, David was the president of construction at Jones Lang LaSalle (JLL) overseeing the business nationally. He led the New England construction business as a principal at Spaulding & Slye Colliers prior to JLL’s acquisition of the firm. His leadership experience allows him to successfully set the new strategic direction of BayPoint Builders.

Purcell Joins Benesch

Chicago - Benesch has announced that Purcell Associates has become a part of Alfred Benesch & Company (Benesch), a multi-disciplined engineering and environmental services firm, headquartered in

San Francisco - Boston Properties and Hines has broken ground on the Transbay Transit Tower, a 60-story office building at Mission and First streets in San Francisco.

At 1,070 feet, the tower is set to be the tallest on the West Coast and the seventh tallest in the nation, edging out New York City’s Chrysler Building.

Pelli Clarke Pelli, a Connecticut-based architectural firm, designed the 1.4-million sf building. Clark Construction and Hathaway Dinwiddie will serve as general contractors.

Together, the tower and the transit center form the new heart of a revitalized neighborhood.

Combined, the firm is able to provide expanded services to clients and draw from a network of over 475 engineers, environmental scientists, and other professionals.

May Groundbreaking

Boston - Demolition is complete on the one-story warehouse behind Fenway Park to make way for the Boston Conservatory’s newest facility. A groundbreaking is expected in May for an 18,500sf building at 132 Ipswich St. that will include an

orchestra rehearsal hall, dance studios, and teaching and student spaces.

Financing for the $35 million project was made possible by MassDevelopment, First Republic Bank and Zions Bank.

AIAri Appoints Robbins

Providence, RI - Vision 3 Architects announced that Christen M. Robbins has been appointed to the AIAri Board of Directors. She also serves on the Committee on the Environment.

Nitsch Relocates

Boston Nitsch Engineering has moved into its new 18,000sf office at Two Center Plaza in Boston.

Margulies Perruzzi Architects (MPA), provided site selection and interior design services for the project, which is expected to achieve LEED Gold certification.

Nitsch had outgrown its previous space at 186 Lincoln Street in Boston and preferred an open, singlefloor layout to allow for greater collaboration and communication among its 80 employees. The new design enhances teamwork, allows for easy team realignments, and serves as a welcoming environment for clients, partners, and staff alike.

Apartment Rents This is our multi-residential focus, and the market is still strong. Axiometrics Inc. reports that the growth rate has slowed in 9 of the last ten months as many Metropolitan Statistical Areas (MSAs) are moderating from very strong rent growth the previous three years. Boston and San Francisco, two MSAs that consistently ranked in the top tier for revenue growth the past two years, recently dipped below the national average. Boston’s revenue growth softened during the first quarter of 2012 and has settled at a rate below 3.0%.

AGC Indicators Point Upward Construction firms employed 5.78 million people in February, a gain of 48,000 from January and 140,000, or 2.5%, from a year ago. The industry unemployment rate, which is not seasonally adjusted thus is typically high in February, fell to 15.7%t last month, down from 17.1% one year ago.

Prices for construction materials jumped in February, driven by extreme increases in items used in new housing and nonresidential building renovations, according to an analysis of new federal figures released today by AGC of America.

Association officials said the increased materials prices are hitting contractors struggling to recover from a years-long downturn in construction demand.

Jewett Renovates Marlboro Nissan Designed by Curtis

Marlborough, MA - Jewett Automotive Design & Construction, a division of Raymond, N.H.-based Jewett Construction Company, Inc., has begun an extensive, five-month renovation of Marlboro Nissan in Marlborough, Mass.

Designed by the Curtis Architectural Group of Newton, the renovations include demolition of the existing showroom building and construction of a new, open, twostory showroom with a second floor office mezzanine. The building frame is of structural steel with the front façade comprised of aluminum composite panels over light gauge metal framed walls, which will give it the familiar Nissan look.

Side walls will be skinned with insulated metal panels, providing an attractive,

cost effective wall system, and a white roofing membrane will provide heat reflection for energy savings during warmer months.

The interior will be finished with ceramic tile floors, carpeting, and millwork.

New lighting, as well as HVAC, fire protection, and electrical systems, are designed to create an inviting and comfortable environment for customers and employees.

Siding and aluminum composite metal panels will be installed by the Jewett Metal Buildings & Steel Erectors division.

The facility will be in full operation while the construction takes place, with project operations tailored to allow for minimal disruption to the client’s customers or employees.

