UTILITIES set up guidelines

ELECTRICAL CONNECTIONS:

Ensure safe electrical hookup by turning all breakers to the off position before connecting your unit After connection, test each circuit by switching on the breakers one at a time to confirm functionality. Important: Do not activate the water heater breaker until the tank is filled with water to prevent damage to the heating elements, which is not covered under the Manufacturer Warranty

WATER SUPPLY CONNECTION:

Link a potable water hose from the site's supply to your unit's water inlet, usually located near the water heater underneath the unit Verify that all connections at faucets and toilets are secure Inspect the unit for any signs of leaks by listening for any unusual sounds from fittings or fixtures. Wait to test faucets until the sewer setup is complete.

SEWER CONNECTION:

A solid pipe is required for sewer hookup Ensure proper support and slope of pipes for effective drainage Once connected, inspect for leaks and ensure the water heater is not set to bypass before testing hot water functionality

GAS SUPPLY CONNECTION:

Connect gas lines using certified LP/Gas materials, and have this done by a professional Park Models are generally equipped for LP gas; do not connect to natural gas After connecting LP gas, test all appliances individually, using their dedicated shut-off valves for safety. Should you detect gas, vacate immediately and contact the gas service

WINTER Using the cabin during

Your cabin is prepared to function year round, however if you are in an area where winter temperatures are usually close or below freezing, there are some consideration to maintaining your unit during the colder months:

SEWER:

The PVC piping in the unit is sloped towards the septic tank, this ensures gravity keeps everything moving along and nothing freezes within the pipe Ensure the connection to your unit is made with schedule 40 PVC pipe and following the correct slope to ensure it flows without issue.

WATER:

Inside the unit all the piping is insulted, however the connection to the unit outside needs consideration. We suggest changing your standard hose connection to a heated hose like this one, to maintain above freezing temperature and ensure water still flows into the cabin

HEATING:

*Note this hose requires an electrical connection, make sure you have an exterior outlet available at the cabin site

Your HVAC unit will be able to heat up the interior of the cabin without issue, but we suggest you keep it running to maintain above freezing temperatures, even when the cabin is unoccupied If the cabin will not be in use for a long period of time - see next page for proper guidelines

WINTER Closing for

If you have the need to close the cabin for a long period of time during the winter, follow these steps to ensure all the systems are shut off correctly and you can safely re-start everything when you need to

WATER SYSTEM PREPARATION:

Turn off the water at its source and disconnect any hoses connected to the park's supply While draining the system through low point drains and opening all faucets helps, it's advisable to blow out the lines for complete water removal Open the water heater drain and introduce RV/Marine-grade antifreeze into the system, ensuring you cover external faucets and remove any filter cartridges

WATER HEATER AND PLUMBING ANTIFREEZE PROTECTION:

Water Heater and Plumbing Antifreeze Protection: Ensure the water heater is turned off at both the unit and its circuit breaker, then drain it completely using its bypass system for efficient draining. After draining, blow out any residual water from the system and add antifreeze. Before using the unit again, flush the system with fresh water, reset the valves to operational positions, and ensure the water heater is filled before reigniting

SEWER SYSTEM WINTERIZATION:

Sewer System Winterization: Though self-draining, add antifreeze to P-traps under sinks and tubs, and ensure toilets are flushed and bases emptied For marine toilets with holding tanks, confirm dissolution of solids before final emptying, then add antifreeze to protect valves over the winter

GAS AND ELECTRICAL SYSTEMS:

Gas and Electrical Systems: Disconnect and bleed the gas lines, then securely turn off the gas supply. For electrical, switch off both the main and individual breakers, and ensure disconnection from the park's supply

REOPENING YOUR UNIT:

Reopening Your Unit: Reversing the closing process, follow safety guidelines as outlined in the "Delivery and Set Up" section This period is also ideal for inspecting the roof for any winter damage and clearing debris Check all utility connections (sewer, water, gas, and electrical) to ensure they are secure and functioning correctly

CLEANING Cabin Inteior

WALLS & CEILINGS

The interior walls and ceilings of the unit are finished plywood They can be cleaned with nonabrasive cleaners and soft cloths. Abrasive cleaners and heavy rubbing will damage the material

