50% LESS CEMENT & 5% RECYCLED MATERIAL WHILE EXCEEDING ASTM

HOW DOES G-MIX COMPARE TO CO 2 CURING?

We offset the use of cement with slag, a byproduct of the steel industry. This results in greater cement reduction than typical CO2 curing methods without compromising strength and durability. The materials we use to supplement cement have the added benefit of increasing efficiency, improving color, and decreasing efflorescence.

G-mix® was developed using proven methods of CO2 reduction with quantifiable, verifiable results. The environmental impact of G-mix® has been third-party tested and ASTM-verified, and the Global Warming Potential of our products is among the lowest in the industry. The carbon footprint of our normal-weight architectural CMUs is over 65% lower than the industry average.*

G-mix® is available for all Genest-manufactured products, including our full line of architectural CMUs. EPDs for each of our products, published by ASTM, provide detailed information regarding the environmental impact of our extraction, transport, and manufacturing processes and can be downloaded at: astm.org/products-services/certification/environmental-product-declarations/epd-pcr.html

Up-Front CTA Construction Breaks Ground on $98M Elementary School

Swampscott, MA – CTA Construction Managers LLC announced that construction has begun on Swampscott Consolidated Elementary School, a $98 million project for the town of Swampscott.

CTA Construction was awarded the contract in November to build the 154,000sf building that is set to accommodate up to 900 students in grades K-4. CTA Construction staff members recently joined the school building committee, members of the community, and school district staff for a groundbreaking ceremony.

“We are happy to be working again with owner’s project management firm Hill International and architecture firm Lavallee Brensinger Architects,” said Jeff Hazelwood, principal of CTA Construction. CTA Construction has previously worked with Hill International on nine projects, including the Lowell Elementary School project in Watertown.

Lavallee Brensinger engaged the town through a feasibility study, site selection, educational programming, and final design. “This really was a community-

centered process,” said Leigh Sherwood, principal architect at Lavallee Brensinger.

“The combined elementary school design is a reflection of the needs of the students, teachers, families and town leaders and is based on an understanding of what is uniquely appropriate to Swampscott. We hope this project will have a long-term transformative effect on the education of your children and their children as well.”

Maugel DeStefano Designs for Werfen

Fitwel Launches Relational Data Tool

Bedford, MA – Maugel DeStefano

Architects announced design has begun on a new 169,500sf research and development facility for Werfen, which provides specialized diagnostics in the areas of hemostasis, acute care diagnostics and autoimmunity. The building will be located at Werfen’s Hartwell Road campus in Bedford, on the site of an existing warehouse that will be demolished.

The 2-story research facility will feature 27,500sf of lab and 91,000sf of office space on the first and second floors, perched over a 51,000sf ground-level drive-in parking area for 160 vehicles. A new elevated bridge will connect the research facility to the adjacent building on the second floor.

“Maugel DeStefano began its relationship with Werfen, formerly known as Instrumentation Laboratory, in 2015,“

said Sarah Cormier, project manager at Maugel DeStefano Architects. “Since that time, we have completed a wide range of planning and design projects, which include over 200,000sf of renovations, restacks, rebranding, and lab relocations at the 345,000sf campus in Bedford. This new R&D facility will provide Werfen with an advanced center for research and space for future growth.”

Project team members include NorthStar Project and Real Estate Services; Haley & Aldrich, environmental and geotechnical consulting; VHB, civil engineer; Summit Engineering Inc, structural engineer; Wozny Barbar & Associates Inc, MEP/ FP and low voltage engineer; Integra + Architectural Health, LEED design; Sladen Feinstein, lighting design; and Integrated Builders, general contractor.

Building Community

New York – Fitwel recently announced a data insights tool that allows real estate companies to rank their properties’ and entities’ healthy building performance against their peers. A first for the industry, the Relational Data tool adds value to Fitwel certification by providing users entity-level ranking against likecompanies.

In addition to measuring performance amongst all certified projects on Fitwel, the new tool also measures performance of Walkability & Transportation and Environmental Quality – two of the top five “S” metrics most tracked by investors, as found in the New Investor Consensus: The Rising Demand for Healthy Buildings (March 2021). The Relational Data dashboard visualizes key data insights, designed to make it easy for a company to digest where and how to improve its healthy building performance and communicate achievements to stakeholders.

“The industry has long been asking for ranking data to understand good,

better, and best,” said Joanna Frank, CEO of Fitwel. “Not only will you be able to understand where you sit in relation to your peers, but it supports continuous improvement of assets with regard to social impact by providing a quantifiable roadmap.”

The side-by-side ranking provides companies with the insight needed to communicate with stakeholders – tenants and investors – on their relative performance, allowing for differentiation against peers and accurate annual reporting metrics. Ultimately, the Relational Data tool will help real estate companies measure the effectiveness of Fitwel implementation and better inform dialogue with key stakeholders, make more informed business decisions in implementing healthy buildings, and find areas of improvement for health-centered ‘S’ initiatives.

Joanna Frank first revealed the tool live on stage during a keynote speech at the PERE Asia Summit in Singapore on Feb. 21.

10 World Trade Claims Boston’s First SITES Pre-Certification

Boston – Developers of the 10 World Trade project in Boston’s Seaport District recently announced that it is the first project in Boston to achieve SITES precertification.

According to the USGBC, the Sustainable SITES Initiative is “a rating system that guides, evaluates and certifies a project’s sustainability in the planning, design, construction, and management of landscapes and other outdoor space.” The 600,000sf tower at 10 World Trade includes another 100,000+ sq. ft. (over 2 acres) of new outdoor landscape and streetscape.

“From Day 1 we have set out to deliver an absolute best-in-class development, not just in terms of a landmark tower but also the public realm at its feet,” said John Hynes IV of Boston Global Investors (BGI), managing developer at 10 World Trade. “The result is a truly massive investment in the ground level around all sides of this iconic new address. We’ve worked hard to build something that sustains the environment and the people who occupy it – both in the traditional sense of resource management and in terms of educational and cultural programming. It’s a huge benefit to our future tenants and to the neighboring community. We want to welcome everyone and encourage them to really enjoy this new space.”

The project’s SITES achievement is one of five such accolades at 10 World Trade. According to Hynes, the project is set to achieve Gold level certification for SITES, LEED, and WELL, in addition to Platinum certifications for both WiredScore and SmartScore.