Nadeau Awarded Nat’l Guard Projects

Camp Edwards, Massachusetts Nadeau Corporation Construction, Development, and Engineering, located in South Attleboro, has been awarded a contract by the Massachusetts National Guard as the general contractor for renovations to the bachelor officer quarters, Building 1200, at Camp Edwards.

The project involves hot water improvements, HVAC upgrades, and electrical advancement along, with aesthetic amenities such as refinishing or installing new flooring, new light fixtures, new showers, kitchen cabinets, and countertops.

The project involves 6,800sf worth of remodeling, which will include two new latrines, a new standing seam metal roof, expansion of a dishwashing room, and refurbishing the existing dining hall floors. New HVAC, electrical, plumbing, and structural support for an existing mezzanine will be installed as well.

Some additions were also selected by the National Guard, initiating Nadeau to modify four existing coolers into one unit, replace all exterior lighting with new lighting, and replace all windows in the building.

Nadeau Corporation’s project manager, David D’Angelo, will be taking on the venture for the National Guard to ensure the strict safety standards, as well as the high quality of work set by the US Army Corps of Engineers, is met.

Stretching at the Seaport Square

by Alfonso Hernandez Seaport Square has become one of the most sought-after development areas in and around Boston.

This new and exciting neighborhood, created from 23 acres of undeveloped (and underdeveloped) land in South Boston’s Seaport District, was master planned to ofAlfonso Hernandez fer world-class office and research spaces, retail, restaurants, shops, residences, hotels, parks, and other recreational areas on Boston’s waterfront.

The developers, along with city and state officials, had a vision to create a very sustainable neighborhood. To this end, during the master planning, the developers worked very closely with MEPA to create a variety of design requirements that would have to be implemented during each block development.

Working in the area, there are some interesting correlations with current city and development design requirements that future development teams will need to keep in mind.

For instance, because the development is located within the city of Boston, most of the properties that would be designed in this area have to meet the Stretch Energy Code and BRA Articles 37 and 80.

The development and design team have to account for optimization of Building’s Energy Performance and Greenhouse Gas Emissions, among others. We found that we exceed the city’s Stretch Energy Code and BRA Article 37 by virtue of meeting the development’s energy requirements.

BRA’s Article 37 requires that new buildings be “LEED Certifiable,” a structure that is planned, designed, and constructed to achieve the level “certified” using the LEED building rating system most appropriate for the proposed project.

Projects in Seaport Square required LEED Certification, therefore exceeding the city’s

Suffolk Tops Off Logan Project

The individual rental car bus fleet and Massport shuttle bus fleet will be consolidated from more than 100 buses to just 28 with alternative fuel buses.

The new bus fleet will help to alleviate road and curb congestion for a better customer experience, and reduce vehicle emissions to better our environment. To accommodate the project, the existing Gage Gourmet flight kitchen has been demolished and the bus/limo pool and taxi pool have been temporarily relocated to another area in the airport.

Construction of ConRAC began in June 2010. Beneficial occupancy is scheduled for late 2013, while construction will be completed September 2014.

Boston - Suffolk Construction recently celebrated the topping off of the 50-acre rental car center at Boston’s Logan International Airport. Suffolk is managing construction of the Massachusetts Port Authority’s $300 million complex to consolidate Logan’s rental car facilities.

The Rental Car Center project (titled the Consolidated Rental Agency Complex or ConRAC) includes construction of a four-level, 1.2 million sf precast parking garage and 112,000sf customer service building that will house all rental car companies and their vehicles serving Logan in one convenient location. Maintenance/ storage areas for rental car operations, referred to as Quick Turnaround Areas, will provide fueling, car washing, and cleaning facilities as well as vehicle storage.

Marriott Inn on Schedule Pro Con Architect and CM

Needham, MA - Construction is continuing on schedule for the new 128-room Residence Inn by Marriott hotel in Needham, located at the intersection of First Avenue and B Street in the New England Business Center office park. The hotel, which is being developed by Waterford Development Corporation of Needham, is part of a redevelopment plan by Normandy Real Estate Partners that includes four new office buildings, the hotel, and two parking garages to be built in the business park over the next few years. Pro Con Inc of Manchester, N.H., is the architect and construction manager for the $13.5 million design build hospitality project, which is owned by SXC Needham Inn, LLC. “The roof is complete and the windows have been installed, making the building weather-tight,” stated the project manager for XSS Hotels LLC. “The interior framing is complete and we expect to begin sheet rocking by mid-March. We continue to be on schedule for a late July completion.”

Pro Con Inc has designed the Needham Residence Inn to achieve LEED certification. The 89,740sf hotel is being built using regional and recycled materials in construction and is incorporating environmentally friendly design elements such as a white roof, over-sized windows, low-flow, water-efficient plumbing fixtures and LED lighting throughout the development.

