Anastasia Barnes April is our annual focus on the Senior/ Assisted Living and Multi-Residential sectors. A few of the stories in this issue highlight affordable developments all over New England. In fact, MassDevelopment just announced $152 million in bonds for affordable housing in and around the Boston area. Dakota Partners just

received a $1.27 million grant to be used for its 16 units earmarked for formerly homeless residents at its Columbus Commons development. Check out pages 22 and 23 for more on those stories.

Hanover, Mass. (the town I graduated high school from) now has its first-ever senior living community, owned by Benchmark Senior Living. The facility has 91,000sf of space, including assisted living and memory care apartments.

The development features special design details like therapeutic circadian rhythm lighting, water features and gardens to help those with memory impairment prosper. Read more about this project on page 26.

Up-Front CTA Construction Breaks Ground on $98M Elementary School Swampscott, MA – CTA Construction Managers LLC announced that construction has begun on Swampscott Consolidated Elementary School, a $98 million project for the town of Swampscott.

CTA Construction was awarded the contract in November to build the 154,000sf building that is set to accommodate up to 900 students in grades K-4. CTA Construction staff members recently joined the school building committee, members of the community, and school district staff for a groundbreaking ceremony.

“We are happy to be working again with owner’s project management firm Hill International and architecture firm Lavallee Brensinger Architects,” said Jeff Hazelwood, principal of CTA Construction. CTA Construction has previously worked with Hill International on nine projects, including the Lowell Elementary School project in Watertown.

Lavallee Brensinger engaged the town through a feasibility study, site selection, educational programming, and final design. “This really was a community-

centered process,” said Leigh Sherwood, principal architect at Lavallee Brensinger.

“The combined elementary school design is a reflection of the needs of the students, teachers, families and town leaders and is based on an understanding of what is uniquely appropriate to Swampscott. We hope this project will have a long-term transformative effect on the education of your children and their children as well.”

“There are a lot of improvements to residential buffers included in the design, including shielded “Night Skies” lighting, retaining walls, fencing, and enhanced privacy landscaping at the perimeter.”

“CTA Construction crews are currently performing site prep work, including preparing for blasting and removing and disposing of all contaminated soil, which

is typical for sites of this age where the was a preexisting structure,” said Jared Smith, project manager for CTA Construction.

“We have also started excavating and preparing the foundation.”

This will be CTA Construction’s 45th school project in Massachusetts. The new school complex is scheduled to be completed during the early part of the 2024-2025 school year.

Connecticut Governor Ned Lamont joined TRUMPF, Tecton, and BBE for the groundbreaking ceremony.

Farmington, CT – Bartlett Brainard Eacott, Inc. (BBE) announced it broke ground on TRUMPF’s new production facility on March 9.

TRUMPF, a German-owned company, produces high-tech laser cutting, bending and welding machinery. When completed in May of 2024, the $40-million, 55,800sf project will be home to a complete smart factory, TRUMPF’s second in the U.S. “We are looking forward to partnering with TRUMPF and continuing our mission to grow manufacturing in Connecticut,” said BBE president and CEO, Thomas Panczner.

BBE is working with architectural firms Tecton Architects and Barkow Leibinger on the project.

Maugel DeStefano Designs for Werfen Fitwel Launches Relational Data Tool

Bedford, MA – Maugel DeStefano Architects announced design has begun on a new 169,500sf research and development facility for Werfen, which provides specialized diagnostics in the areas of hemostasis, acute care diagnostics and autoimmunity. The building will be located at Werfen’s Hartwell Road campus in Bedford, on the site of an existing warehouse that will be demolished.

The 2-story research facility will feature 27,500sf of lab and 91,000sf of office space on the first and second floors, perched over a 51,000sf ground-level drive-in parking area for 160 vehicles.

A new elevated bridge will connect the research facility to the adjacent building on the second floor.

“Maugel DeStefano began its relationship with Werfen, formerly known as Instrumentation Laboratory, in 2015,“

said Sarah Cormier, project manager at Maugel DeStefano Architects. “Since that time, we have completed a wide range of planning and design projects, which include over 200,000sf of renovations, restacks, rebranding, and lab relocations at the 345,000sf campus in Bedford. This new R&D facility will provide Werfen with an advanced center for research and space for future growth.”

New York – Fitwel recently announced a data insights tool that allows real estate companies to rank their properties’ and entities’ healthy building performance against their peers. A first for the industry, the Relational Data tool adds value to Fitwel certification by providing users entity-level ranking against likecompanies.

