Sustainability is top of mind for the firms designing and constructing the buildings featured in this year’s Multiresidential and Senior Living issue. We’re excited to share the many projects that are implementing green principles at all stages of the building process, and creating inspiring and inviting spaces for those that call the buildings home.

In our cover story, Jesse Johnson of Weston & Sampson shares more about an exciting multi-residential project in Worcester, Mass. Construction is underway on the transformation of the Curtis Apartments public housing complex, which includes redeveloping an outdated 1950s complex into 529 new apartments. The master plan for the neighborhood involves “implementing modern planning and design principles and the latest in energy efficient and climate resilient construction to serve

the current residents and welcome new residents far into the future.” Read more about this exciting project on page 14.

This issue includes our annual Building Energy/MEP Supplement. We have some really great industry insights in this year’s supplement, including one from Kate MacDougall and Trey Zaharek of e2 Engineers. In Blueprints for Change: Sustainable Building Structures, MacDougall and Zaharek emphasize the importance of “creating buildings with a minimal environmental footprint throughout their lifecycle.” Read their article on page 10!

On March 7, High-Profile Media Group hosted its first ever Women in Construction Week event, the Hard Hats

I also recently attended the Women Who Build Summit at UMass Amherst, and it was incredible! I saw some new and familiar faces and made some great connections. Women Who Build Summit

Up-Front Installation of Vineyard Wind 1 Project’s Electrical Service Platform Underway

Sandwich, MA – Chapman Construction Group, Inc. (CCGI) has been awarded and is underway with construction operations associated with the completion of offshore construction, installation and commissioning of the 800MW Vineyard Wind 1 project’s electrical service platform (ESP).

The wind farm will be located approximately 14 miles southeast of Martha’s Vineyard and 35 miles off the Cape Cod peninsula. CCGI is working as a labor consultant and subcontractor with Tier 1 EPCI contractors Semco Maritime and Bladt Industries in the construction of the substation. CCGI’s project team is headed by principal Vicki Chapman and Dianne Smith.

The electrical service platform will provide electrical power generated from the Vineyard Wind project, which will be comprised of an array of 62 wind turbine generators to be installed on monopiles in water depths ranging from 121 to 181 feet in the Atlantic Ocean. Once the electrical service platform is fully constructed and installed, two submarine export cables will transport

the electricity to export cable landing points on Cape Cod, in the town of Barnstable, and will connect to a Vineyard Wind onshore substation in Hyannis and then interconnect with an existing, adjacent Eversource substation.

The 3,200-ton electrical service platform was transported via ship to the offshore Vineyard Wind 1 site from Denmark, where the headquarters of Semco Maritime and Bladt Industries are located.

workforce consisting of electricians, iron workers, carpenters, painters, and laborers for the project in a unique Project Labor Agreement (PLA) between the Southeastern Building Trades and Vineyard Wind 1 developer Avangrid Copenhagen Infrastructure Partners. The composite crew is working as a team in completion of the electrical service platform. In the project’s construction labor agreement, crews agreed to work across jurisdictional lines. CCGI is managing multiple crews consisting of various union tradespeople working seven days, 12 hours per day. Each crew is working on a two weeks on/ two weeks off schedule through project completion. Crews are transported by boat from the New Bedford port terminal to the Vineyard Wind site, and live in ship quarters.

The Vineyard Wind 1 Electrical Service Platform

Ground Broken on New 66,000sf Campus at Franklin Cummings Tech

Boston – On March 12, Studio G Architects and Dellbrook One Way, a joint venture composed of Dellbrook|JKS and the Roxbury-based minority business enterprise, One Way Development, broke ground on a new campus for the Benjamin Franklin Cummings Institute of Technology (Franklin Cummings Tech, FCT), located in Nubian Square. Lieutenant Governor Kim Driscoll, Boston Mayor Michelle Wu, city and state officials, and the president and CEO of Franklin Cummings Tech, Dr. Aisha Francis, gathered on-site in the heart of Boston to celebrate the groundbreaking.

“The groundbreaking of our new campus marks a pivotal moment in our mission to deliver transformative technical and trade education that leads to economic advancement for our students,” said Francis. “Our new campus will provide an environment that not only meets the needs of current students but also anticipates the demands of future educational programs.”

In collaboration with Studio ENEE, Studio G Architects’ design for the new campus will bring to fruition a stateof-the-art educational facility designed to foster innovation, collaboration, and sustainability. With a focus on technologyrich learning environments and flexible communal spaces, the 3-story, 66,000sf

building will feature a range of amenities, including shared classrooms, student lounges, technical labs, and outdoor gathering spaces. It will include an advanced manufacturing center, exposed MEP systems that double as examples for students, a rooftop learning lab, a heat pump installation lab, and a ground-level automotive shop, open to the community.

The rooftop learning lab will provide hands-on experience in mechanical systems and renewable energy technologies, offering students an opportunity to engage with sustainable practices firsthand in-situ. With sustainability at the forefront of the design process, the new campus will target LEED Gold certification, utilizing passive design strategies, energy-efficient mechanical

systems, and renewable energy sources to minimize its environmental footprint.

A graduate of Franklin Cummings Tech, Harry Rodriguez will serve as an assistant project manager and assistant superintendent on the construction of his alma mater’s reimagined campus. As a project engineer in Dellbrook|JKS’s Construction Immersion Program, Rodriguez will rotate through key areas of construction management, gaining practical experience in estimating, project management, and the field, mirroring the life cycle of his designated project. He will work alongside mentors and an experienced project team, who anticipate the campus’ completion in the fall of 2025.