Elements of 10 World Trade’s SITES Gold pre-certification include the use of regionally sourced building materials and a curated planting design that references the Seaport’s original New England maritime ecology. The plant palette consists of low-maintenance and droughtresistant species which are native to the region, promote biodiversity, and attract pollinator species. The landscape is also designed to maximize accessibility, reduce the urban heat island effect, and achieve an irrigation water savings of more than 75%, while supporting mental restoration and physical activity.

Victor Vizgaitis, principal at Sasaki, noted, “The future of buildings is not only about the buildings themselves. It’s about the full integration of every aspect of the place to create something that is truly unique, usable, sustainable, experiential, and beautiful. The landscape is as important as the structure, which is as important as the systems and all of the other components; and when they work well together, we deliver something remarkable: a place

that people want to be and that promotes wellness, engagement, and a sense of belonging. The fact that 10 World Trade not only aspires to do all of these things but is holding itself accountable through all these certifications is somewhat unprecedented and should set a new standard for how to think about placemaking in the commercial realm.”

In addition to Sasaki for 10 World Trade’s building and landscape architec-

tural scope, BGI has engaged VvS Architects & Consultants for sustainability consulting, Suffolk Construction and HJ Russell for construction management, and BrightView as the landscape contractor. Isenberg Projects oversees public programming and site activation, and JLL is the leasing broker on behalf of project ownership.

Construction is expected to be completed in 2024.

Ehrhart Launches Woman-Owned Retail Advisory Firm

Boston – Ann Ehrhart recently announced she is launching EVERSTREET, a woman-owned retail real estate advisory group designed to help clients navigate and thrive in a retail environment undergoing a massive sea change by trading conventional brokerage for a Strategic Planning & Activation services model.

Ehrhart’s nearly two decades of experience includes handling complex, multi-million dollar retail leasing assignments. She is the founder and CEO of EVERSTREET and says the inspiration for the company was fueled by the recognition that landlords and tenants alike are hungry for a new approach when it comes to increasing revenue in mixeduse retail.

“Developers and owners of mixed-use properties are recognizing that retail is changing and that the people choosing to live in their apartments and occupy space in their labs and office buildings want a unique, local mix of retail and restaurant operators that are truly diverse – i.e., minority and women-owned businesses,” said Ehrhart. “A strategy for a street-level merchandising mix that incorporates diverse businesses is no longer just the socially responsible thing to do, it is the financially savvy thing to do. EVERSTREET is creating places for everyone.”

The EVERSTREET strategy combines the time-tested fundamentals of retail planning, leasing, and activation with a forward-thinking approach designed to meet the evolving retail environment. EVERSTREET accomplishes this by partnering with developers of mixed-use ground-up and repositioning projects during the planning phase to attract and build community support, then creating a retail business plan that positions clients for retail success by syncing the design, merchandising, and pro-forma with the location. In the activation phase, the firm executes the business plan through tenant

selection, deal structuring that focuses on long-term viability and post-leasing services to minimize build-out headaches to facilitate a smooth path to opening and stabilization.

EVERSTREET is also striving to open the door for greater diversity, sustainability, and creativity for retail and restaurants in Greater Boston. Parlaying their experience with best-in-class national and boutique retailers into helping small businesses – particularly women and/or minority-owned businesses – the company’s aim is to help them to gain a better understanding of how to succeed in

today’s retail environment.

“Delivering a product that creates value before, during, and after the lease transaction enables EVERSTREET to tackle a wider array of challenges and serve a wider audience,” said Ehrhart.

“This includes engagements with groups who are looking for a retail advisor, but who may not ultimately need a transaction, a la a brokerage arrangement; for example, master planning and downtown revitalization projects at the municipal level, or even assessing ways to boost, in place, underperforming retail concepts.”

Second Building Tops Off for 1.8M Sq. Ft. Boynton Yards Development

Somerville, MA – The steel topping off was recently celebrated for 808 Windsor Street, the second purpose-built Class-A lab building in Somerville as part of the Boynton Yards 1.8 million sq. ft. mixed-use life sciences and innovation community.

DLJ Real Estate Capital Partners (DLJ RECP), Deutsche Finance Group (DFG), Leggat McCall Properties (LMP), and Shawmut Design and Construction were joined by Somerville Mayor Katjana Ballantyne at the event. The project is being designed by ARC/Architectural Resources Cambridge.

“As a unique economic driver and community-driven vision for Somerville, today marks another milestone for Boynton Yards as we continue to build the future here in many ways,” said John Fenton, managing development partner at DLJ Real Estate Capital Partners. “808 Windsor is uniquely positioned as an activation anchor to both Boynton’s fully leased 101 South Street and The Hive at 561 Windsor Street, offering even more progressively designed lab, creative arts, retail, and public activation space upon its completion.”

Set to be completed in early 2024, the 370,000sf, purpose-built building will span 11 floors and offer state-of-the-art R&D lab/office space and ground floor retail. Amenities will include four levels of below-grade parking, a mobility/bike room, and community-based and activated green space. With an energy-efficient and sustainable design, the building will achieve LEED Platinum certification. The second of four master planned life sciences buildings at Boynton Yards, 808 Windsor Street will feature 35,000sf, column-free floor plates offering tenants

flexibility to grow and redesign to meet the needs of their workforce.

With community-driven input, the future of the seven-acre Boynton Yards community includes commercial, residential, retail, public green, arts, and performance spaces designed to transform the area into a vibrant work-live-play neighborhood. The topping off milestone at 808 Windsor Street comes on the heels of 101 South Street, the first completed building at Boynton Yards which opened in May 2022 and is home to four Flagship Pioneering-founded companies.

The project sits amidst Everett Square and the Commercial Triangle – two focal points for the city of Everett. As part of the “Envision Everett” initiative, the city has strategically begun to expand the infrastructure to improve residential quality of living, revitalize underutilized areas, and create opportunities for residential and commercial uses to participate in the city’s growth and advancement.

RISE’s School Street project will add to the housing uptick in the area, bringing 46 rental housing units including studios, one-bedroom, and two-bedroom unit options, all within a 4-story residential building. Seven of the units will be designated as affordable and will be available to individuals and families earning up to 80% of the area median income (AMI).