In addition to measuring performance amongst all certified projects on Fitwel, the new tool also measures performance of Walkability & Transportation and Environmental Quality – two of the top five “S” metrics most tracked by investors, as found in the New Investor Consensus: The Rising Demand for Healthy Buildings (March 2021). The Relational Data dashboard visualizes key data insights, designed to make it easy for a company to digest where and how to improve its healthy building performance and communicate achievements to stakeholders.

“The industry has long been asking for ranking data to understand good,

better, and best,” said Joanna Frank, CEO of Fitwel. “Not only will you be able to understand where you sit in relation to your peers, but it supports continuous improvement of assets with regard to social impact by providing a quantifiable roadmap.”

The side-by-side ranking provides companies with the insight needed to communicate with stakeholders – tenants and investors – on their relative performance, allowing for differentiation against peers and accurate annual reporting metrics.

Ultimately, the Relational Data tool will help real estate companies measure the effectiveness of Fitwel implementation and better inform dialogue with key stakeholders, make more informed business decisions in implementing healthy buildings, and find areas of improvement for health-centered ‘S’ initiatives.

Joanna Frank first revealed the tool live on stage during a keynote speech at the PERE Asia Summit in Singapore on Feb. 21.

10 World Trade Claims Boston’s First SITES Pre-Certification Boston – Developers of the 10 World Trade project in Boston’s Seaport District recently announced that it is the first project in Boston to achieve SITES precertification.

According to the USGBC, the Sustainable SITES Initiative is “a rating system that guides, evaluates and certifies a project’s sustainability in the planning, design, construction, and management of landscapes and other outdoor space.”

The 600,000sf tower at 10 World Trade includes another 100,000+ sq. ft. (over 2 acres) of new outdoor landscape and streetscape.

“From Day 1 we have set out to deliver an absolute best-in-class development, not just in terms of a landmark tower but also the public realm at its feet,” said John Hynes IV of Boston Global Investors (BGI), managing developer at 10 World Trade. “The result is a truly massive investment in the ground level around all sides of this iconic new address. We’ve worked hard to build something that sustains the environment and the people who occupy it – both in the traditional sense of resource management and in terms of educational and cultural programming. It’s a huge benefit to our future tenants and to the neighboring community. We want to welcome everyone and encourage them to really enjoy this new space.”

The project’s SITES achievement is one of five such accolades at 10 World Trade. According to Hynes, the project is set to achieve Gold level certification for SITES, LEED, and WELL, in addition to Platinum certifications for both WiredScore and SmartScore.

Elements of 10 World Trade’s SITES Gold pre-certification include the use of regionally sourced building materials and a curated planting design that references the Seaport’s original New England maritime ecology. The plant palette consists of low-maintenance and droughtresistant species which are native to the region, promote biodiversity, and attract pollinator species. The landscape is also designed to maximize accessibility, reduce the urban heat island effect, and achieve an irrigation water savings of more than 75%, while supporting mental restoration and physical activity.

Victor Vizgaitis, principal at Sasaki, noted, “The future of buildings is not only about the buildings themselves. It’s about the full integration of every aspect of the place to create something that is truly unique, usable, sustainable, experiential, and beautiful. Fish-Will Joins AHSC Board

BPDA Names New Director of DEI

Braintree, MA – Affordable Housing and Services Collaborative, Inc. (AHSC) recently announced Karen Fish-Will as a member of its board of directors.

A principal and chairperson of the Peabody Companies, Fish-Will’s career in the multi-disciplines of real estate spans more than 41 years, presently with a focus on the pre-development, development and marketing of newly formed communities, whether created through new construction, the rehabilitation and expansion of existing communities, or the preservation of historic buildings through their adaptive re-use to housing.

In her role, Fish-Will, along with fellow board members, will focus on the organization’s high-level strategy, oversight, and accountability. She has previously served as a board member of the AHSC. “This is a ‘return engagement’ of sorts and one that I take great pleasure in,” said Fish-Will. “The Peabody Companies and its affiliates Peabody Properties and Peabody Resident Services have a longstanding partnership with AHSC in our mutual mission to provide and preserve affordable housing with services for lowincome families, youth, elders, persons

Boston – Chief of Planning Arthur Jemison recently announced the hiring of Luis R. Frias II as the new director of diversity, equity, and inclusion (DEI) for the Boston Planning & Development Agency (BPDA).

Frias will serve as a member of the agency’s senior leadership team and be charged with the development and oversight of the agency’s equity and diversity priorities. In this capacity, he will work to establish collaborative partnerships with internal and external stakeholders and foster a more diverse, inclusive, equitable, welcoming, and supportive agency.