Marriott Inn under construction The building’s first floor will house the hotel’s lobby and reception, common areas, and conference rooms. Upper floors will house guest rooms. The hotel will offer 116 urban studios, eight one-bedroom suites, and four two-bedroom suites, with a large hearth room, bar and lounge area, breakfast room, indoor pool and fitness room, two flexible space meeting rooms, business center, and guest laundry area.

Plans call for the hotel to have covered parking for 22 vehicles and surface parking for 80 vehicles. The hotel, which is conveniently located off of Route 128, will serve both business and leisure travelers.

The exterior design will feature precast concrete blocks, brick veneer, insulated metal paneling, and cornice molding.

The hotel’s main entrance will feature a canopy with metal panels and double sliding glass doors. Construction on the site began in August 2012. The hotel is scheduled to be completed in July 2013 and plans to open in August 2013.

Refining an Affordable Model for Assisted Living

“Affordability” is a concept often misunderstood. It requires a nuanced explanation. The most common question about assisted living cost: “What’s the cost per square foot?” The fact is, assisted living residents aren’t buying square feet – they’re buying units with services. And astute owners (and funding sources) base affordability on all-in cost – including operations in comparison to revenue.

Better metrics of affordability are cost per unit – plus understanding the project’s rent target in relation to the median household income in the area. For success, this more comprehensive view of project affordability is crucial – and understanding how design and construction decisions flow from the affordability “target” is critical.

Using Christopher Heights in Marlborough, Mass as our model, eight key factors were identified as essential to an affordably built project.

• Understand the owners/operators model for building configuration and care.

Owners Grantham Group LLC had the benefit of having built three similar facilities in Massachusetts (Attleboro, Webster and Worcester). This experience taught them the most desirable unit mix and configuration, building size, and amenities.

They learned that efficient staffing, including 24-hour care, 2 hours of personal care, and a dedicated activity director – meant lower operational costs. Meal service was most efficient through the utilization of a family dining model. Through experience, they understood the necessary elements for affordability; they had their target.

• Assemble the right team.

The owners and their project manag-

er, Potomac Capital, enlisted the seasoned team of Cutler Associates as construction managers and SMOOK Architecture as master planners/architects. Our team approach was an open but demanding process; clear goals were set early, milestones established, and tasks assigned. The team worked strategically, developing the initial plan, attaining financing, securing permitting, finalizing working construction documents, and ultimately building the facility.

Individual accountability was vital, and the mission clear: construct a cost-effective, architecturally appealing building. In-other-words, the entire team “bought into” the owner’s affordability answer.

• Secure appropriate financing.

Total project cost affordability must take into account both soft and hard costs, including: land acquisition, financing, design, and construction – in addition to costs associated with long-term facility operation and staffing. The Christopher Heights model utilized two low income tax funding sources: Low Income Housing Tax Credits (LIHTC) and Home Funds, and in doing so, the overall debt service on the project was reduced well below conventional financing methods. Keeping the land basis low was essential to success. Land cost must be financed through conventional means or upfront capital, as it’s not considered in the calculations for LIHTC. Finding sites in the correct demographic with favorable land acquisition costs or ground lease terms is difficult, especially in the northeast.

• Use effective and strategic site planning.

The land purchased for Christopher Heights was a brownfield site, and remediation was completed by the city of Marlborough prior to conveyance. The project was to be a marquee building for the Christopher Heights brand and a showcase for successful revitalization. With a slope of approximately 12 feet, the site provided a strategic master planning opportunity with the creation of a walk-out lower level. A central kitchen, mechanical and other service spaces were tucked below the building without absorbing precious ground level space. Some difficult uses bounded the site, including a run-down convenience store, a firehouse, and homes in disrepair.

The team leveraged the success of the owner’s three prior projects to streamline the design and preconstruction process of Christopher Heights. For example, mechanical, electrical, plumbing, and fire protection systems were done design-build to maximize efficiency and economy.

• Strategically use private and public spaces.

Another key to the Christopher Heights model was managing the gross square footage of the building without compromising unit sizes. The 83 bed facility maintains an incredibility high efficiency of 662sf per unit, versus the sector standard 750-875sf per unit. This was accomplished through the strategic use of public spaces within the building, with “country kitchens” on each floor serving alternately as family dining, gathering spaces, or entertainment venues, for example.

• Design a cost effective building and skin.