Ground Broken on $85M Middle School Project in Holyoke

Holyoke, MA – On March 8, Holyoke Mayor Joshua Garcia and Holyoke Public School Superintendent Anthony Soto, along with members of the Holyoke City Council, School Committee, and School Building Committee, participated in a groundbreaking ceremony for a new 550-student middle school building in Holyoke. They were joined by Mary Pichetti, executive director of the Massachusetts School Building Authority (MSBA), representatives from the Offices of Massachusetts State Senator John Velis and Representative Patricia Duffy, and students and staff who will be part of the new middle school when construction is completed.

Topping Off Held for School in Concord

Concord, MA – CTA Construction Managers, members of the community, school building committee members, and representatives from Hill-LiRo, SMMA, and Ewing Cole Architects recently gathered to celebrate the topping off of the new Concord Middle School in Concord. CTA Construction was awarded the contract to construct the new 142,537sf middle school in 2023.

Over 2.1 million pounds of steel were erected, and 10 million pounds of reinforced concrete were installed to create the structure for the new building. The new structure, which is comprised of three wings, will serve 700 students in grades 6-8. The construction of the new school is adjacent to the existing Sanborn Middle School.

“We were very excited to celebrate this recent construction milestone with CTA Construction Managers and the community,” said Lorraine Finnegan, senior vice president at SMMA, the architect who designed the new school with Ewing Cole Architects. “The entire design incorporates the natural environment with sustainability as an uppermost priority. Once complete, the school will have floor to ceiling windows to maximize student’s views of the surrounding forest, and additional windows placed to

allow maximum natural light into the lower-level classrooms.”

“It has long been a goal of the town to increase the amount of electricity procured from renewable sources,” said Ian Parks, program director at Hill-LiRo, the town’s project management firm. “The proposed heating and cooling system will reduce greenhouse gas emissions by 42%, and the proposed solar array that will be installed will help the project meet our net zero energy goal.”

“The completed structure will include not only traditional classrooms, but team common areas for students to work together. These team areas will include moveable walls and partitions to make the space an even more flexible learning environment,” said Dr. Laurie Hunter, superintendent of schools.

“We’ve completed the foundations, steel erection, and underground plumbing is ongoing,” said Lyle Coghlin, principal, CTA Construction. “We are looking forward to the continuing progress our teams are making on the school campus, including the interior/exterior framing, sheathing, envelope construction and interior MEP work.”

The new school complex is scheduled to be completed during the 2025-2026 academic year.

The new building will replace Peck Middle School. “Today marks a big step forward towards offering a well-lit, welldesigned, engaging learning environment for middle school students,” said Soto. “A building like this will provide the infrastructure for us to achieve one of our core beliefs that school is a joyful place of discovery, support, and belonging.”

Erin Brunelle, vice-chair of both the Holyoke School Committee and School Building Committee, said, “This new middle school building will offer so much of what students and the community have said is important to them. The classrooms are sufficiently sized for collaborative learning and positioned to create a team environment at each grade level.

Technology investments will support student learning and help prepare them for a technology-driven society. The gym and fitness area will be available for community-based programming in the evenings and on weekends. This is the type of learning environment we want for all students.”

The project was officially approved in June 2023 by the City of Holyoke and the MSBA. Of the total $85.5 million costs for demolishing Peck Middle School and building a new middle school, the City of Holyoke is responsible for paying approximately $27.1 million and the MSBA will reimburse approximately $58.4 million. Currently, the estimated project costs are under budget.

Fontaine Bros. is the general contractor for the new middle school building. Mount Vernon Group Architects is the design firm and Anser Advisory is serving as the owner’s project manager. American Environmental completed the demolition and site preparation.

Later this year, a name will be selected for the new school building, with the process to be led by a subcommittee of the School Committee. During the 202425 school year, staff will be identified to be assigned to the new school and a plan will be made for the successful opening of the new building. The new school is slated to open in late 2025.

Emergency Shelter Opens in Lebanon

Lebanon, NH – ReArch Company announced that construction has been completed on a new emergency shelter, located at 160 Mechanic St. in Lebanon. The project took 32 days to complete and the shelter officially opened on Jan. 25.

“We are deeply grateful to the city staff for their invaluable collaboration in this endeavor. Indeed, as Michael Redmond, executive director, Upper Valley Haven, wisely noted at the Jan. 19 ribbon cutting, it truly ‘takes a village,’” said Jim Gardner, senior estimator at ReArch Company.

Representatives of ReArch Company add that the successful completion of the emergency shelter would not have been possible without the support of its suppliers, subcontractors, and tradespeople, and that the shelter stands ready to provide crucial housing assistance to those in need.

Topping off of the new Concord Middle School

Hard Hats and High Heels: A Night of Empowerment and Connection for Women in Construction

On March 7, High-Profile Media Group (HPMG) hosted its first ever Women In Construction Week event, the Hard Hats and High Heels Mixer. The evening was a testament to the vibrant and dynamic contributions of women in this industry, bringing together a diverse range of attendees from tradeswomen to cost estimators, project managers, and owners.