Frias has spent the last decade working in higher education. He joins the agency from Northeastern University, where he served as the program manager for Engineering PLUS, a National Science Foundation grant focused on creating networked communities and inclusive infrastructure across the nation to achieve the transformative, systemic, and sustainable change needed to increase undergraduate and graduate degree attainment for BIPOC and women engineering students. He also served as the associate director for diversity programs for Northeastern’s College of Engineering, where he focused on both college and university level DEI initiatives.

“I’m pleased to join the BPDA and to help advance its mission to create and guide inclusive and equitable growth in our city,” said Frias. “In my short time here, I’ve already witnessed the passion, dedication, and brilliance of this team. I’m deeply honored to be in this role, as we work together to shape Boston’s future.”

Portal Innovations Expands to S. Boston Boston – Portal Innovations announced it will be expanding its operations to South Boston in April. The company, which specializes in early-stage life sciences venture creation and investments, will be launching its initial lab and office space in the Southline Boston building.

“We are excited to bring our unique business model to an emerging part of the Boston life science ecosystem,” said John Flavin, founder and CEO of Portal Innovations. “Boston is home to worldclass universities, premier life sciences venture capital firms, and an unsurpassed pool of diverse talent. Portal is eager to support entrepreneurs and founders by providing its Crafted Capital model of seed capital investment, access to strategic lab space, and management expertise to de-risk these early-stage ventures.”

Portal’s initial space at Southline Boston will consist of 22,000sf of highend wet lab and office space to facilitate growth for companies fundraising between Seed to Series B rounds, and will

expand its footprint to 58,000sf in the first half of 2024. Portal is partnering with Boston-based Beacon Capital and ZoE Life Sciences in a joint venture to build out the space and invest in promising life sciences companies.

The Southline project is located in the former Boston Globe building off of the JFK/UMass Red Line “T” stop, near I-93. Focus: Multi-Residential RISE’s New Residential Community in Everett Receives Approval Everett, MA – RISE, a Bostonbased minority owned developer and construction firm, has received approval from the City of Everett to move forward with plans for a residential project at 52 School Street.

The project sits amidst Everett Square and the Commercial Triangle – two focal points for the city of Everett. As part of the “Envision Everett” initiative, the city has strategically begun to expand the infrastructure to improve residential quality of living, revitalize underutilized areas, and create opportunities for residential and commercial uses to participate in the city’s growth and advancement.

RISE’s School Street project will add to the housing uptick in the area, bringing 46 rental housing units including studios, one-bedroom, and two-bedroom unit options, all within a 4-story residential building. Seven of the units will be designated as affordable and will be available to individuals and families earning up to 80% of the area median income (AMI).

Financing Provided for Conversion of Historic Chapel Worcester, MA – MassDevelopment has partnered with Bay State Savings Bank to provide over $3.1 million in loan financing to Mission on Summer to assist in the renovation and conversion of the historic and long-vacant Mission Chapel at 205 Summer St. in downtown Worcester into seven market-rate apartments.

Mission on Summer, led by principal Nan Porter and Matt Kiefer, is working in partnership with The Traggorth Companies and the Worcester-based design-build firm Sustainable Comfort.

Once complete, the building will include four one-bedroom units, two two-bedroom units, and one three-bedroom unit.

MassDevelopment is providing a $1.5 million tax credit bridge loan while Bay State is providing a $1,611,727 construction-to-permanent first mortgage loan. The project is also being supported by $900,000 in Housing Development Incentive Program (HDIP) tax credits issued through the Massachusetts Department of Housing and Community Development, as well as both state and federal Historic Building Tax Credits (HTCs).

The Mission Chapel was built in 1854

by Ichabod Washburn. The building is one of the oldest churches in Worcester and is currently listed on the National Register of Historic Places. It has also been included on Preservation Worcester’s Top 10 list of most endangered buildings in

Worcester. The property was previously owned by the Worcester Redevelopment Authority as part of the Medical City Urban Redevelopment Plan, and has been vacant for more than 25 years.

Maugel DeStefano Announces Multi-residential Project Milestones

by Maugel DeStefano Architects, the 111-unit apartment complex is located at 222 Brooks Street in the Greendale neighborhood of the city.

The Kiln offers four stories of residential living with an open-parking garage below. Sited in an area with a mix of commercial businesses and singlefamily homes, the design team used modern industrial forms and materials and a residential scale to blend the development into the surrounding context.

Representatives of Maugel DeStefano Architects said creative solutions to building codes, repeatable construction methods and simplified structural mechanical systems resulted in an extremely cost-effective project during a time of escalating material costs.

“The art of balancing aesthetics and construction costs began in the earliest phases of design, when geometric simplicity and compositions of attractive, durable materials define marketability and control costs,” said Jeremy Baldwin AIA, multifamily studio lead at Maugel DeStefano Architects. “Both were achieved at The Kiln when the

collaborative team of architect, owner, and general contractor defined clear objectives and value-engineered the project from conception. This early collaboration resulted in substantial construction cost savings and a highly desirable residential product for the City of Worcester.”