The residential community will offer a variety of amenities including a club

room and lounge, on-site bicycle storage areas for residents and visitors, a fitness center, work-from-home stations for all hybrid scenarios, and a common outdoor terrace.

With sustainability in mind, 52 School Street will target LEED Gold certifiability. The building will be carbon neutral, utilizing all-electric building systems and on-site renewable energy through rooftop photovoltaic (PV) solar panels. Twenty-five percent of the parking spaces on-site will be designated for

electric vehicle (EV) charging stations. School Street is in walking distance of the restaurants along the Square’s Broadway Street and beyond, as well as

local green open space parks, markets, and schools. Building upon Everett’s multimodal options and advances and excellent walkability rating, a Transportation Demand Management (TDM) program will support residents seeking alternative transit.

Forty-six bicycle storage spaces will be available for residents, in addition to 16 bike parking spaces for visitors and the general public. New sidewalks, street trees, and landscaping will be prioritized along School Street. A new public crosswalk, street striping, signage and ADA improvements to the surrounding sidewalks will serve to further enhance the experience and walkable nature of the neighborhood.

BlueBikes membership and subsidized MBTA passes will be made available for building residents, with easy access to the MBTA Orange Line subway system at Wellington Station and Sullivan Square Station and several MBTA bus routes along Broadway/Rt.99 and Main Street.

RISE recently received approval from the City of Everett’s zoning and planning board. The project is anticipated to start construction in Q2-Q3 2023.

Maugel DeStefano Announces Multi-residential Project Milestones

Worcester, MA – Maugel DeStefano Architects announced construction is complete at The Kiln multifamily development in Worcester. Developed by GoVenture Capital Group and designed by Maugel DeStefano Architects, the 111-unit apartment complex is located at 222 Brooks Street in the Greendale neighborhood of the city.

The Kiln offers four stories of residential living with an open-parking garage below. Sited in an area with a mix of commercial businesses and singlefamily homes, the design team used modern industrial forms and materials and a residential scale to blend the development into the surrounding context. Tenant amenities feature professional workspaces, storage areas, and a fitness

center. Project team members also included Hannigan Engineering and TFMoran.

Representatives of Maugel DeStefano Architects said creative solutions to building codes, repeatable construction methods and simplified structural mechanical systems resulted in an extremely cost-effective project during a time of escalating material costs.

“The art of balancing aesthetics and construction costs began in the earliest phases of design, when geometric simplicity and compositions of attractive, durable materials define marketability and control costs,” said Jeremy Baldwin AIA, multifamily studio lead at Maugel DeStefano Architects. “Both were achieved at The Kiln when the

collaborative team of architect, owner, and general contractor defined clear objectives and value-engineered the project from conception. This early collaboration resulted in substantial construction cost savings and a highly desirable residential product for the City of Worcester.”

Maugel DeStefano is also working with the joint venture of The Michaels Organization and GoVenture Capital Group at 274 Franklin Street in Worcester. The Franklin Street development features 364 dwelling units, 15,000sf of amenities, and a 5-story precast parking structure with 360 parking spaces. The project is set to be completed in early 2025.

Additionally, the firm announced it has completed the first phase of Northgate Meadows in Sterling for the Whitney

Companies. The 216-unit apartment complex, located on Research Drive, will be developed in three phases. Each phase features a 106,000sf podium- style multiresidential building with four stories of one-and two-bedroom affordable and market rate units. Rentable storage units and expansive common areas are located on each floor. The 26,500sf of parking located beneath each building provides space for vehicles and a dog grooming station.

The second phase of the project is currently underway. The final phase will immediately follow. Project team members also include TFMoran and Hannigan Engineering.

Closing The Homeownership Gap in Boston

The vision for Olmsted Green and its East and West Campus was ahead of its time nearly 20 years ago when a partnership between the New Boston Fund and the Lena Park CDC was designated as the master developer of the nearly 38.5 acres in Mattapan on the former Boston State Hospital site. This partnership created the largest private development in Mattapan’s history generating $250 million of economic and housing development, achieved industry leading utilization of MBE/WBE companies and local hiring and generated the largest opportunity for homeownership wealth creation for local renters. Olmsted Green is among the first developments to use MassHousing’s Commonwealth Builder Fund homeownership program and 2021 American Rescue Plan Act (ARPA) funding to address the racial homeownership gap.

An upcoming groundbreaking event will celebrate the beginning of

Preserve

construction on The Preserve at Olmsted Green and the opening of the on-site Gateway Center. The Preserve at Olmsted Green will add 80 condominiums of mixed income home ownership, which includes 63 condos for affordable to moderateincome units for first-time homebuyers.

The Preserve is the final phase of Olmsted Green which started in 2006 and will be completed in 2024, a heroic journey for the Boston State Hospital Citizen’s Advisory Committee, the Commonwealth of Massachusetts’ Department of Capital and Asset Management and Maintenance

BPDA Approves Affordable Housing in Allston, Dorchester, Roslindale, and South Boston

Boston – The Boston Planning & Development Agency (BPDA) board of directors recently approved six new development projects representing 1.8 million sq. ft. The new projects will support approximately 1,704 construction jobs and 1,362 permanent jobs.

Located within the bounds of the Western Avenue Corridor Study in Allston, the 1234-1240 Soldiers Field Road project will build four new buildings: three residential, and one hotel on two separate but connected sites. The site at 1240 Soldiers Field Road will have a residential building that is a mix of condos and rentals, and is 100% income-restricted. It will also have retail space on the ground floor. The other building will contain 395 residential units and commercial/ retail space. The site at 1234 Soldier Field Road will build a hotel and a residential building. The hotel will be approximately 11 stories, and contain 195 rooms, as well a ground floor commercial space. The residential building will contain 76 homeownership units.

Located in Allston, the 119 Braintree Street project will build two buildings: a new 12-story commercial building containing office, research, and laboratory space, as well as ground floor retail space, and a residential building including 88 units, 74 of which will be income-restricted, a portion of which

will be deeply affordable. The project is expected to create a significant amount of new public open space and streetscape improvements, including an elevated walkway connecting the project to the Everett Street Bridge, and connecting

Braintree Street to Lower Allston.