The event was held in an intimate setting, at Gallery 263, a nonprofit art gallery in Cambridge, Mass. The venue added a unique touch to the celebration. Attendees were treated to an array of activities, including speed networking sessions that fostered connections and collaboration among professionals from various sectors of of the industry.

One of the highlights of the evening was hearing from our special guest speaker, Ayesca Machado, a third year pipefitter apprentice from TG Gallagher. Ayesca shared her inspiring journey, including how she was introduced to the construction industry and the transformative impact it has had on her life. Her story showcased the opportunities and possibilities that exist within the construction field for women.

In addition to the engaging discussions and networking opportunities, attendees enjoyed delectable food and beverages, courtesy of our event sponsor, Interstate Electrical Services Inc. The evening also

featured exciting raffle prizes, including a glass-blown necklace which was made and generously donated by Kevin Caron of Archoustics Northeast.

New Building Technology: Mass Timber

One of the exciting things about architecture is the possibilities of evolving technologies and materials. An example is Amenta Emma’s downtown Hartford project, Bushnell South. The project will replace a currently underutilized parking lot in the heart of the city with more than 200 residential units. A key decision made with our client was to utilize mass timber for a portion of the buildings. We recently shared early concept renderings with the Capital Region Development Authority and addressed several questions and comments from the public about the mass timber construction method:

“Can you really build eight stories with wood?”

Conventional framing, the systems used in houses and small buildings, leverage small wood members to create larger

elements like walls or floors. A mass timber building looks more like its steel counterparts, with columns, beams, and floor slabs. Dimensional lumber is laminated in a controlled factory environment to yield much larger framing members – 20” x 20” columns for our Bushnell South project. While our project is eight stories, mass timber currently is being used in buildings up to 25 stories,

with even taller projects on the horizon.

“Isn’t wood flammable?”

Yes, the wood we use in mass timber buildings is flammable, but we don’t ignore this fact; we design for it by using a method called charring. Imagine a backyard bonfire. You place a largediameter log on the fire. The outside of the log quickly burns away, charring the wood fibers as it does. But soon after this outside layer has burned, the speed at which the fire consumes the wood slows considerably. Mass timber structures leverage this property. During a fire, the outer “sacrificial” layers of the large wood columns and beams would char, creating a protective barrier to the structural portion of the column.

“Why not just use concrete and steel?”

While there are many good answers, the most compelling is sustainability. Construction materials account for 9% of global greenhouse gas emissions, according to recent studies, and most of these emissions come from steel and concrete. Conversely, the trees from which mass timber is made store carbon dioxide, resulting in a reduction of the carbon footprint of our building by up to 40%.

“Besides just sustainability, what are some other benefits?”

Biophilia – Human beings have a desire to connect with the natural environment. In mass timber construction, columns, beams, and ceilings can remain exposed, bringing the warmth of natural wood into each of the occupied spaces in the building with no additional cost.

Reduced Building Heights and Densification – With eight stories at Bushnell South, we saw a reduction of more than 9 feet in overall height. This created a cost savings in exterior materials while reducing our total building volume that will need to be heated and cooled. By providing more floors in less height we can also increase our unit count with less of an impact on surrounding neighborhoods.

“What are the limitations?”

Cost – This structural system comes with a net increase in cost over its conventional counterparts. As this technology gains market share, we also anticipate a reduction in cost, making it a more viable replacement.

Structural Limitations – For structural efficiency, special attention needs to be given to the coordination of supporting walls and unit sizes as related to the span capacities of the flooring system.

Building Systems – Without the typical open depth of floor assembly, the layout of electrical and mechanical systems becomes more difficult.

Final Thoughts

Mass timber, cross-laminated timber, and hybrid systems that are now being implemented help make a difference in the climate impact of our buildings. These systems are not the solution for every building, but as manufacturing continues to evolve and expand, we expect it will become a more integrated part of our building fabric.

Key to Balancing Economics and Sustainability in Multifamily Development

The Importance of Early Involvement for Sustainable Multifamily Projects

Setting clear sustainability goals during the planning process is crucial to ensure the design is financially feasible and meets the latest energy codes. Engaging a construction manager (CM) and their key subcontractors early in the design process can help developers avoid costly mistakes and achieve a more customized sustainable design.

“When we are in the design process, we love to have somebody from the construction firm actually at the table,” says Ian Gillespie, CEO of Gillespie and Co., Inc. (GCI), a real estate development and investment firm based in Concord, Mass. “We find that it’s incredibly valuable to have the contractor on the project well before the designs get baked.”

Using building information modeling (BIM) tools, the CM can share the

architectural model with the developer for efficient space planning, clash detection, and dimension reviews. These tools also help plan for future energy use and lifecycle costs of the building.

How Passive House Delivers Drastic Reductions in Energy Needs

Passive House is a performance-based standard that requires specific design elements and construction techniques to achieve its stringent energy targets. These elements include a super-insulated envelope, airtight construction, highperformance windows and doors, thermal bridge mitigation, and balanced ventilation with heat recovery.

Passive House buildings are airtight, so fresh air needs to be mechanically introduced using heat recovery ventilators (HRVs) that recover heat from the stale air and transfer it to the incoming fresh air. Executing the design plan with precision is essential to achieve the desired building performance, especially airtightness level compliance.

Including the CM in the early planning stages is essential to allow for a more informed and collaborative approach.