Maugel DeStefano is also working with the joint venture of The Michaels Organization and GoVenture Capital Group at 274 Franklin Street in Worcester.

The Franklin Street development features 364 dwelling units, 15,000sf of amenities, and a 5-story precast parking structure with 360 parking spaces. The project is set to be completed in early 2025.

Additionally, the firm announced it has completed the first phase of Northgate Meadows in Sterling for the Whitney

Companies. The 216-unit apartment complex, located on Research Drive, will be developed in three phases. Each phase features a 106,000sf podium- style multiresidential building with four stories of one-and two-bedroom affordable and market rate units. Rentable storage units and expansive common areas are located on each floor. The 26,500sf of parking located beneath each building provides space for vehicles and a dog grooming station.

The second phase of the project is currently underway. The final phase will immediately follow. Project team members also include TFMoran and Hannigan Engineering.

BPDA Approves Affordable Housing in Allston, Dorchester, Roslindale, and South Boston Boston – The Boston Planning & Development Agency (BPDA) board of directors recently approved six new development projects representing 1.8 million sq. ft. The new projects will support approximately 1,704 construction jobs and 1,362 permanent jobs.

Located within the bounds of the Western Avenue Corridor Study in Allston, the 1234-1240 Soldiers Field Road project will build four new buildings: three residential, and one hotel on two separate but connected sites. The site at 1240 Soldiers Field Road will have a residential building that is a mix of condos and rentals, and is 100% income-restricted. It will also have retail space on the ground floor. The other building will contain 395 residential units and commercial/ retail space. The site at 1234 Soldier Field Road will build a hotel and a residential building. The hotel will be approximately 11 stories, and contain 195 rooms, as well a ground floor commercial space.

The residential building will contain 76 homeownership units.

Located in Allston, the 119 Braintree Street project will build two buildings: a new 12-story commercial building containing office, research, and laboratory space, as well as ground floor retail space, and a residential building including 88 units, 74 of which will be income-restricted, a portion of which

All three-bedroom units will be income-restricted. As part of the Allston-Brighton Mobility Study, the project will become a member of the Allston-Brighton TMA and participate in the forthcoming Allston-Brighton Link.

75 Tremont Street

Located in Brighton, the 75 Tremont Street project will convert what is now vacant land into a multi-family condominium complex containing 70 homeownership units, and create a newly active and pedestrian focused area. Of those units, 12 will be income-restricted.

The project will contribute to the overall walkability and transit-oriented development described in the AllstonBrighton Mobility Study through the commitment to add a raised concrete island and by moving the nearby MBTA bus stop.

Old Colony Phase 6

13 Norwood Street

The project at 13 Norwood Street in Dorchester will create 52 residential units, nine of which are income-restricted. Its location is in close proximity to public transportation. This project will make a $50,000 contribution to the Boston Transportation Department (BTD) to contribute to sidewalk and public realm improvements, such as lighting and landscaping,

In addition to these projects, the board approved Phase 6 of the BHA Old Colony Redevelopment. This phase is the final component of a phased redevelopment of the Old Colony Boston Housing Authority Development located in South Boston. Phase six of the project will build an entirely income-restricted 5-story building, including age-restricted senior housing, containing 89 units. Some of the ground floor will be set aside as community space.

$1.6M Bond Issued for Malden Affordable Housing, Food Pantry Malden, MA – MassDevelopment has issued a $1,660,000 tax-exempt bond on behalf of Bread of Life 54 Eastern, LLC, an affiliate of Bread of Life (BOL), which is using proceeds to build a 3-story, approximately 20,000sf building at 54 Eastern Ave. in Malden.

The project is a joint development with Metro North Housing Corporation.

Bread of Life will occupy the first two floors of the building, which will feature a commercial kitchen, dining hall, food pantry, warehouse, and office space, and Metro North Housing Corporation will operate 14 low-income housing units on the third floor.

Proceeds also supported costs associated with demolishing Bread of Life’s former building on the property, which was cleared in September 2022.

Construction of the new building began in November 2022 and is expected to be complete in January 2024. Eastern Bank purchased the bond, which helped Bread of Life achieve a lower cost of capital.

Founded in 1980 and incorporated in 1992, Bread of Life is a nonprofit organization that provides community meals and other food assistance to residents north of Boston. It brings together over 500 volunteers from 40 partner organizations that include congregations from the faith community, businesses, civic organizations, schools, government and social service agencies from Malden, Everett, Medford, Melrose, Wakefield, Reading, and Peabody to offer free food to hungry, homeless, and isolated people.