The BPDA board voted to approve the First Amendment to the Development Plan for Allston Yards in Allston, which incorporates what is now a vacant building at 52 Everett Street into the Master Plan site. The new project at 52 Everett Street will demolish that building and build 150 new homeownership units and ground floor retail space to activate Guest Street. All three-bedroom units will be income-restricted. As part of the Allston-Brighton Mobility Study, the project will become a member of the Allston-Brighton TMA and participate in the forthcoming Allston-Brighton Link.

The 361 Belgrade Avenue project will bring 124 residential units to 361371 Belgrade Avenue in Roslindale. Of the 124 rental units, 21 will be incomerestricted. The 5-story building will be built in close proximity to several public transportation options. This project will provide a range of housing options at different price points and improve nearby tree canopy and open space, and is designed to maintain local character with an emphasis on locally-owned retail businesses.

The project at 13 Norwood Street in Dorchester will create 52 residential units, nine of which are income-restricted. Its location is in close proximity to public transportation. This project will make a $50,000 contribution to the Boston Transportation Department (BTD) to contribute to sidewalk and public realm improvements, such as lighting and landscaping,

Located in Brighton, the 75 Tremont Street project will convert what is now vacant land into a multi-family condominium complex containing 70 homeownership units, and create a newly active and pedestrian focused area. Of those units, 12 will be income-restricted. The project will contribute to the overall walkability and transit-oriented development described in the AllstonBrighton Mobility Study through the commitment to add a raised concrete island and by moving the nearby MBTA bus stop.

Colony Phase 6

In addition to these projects, the board approved Phase 6 of the BHA Old Colony Redevelopment. This phase is the final component of a phased redevelopment of the Old Colony Boston Housing Authority Development located in South Boston. Phase six of the project will build an entirely income-restricted 5-story building, including age-restricted senior housing, containing 89 units. Some of the ground floor will be set aside as community space.

$1.6M Bond Issued for Malden Affordable Housing, Food Pantry

Malden, MA – MassDevelopment has issued a $1,660,000 tax-exempt bond on behalf of Bread of Life 54 Eastern, LLC, an affiliate of Bread of Life (BOL), which is using proceeds to build a 3-story, approximately 20,000sf building at 54 Eastern Ave. in Malden.

The project is a joint development with Metro North Housing Corporation. Bread of Life will occupy the first two floors of the building, which will feature a commercial kitchen, dining hall, food pantry, warehouse, and office space, and Metro North Housing Corporation will operate 14 low-income housing units on the third floor.

Proceeds also supported costs associated with demolishing Bread of Life’s former building on the property, which was cleared in September 2022. Construction of the new building began in November 2022 and is expected to be complete in January 2024. Eastern Bank purchased the bond, which helped Bread of Life achieve a lower cost of capital.

“This community-based, collaborative effort has all the ingredients to make a significant difference for area residents by adding 14 affordable housing units in downtown Malden and ensuring a new, welcoming space for Bread of Life to provide food assistance,” said MassDevelopment president and CEO, Dan Rivera.

“The city was pleased to provide

$3.26 million in financial assistance to this mixed-use development through various funding sources including HOME Program Partnership funds, Malden American Recovery Act funds, federal Community Development Block Grant monies and funds from the Community Preservation Act,” said Malden Mayor Gary Christenson.

Founded in 1980 and incorporated in 1992, Bread of Life is a nonprofit organization that provides community meals and other food assistance to residents north of Boston. It brings together over 500 volunteers from 40 partner organizations that include congregations from the faith community, businesses, civic organizations, schools, government and social service agencies from Malden, Everett, Medford, Melrose, Wakefield, Reading, and Peabody to offer free food to hungry, homeless, and isolated people.

Bread of Life executive director, Gabriella Snyder Stelmack, said, “With the valued partnerships of MassDevelopment and Eastern Bank, Bread of Life’s programs will now be under one roof, ensuring more families have access to a warm and inviting food pantry, a modern and updated dining space, and a spacious building to operate our Grocery Delivery Program, Back Pack Nutrition Program, and Mobile Market.”

Dakota Partners Receives HPRF Grant to Expand Supportive Housing in Conn.

New Britain, CT – Dakota Partners announced the receipt of a Homeless Prevention Response Fund (HPRF) grant in the amount of $1.27 million to be used for the 16 units earmarked for formerly homeless residents at Columbus Commons in New Britain and dispersed over the next 10 years.

The grant is being drawn from funds received by the Corporation for Supportive Housing (CSH) from the Connecticut Department of Housing (DOH). The purpose of the grant is to expand supportive housing opportunities throughout Connecticut by providing financial assistance in the form of a capitalized operating reserve account for operational uses.

With these funds, Dakota will work with the Chrysalis Center, a private, nonprofit third-party service provider to offer counseling and support to these formerly homeless residents to ensure they have the resources they need for future success.

Columbus Commons was completed in 2020 and is comprised of 80 apartment units, 64 of which are affordable units that provide housing for low-income individuals and families. Of those, 48 of the one- and two-bedrooms are workforce units offered at 50-60% AMI;

16 accept 811 vouchers, which only requires the residents to pay 30% of income for rent; and five are exclusively earmarked for homeless individuals or families.

As a real estate developer and builder, Dakota Partners develops affordable, workforce and market-rate housing communities across New England, New York and the mid-Atlantic states.

Chrysalis Center helps those living in poverty, veterans, women and children, young adults and individuals who are struggling with mental health, addiction,

HIV/AIDS, homelessness, and those returning from incarceration, through job training, housing and other community healthcare services.

WinnResidential Named Top Company

Boston – WinnResidential, the property management arm of WinnCompanies, placed among the top five multifamily operators in the United States for overall satisfaction in 2022, based on the results of anonymous surveys returned by more than 11,000 prospective and current residents.

The high ranking marks the second year in a row the company achieved Elite 5 status as one of the top five management companies in the nation for resident satisfaction, according to Kingsley, a business intelligence provider for the multifamily industry. To quality for Elite 5 performance, a management company must survey approximately 90% of the prospects and residents in its portfolio, survey current residents prior to the renewal date for their lease, and outperform the national Kingsley Index for resident satisfaction.

“Our property management teams work hard every day to deliver quality service through thousands of routine interactions with residents,” said Patrick Appleby, president of WinnResidential. “These anonymous survey results are proof that they are making a difference in the quality of life for households within a wide range of communities across the country.”

WinnResidential manages 65,200 apartments at 630 properties in 17 states and the District of Columbia.