The structural system, comprised of tube steel columns, steel beams, and open web steel joists with composite deck, was incredibility efficient. The foundation was

designed with few jogs. Articulation of the building exterior and architectural scale was achieved through the use of cantilevered bays, trussed roof elements perched on a predominately flat roof, and the creative use of varying colors and textures of vinyl siding.

• Control the costs of interior fit-out.

Public areas received visual “punch” with enhanced wall, floor, and ceiling treatments. Elsewhere, efforts were made to minimize drywall soffit conditions and wall articulation. A residential heating system was also employed.

• Bottom line…

While the standard in assisted living at the time was between $105,000 and $125,000 per unit, Christopher House was finished at $94,000 per unit; a 10% to 25% cost savings. Affordability requires taking deliberate steps like those outlined above, to hit a price point that meets funding requirements and that makes unit prices attractive to seniors and their families.

Integrated Bldrs Nears Completion J.M. Electrical Completes BHA Project O’Sullivan Architects

Cambridge, MA – Rockland-based Integrated Builders is in the final stages of constructing The Emerson Lofts, a 16 unit condominium development located at 22 Cottage Park Ave. just outside the lively Davis Square neighborhood in Somerville.

The $9.5 million project is scheduled for a May 15 completion with occupancy expected for the beginning of July. Emerson Lofts is an adaptive reuse of the former J.H. Emerson Company factory (which developed and manufactured the original Iron Lung), that was built in 1909. Integrated Builders is redeveloping the new building according to LEED certification standards by incorporating top-to-bottom sustainable features, including a high-performance TPO (white) roof, energy-efficient HVAC systems, and double-hung insulated glass windows.

Renovating a historical building presents a unique set of structural issues, according to Jay Dacey, president of Integrated Builders. “Anytime you take an old woodframe building and update it to conform to current codes, there are going to be lots of challenges,” he said. “We put in an elevator, upgraded the building to earthquake and seismic codes, and a lot of structural steel went in – there were some difficult aspects to this job.”

Built in 1909, the structurally sound three-story brick factory building received a complete overhaul of all systems, with all new utilities and mechanical systems,

The exterior of the building will have drought-tolerant plantings and landscaping. Beneath the parking lot is a new stormwater retention system, which, along with roof drains on the building, helps minimize surface runoff into Cambridge storm drains. Bike storage for each condominium unit is provided inside the building, with 12 additional bike parking spaces outside.

“It was a total top-to-bottom renovation,” said David O’Sullivan, AIA and president of O’Sullivan Architects, whose firm did the design. “We’ve got the good mix of a traditional mill building with nice wood beams and columns and exposed brick interior walls enhanced by energy-efficient systems and windows, so you’ve got the character of the building coming through – combined with the modern energy efficiency.”

The135,000sf development consists of a 116-unit podium-style building with 76 surface parking spaces and 89 garage-level spaces below, an adjacent one-story retail space and a direct connection to the Minuteman Bikeway. The project incorporated attractive landscape features in the courtyard and the upper retail plaza which connects to the bike path. These features include wooden pergolas, stone veneer sitting walls, unique plantings, a fire pit, a barbeque area, exterior furniture, and interesting stone paving patterns for visual effect. Abbot Restores Apartments

Lynn, MA - Harbor Loft Apartments is an elegant eight-story brick high-rise building located at the corner of Washington and Broad Streets in downtown Lynn.

When the building was converted to public housing back in the 1960s, Abbot Building Restoration Company of Boston became involved with some minor repairs at that time.

Some 50 years later, Abbot has come full circle when recently contracted by the current building owner to perform maintenance on Washington Street elevation that was experiencing severe water penetration around the windows and masonry.

The contract called for Abbot to cut out and repoint the masonry on the top five floors where the most severe water damage had occurred. Also, as a previous contractor has resealed the windows improperly, Abbot removed the defective sealant around multiple joints on each window – metal to masonry, metal-to-metal, and metal to glass – and removed the entire remaining residue. Abbot then resealed the affected locations with a high-grade polyurethane sealant to match the original color around the exterior of the windows. Finally, a

Multi Residential Projects Moving Forward

Boston - The Boston Redevelopment Authority recently approved several multiresidential projects.

The board approved a project change that will add approximately 20 new units of housing to the 1282 Boylston Street project in the Fenway. The project change increases the number of residential units at the site from approximately 322 to up to 350, and increases the number of affordable units from approximately 36 to 38.

The 1282 Boylston Street project, which also includes 15,000sf of ground floor retail space, is being developed by the Abbey Group.