Dakota Partners Receives HPRF Grant to Expand Supportive Housing in Conn.

New Britain, CT – Dakota Partners announced the receipt of a Homeless Prevention Response Fund (HPRF) grant in the amount of $1.27 million to be used for the 16 units earmarked for formerly homeless residents at Columbus Commons in New Britain and dispersed over the next 10 years.

The grant is being drawn from funds received by the Corporation for Supportive Housing (CSH) from the Connecticut Department of Housing (DOH). The purpose of the grant is to expand supportive housing opportunities throughout Connecticut by providing financial assistance in the form of a capitalized operating reserve account for operational uses.

With these funds, Dakota will work with the Chrysalis Center, a private, nonprofit third-party service provider to offer counseling and support to these formerly homeless residents to ensure they have the resources they need for future success.

Columbus Commons was completed in 2020 and is comprised of 80 apartment units, 64 of which are affordable units that provide housing for low-income individuals and families. Of those, 48 of the one- and two-bedrooms are workforce units offered at 50-60% AMI;

$152M in Bonds Issued to Expand Affordable Housing in Massachusetts In addition to the tax-exempt bonds, MassDevelopment assisted DHCD with the approval of federal low-income housing tax credits that will provide approximately $19.7 million in equity for the project.

Boston – MassDevelopment has issued $151.7 million in tax-exempt bonds on behalf of affiliates of public housing authorities in Brookline, Cambridge, Framingham, and Medford, which will use bond proceeds to renovate and preserve 368 units of housing for families, seniors, individuals living with disabilities, and people experiencing chronic homelessness. Additionally, the bond proceeds will be used to create 46 new affordable apartments and upgrade common areas, facilities and infrastructure, safety systems, and landscapes.

An affiliate of Brookline Housing Authority, 50 Pleasant LLC will use $40,625,000 in bond proceeds to renovate Sussman House at 50 Pleasant St. in Brookline. Built in 1969, Sussman House is a 100-unit, 9-story affordable rental housing facility for seniors and individuals living with disabilities.

Eastern Bank purchased the bond.

Renovations will include installation of a new roof, windows and exterior cladding system, elevators, trash room, and laundry room, and an updated central VRF heating and cooling system.

All 100 units will be updated. Exterior landscaping will include more walking paths, gardening beds, and a newly paved parking lot.

In addition to the tax-exempt bonds, MassDevelopment assisted the Massachusetts Department of Housing and Community Development (DHCD) with the approval of federal low-income housing tax credits that will provide approximately $38.9 million in equity for the project.

Cambridge Housing Authority

An affiliate of Cambridge Housing Authority (CHA), 116 Norfolk Apartments LLC will use $21,075,000 in bond proceeds to renovate and expand its building at 116 Norfolk St. in Cambridge.

Bond proceeds will also be used to add 22 new one-bedroom units to the existing building.

Renovating Occupied Senior Living Facilities: Understand, Respect, and Engage

By Amy Fahey It is no secret there is a senior housing shortage in this country. Many developers opt to breathe new life into their existing facilities with extensive renovations. Of course, the most difficult part of these overhauls is to do so while people live in them, especially elderly folks.

The most effective way to accomplish the renovation of an occupied senior living facility is to understand, respect, and engage the residents throughout the planning and construction process.

Understand

At the start, determine the kinds of disabilities and/or mobility issues that residents are dealing with. Some may have navigation issues and move slowly; others may be frail or a bit disoriented. Find out about their cultural backgrounds and what languages they speak. Noise, dust, and disruption may make some residents anxious. Some may be uncomfortable with strangers working around them.

Become familiar with the facility’s operations and the daily flow of activity, including special events when more people may be on site than usual.

When are routine deliveries and regular maintenance scheduled? Equipped with this valuable intel, we can plan work in ways that minimize impact on residents.

Respect

Install clear, large-print wayfinding signage, using multiple languages if necessary. Store equipment properly and see that the work areas are neat and clean at the end of each day.

Ensure that construction personnel are respectful and always give residents the right of way. Prohibit shouting, swearing, and smoking on the site. Plan materials and equipment deliveries, as well as very noisy work, to avoid busy times and areas.

Engage

Meeting residents personally is critical to establishing good will and assuring them that their safety and comfort will be your chief priority. Hold periodic meetings with them; listen closely and address their concerns. Provide plenty of advance notice of upcoming work. Post photos and the names of those in charge.

Make eye contact, greet people with a smile and be willing to answer questions.