The 2022 Kingsley results placed six apartment communities in the top

100 in the nation for resident satisfaction in 2022: Manomet Place II, a mixed-income community in New Bedford, Mass., owned by WinnCompanies; The Residences at Portwalk, a market-rate community in Portsmouth, N.H., owned by Cathartes Private Investments; Tai Tung Village, a low-income community in Boston, owned by the Chinese Benevolent Association of New England; Mountain View Villas, an affordable community in Indian Wells, Calif., owned by the Indian Wells Housing Authority; and The Wauregan, an affordable community in Norwich, Conn., owned by Heritage Housing, Inc.

Those properties were among 68 WinnResidential communities in nine states that exceeded the Kingsley Index benchmark for overall satisfaction –meaning they scored higher than the composite satisfaction score of competitors.

Overall, WinnResidential properties received 2022 scores that outpaced the national Kingsley Index in four categories – likelihood of lease renewal, leasing staff professionalism, overall satisfaction with management and overall satisfaction with maintenance.

The company distributed more than 95,500 e-mail surveys in 2022 to measure satisfaction from prospective residents, residents who recently moved into a property, residents from whom a work order was completed, residents at the mid-point in their lease and residents approaching the end of their lease.

Focus: Senior/Assisted Living

Dellbrook|JKS Breaks Ground on 351,000sf Senior Living Development in Newton

Newton, MA – On March 6, Dellbrook|JKS broke ground on Opus Newton by 2Life Communities, alongside architect Perkins Eastman. The new development is designed to provide middle-market seniors with a more affordable living option centered around community, neighborhood, and interpersonal connection.

“The way we view aging is shifting and so should the care and living options surrounding it,” said 2Life president and CEO, Amy Schectman. “Opus prioritizes affordability, community and not only aging in place, but aging in the right

place. This model brings a breakthrough prototype to both our region and the nation, confronting the largely unaddressed dearth of middle-market senior living options for what we call ‘the forgotten middle.’ We want this framework to be adopted by other organizations, and we’re here to guide and support them along the way.”

Opus Newton will be constructed on the Jewish Community Center’s (JCC) Greater Boston campus. The building will also be connected to Coleman House, another 2Life collaboration with Dellbrook|JKS, where the construction

management firm is currently completing a $25 million comprehensive modernization. Temporary modifications to the campus’ traffic flow will allow this busy hub to remain active throughout the course of construction.

The sloping south end of campus will be prepared to welcome a 5-over-3 podium-style structure totaling 351,000sf, with two amenity levels and six residential stories atop a two-floor parking garage. The amenity level will feature gathering spaces, a Connector Wing to Coleman House, and a 12,000sf courtyard hugged by Opus on three sides.

“Opus is 2Life’s first project addressing

the need for an engaging senior-living experience designed to be within reach for middle-market older adults, and we’re proud to play a role in its creation,” said Carli Dantas, project manager at Dellbrook|JKS. “Getting to know the campus through working at Coleman House for the past several months has made our team even more excited to begin construction. Opus will benefit from the incredible sense of community that already exists on the campus.”

More than 95% of Opus’ apartments are already pre-sold. 2Life anticipates welcoming residents for move-ins starting in summer 2025.

Renovating Occupied Senior Living Facilities: Understand, Respect, and Engage

It is no secret there is a senior housing shortage in this country. Many developers opt to breathe new life into their existing facilities with extensive renovations. Of course, the most difficult part of these overhauls is to do so while people live in them, especially elderly folks.

The most effective way to accomplish the renovation of an occupied senior living facility is to understand, respect, and engage the residents throughout the planning and construction process.

Understand

At the start, determine the kinds of disabilities and/or mobility issues that residents are dealing with. Some may have navigation issues and move slowly; others may be frail or a bit disoriented. Find out about their cultural backgrounds and what languages they speak. Noise, dust, and disruption may make some residents anxious. Some may be uncomfortable with strangers working around them.

Become familiar with the facility’s operations and the daily flow of activity, including special events when more people may be on site than usual. When are routine deliveries and regular maintenance scheduled? Equipped with this valuable intel, we can plan work in ways that minimize impact on residents.

Respect

Install clear, large-print wayfinding signage, using multiple languages if necessary. Store equipment properly and see that the work areas are neat and clean at the end of each day.

Ensure that construction personnel are respectful and always give residents the right of way. Prohibit shouting, swearing, and smoking on the site. Plan materials and equipment deliveries, as well as very noisy work, to avoid busy times and areas.

Engage

Meeting residents personally is critical to establishing good will and assuring them that their safety and comfort will be your chief priority. Hold periodic meetings with them; listen closely and address their concerns. Provide plenty of advance notice of upcoming work. Post photos and the names of those in charge. Make eye contact, greet people with a smile and be willing to answer questions. If you see the same people every day,

take the time to learn their names and their pets’ names. Host occasional events for the residents and staff, such as pizza parties, to show your appreciation for their patience and to get to know them a little better.

Best Possible Outcome

At the end of a renovation process, it’s typical to focus on structural and aesthetic results. But in the best cases, there’s even more to celebrate: When an occupied

renovation is done right, residents will not only have felt safe during construction, but also seen, heard, and cared for.

In fact, it’s possible to wrap up construction and receive notes from residents who are sorry to see you go (Yes, this has happened!). What more could we, or the building owner who hired us, ask for?

Closing The Homeownership Gap in Boston

continued from page 17

(DCAMM) and the development team.

The recently completed 3,000sf Gateway Center on the West Campus offers a community and family event center, cybercafe, fitness center and the community management offices. Lena Park CDC and Winn Management will run ongoing financial literacy and access to homeownership training, job training and placement programs and community social events.

Development of an elementary school and a high school serving approximately 780 students constructed by Edward W. Brooke Charter School, and an athletic field for active/passive recreation to be built in the coming year, are part of this impactful community development.

We are all proud of this tremendous accomplishment that took almost 20 years and many community leaders and public funding village participants to pull off. Our partnership with the Lena Park CDC along with the steadfast support of Representative Russell Holmes – who stuck with the original vision and the compelling need to finish the project for the benefit of the entire community – is a testament to the broad based commitment to close the homeownership gap in Boston.