Callahan Completes Maxwell’s Green ICON Architect

Somerville, MA - Callahan, Inc. of Bridgewater recently completed construction on Maxwell’s Green in Somerville. The new 156-bed residential community features four apartment buildings, comprised of 184 units.

Callahan Inc. provided construction management services for the new LEED certified project. The four buildings consist of three or four stories with a mix of studios, one-, two-, and threebedroom apartments, as well as four townhome style units. Micro Units in the Future?

Boston - Latest reports from Biznow indicate that Boston’s waterfront has 300 micro units planned. Boston Redevelopment Authority manager for innovation district projects Nicole Fichera says that city planners are suggesting developers build smaller apartments—350sf to 700sf—with shared amenities.

First on the market is Gerding Edlen’s Factory 63 , located in the Fort Point Channel historic district of South Boston, with 38 units, including 23 micros ranging from 350sf to 500sf.

After a few weeks of leasing, only three of 23 innovation units—and two of the six market-rate apartments—remain, according to Kelly Saito, Gerding Edlen president.

The $193 million, 369-apartment 100 Pier 4—which includes 50 micro units—began construction in December, and they’re the first ones Hanover Group has built. Creating a layout for narrow units in a building designed for traditional apartments was a challenge according to the firm’s David Hall. The solution was interlocking L-shaped units, most of which are clustered on the first three floors around a business center and community area to foster impromptu meetings. Construction is scheduled to be complete in early 2015.

But the advantages are more units per GSF, youth appeal, the least costly market rate apartments, and Class-A amenities.

Charlestown, MA - TFMoran Inc. Structural Engineers of Bedford, N.H. provided structural design for a new five-story, 99-unit, multi-family residential building with below grade parking for 138 vehicles.

The 154,00sf building is located at the site of the former Charlestown Knights of Columbus at 75 West School Street in Charlestown, Mass.

The apartment building is timberframed construction, with the lower level constructed of concrete and steel. In addi-

tion to the interior common space, a roof deck is planned to give tenants bonus outdoor space. TFM Structural Engineers worked with Neshamkin French Architects of Charlestown and Metric Construction Corporation of Boston on this design build project. The completion of the project is expected for summer of 2013.

Wise Completes Projects

Boston - Wise Construction, of Winchester, has completed work on renovated space for two Boston-area companies. At Fresenius Medical Care, Wise Construction reconfigured 200,000sf of office space, including 50 offices and multiple conference rooms. Wise also

completed an executive suite during the initial phase of the project. Germanbased Fresenius, which has its US. headquarters in Waltham, is a major provider of kidney dialysis services and renal care products. The architect for the project was ADD, Inc.

Located in the city’s North Canal Historic District, the smart growth project was part of a 17-month, $43 million redevelopment that marks the single largest private investment in downtown Lawrence in decades.

There is growing demand for multi unit dwellings, whether apartments, hotels, or college and university housing. From smaller condo buildings and mixed use facilities to high rises and student residence halls, precast concrete has a great deal to offer for the construction and long-term performance of these structures.

The nature of precast components brings a level of efficiency to the construction process. Having the panels engineered and cast off-site minimizes site disturbance and significantly decreases the amount of space needed for erection. Closely monitored and inspected plant conditions also adds a level of quality assurance not found with site-cast components. And beyond the construction phase, the performance attributes of precast concrete are uniquely suited to this building type.

Hollowcore floors provide unmatched sound attenuation and also enable architects to work with long spans to create large, modular spaces. Concrete is uniquely resistant to mold and helps create excellent indoor air quality.

These are just some of the reasons architects in the northeast are choosing precast concrete for their multifamily and hospitality projects. One example of precast being used for multifamily work is The Victor, which is a 12-story mixed-use project in Boston.

The Victor combines 288 residential units with 17,000sf of retail and features a threelevel, 138-space above-grade parking garage. Boston architecture firm ADD, Inc., chose precast architectural panels with thin brick and textured finishes from Coreslab Structures for this project because of the cost savings, rapid construction qualities, and low maintenance the material can deliver.

Precast was also selected to deliver a combination of aesthetics and constructability for the 28-story Avalon Exeter Residences at Prudential Center in Boston. The 187-unit apartment building, which began precast erection in February 2013, features an architectural precast design by Elkus Manfredi Architects in Boston. Strescon Ltd. is manufacturing and erecting the 406 architectural concrete panels that will enclose the building.

Student housing is another building type ideally suited to precast concrete.

Residence halls are a long-term investment for educational institutions and need to be built to last. Precast concrete offers the kind of durability and long life these structures require. In addition, the speed of construction inherent with well-

Students are not always known for keeping quiet, but concrete floors and ceilings deliver a high level of sound attenuation that any student studying for finals will be thankful for. Anyone who has ever had to deal with the noise, vibrations, and footsteps of upstairs neighbors can appreciate the value of a concrete ceiling.