CABINETS

Cabinets should be cleaned on occasion to help keep the appearance of the finish

Nonabrasive cleaners should be used. Abrasive cleaners and heavy rubbing should not be used This could fade the finish of most finishes We need to add recommended cleaner

LIGHT FIXTURES

Light fixtures throughout the unit come in a variety of types and styles A standard bulb that could be purchased at any local store can be used. Do not exceed the bulb wattage on the fixture

PLUMBING FIXTURES

Plumbing fixtures should be cleaned regularly Use nonabrasive kitchen and bath cleaners to clean fixtures. Do not use citrus cleaners on fiberglass or composite material

APPLIANCES

Appliances provided in the units will have care instructions provided These instructions should be followed to care for the appliance to help ensure the warranty remains in good standing Read all the owner’s manuals for the appliances installed

SMOKE ALARMS

Smoke alarms, and in most cases propane detectors, are provided in your Park Model RV These should be tested at least once a year, and batteries should be replaced once a year

MOISTURE Control

BTrailer-based Park Models, due to their elevated position on steel frames, may experience increased condensation compared to traditional homes This occurs when warm, humid air encounters cooler surfaces, causing water vapor to condense Without proper moisture control, these units can become damp and humid due to the limited air volume inside Here are some tips to mitigate dampness and condensation:

Increase ventilation by opening windows or using exhaust fans when hosting more people than usual 1.

Run exhaust fans during and after bathing to expel humid air, ensuring bathroom doors are closed to prevent migration

Cover pots while cooking and utilize range hood fans to reduce steam, while also considering additional ventilation methods 3.

Use bathroom exhaust fans or open windows while using a washer/dryer unit 4.

If using an unvented clothes dryer, open a window to vent moisture outside 5.

Opt for drying wet clothes and towels outdoors whenever possible, or use bathroom ventilation if indoors 6.

Promptly wash and dry dishes to reduce stagnant water evaporation, and regularly empty dehumidifier tanks 7.

Avoid using swamp coolers and maintain airflow around furniture and walls to prevent moisture buildup 8.

Wipe up condensation promptly to prevent damage, and utilize fans or air exchange systems for air circulation 9.

Maintain consistent temperature to minimize humidity fluctuations, especially during extended absences 10. Consider purchasing a hygrometer to monitor indoor humidity levels, aiming for a range of 30-50% recommended by the EPA 11.

MOUNTING to the walls

The wall finish in your Cabin consists of ⁄”-thick plywood, which presents unique considerations when it comes to mounting objects compared to drywall.

It's important to note that if your unit has pre-finished plywood surfaces, repairing them after making holes can be extremely challenging.

When attaching objects to these plywood-finished walls using screws or nails, it's advisable to utilize a stud finder to locate framing studs Drive the screw or nail into the stud for optimal support In cases where a stud isn't available, avoid driving the screw or nail more than ⁄” into the finish surface Drywall anchors should be avoided as they are not suitable for wooden finish surfaces Using screws or nails of improper length may cause damage to electrical and plumbing components within the walls of the unit.

EXTERIOR care

Your unit's roof is covered by an extended warranty from the manufacturer, but it's crucial to conduct yearly inspections, especially after significant storms that may have caused damage from debris or strong winds Pay close attention to the sealing around any penetrations to ensure they remain intact, preventing water or wind from entering the unit If repairs are needed, use materials approved for exterior use

Vinyl siding typically requires minimal maintenance, with occasional cleaning using a vinyl wash to preserve its appearance However, condensation and heavy rains can lead to dampness on the inner surface of the siding The siding comprises various trim pieces with weep holes designed to channel rainwater away from the interior. Ensure these holes remain unsealed for proper drainage If the exterior is covered with materials other than vinyl, consult the dealer for appropriate care instructions

Proper care of windows and doors is essential, requiring the unit to be completely level to ensure their proper functioning. Screens and glass become the owner's responsibility once the unit is set up, as they are not covered by the unit's warranty Contact your dealer for any inquiries regarding glass and screen maintenance