The affordability initiative at The Preserve at Olmsted Green is supported by MassHousing’s Commonwealth Builders Fund, the Mayor’s Office of Housing, Neighborhood Housing Trust Funding, Inclusionary Development Policy, and American Rescue Plan Act. The development is being funded by Silicon Valley Bank and Eastern Bank, The Life Initiative, Blue Hub Capital, city and state funds and equity funding from New Boston Fund, Inc. and their syndicated OG Revival LLC partnership.

The community is being built by NEI General Contracting, builder of the last three phases at Olmsted Green that has achieved industry leading results in using minority business enterprises and encouraging and having their subcontractors hiring Black and brown workers, workers from the surrounding neighborhoods, and Boston residents. Davis Square Associates is the designer for this phase. Olmsted Green has been designed throughout all past phases by ICON Architects.

NEI Completes Ashley Square Apartments

Boston – NEI General Contracting announced it has completed construction of a new, 6-story, 99,000sf senior housing community located at 650 Newnan Street North in the Cathedral district of downtown Jacksonville, Fla.

Developed by Blue Sky Communities, a real estate developer of affordable and workplace housing, and Aging Trust, a nonprofit serving the elderly population of Jacksonville, Ashley Square is designed for residents aged 62 and older. Ashley Square Apartments includes 120 affordable housing units and 71,000sf of parking garage with 160 spaces.

Replacing an existing 1.03-acre vacant parking lot, NEI excavated 10 feet and installed underground foundations, a structural exterior wall, and two post-tension slabs before erecting wood framing above for the apartment building. The first story is underground parking, and the second story is ongrade parking and the residential lobby. Accessed via two elevators, the four upper floors feature 96 one-bedroom, 550sf units and 24 two-bedroom, 800sf units. All apartments are equipped with multiple energy efficient features, including a kitchen, bathroom(s), and storage closets. Property amenities

include a community room with a pool table, card tables, and large screen TV; fitness center; conference room; internet room; and library.

“Ashley Square is the capstone on our impactful investment in the Cathedral District, and we are excited to welcome residents to their new home,” said Scott Macdonald, partner at Blue Sky Communities. “NEI’s extensive experience in building affordable housing was essential to our success.”

A very tight site with zero lay-down within the site during concrete work presented challenges from the start, according to NEI representatives. An adjacent property was so close NEI had to install a temporary retaining wall to ensure there was no cave-in of soil during excavation. Pouring concrete for the foundations had to take place at night and NEI secured the appropriate noise variance waivers for the work.

The project team also included PQH Group, architect; McVeigh & Mangum Engineering, Inc., mechanical, electrical, and plumbing (MEP) engineer; Taylor & White, civil engineer; and Jay Devine Landscape Architect, Inc., landscape architect.

ANew Age, and Continuum of Care, in Senior Living

The American population is aging, with the 65+ population growing by over a third (34.2%) from 2010 to 2019, according to the U.S. Census Bureau. As the trend continues into the coming decade, we recognize that this growing demographic benefits from a continuum of care that presents unique opportunities for the way we at SALMON Senior Living create and manage our campuses and communities. While the development of 55+ active adult communities has increased, we at SALMON Senior Living are finding a need for a separate subset of active, independent living homes that are developed for and cater to those in the 55-80 age range. Our residents maintain an active lifestyle while also enjoying the greater sense of community within a full-service, resort-style campus setting. Our residents also want to maintain independence without the burden of home maintenance and appreciate the convenience of an onsite fitness instructor or physical therapist, along with various

restaurants that allow them to easily meet up with friends for lunch or dinner without having to cook or entertain.

SALMON at Medway offers various options to meet different living styles, preferences and price points. Residents can choose our cottage or apartmentstyle independent living homes, and later transition to apartment-style assisted living and/or memory care. Our continuum of care found on one campus represents a modern approach to senior living, allowing residents and their families to choose one campus that will serve their changing needs.

We offer traditional multifamily amenities — a fitness center, indoor heated pool and hot tub, postal center, and resident storage — but our campus offers so much more. From on-site banking to a beauty salon and spa, and multiple restaurants,

our campus was envisioned to serve as a complete community for residents. These premium amenities foster a greater sense of community, with residents meeting one another and forming bonds — at the bar or in the barber’s seat. This resort-style, hospitality approach drives value for residents, while allowing them to maintain their independence and dictate their daily schedule as they see fit. Coupled with the choice of spacious apartment homes or cottages, these amenities allow residents to retreat to home when desired but participate actively in our community as they wish.

Complementing our amenities is exceptional programming. Our Medway team plans museum, theater and other cultural and social excursions; continuing education classes; and lectures. Our residents have also formed various

interest groups and clubs.

At SALMON Senior Living, our continuum of care is important to each and every member of our team, and what truly sets up apart. As the third generation of our family-owned business, we are acutely attuned to what our residents need at each stage of life.

Across our campuses we offer a wide array of services, from assisted living to visiting nurse association (VNA) to skilled nursing (SNF) to memory care. Residents appreciate the 24/7 on-site nursing and built in Emergency Call system, available to all residents no matter what care level.

Additionally, SALMON at Medway offers on-site services such as primary care physicians, nurse practitioners, geriatric psychiatry services, dental, audiology, podiatry and weekly medication delivery. Visiting Nurses Association (VNA) gives access to physical therapy, occupational therapy, speech therapy, skilled nursing and hospice/palliative services. Our Enhanced Care Neighborhood can service residents who require more critical care needs.

This level of care allows SALMON Senior Living to meet our residents’ needs while maintaining their sense of home and community in a safe and trusted space.

Connolly Brothers Completes Brooks School Campus Renovations

North Andover, MA – Connolly Brothers, Inc. announced it has completed a series of campus renovations at Brooks School, a private, coeducational boarding and day school for students in grades 9-12 in North Andover.

Over seven months, Connolly served in multiple capacities, taking on a designbuild role to transform the Campus Athletic Center’s McVeigh Court with a new varsity-length court, which involved wood floor refinishing, striping/graphics painting, the installation of abuseresistant finishes in the gymnasium, and the relocation of a glass entryway. Additionally, Connolly provided construction management services for Brooks’ Wilder Dining Hall and Student Center.

In close collaboration with the design team at Architectural Resources Cambridge (ARC), Connolly added a vestibule to the space along with a new dining patio and fresh landscaping to enhance the exterior of the campus, and also renovated the school’s Keating Room, with project work including an expansion of the space and the implementation of modern technological and A/V systems in

the high-end multifunction meeting and gathering area.