Like apartment buildings and residence halls, hotels must also house a large number of people in a comfortable manner. Architects and contractors working on hotel projects face many of the same challenges and opportunities presented by multi-family projects. Things like acoustics, indoor air quality, and energy efficiency are very important in hospitality construction. Designers continue to find ways to make the most of the material attributes of precast concrete in their hotel designs.

The architects at Group One Partners in Boston chose hollowcore for the job in part because using one component for floor and ceiling saves enough floor-to-floor height to allow an additional floor to be added.

This project demonstrates the ways that precast can work in concert with other materials and systems to achieve design and performance goals. It uses a unique Girder-Slab System (developed by Girder-Slab Technologies of Cherry Hill, N.J.) that allows the steel frame to be erected and then precast hollowcore planks installed.

oston - The new state-of-the-art 26-story residential and mixed-use building located at 120 Kingston Street in downtown Boston is under construction. Perkins Eastman Architects ( PE) led the fast track design development and documentation process, and McNamara/ Salvia Inc is the structural engineer of record. RODE Architects is serving as interior architect, along with Planeta Basque Interior Design. R. G. Vanderweil Engineers is responsible for the MEP/FP design.

As the concrete core and steel superstructure rises, the team continues to work closely with the development team consisting of Forest City and The Hudson Group; along with the construction management team at Suffolk Construction, to successfully bring to life the design of the 292,000sf high-rise tower. The project will be located along the Rose F. Kennedy Greenway, bordering Chinatown and the Leather District located within the highly sought after downtown Boston area.

The residential portion of the building will include 240 rental units, consisting of 18 studio apartments, 175 one-bedroom units, 43 two-bedroom units, and four three-bedroom units. Those residing on the upper floors will have striking views of either the Boston Common or Waterfront, depending on which side their unit resides. In addition to the residential units, the building will also include a three-level parking garage, a retail component, gym,

and restaurant. The restaurant will offer a seating area that will flow onto a large outdoor patio; adding further vibrancy and draw to this historical area of the city.

Perkins Eastman worked collaboratively with the owner, developer, and construction manager to improve building efficiencies and reduce the construction budget. The team redesigned the building’s core while reducing the number of parking floors from four to three without reducing parking—allowing greater floor-to-floor heights within the same envelope. The

building’s skin was re-imagined to achieve greater efficiencies of the prefabricated elements and window wall systems. All of the units were redesigned to accommodate the rotation of the core, allowing the standardization of bathrooms and kitchen types within the curved triangular footprint of the building.

Greenway will create a back-drop to Chinatown Park, which will be integrated into the design of the outdoor public space of the site by removing the wall that currently separates the two sites. Restaurant and café tables and chairs will spill out onto a small plaza overlooking the park. The four story podium facing the park will be clad in Jet-mist granite to create the impression of mist swirling at the base, near to the water feature in the park. This notion enhances a larger-scale waterfall design concept for the Greenway façade, achieved by staggered window-wall fins terminating at varying heights on the façade, and illuminated glass fins on the podium that will ensure a rich after-dark pedestrian experience.”

Pears pointed out that “PE has designed over 40,000 units of housing throughout the US and internationally over the past 30 years and built over 25,000 units. This housing and retail building is PE’s first high rise in Boston. However, the Boston office currently has over 850 rental housing units in design and under construction in projects ranging from four and five story wood-frame buildings to mid and high-rise in both steel and concrete. Many are urban and feature retail and parking podiums, and underground parking.” PE Boston also has a number of current education, healthcare, and senior living projects in design and construction.

Rye, N.H. - DiGiorgio Associates Inc. (DAI) partnered with Sanctuary Care to develop a one-story memory care living facility in Rye known as Sanctuary Care at Rye. Key elements of the facility are a distinctive entrance and lobby, sitting area, dining, library, and activities area.

The goal of this new residence is to care for those with memory loss in a homelike environment. The single-story structure will have two residential wings attached to two activity cores. The cores will house a kitchen, dining area, activity space, and administrative offices. The residential living space will consist of 56 spacious

units, one third of which will be semi-private spaces. In the semi-private suites, the residents will share the bathroom space.

Along with the development of the residential spaces within the wings, this structure will also consist of 8,900sf of community courtyard space. The total scope of the project is 36,600sf with an estimated construction cost of $7 million.

Construction began in the fall of 2012 and is expected to be completed in the summer of 2013.