If you see the same people every day,

take the time to learn their names and their pets’ names. Host occasional events for the residents and staff, such as pizza parties, to show your appreciation for their patience and to get to know them a little better.

At the end of a renovation process, it’s typical to focus on structural and aesthetic results. But in the best cases, there’s even more to celebrate: When an occupied

NEI Completes Ashley Square Apartments Boston – NEI General Contracting announced it has completed construction of a new, 6-story, 99,000sf senior housing community located at 650 Newnan Street North in the Cathedral district of downtown Jacksonville, Fla. Developed by Blue Sky Communities, a real estate developer of affordable and workplace housing, and Aging Trust, a nonprofit serving the elderly population of Jacksonville, Ashley Square is designed for residents aged 62 and older.

Ashley Square Apartments includes 120 affordable housing units and 71,000sf of parking garage with 160 spaces.

Replacing an existing 1.03-acre vacant parking lot, NEI excavated 10 feet and installed underground foundations, a structural exterior wall, and two post-tension slabs before erecting wood framing above for the apartment building. The first story is underground parking, and the second story is ongrade parking and the residential lobby.

Accessed via two elevators, the four upper floors feature 96 one-bedroom, 550sf units and 24 two-bedroom, 800sf units. All apartments are equipped with multiple energy efficient features, including a kitchen, bathroom(s), and storage closets. Property amenities

include a community room with a pool table, card tables, and large screen TV; fitness center; conference room; internet room; and library.

“Ashley Square is the capstone on our impactful investment in the Cathedral District, and we are excited to welcome residents to their new home,” said Scott Macdonald, partner at Blue Sky Communities. “NEI’s extensive experience in building affordable housing was essential to our success.”

A very tight site with zero lay-down within the site during concrete work presented challenges from the start, according to NEI representatives. An adjacent property was so close NEI had to install a temporary retaining wall to ensure there was no cave-in of soil during excavation. Pouring concrete for the foundations had to take place at night and NEI secured the appropriate noise variance waivers for the work.

The project team also included PQH Group, architect; McVeigh & Mangum Engineering, Inc., mechanical, electrical, and plumbing (MEP) engineer; Taylor & White, civil engineer; and Jay Devine Landscape Architect, Inc., landscape architect.

The 13-story building, which also includes 7,000 sq. ft. of ground floor retail, was completed in 2022. Coterie Cathedral Hill is designed to give residents a complete offering of services and amenities under one roof while offering the convenience of city living.

Campbell-McCabe worked with Related Companies, Atria Senior Living, and Handel Architects on the project.

Amenities at Coterie Cathedral Hill include a rooftop pool with views of St. Mary’s Cathedral, City Hall, and downtown; a fitness center; and a movie theater. On site restaurants serve food supplied by local providers and prepared

by Michelin-rated chefs. The community also features medical services, including specialized care for residents living with Alzheimer’s disease, dementia, and other cognitive impairments.

Education Connolly Brothers Completes Brooks School Campus Renovations North Andover, MA – Connolly Brothers, Inc. announced it has completed a series of campus renovations at Brooks School, a private, coeducational boarding and day school for students in grades 9-12 in North Andover.

Over seven months, Connolly served in multiple capacities, taking on a designbuild role to transform the Campus Athletic Center’s McVeigh Court with a new varsity-length court, which involved wood floor refinishing, striping/graphics painting, the installation of abuseresistant finishes in the gymnasium, and the relocation of a glass entryway.

Additionally, Connolly provided construction management services for Brooks’ Wilder Dining Hall and Student Center.

In close collaboration with the design team at Architectural Resources Cambridge (ARC), Connolly added a vestibule to the space along with a new dining patio and fresh landscaping to enhance the exterior of the campus, and also renovated the school’s Keating Room, with project work including an expansion of the space and the implementation of modern technological and A/V systems in

the high-end multifunction meeting and gathering area.

Further, Connolly delivered a facelift and upgrades to smaller campus buildings such as the sugar shack, which supports summer camp operations, as well as the pool shed. A.T. Leonard provided design services for exterior site work on the sugar shack, as well as landscape architecture.

Rist-Frost-Shumway Engineering provided mechanical, electrical, and plumbing services on the project.

All work occurred while school was in session, so site safety and project scheduling was of crucial importance.

Chapman Completes LEED Renovation for BU Facility Boston – Chapman Construction/Design announced it has completed renovations to a 21,500sf space at 881 Commonwealth Avenue to create an expanded Student Health Services facility for Boston University (BU). The project is targeting LEED-CI Silver certification.

This complex multi-phase project was performed in a fully occupied and active student health center where the project team had to be sensitive to the ongoing student care being conducted in the building. The new space was created to support BU’s behavioral medicine staff including psychiatrists, psychologists, clinical nurse specialists, licensed mental health clinicians, and clinical social workers.