Further, Connolly delivered a facelift and upgrades to smaller campus buildings such as the sugar shack, which supports summer camp operations, as well as the pool shed. A.T. Leonard provided design services for exterior site work on the sugar shack, as well as landscape architecture. Rist-Frost-Shumway Engineering provided mechanical, electrical, and plumbing services on the project.

All work occurred while school was in session, so site safety and project scheduling was of crucial importance. Representatives of Connolly say the firm was selected as the best value to the school because of its value engineering pre-construction process.

“Brooks School is known for its challenging college preparatory program, an outstanding athletic program, and most of all for its supportive and close-knit community,” said Jay Connolly, president of Connolly Brothers. “We value Brooks School’s educational mission and are excited to help advance it with these new environments in which their students may thrive.”

Chapman Completes LEED Renovation for BU Facility

Boston – Chapman Construction/Design announced it has completed renovations to a 21,500sf space at 881 Commonwealth Avenue to create an expanded Student Health Services facility for Boston University (BU). The project is targeting LEED-CI Silver certification.

This complex multi-phase project was performed in a fully occupied and active student health center where the project team had to be sensitive to the ongoing student care being conducted in the building. The new space was created to support BU’s behavioral medicine staff including psychiatrists, psychologists, clinical nurse specialists, licensed mental health clinicians, and clinical social workers.

“Our higher education team managed a complex project and coordinated daily with the university’s staff and students to ensure there was minimal disruption to the services being offered,” said Chapman’s education market sector leader, Tony Brown. “We understood the sensitive nature of this project and brought our considerable experience in occupied renovations.”

Chapman began the project by gutting the space and erecting 30 new therapy offices. Wall materials were selected for maximum sound absorption and soundproofing to protect the

confidentiality of the patient/therapist conversations. A reception area, staff break room, two all-gender bathrooms, and two traditional group bathrooms were constructed, and new LED lighting was installed.

Ten primary care exam rooms, 14 offices for department administration and finance, a new reception area, and four new single-use bathrooms were created on the first floor. The entrance vestibule was renovated, and an updated set of interior doors was installed. To connect the basement with the first

floor, a new communicating stair was installed, requiring Chapman to cut through the floor on the first floor, remove a 12 inch concrete slab, install structural steel, and wrap the steel with custom woodwork, glass, and aluminum handrails. The building’s freight elevator was decommissioned, and its existing shaft was retrofitted to house a new passenger elevator providing access to the upper floors.

The project team also included isgenuity, architect, and BR+A Consulting Engineers, MEP.

Margulies Perruzzi Completes Renovation for BILH’s Winchester Hospital

Winchester, MA – Margulies Perruzzi (MP) announced it has completed renovations for the radiation oncology department at Beth Israel Lahey Health’s (BILH) Winchester Hospital. Located at 620 Washington Street in Winchester, the radiation oncology department is part of the hospital’s Center for Cancer Care.

Winchester Hospital is a 229-bed facility and provider of comprehensive health care services in northwest suburban Boston offering a broad range of surgical specialties including general, bariatric, urologist, thoracic, otolaryngology (ENT), vascular, and orthopedic surgery. The radiation oncology renovation project was driven by Winchester Hospital’s need to install a new linear accelerator. It will allow the clinical team to treat more complex cases with a higher level of precision and efficiency. The vault reconstruction also provided an opportunity to upgrade support spaces and refresh the aesthetics throughout the department.

“Linear accelerator installations have always been a favorite project type of mine,” said John Fowler, AIA, EDAC, LEED AP, associate principal and partner at Margulies Perruzzi. “They require a

high degree of technical proficiency, but they also create opportunities to improve the patient experience and contribute in even a small way to the incredible care

that the radiation oncology teams provide to their patients.”

The project team strategically planned the construction and equipment

installations for the shortest construction duration possible to minimize the diversion of patients to other BILH cancer centers during the renovations. Over the course of four months, the existing linear accelerator was removed; the vault, control room and CT sim room were renovated inclusive of new shielding and below slab conduit runs; the new equipment was installed and tested; and the department was back open for patient care. Cosmetic upgrades and custom millwork were designed to fit the accessories and equipment associated with radiation treatment.

“BILH asked us to create spaces that were bright, serene and complimentary to the equipment being installed while adding whimsical touches of design and a customizable patient ambience with color changing LED lighting and music that can be selected by the patients for their treatment sessions,” said Julia Donahue, IIDA, NCIDQ, WELL AP, interior designer at Margulies Perruzzi.

The project team also included Colliers Project Leaders, OPM; Seaman DiCarlo General Contractors. Inc., GC/ CM; CMTA, MEP engineer; and Souza True & Partners, structural engineer.

Lockheed Becomes First in Rhode Island to Earn NACC

Pascoag, RI – Commercial glazing contractor Lockheed Architectural Solutions, Inc. has become the first in Rhode Island and 60th overall to earn North American Contractor Certification (NACC).

NACC is an ANSI-accredited, third-party certification that recognizes architectural glass and metal subcontractors who adhere to best practices for glazing quality, construction safety, and business operations. By earning NACC, Lockheed affirmed its voluntary commitment to meeting high construction standards.

“NACC sets certified glazing contractors apart as best-in-class,” said Lockheed president, Michael S. Kosiver. “We have always considered ourselves best-in-class but going through the certification process opened our eyes to how we could make improvements to be even better, smarter, and stronger. At the end of the day, our clients, customers, and end-users are going to experience the benefits.”

The Lockheed NACC committee included Kosiver as well as David Ames, Nancy Bianchi, Bob Gregoire, Eric

Gregoire, Bob Middleton III, Bob Leclerc, and Shaun St. Laurent. Together, they worked with NACC administrators over five months to undergo a series of rigorous assessments and to implement standard written documents including a quality management system (QMS), a program requirement of all certified contractors. To maintain certification, Lockheed will be reevaluated annually to confirm its business and glazing practices remain at

the high standards NACC requires.

“Lockheed has set a high bar for glazing contractors in Rhode Island, becoming the first to earn the NACC credential,” said NACC Program administrator, Jeff Dalaba. “NACC gives peace of mind to building owners, architects, construction managers, and insurers. Hiring a credentialed glazing subcontractor reduces stakeholder risk by providing verified evidence of adherence

to the highest standards and best practices for quality and safety.”