Sullivan Construction Inc. is serving as the construction manager for this project.

Quincy, MA - Construction will start soon on what’s been billed as the largest urban transformation project in the country— the $1.6 billion rebuilding of downtown Quincy. Similar redevelopment efforts are under way in Boston and nationwide. Each is unique, but here are elements they share.

Early on, Quincy Mutual Insurance—a company headquartered downtown for 162 years—made a $17 million pre-development investment to help launch the project. Developer Beal/Street-Works partner Ken Narva says big city makeovers need a stakeholder with the courage to get in early and the patience to hang on for the long haul.

Mayor Tom Koch was a pioneering advocate, with moral and financial support. The city and state have agreed to raise $340 million, including $289 million in bonds for infrastructure: new streets, utilities, and nine garages for 5,000 cars. The city will raise 18% of the TDC, the state 3%, and the private developer 79%. The new private property will generate revenue to repay the bonds. Early in the eight-year planning phase, Narva tells us, the mayor had the courage and vision to see beyond the next election cycle.

To Mayor Koch, the transformation means new jobs and revenue to fuel further growth. The developer is starting the first

building with cash. But without public underwriting, he says, it couldn’t create the appropriate environment.

Quincy—birthplace of two US presidents, John Adams and John Quincy Adams—has a rich past, a solid present, and a strong credit rating. Beal/Street-Works recognized residents’ concerns over a plan to build 3.5 million sf so it acquired 39 land parcels without using eminent domain. Everyone knew what was happening from day one, says partner Richard Heapes. The plan it created calls for 1,600 housing units, 1.1 million sf of office space, and 700,000sf of retail space, including 150,000sf for food services.

The spine of the New Quincy Center is Hancock Street, which leads to the T stop. Easy access to mass transit is the critical lifeline, says Narva. It places what will be new and redeveloped buildings 18 minutes from Boston and 23 minutes from Cambridge, both major employment centers. It’s surrounded by interstates 93/95, which lead to downtown Boston and many other towns.

At its core, Hancock Street will be reconceived as one great boulevard from the commercial center to the T. It will feature a series of spaces filled with active uses like restaurants and shops, key public places like four-acre park and museum Adams Green, and five other outdoor public places connected by wide sidewalks.

However, our desire to create a unique, expressive, and clear design has not changed. The challenge has become how to design and execute a project with the same quality and in a shorter amount of time.

As a result, much has changed in the way we work. The traditional defined order of work; schematic design, design development followed by construction documentation has merged into a continuous flow of design, coordination, and detailing. The use of Revit has facilitated this change.

Where once a design had to be set in stone prior to proceeding to final documentation, now further development of the design occurs alongside of the creation and development of details. It takes time for clients to understand the project and develop their design input. We find that we are able to keep the project moving forward, while

In a recent fit-out for a pharmaceutical company in Cambridge, we were able to change both details of the lobby area and alter the number of offices and types of equipment without impacting our schedule. The client was able to bring forward a required change seamlessly. We feel able to handle more nimbly our clients’ changing needs while being able to deliver on the design.

Integrating engineering into Revit

is key to this faster paced project delivery.

Having a single, integrated model of the design allows for the pinpointing of areas requiring coordination as well an understanding of the implication of alterations to the design. In a recent project at Harvard, working with Rist-Frost-Shumway Engineers, we have found that both the engineers and architects benefit from access to the full model. We, as architects, are able to take views and cuts through the project and see where we might find opportunities

or where we have clashes. As well, the engineers benefit through a greater understanding of design intent and are able more quickly to identify areas where we need to alter the design to accommodate ductwork or other engineering elements. Importantly, this shared model leads to fewer issues during construction as issues are worked through more thoroughly during this combined design/documentation process.

There are limits to this new flow of work. Unlike a current that ebbs and flows without termination, our projects must move toward a logical conclusion, which is the building of a project on schedule and on budget. A solid program, schematic layout, and good understanding of the systems and aesthetics are key to a successful project. Establishing frequent and effective communication and trust with the client early on establishes that current of progress so needed in a fast-paced project. As a result, we are able to have a little more play, a little more fun in the design and documentation that we would normally expect given time constraints. We can try on a few ideas within the team context while moving the details and coordination forward. There is no more of that “If we only had a little more time...� as we allow ourselves the opportunities along the path to completion to make those improvements that refine and turn a project from good to great.

New Haven, CT - Art, architecture, and advisory firm Svigals + Partners has promoted Christopher Bockstael, AIA, to partnership, and Julia McFadden, AIA, to the ranks of the firm’s principals.