The Benefits of Sustainability for Multifamily Investors and Tenants Implementing greater energy and water efficiency protocols can reduce a building’s operating expenses, increase return on investment (ROI), and attract/ retain tenants. Green technologies like modern curtainwall construction, prefabricated wall and mechanical, electrical, and plumbing (MEP) systems, and Passive House building approaches can reduce the additional cost of constructing a sustainable multifamily building.

Solar and geothermal power sources can also provide alternative energy solutions. The Inflation Reduction Act of 2022 offers significant tax incentives for new or retrofit buildings that meet

Revitalizing Great Brook Valley: Trinity Financial’s Vision for the Curtis Apartments Redevelopment

The Worcester Housing Authority (WHA) currently owns and operates the Curtis Apartments public housing complex in the Great Brook Valley neighborhood. Built in the early 1950s, the complex includes multiple outdated concrete and masonry buildings which have outlived their usefulness.

Trinity Financial and its affiliates have proposed a full redevelopment of the Curtis Apartments neighborhood over the course of eight years and four phases of construction, creating 529 new apartments at various affordable income levels to suit the community’s diverse population. Construction of Phase 1, involving the demolition of three existing buildings and the design and construction of two new mid-rise buildings, is due to begin this April. These two residential buildings are 4-story, wood frame structures and will provide a total of 129

apartments including a mix of one-, two-, three- and four-bedroom units.

Phase 2 of the project, which will include five new buildings, is currently in design and going through the local planning and zoning process. This phase of the project will create a new WHA Economic Opportunity Center (EOC), a mixed-use facility with office space on the first and second floors and a municipal library on the first floor, plus 24 residential units on two upper levels of one of the

buildings. The remaining scope of Phase 2 will include the construction of two new mid-rise buildings and two new multi-unit townhouse cluster buildings, providing a total of 150 new units. Construction on these structures is scheduled to begin in late 2025.

Trinity is working with a team of consultants to transition the entire site into the 21st century. Weston & Sampson is providing site civil and traffic engineering and environmental design services, bringing all their experience to the creation of an efficient and welcoming new neighborhood that reduces pavement and increases green space. DHK Architects is designing new state-of-theart apartment and multi-use buildings to provide a sense of neighborhood and community, and all of the structures will exceed today’s sustainability standards. Each of the buildings within each phase will be distinct, while there will be an overarching design theme for all phases of the project. Copley Wolff Design Group is the landscape architect, designing a series of dynamic open spaces, including a green, a park, and a town square, all interlinked with greenways and bike and pedestrian paths to tie together all project phases.

The existing outdated buildings, landscaping, infrastructure, and roadways all reflect an antiquated approach to urban design and planning, with inefficient parking and access layouts with sprawling pavement and facilities that are in poor condition. Landscaping and tree shading are deficient with no dedicated green spaces, and infrastructure is undersized and at the end of its useful life.

The master plan for the neighborhood involves implementing modern planning and design principles and the latest in energy efficient and climate resilient construction to serve the current residents and welcome new residents far into the future. Ample parks and greenspace will be provided with roadways being

realigned and fully reconstructed using “Complete Streets” principles. Complete Streets is an approach to planning, designing, and building streets that enables safe access for all users, including pedestrians, bicyclists, motorists, and transit riders of all ages and abilities. The concept also emphasizes the needs of those who have experienced systemic underinvestment, like the Great Brook Valley neighborhood.

The new buildings will be surrounded by new landscaping features and outdoor amenity areas, and all buildings, pathways, and public amenities will be handicap accessible with improved safety features and access to nearby public transit. Options for parking will be increased and improved with upgraded on-street parking areas and off-street parking lots.

Even with an increase in the number of buildings and parking spaces, the efficient design approach will result in a net reduction in impervious surface, helping to reduce stormwater runoff and the urban heat island effect. Low impact development techniques and other naturebased solutions will be incorporated into the stormwater design to capture and mitigate runoff from hardscape areas, and each phase will facilitate the use of environmentally responsible amenities like electric vehicle charging stations, bicycle storage, and ride sharing.

Keep an eye on this space for a description of the phases as they’re completed over the coming years. The plans for the Curtis Apartments and the Great Brook Valley area establish a commitment and vision on the part of the city and developer to provide the project residents and other city residents with an attractive, safe, and accessible neighborhood. It will also represent a significant net improvement to the environmental and living conditions for all.

DEW Construction Underway on Multiple Multi-Residential Projects

Kittery, ME – DEW Construction announced it recently finished constructing Seacoast Residences, a 282-unit luxury apartment complex in Southern Maine, for Jones Street Investment Partners. Located in close proximity to downtown Kittery, Portsmouth, and the seaside, the units are spread across four 4-story apartment buildings, totaling 270,000sf.

Seacoast Residences includes a mix of studio, one- and two-bedroom apartments, and offers residents a range of amenities housed in a single-story

clubhouse. They include a fitness center, outdoor pool, kitchenette, leasing offices, conference room, and package storage room. Most of the parking is uncovered at grade, with five wood-framed garages offering 30 spaces.

Environmental preservation was a priority during construction, with efforts made to conserve existing trails, wildlife corridors, and wetlands in the surrounding area. Callahan Oversees Construction of Just A Start Affordable Housing Project

Cambridge, MA – Callahan Construction announced it is overseeing the construction of 52 New Street, on behalf of its client Just A Start. When complete, the complex will yield 106 units of affordable housing in a brand new 6-story structure consisting of 22 one-bedroom, 62 two-bedroom, and 22 three-bedroom units.