“Our higher education team managed a complex project and coordinated daily with the university’s staff and students to ensure there was minimal disruption to the services being offered,” said Chapman’s education market sector leader, Tony Brown. “We understood the sensitive nature of this project and brought our considerable experience in occupied renovations.”

Chapman began the project by gutting the space and erecting 30 new therapy offices. Wall materials were selected for maximum sound absorption and soundproofing to protect the

confidentiality of the patient/therapist conversations. A reception area, staff break room, two all-gender bathrooms, and two traditional group bathrooms were constructed, and new LED lighting was installed.

Ten primary care exam rooms, 14 offices for department administration and finance, a new reception area, and four new single-use bathrooms were created on the first floor. The entrance vestibule was renovated, and an updated set of interior doors was installed. To connect the basement with the first

floor, a new communicating stair was installed, requiring Chapman to cut through the floor on the first floor, remove a 12 inch concrete slab, install structural steel, and wrap the steel with custom woodwork, glass, and aluminum handrails. The building’s freight elevator was decommissioned, and its existing shaft was retrofitted to house a new passenger elevator providing access to the upper floors.

Healthcare Margulies Perruzzi Completes Renovation for BILH’s Winchester Hospital Winchester, MA – Margulies Perruzzi (MP) announced it has completed renovations for the radiation oncology department at Beth Israel Lahey Health’s (BILH) Winchester Hospital. Located at 620 Washington Street in Winchester, the radiation oncology department is part of the hospital’s Center for Cancer Care.

Winchester Hospital is a 229-bed facility and provider of comprehensive health care services in northwest suburban Boston offering a broad range of surgical specialties including general, bariatric, urologist, thoracic, otolaryngology (ENT), vascular, and orthopedic surgery.

The radiation oncology renovation project was driven by Winchester Hospital’s need to install a new linear accelerator. It will allow the clinical team to treat more complex cases with a higher level of precision and efficiency.

The vault reconstruction also provided an opportunity to upgrade support spaces and refresh the aesthetics throughout the department.

“Linear accelerator installations have always been a favorite project type of mine,” said John Fowler, AIA, EDAC, LEED AP, associate principal and partner at Margulies Perruzzi. “They require a

high degree of technical proficiency, but they also create opportunities to improve the patient experience and contribute in even a small way to the incredible care

that the radiation oncology teams provide to their patients.”

The project team strategically planned the construction and equipment

installations for the shortest construction duration possible to minimize the diversion of patients to other BILH cancer centers during the renovations.

Over the course of four months, the existing linear accelerator was removed; the vault, control room and CT sim room were renovated inclusive of new shielding and below slab conduit runs; the new equipment was installed and tested; and the department was back open for patient care. Cosmetic upgrades and custom millwork were designed to fit the accessories and equipment associated with radiation treatment.

“BILH asked us to create spaces that were bright, serene and complimentary to the equipment being installed while adding whimsical touches of design and a customizable patient ambience with color changing LED lighting and music that can be selected by the patients for their treatment sessions,” said Julia Donahue, IIDA, NCIDQ, WELL AP, interior designer at Margulies Perruzzi.

Pray General Contractors announced they are launching a career training and scholarship program to develop talent and support underrepresented students majoring in construction management.

The university announced D.F. Pray’s commitment of $100,000 to establish the D.F. Pray Scholars Program at RWU. Philanthropy PROCON Sponsors Waypoint SleepOut Event to Confront Youth Homelessness Hooksett, NH – PROCON announced it is a sponsor for the 9th annual SleepOut 2023, presented by Waypoint. SleepOut is an annual event that helps raise awareness and funds to support youth who are experiencing homelessness.

Before the night of the SleepOut, which was held on March 24, people register as individuals or teams, set fundraising goals, and recruit others to join in and donate. Waypoint’s total fundraising goal this year is $450,000, which will support its youth services across the state, including the new drop-in centers in Manchester and Rochester, community outreach in Concord, and an overnight emergency shelter in Manchester. So far, the Waypoint SleepOut 2023 has raised $360,925. The PROCON team raised $100,738 of its $100,000 goal, including the PROCON sponsorship of $50,000.

Blackstone Valley Tech students in the AGC MA ACE program were challenged to work together to build the tallest possible structure using pasta and gum drops.

The program, an AGC MA workforce development initiative, is designed to enhance skills and support opportunity for students interested in pursuing careers in construction.

Awards Edwards Vacuum Wins DBIA Gold Award Haverhill, MA – Edwards Vacuum’s facility in Haverhill, recently completed by Dacon Corporation, has won first place at the DBIA New England Awards for vertical construction. A division of Atlas Copco, Edwards is a designer and manufacturer of advanced technology parts.