Bockstael, who joined the firm in 2004 and was promoted to associate principal in 2009, is now one of the firm’s partners. He will take on an expanded role as a director of design for multiple projects.

As project manager for the awardwinning New Haven headquarters of tech company Higher One, Bockstael produced a forward-thinking adaptive reuse design of the circa 1915 Winchester Arms factory.

The two-year renovation and expansion project will renew 19,500sf of clinic space serving pediatric cancer patients, increasing its capacity by 40%.

The Jimmy Fund Clinic is widely recognized as one of the world’s premier centers for pediatric cancer research and treatment. The clinic’s multi-phased renovations will result in significant improve-

ments that will enhance pediatric cancer care for patients and families. Infusion and clinical areas will be expanded and improved to optimize flow and patient care. The waiting room will also be expanded and reconfigured to include play, quiet, and teen areas. Space adjacent to the clinic will remain occupied during construction, creating the need for strict infection control procedures.

Completion of the project’s last phase scheduled for December 2014. The project is targeting LEED Ssilver accreditation.

Gateway CC - Model of Urban Sustainability New Haven, CT - Towers|Golde’s award-winning design for Gateway Community College is a model of effective urban landscape interventions. Simple, durable, and sustainable materials for longevity and ease of maintenance are used in an elegant, understated way to maximize their esthetic impact while providing a multi-faceted approach to representing current best practices in sustainable design. The result is a “campus” that serves to educate and delight as well as to validate the educational aspirations of both the institution and its students.

This urban, brownfield project incorporates many green systems and technologies, recycled materials, community and transportation linkages, and green education commitments. It demonstrates that a natural, urbane environment can contribute to student performance, staff effectiveness, and most importantly, public perception of educational value and achievement.

The 3.7 acre site is comprised of two parcels bisected by a downtown street and bordered on one side by a public parking garage. The only remnant of the original construction was the exposed shell of a below-grade service tunnel, required to remain operational throughout construction for deliveries to surrounding buildings. The new four-story, 360,000sf

The project incorporates a wide array of best management practices, use of local and recycled materials, community and transportation linkages, and green education commitments. Towers|Golde composed this campus with three distinct elements: roofgardens, courtyards, and a green wall. The striking fourth floor roof garden culminates the experience of a multi-story campus atrium that slices through the core of the two buildings and leads to a distinctive, south-facing garden featuring a large ipe wood deck (approved by the fire marshal for its fire resistance) encircled by a water-efficient wildflower “meadow” with flowering trees. The garden is furnished with sculptural elements as well as seating to encourage social engagement.

The rain garden in the courtyard between the building and the garage is both an artistic feature and a runoff management system; it is an educational demonstration of rain water recharge and a pocket park for casual use by students and staff. Surrounding the basin is a lush but waterefficient landscape of trees, shrubs, grasses, and perennial flowers, and just enough lawn to invite informal passive use.

The adjacent playground serves the college’s daycare and its early childhood education programs, and was designed in close collaboration with the teaching staff. It integrates a landscaped area for quiet play and a children’s garden with more traditional play structures.

Across the street, the community courtyard is an outdoor extension of a multi-purpose space available for community use. It also provides opportunities for small outdoor events, meeting breaks, and informal college socializing.

Although sited at ground level, it is actually another intensive green roof garden, perched on the service tunnel roof deck.

The project’s distinctive, sustainable approach is further expressed on the garage façade. One level above the street, vines are grown on a three-story trellis of biomorphic reed-like tubing, creating a dramatic vertical garden, visible across the cityscape. It announces the college and its commitment to a more sustainable future, for both its students and the planet.

Recent Jewett Subaru Projects

Raymond, NH - Jewett Automotive Design & Construction, a division of Raymond N.H.-based Jewett Construction Company, Inc., recently completed interior renovations at two Subaru showrooms.

The four-month project at Long Subaru in Webster, Mass. involved 5,000sf of additions and upgrades to the showroom, service write up area, offices, and customer lounge.

The new areas have an open and inviting feel made possible through the extensive use of exterior glass (which opens up the view while also lighting the space), ceramic tile floors, and a gas fireplace in the customer lounge.

All work was performed while the dealership was in full operation – adjacent to and in areas occupied by customers and staff – requiring extensive noise and dust mitigation, as well as close coordination with dealership personnel to schedule work during off-hours and offpeak times. Work areas were concealed by walls or tempo-

Perkins Eastman Architects (PE) led the fast track design development and documentation process. McNamara/Salvia, Inc. is the structural engineer of record.