HDS Architecture, alongside developer The Dolben Company and general contractor Pilot Construction, have reached a construction milestone with the final occupancy permit for Caro Tuscan Village in Salem.

Caro Tuscan Village is a 5-story, 260unit residential community located on 7.7 acres at Tuscan Village, formerly home of the Rockingham Park horse track. The modern living environment offers a mix of studio, one-, two- and three-bedroom apartments featuring open-layout floorplans, exterior balconies and bay windows.

Grand Opening Held for Affordable Housing in Boston’s Back Bay Neighborhood

Boston – A grand opening was recently held for 140 Clarendon Street apartments in Boston’s Back Bay neighborhood, designed by Cambridge-based architecture firm PCA. The affordable housing complex includes 210 new studio and one-bedroom apartments and a mix of community and amenity spaces. The conversion design doubles the number of apartments in the 1929 building while keeping several existing cultural and educational tenants in the multi-use building.

Developed by Beacon Communities in collaboration with The Mount Vernon Company, 140 Clarendon reimagines the Back Bay’s 13-story former YWCA. One notable challenge for the design team was reconfiguring the former hotel floor plates to meet the diverse space needs and program essentials for a diverse mix of occupants. Of the 210 apartments, 111 are designated for residents transitioning from unhoused to permanent housing. The remaining 99 affordable apartments are reserved for income-eligible households. The property is managed by Beacon Residential Management.

Nidhi John, AIA, a principal with PCA and lead architect for the project, said, “It was such a heartwarming experience working with this incredible development

team and city and state officials on the design, and creatively resolving the countless challenges we encountered. Moving the project through its design and construction phases as quickly as we did reinforced the commitment of all our stakeholders to creating urgently needed housing for the most vulnerable among us.”

Pine Street Inn staff provide services for the 111 households who have experienced homelessness under the national Housing First model. The nonprofit partners with people experiencing homelessness to help them move from the streets and shelters to permanent supported housing with wraparound case management services.

Boston – MassHousing is providing $19.2 million in affordable and workforce housing financing to Pennrose, LLC for the redevelopment of Cape Cod Five Bank’s former operations center in Orleans into 62 new affordable rental homes for residents with a range of incomes.

“The support from the Town of Orleans was essential in making this project come together,” said Charlie Adams, regional vice president with Pennrose, LLC. “Their dedication to affordable housing and their contribution of $2 million in CPC funds was incredible. Equally impressive was how many neighboring communities –Brewster, Chatham, Eastham, Harwich, Truro, and Wellfleet – were also willing to commit their CPC funds in addition to Barnstable County. We also can’t thank Cape Cod Five Bank enough for their vision in making their former site into affordable housing.”

MassHousing is supporting the Cape Cod Five Redevelopment with $15.4 million in tax credit equity bridge financing, $2.8 million in permanent financing, and $1 million from the agency’s Workforce Housing Initiative.

apartments, 23 two-bedroom apartments, and 8 three-bedroom apartments. Nine of the units will be supported by projectbased subsidies (eight Section 8 and one MRVP), for households earning up to 30% of the Area Median Income (AMI); 43 apartments will be restricted to households earning up to 60% of AMI,

and 10 will be workforce housing units for households earning up to 80% of AMI.

The Senior and Multi-Family Housing Market: Readying for the next upswing

With the senior living and multi-family housing markets poised for a major uptick in the next few years, owners and developers are already on the ground planning new communities that will come online just in time to meet the demand.

While most experts in the seniors market are seeing continued stagnation from 2023 – due to lessthan-stellar interest rates and increased construction costs – they are also anticipating a big rebound in 2027-2031, when the Baby Boomers “come of age”, reaching their eighties, and will be seeking new housing options.

On the multi-family housing front, the market remains fairly stable in the Northeast, again with expectations of near-future growth, driven by today’s robust occupancy rates and the continued high cost of single-family homes and interest rates.

Putting proof to the pudding are six projects that KBE Building Corporation now has underway in both markets, either in the planning or construction phase.

“Clearly, everyone has been very focused on construction costs and interest rates, and we’ve been staying very close to the market,” says Jim Culkin, KBE’s chief operations officer and firm principal. “With the anticipation of easing interest rates, we are assisting our clients now in forecasting how this will play out in the next 12-24 months by providing construction cost models that will facilitate their development planning.”

Planning for new consumer demands is also a top priority.

“We’re looking at a changing consumer now,” says Sunrise Senior Living’s Philip Kroskin, SVP of Investment and Real Estate, based in McLean, VA, where he oversees the company’s growth through the development of new communities. “We’re in that low trench where the market is moving from the Silent Generation to the Boomers. By 2027, we expect to see a big wave of baby boomers reaching their eighties. And they will have very different expectations from today’s senior consumer. They will

Not withstanding the current challenges of the market, Sunrise has four communities underway, with all opening by year-end; an additional six projects that are shovel-ready; and another dozen in the planning phase. KBE has completed two projects with Sunrise Senior Living in recent years.

KBE is also managing the construction of several major multi-unit housing developments underway on the Connecticut coast.

One of the newest is The August at Steelpointe Harbor, a $190 million mixeduse, transit-oriented development set adjacent to the Bridgeport Harbor Marina. KBE is providing preconstruction and construction management services to the development team of Flaherty & Collins Properties and RCI Group. The groundbreaking for the 420-unit waterfront property was held this past January.