Historically, Haverhill’s economic lineage stemmed from hat, shoe and comb manufacturing. Thus the design directive contained inferences of mill

elements and the surrounding woodlands: maple ceilings, exposed structures, and plans for representational graphics of manufacturing past. To invoke culture, transparency was a foremost consideration throughout the facility. Illuminated by linear recessed light fixtures, the lobby is transversed by a second-floor bridge joining the atrium with executive offices.

It was decided that functional areas were not to be isolated, thus overlooking the production floor is an observation lookout area educating visitors on Edwards’ manufacturing process. The resulting effect is overall organizational continuity between managerial, research and production functions.

As an asset in facility longevity, the ability to create flexible solutions was foremost in the office and production area layouts. Furniture configuration and floor cores were positioned for mobility – the entire second floor can be easily refitted for cubicles without invasive drilling for electrical wiring. To modify the production floor, utility fences were customized by trade function with powerlines suspended from the ceiling. Amenity areas, a fitness room, multi-function cubes and access to walking trails with viewing stations are designed to create areas for innovation, camaraderie, and a chance to recharge.

Atlas Copco requires noncombustible

materials in facility construction. Thus in lieu of polystyrene insulation, Metl-Span’s ThermalSafe, a mineral wool insulation, was installed with an extra thickness to meet the fire rating requirement. A substantial environmental challenge was the presence of excess water on

the site. Perched water and run off from properties above – combined with record autumn rainfall – necessitated 14 2-inch pumps circumventing the foundation which operated 24 hours a day during the excavation and pouring of foundations.

Excess water remained throughout the first nine months of construction, therefore these pumps operated for 75% of the project. Additionally, an underslab drainage system laid in 10 inches of crushed stone was positioned below an 8-inch concrete slab on grade along with a perimeter foundation drain on the exterior of the building. Cultec roof drains were tied into stormwater infiltration systems under the parking lot. Sequencing the layers of the building was challenging as 32 miles of PVC piping were necessary under the interior slab for utilities.

Some of the location’s LEED initiatives include provisions for a future solar setup, reduced water usage, high efficiency cooling systems, EV parking/ charging stations and dark sky compliant lighting. The creative use of design build, as well as sensitive considerations for interaction between humans and the environment, resulted in this award.

The project is among 179 EEA entries this year representing engineering excellence from throughout the nation and the world. Award criteria focused on uniqueness and originality, technical innovation, social and economic value, and generating excitement for the engineering profession.

Recognition of all 2023 award winners, including top winners – 16 Honor Awards, eight Grand Awards, and the “Grand Conceptor Award” for the year’s most outstanding overall engineering achievement – will take place at the annual EEA Gala Dinner and Awards Program, a black-tie event to be held on June 13 at the Grand Hyatt Hotel in Washington, D.C.

Burlington, VT – The U.S. Department of Energy’s Building Envelope Campaign (BEC) recently recognized the Laurentide Apartments project team for its approach to innovative design and improvements to the building enclosure, resulting in significant reductions in energy consumption. The complex, located in Burlington, consists of 76 units with an air tightness level 66% tighter than Passive House requirements, 0.017 CFM50/sf.

The BEC aims to help building owners and managers create more energy-efficient buildings by improving the performance of building envelopes in both new and existing buildings. The Novel 40 award recognizes new buildings that demonstrate building envelope performance improvement of 40% over code, due to incorporation of emerging high-performance envelope technologies.

In aggregate, the improvement in building

envelope performance for the Laurentide Apartments project was over 50%, earning the team a Novel 40 award.

In addition, the team was the first recognized with an Energy Equity award because of the community served, including providing housing opportunities for lower income earners and those coming out of homelessness.

The significant improvements in energy consumption should help those that pay a disproportionate amount of their income to meeting energy needs.

Salas O’Brien’s team of building envelope specialists worked with Evernorth, a nonprofit organization serving the low and moderate income people of Maine, New Hampshire and Vermont with affordable housing and community investments, as well as Duncan Wisniewski Architecture and construction manager HP Cummings.

OTO Announces Promotions, New Hires Springfield, MA – O’Reilly Talbot Okun (OTO) announced several promotions and new hires over the past several months, as the company continues an internal leadership transition.

Before moving to Massachusetts, Jonathan Hermanson worked in environmental consulting for five years in Kansas City. As an environmental scientist at OTO, Hermanson helps the team with Massachusetts Contingency Plan (MCP) work and risk characterization, as well as environmental compliance. He also assists the Asbestos and Industrial Hygiene team.