Glazing contractors can earn the NACC credential in one or more of eight categories based on the company’s operations. Lockheed earned NACC in five categories: interior and entry systems, building envelope low-rise, building envelope high-rise, interior glazing, and horizontal glazing.

Sasaki Unveils New Boston HQ

Boston – Sasaki recently unveiled its new 64,000sf headquarters in Downtown Boston’s historic 110 Chauncy building. While continuing to practice across the world, this move aligns with Sasaki’s growing portfolio of work within the city of Boston, where the company’s contributions to the built environment stretch back to the 1960s.

Representatives of Sasaki say the move to Boston from neighboring Watertown underscores the firm’s commitment to the enduring importance of urban centers and an embrace of a unique moment to redefine the future of workplace design for itself and its clients. The move downtown connects Sasaki more closely to Greater Boston and makes its nonprofit arm, the Sasaki Foundation, more accessible to its expanding group of community partners and offers gathering space for large events.

The firm worked closely with MC Real Estate Partners LLC (MCRE) on the redesign of the 1890s-era building. Sasaki is the primary tenant of the 8-story structure, with its 300 Bostonbased employees occupying the top seven floors. Sasaki transformed the 120-year-old building to meet the needs of its dynamic design teams, which will be inhabiting the space throughout its 16-year lease. As both the architect and tenant of 110 Chauncy, Sasaki designed its new office as a creative incubator with the flexibility to support hybrid work. The new office is flush with varied workspaces, hybrid-ready meeting rooms,

and robust amenities designed to entice employees to come in. In keeping with the firm’s ethos of spirited interdisciplinary collaboration, the office is designed to encourage movement and spontaneous interaction. Sasaki also worked with MCRE to redesign the building’s lobby, retail space, and entrance.

“Workplaces are fundamental to seeding collaboration and innovation. They’re the lifeblood of a creative firm like Sasaki,” said Liz von Goeler, workplace design principal at Sasaki. “We were delighted by the chance to partner with MCRE on pioneering a sensitive, sustainable, and flexible recasting of historic 110 Chauncy as a model for the future of workplace design in Boston and beyond.”

Propelled by conversations underway with local communities, business groups and individuals, including San Diego Mayor Todd Gloria, Suffolk and its leadership say they are committed to collaborating closely with neighboring organizations to support affordable housing needs, hospitality developments and other regional efforts to revitalize the downtown area.

“Downtown San Diego is centered around a community of forwardthinking, change-making businesses,” said Hammond. “As we settle into our new office and continue to expand our presence in the region, Suffolk is thrilled

Located in the Little Italy neighborhood of San Diego, Suffolk has doubled its office space and equipped its team with added features and technology for collaboration. PROCON Sponsors Waypoint SleepOut Event to Confront Youth Homelessness

Hooksett, NH – PROCON announced it is a sponsor for the 9th annual SleepOut 2023, presented by Waypoint. SleepOut is an annual event that helps raise awareness and funds to support youth who are experiencing homelessness.

Before the night of the SleepOut, which was held on March 24, people register as individuals or teams, set fundraising goals, and recruit others to join in and donate. Waypoint’s total fundraising goal this year is $450,000, which will support its youth services across the state, including the new drop-in centers in Manchester and Rochester, community outreach in Concord, and an overnight emergency shelter in Manchester. So far, the Waypoint SleepOut 2023 has raised $360,925. The PROCON team raised $100,738 of its $100,000 goal, including the PROCON sponsorship of $50,000.

PROCON has been supporting Waypoint for over 40 years and has been a sponsor of the SleepOut for nine years. Jen Stebbins Thomas, PROCON’s managing director and Waypoint board member, said, “I am so proud and inspired by the incredible work Waypoint has done to conceive of and build three new physical spaces to support these young adults: a brand new overnight shelter with 14 beds in Manchester (the first of its kind in the state), a new drop-in center supporting youth on the Seacoast in Rochester, and a new drop-in center supporting youth in Concord.

“The 14 Manchester shelter beds have

been full every night since the fourth day after opening in October 2022. There are regularly more than 30 youth in the lottery for 14 places to sleep each night. This year, we’re dedicating our SleepOut funds to the ongoing operating expenses of running these invaluable community resources. The cost of overnight staffing, utilities, food, and supplies all adds up –but we can help!”

Waypoint’s president and CEO, Borja Alvarez de Toledo, said, “Confronting youth homelessness in New Hampshire is a community-wide effort. We are so grateful for support from organizations like PROCON as it enables us to serve as a lifeline to more youth across the state and provide essential services to contribute to their long-term stability. Together, we will bring more New Hampshire youth closer to home.”

Weston & Sampson Recognized by ACEC

Washington – Weston & Sampson, Inc. announced it earned a National Recognition Award for exemplary engineering achievement in the American Council of Engineering Companies’ (ACEC) 56th annual Engineering Excellence Awards (EEA) for its role in developing the Resilient Massachusetts Action Team’s Climate Resilience Design Standards tool.

This first-in-the-nation tool advances priority interagency action items aimed at developing consistent design standards using climate projections while also integrating climate vulnerability and resilience into the planning of new building, infrastructure and natural resource projects. The free, publicfacing web-based tool uses localized climate projections and project-specific information to quickly and efficiently generate risk-based preliminary climate exposure and risk ratings, and assetspecific recommended climate resilience design standards.

An interactive viewer provides a wealth of information for the tool’s users. Examples include expanded rationales for scores; projected values associated

with design criteria (e.g., water surface elevations, rainfall depths, duration of heat waves, etc.); guidance for integrating the information in planning, design, and evaluation processes; and maps illustrating coastal flood risk over time.

The project is among 179 EEA entries this year representing engineering excellence from throughout the nation and the world. Judging for the awards program took place in March and was conducted by a national 27-member panel of built environment leaders, along with experts from government, the media and academia. Award criteria focused on uniqueness and originality, technical innovation, social and economic value, and generating excitement for the engineering profession.

Recognition of all 2023 award winners, including top winners – 16 Honor Awards, eight Grand Awards, and the “Grand Conceptor Award” for the year’s most outstanding overall engineering achievement – will take place at the annual EEA Gala Dinner and Awards Program, a black-tie event to be held on June 13 at the Grand Hyatt Hotel in Washington, D.C.