Exterior light fixtures may arrive uninstalled if not included during the unit's construction In such cases, it's the owner's responsibility to install and seal them correctly Cleaning can be done with a damp cloth, but avoid spraying liquids into the fixtures

Some units may come with an outside faucet, typically frost-free However, its frost-free capability is only effective when the interior of the unit and insulated belly portion are heated. Ensure the faucet line is drained before winter closure, similar to other faucets in the unit

Any exterior appliances provided on-site are the owner's responsibility for maintenance The belly of the unit primarily serves to retain insulation and may require occasional checks for damage. Seal any holes properly and contact the dealer for assistance if needed

Your ATOMIC HOMES’ park model RV is built in accordance with established standards by the American National Standard for park model RV (A119.5). Product standard and safety inspections are regularly conducted at our factory by the National Organization of Alternative Housing (“NOAH”).

ATOMIC HOMES park models are built for recreational or seasonal living. What is covered? Your new park model RV has a LIMITED ONE (1) YEAR warranty, under normal (non-commercial) use and service, to be free of substantial defects in material and workmanship. Your warranty will become effective ONLY if a limited warranty and customer delivery form are properly filled out and returned to ATOMIC HOMES fifteen (15) days after delivery of unit to purchaser/owner.

Structural: The one (1) year limited structural warranty coverage starts on the date the original retail purchaser pays for park model RV. This limited structural warranty covers the shell of the unit relating to weather penetration, components and performance relating to the structure of the park model RV. The building envelope consists of all the elements of the outer shell that maintains a dry indoor environment. Components of the envelope are walls, sub floor, roofs, doors, and windows. All obligations of ATOMIC HOMES pursuant to this limited structural warranty are limited to replacing or repairing the defective part or component at its manufacturing facility located at 33 Industrial Road, Elizabethtown, Pennsylvania 17022. The coverage of this limited warranty extends only to the first purchaser/owner. No person has authority to extend, enlarge, or modify this warranty.

ATOMIC HOMES Disclaimer of Damages. ATOMIC HOMES shall not be liable to owner or any other party for any consequential or incidental damages, including without limitation, loss of use of the unit, inconvenience, and lodging, damage to personal property, lost income or earnings. Some states may not allow the exclusion or limitation of incidental or consequential damages in certain situations, so the above limitation may not apply to you.

ATOMIC HOMES Disclaimer of Other Express and Implied Warranties. This limited warranty is expressly in lieu of any other express warranty and is further in lieu of any implied warranty, including, but not limited to, any implied warranty of merchantability or fitness for a particular purpose except as may otherwise be required by applicable valid Federal or State law at time of manufacture. To the extent any implied warranty of merchantability or fitness for a particular purpose is implied by law and cannot be disclaimed under applicable law despite the disclaimer herein, such warranties shall be limited to the duration of one year from the date of payment of the park model RV to the first purchaser. Sometimes states do not allow limitation on how long an implied warranty lasts so the above limitations may not apply to you. This warranty gives you specific legal rights, and may also have other rights, which vary, from state to state.

Non-structural: ATOMIC HOMES also provides a one (1) year limited warranty through an independent third party -FIRST PREMIER addressing the following non-structural areas:

• Refrigerator

• Clothes Washer

• Clothes Dryer

• Internal Plumbing System

• Water Heater

• Electrical System

• Oven/Range/Stove

• Cooktop

• Built-in Microwave

• Ductwork

• Ceiling and Exhaust Fans

This coverage starts on the date the original retail purchaser pays for the park model RV. This limited warranty covers only those defects which occur or exist within this period and which are specifically identified to FIRST PREMIER, ATOMIC HOMES and ATOMIC HOMES’ Dealer in accordance with the instructions specified below.

This One (1) year limited non-structural warranty, the details, conditions, and exclusions which are covered in the FIRST PREMIER Warranty, attached hereto as Exhibit “A”, shall be directly between FIRST PREMIER and owner and administered in accordance with the FIRST PREMIER Warranty and instructions specified below. All obligations pursuant to this warranty shall be between FIRST PREMIER and owner only. The coverage of this limited warranty extends only to the original retail purchaser/owner. No person has authority to extend, enlarge, or modify this warranty, except by written agreement between FIRST PREMIER and owner.