“What we like about the Northeast market is that it’s a high barrier entry market, so you don’t see as many units coming online,” explains Ryan Cronk, vice president of development and partner at Flaherty & Collins Properties. The Northeast is a relatively new market for the Indianapolis-based housing developer. “Because it can be challenging to go through the approvals process, there’s high demand and not enough supply coming on fast enough to meet it. That’s a good market for us.”

KBE is also at mid-point in construction on Piper, an 855,000 square-foot mixeduse community that will provide 393 luxury rental units when complete in spring 2025. Located in Norwalk, Piper is developed by Toll Brothers.

In nearby Stamford, private owner Mozaic Senior Life (formerly Jewish Senior Services) has engaged KBE for the planning and construction of Mozaic Concierge Living, a new 168-unit luxury life plan community on Long Ridge Road. Now in pre-sale, Mozaic Concierge Living will provide the full gamut of senior care, from independent living to assisted living, memory care, and skilled nursing at its 42-unit Health Center.

Andrew Banoff, president & CEO of Mozaic Senior Living, said the decision to move forward with the new life plan community makes “absolute sense” at this time, citing the coming wave of Baby Boomers seeking housing options as they age.

“The demographics trend is not a new conversation,” Mr. Banoff says. “We’re all respectful that the market is aging and that we will need more capacity to serve people as they age. We chose the Stamford market for a couple of reasons. We have a long history here and there are very few life plan choices in this area – a lot of rentals, to be sure, but very few communities such as ours.”

Bond Issued for Affordable Housing

Brookline, MA – MassDevelopment has issued a $39.9 million tax-exempt bond on behalf of 32 Marion Apartments LLC, an affiliate of Brookline Housing Authority (BHA), which will use proceeds to build 115 units of affordable housing for seniors and individuals with disabilities in Brookline’s Coolidge Corner neighborhood.

The new one-bedroom units will be rented to households earning no more than 60% of area median income ($62,340 for a one-person household) and will replace 60 outdated existing public housing units on the property. Bond proceeds will also be used to build 32 parking spaces. Construction began in January and is expected to be complete in December 2025. Project sponsor BHA created a for-profit affiliate, 32 Marion Apartments LLC, for the purposes of facilitating this tax-exempt financing. Eastern Bank and Rockland Trust purchased the bond, which helped 32 Marion Apartments LLC achieve a lower cost of capital.

“This project will bring vibrancy and opportunity to Brookline by replacing outdated housing facilities with 115 new affordable apartments where seniors and individuals with disabilities can live; take advantage of nearby transit, restaurants, and amenities; and contribute to the

Authority community,” said MassDevelopment president and CEO, Dan Rivera.

In addition to the tax-exempt bonds, MassDevelopment assisted the Massachusetts Executive Office of Housing and Livable Communities with the approval of federal low-income housing tax credits that will provide approximately $38 million in equity for the project. Additional sources of funding for the project include state tax credits, funding from the Town of Brookline, and loans.

“The BHA is delighted to continue the redevelopment of its affordable housing portfolio by realizing our plan to replace 60 outdated public housing units in the resource-rich Coolidge Corner neighborhood of Brookline with 115 units of affordable housing in an energyefficient, state of the art building,” said BHA director of redevelopment, Maria Maffei. “32 Marion Apartments is the largest affordable housing development in Brookline since the 1970s. BPDA Approves new Mixed-use Developments in Boston

Boston – The Boston Planning & Development Agency (BPDA) board of directors recently approved six new development projects that will create 147 residential units and will support approximately 2,325 construction jobs and 4,251 permanent jobs.

Located downtown, the 281 Franklin Street project will be the first conversion of an office building to a residential building under the BPDA’s Downtown Residential Conversion Incentive PILOT program, which officially launched in October of 2023. This project will renovate the existing building to create 15 new residential units while retaining the ground floor retail space.

The 290 Tremont Street project will create 132 income-restricted housing units, including 36 homeownership units in the Chinatown neighborhood. The site is owned by the BPDA and is currently used as a parking lot. The BPDA awarded tentative designation to the Asian Community Development Corporation and The Community Builders to redevelop the parcel (P12C) in 2023. The 12-story building will include commercial/community space, and the

project will create new public open space and landscape elements to increase walkability around the site.

The new building at 840 Columbus Avenue on the Northeastern University campus will fulfill the university’s ten year Institutional Master Plan by providing more than 1,000 new student beds on campus. The building will be 23 stories, accommodate approximately 1,370 students, and provide space for student amenities. In addition, there will be a dedicated community space on the ground floor. Public realm improvements

will include widening the sidewalks, a new bike lane, and more street trees.

The 66 Cambridge Street project will build two new office/lab buildings with ground floor restaurant and retail space in Charlestown. The project was highly shaped by the PLAN: Charlestown process, and aligns with many of its recommendations, including adding higher-density, mixed-use development with ground-floor retail in close proximity to public transportation, improving pedestrian and bicycle access through new street connections and open space, and leveraging greater height and density along I-93 to buffer residential neighborhoods from visual and sound impacts.

The 1033-1055 Washington Street project will convert what is currently a vacant warehouse and parking lot in the South End into two new mixed-use buildings comprised of office, life science, retail, and community space. In addition, the development will include space set aside as cultural space, or as space for a startup business. The new development will include significant improvements to the public realm like new street trees, a

pedestrian plaza, and improvements to sidewalks, traffic flow, and accessibility.

The 716 Columbus Place project will take a 7-story Northeastern University building and renovate the first five floors and basement. The board of directors also took a major step forward in the Squares + Streets planning and zoning initiative, approving an amendment to the Zoning Code with new zoning districts which will serve as a range of options for neighborhood centers and main streets across the city. This amendment to the code will now have to be approved by the Zoning Commission. Maugel DeStefano Completes Hospital Renovation Projects

Attleboro, MA – Maugel DeStefano Architects announced it has completed a five-phased renovation project at Sturdy Memorial Hospital in Attleboro.

The closeout of this phase marks the completion of a seven-year project with Sturdy Memorial Hospital to modernize its healthcare facilities and elevate the patient experience. This last phase of the project concluded with the relocation and modernization of the hospital’s Central Sterilization Processing and Operating Suites.

The scope of this final phase relocated Central Sterilization Processing to a larger space that became available after renovations of the Inpatient Pharmacy and the LDRP suites were completed in a prior phase. The new suite’s larger footprint, state-of-the-art equipment, and closer proximity to the OR allowed for increased processing volume and a direct connection to the existing operating suite. The move also added space to the Same Day Surgery Pre & Post Operative suite, providing greater privacy for patients

and a more efficient workflow and access for staff. Renovations within the operating suite included a new operating room, nurse station, offices, anesthesia workroom, sterile storage, and expanded equipment storage.

“Maugel DeStefano Architects’ healthcare design team, together with Columbia Construction and BR+A Engineers, has successfully undertaken substantial renovations in multiple areas of Sturdy Memorial Hospital, including the modernization of CT Imaging, Same Day Surgery, Inpatient Pharmacy, and LDRP,” said architect Colby Cavanagh, Healthcare Studio lead at Maugel DeStefano Architects. “We are pleased that our collective accomplishments have significantly enhanced the patient experience and improved the comfort and efficiency for Sturdy’s dedicated staff.”

The firm also announced the completion of a design-build project with F.W. Madigan at UMass Memorial Medical Center in Milford.

The scope included the renovation of a

partially occupied 4,900sf space into an outpatient Vascular Imaging suite. The updates included a new C-Arm procedure room and recovery bays; stress test, echo and vascular exam rooms; and updated finishes. The reception and waiting room areas were also designed to be more convenient and comfortable for patients.

Dacon Marks Commencement of Project with Funding of ‘Build-A-Bureau’ Program

Wilmington, MA – Camber Development and Dacon Corporation recently celebrated the commencement of a 238,000sf industrial warehouse and distribution facility at 800 Salem Street in Wilmington.

The precast panel, flexible warehouse and distribution space has 36 feet clear heights, the capacity for 47 loading docks, 32 EV charging stations, and a solar ready roof. The property is one of the first fully electric industrial buildings to be built in Massachusetts. Located 20 minutes from Boston, it has access to I-93, Route 128, and I-495. The project is being developed by Camber Development and is anticipated to be completed in November.

To mark the commencement, Camber Development and Dacon are funding the first year of Build-a-Bureau, a pilot program between Mission of Deeds and Northeast Metro Tech. Mission of Deeds is a turnaround organization where sheltered families being placed in apartments can shop for upcycled furniture, kitchenware, new beds and linens for free. Additionally, every client is given a new coat, and children receive security blankets, stuffed animals and books. This year it will aid 900 families, and since its 1993 inception has furnished 16,748 homes. One furniture donation that is limited is bureaus, as most are too large to carry up stairwells. To answer this need, Howard Seplowitz, a former maxillofacial surgeon and now a Mission of Deed’s volunteer, conceptualized Build-a-Bureau, in which Northeast Metro Tech carpentry students design and build three-drawer bureaus that act as end tables and provide storage.

Northeast Metro Tech is a school of 1250 students from 12 communities north of Boston that are educated in 17 career areas. Representatives of Dacon say that, through Build-a-Bureau, the carpentry students are learning technical skills, awareness, responsibility, compassion, and character while solving a societal need by instilling permanency for children

whose lives have been in transition. The students are building 40 bureaus and the success of this program will determine if other vocational schools follow suit.

Girl Scouts of Eastern Mass., Suffolk Launch ‘Brownies Who Build’ Curriculum

Waltham, MA – Girl Scouts of Eastern Massachusetts (GSEMA) recently revealed its newest STEM curriculum in partnership with Suffolk. “Brownies Who Build,” an expansion to “Juniors Who Build,” which launched in 2023, was created to help Girl Scouts ages 7-9 understand the steps of the construction process, potential construction careers, and steps to building something themselves.

The organizations kicked off the Brownies Who Build curriculum with an in-person event at Suffolk, where troops received a tour of Suffolk’s Boston headquarters, engaged in a hands-on

STEM activity, and participated in a career panel with some of Suffolk’s female leaders. The Brownies Who Build curriculum takes Girl Scouts through a five-step process of constructing a school, with options to choose an activity for each step. They learn about design and coordination, cost and estimation, planning, site management and safety, and trades coordination.

“For over 100 years, Girl Scouts have taken the lead in providing opportunities to girls to discover, connect, and take action through STEM. Starting with the Electrician badge in 1916, Girl Scouts has provided fun, hands-on, and educational

MassCEC Announces $8M in Grants for Clean Energy and Climatetech Development

Springfield, MA – Massachusetts Clean Energy Center (MassCEC) announced nearly $8.7 million in grant awards to invest in planning, capacity, training and equipment for climate-critical jobs in the clean energy and climatetech sector. MassCEC CEO, Dr. Emily Reichert, announced the newest slate of awards as part of the Western Mass Clean Energy Workforce Summit.

“The heroes of the clean energy transition will be the electricians, HVAC installers, and builders,” said Massachusetts Secretary of Energy and Environmental Affairs Rebecca Tepper. “With these funds, we’ll be fostering another class of green construction experts, upgrading training equipment, and bringing fresh talent into these lucrative fields. Training up our workforce is critical to reaching our climate goals.”

The awards will fund 18 lead organizations to work with 35 partners across Massachusetts to expand career awareness, internship opportunities, new entrant and upskilling training, access to modern training equipment and infrastructure, and support to Minorityand Women-Owned Businesses (MWBEs) in climate-critical fields. join over 110 other active MassCEC workforce grantees and partners working to scale opportunities and access to climate-critical occupations.

The career pathway and training grants announced are designed to train an additional 420 people over the next three years and, in that same period, ensure that at least 3,300 training participants have access to modern equipment and resources to prepare them for the job demands of today and tomorrow.

MBTU Convention Highlights 2024 Priorities

Springfield, MA – At its 105th Annual Convention, Massachusetts Building Trades Unions (MBTU) unveiled its 2024 agenda to elevate the interests of more than 75,000 union construction workers across the Commonwealth. The two-day convention was held at MGM in Springfield on March 11-12.

“It’s great to be back with the Massachusetts Building Trades Union for their annual convention. As the proud daughter of union members, I know that organized labor is a critical partner in our efforts to make Massachusetts more affordable, competitive, and equitable. It’s essential that they have a seat at the table when decisions are being made that impact their members and all working people,” said Massachusetts Governor Maura Healey.

“The need for fairness in wages, safety in workplaces, and security in retirement is more pressing than ever for working people across Massachusetts,” said MBTU president, Frank Callahan. “Our unions have steadfastly championed these

fundamental rights for over a century. Together, we will strengthen the middle class by expanding access to the union way of life for all and electing pro-union leaders like President Biden.”

The convention previewed MBTU’s priorities for this year, including strengthening wages and benefits in the construction industry, combating wage theft, increasing the use of Project Labor Agreements (PLAs), providing more career paths for women and people of color, and increasing registered apprentice participation on job sites.

Details Announced for 2024 Battle of the Bio\Tech Bands Charity Event

Boston – This year’s Battle of the Bio\ Tech Bands (BoBB) event will take place on May 8 at 6:00 p.m. It will be held at Royale Nightclub, located at 279 Tremont Street in Boston.

Put on by the BoBB Foundation and organized by Sylvia Beaulieu of Cumming Group, Carly Bassett of TotalOffice Interiors and Brittany Sampson of Erland Construction, the charity event is designed to spotlight the life science and tech industry in the Boston area, while bringing together bio, tech, architecture, and real estate industries in one night.

Bands comprised of employees from bio or tech organizations compete on stage for the proceeds for the charity of their choice. Three bands will compete this year: The Archivists

representing Inozyme Pharma playing for GACI Global; Lifesize representing Cytiva playing for Susan G. Komen; and Supernova representing Alexion/ AstraZeneca playing for Children’s Services of Roxbury. The bands will compete for the title and 50% of the proceeds, while the remaining bands split the rest. Candy O’Terry will return as the celebrity emcee, and the expert judging panel will include Carter Alan, Annie Brobst, Matt Shearer, and Kendra Petrone.

Tyre Named President at Amenta Emma

Hartford, CT – The principals of Amenta Emma Architects announced a number of forward-looking changes in leadership at the firm, including naming Michael Tyre as president. Tyre will serve as presidentelect until assuming the role of president in January 2025.

TFMoran Announces New Hires

Bedford, NH – TFMoran announced it recently welcomed two survey technicians, Najad Ghanbari and Benjamin Krisik, to the Bedford office. Luke Taylor has also joined the firm as an environmental permitting specialist in the Portsmouth office. Additionally, Zachary Valente, PE, structural project engineer in TFMoran’s Bedford office, recently earned his Professional Engineer license for the state of New Hampshire.

Ghanbari has over 18 years of experience in the field of land surveying, most recently as a party chief for another local firm. His experience includes ALTA/NSPS surveys, existing condition surveys, and field operations management. Krisik joined TFMoran’s Bedford office in 2022 as a field technician, primarily collecting data with Leica GPS systems and Total Station instruments. Krisik will now oversee the preparation of fieldwork for the firm’s survey field crews. In their new roles, Ghanbari and Krisik process field-collected data into CADD for applications such as town tax mapping, utility mapping, topography, wetlands, and zoning.

Taylor recently graduated from the University of New Hampshire with a Bachelor of Science in environmental conservation and sustainability and a

minor in community development and planning. His coursework included environmental policy, environmental resource economics, and ecology.

Valente joined TFMoran in 2022. He has a Bachelor of Science in civil engineering and a Master of Science in structural engineering from the University of New Hampshire. His structural design experience includes steel and timber commercial, industrial, and residential buildings, and concrete foundations.

Auburn Adds Bullio to Leadership Team