What are the Dealer’s Obligations?

The ATOMIC HOMES independent dealer will present the purchaser with a copy of this warranty together with Exhibit “A” (the separate non-structural limited warranty) prior to the purchaser entering into any written contract to purchase a recreational vehicle; and will mail to ATOMIC HOMES and FIRST PREMIER a copy of the signed limited warranties.

What are the Purchaser’s Obligations?

The purchaser/owner is responsible for the normal maintenance as generally described in the Owner’s Manual. If a problem occurs which the purchaser/owner thinks is covered by this limited warranty, the purchaser/owner is responsible to notify the dealer from whom the purchase was made and FIRST PREMIER (in the case of non-structural issues) using the contact information found at _23_ page of the Owner’s Manual for your dealer; and at Exhibit “A” for FIRST PREMIER, giving specific notice of the problem(s) being experienced with the park model RV. The purchaser/owner is advised that he/she must notify their dealership of any items believed to require warranty service. The dealership will be in contact with ATOMIC HOMES, if necessary. ATOMIC HOMES reserves the right to cure all structural warranty claims. Service work conducted by any party not specifically authorized to undertake such work is specifically not covered by this limited warranty and will void this limited warranty. The purchaser/owner agrees to maintain all evidence of any defect or damage through the ultimate resolution of any claim and make such evidence available to its dealer, ATOMIC HOMES, and FIRST PREMIER (in the case of non-structural issues) and further agrees that the

failure to preserve evidence will result in the loss of claim. Purchaser/owner must allow warranty repair to be completed in a timely manner. All warranty work must be completed within thirty (30) days of warranty expiration date. For the avoidance of doubt, all structural warranty repairs shall be effectuated at the location specified above. AS STATED IN THE FIRST PREMIER WARRANTY, THERE IS A $75 TRADE SERVICE CALL FEE FOR EACH SERVICE REQUEST SUBMITTED.

What is Not Covered by limited warranty?

This limited warranty does not cover: (1) Units for which ATOMIC HOMES and First Premier have not received the applicable signed limited warranty form(s). (2) Failure which may be caused by, or related to abuse, misuse, negligence, or accident; failure which may be related to alteration or modification; or failure as a result of not following instructions contained in the Owner’s Manual. (3) Normal deterioration due to wear or exposure. (4) maintenance items, such as light bulbs, fuses, and minor adjustments. (5) The use of the park model RV for any commercial or rental purpose voids the warranty from the time that the park model RV is first used for a commercial or rental purpose and at all times thereafter. (6) Transportation to and from dealer or manufacturing plant location, and consequential and incidental expense such as, but not limited to, loss of time, commercial loss, loss of use, towing charges, lodging, food, phone calls, inconvenience, bus or plane fares, or rental charges. (7) Any unit which has been modified, altered, damaged; by anyone outside the factory so that in the sole opinion of ATOMIC HOMES it has been affected with regard to safe use, material effectiveness and integrity. (8) Compensation for loss of use and enjoyment, time, commercial loss, incidental charges, communication expense, alternate accommodation, rescheduling or any consequential damage resulting from matters of warranty. (9) Any act of nature will not be covered under warranty. Failure by the owner to immediately provide notice or take action to mitigate the problem in a timely manner that results in additional damage, is in the opinion of most warranting parties an act of neglect, indifference or abuse that could result in the owner accepting the responsibility for the remedial action or replacement.

Important Facts. Please inspect your park model RV at the time of delivery and make sure you accept it as delivered to you. This park model RV has been sold to an independent dealer, and not an agent of ATOMIC HOMES, for resale in the ordinary course of the dealer’s business, on terms and conditions and equipped as the dealer and you determine, and your agreement is solely with the dealer, not ATOMIC HOMES. ATOMIC HOMES does not participate in purchaser sales or purchaser’s contracts in any instance, other than by terms of this limited warranty. ATOMIC HOMES reserves the unrestricted right at any time and from time to time to make changes in the design of and/or improvements upon its product without thereby imposing any obligation upon itself to make corresponding changes or improvements in or upon its products already manufactured. ATOMIC HOMES further reserves the right to substitute parts or components of substantially equal quality in any warranty services required by operation of this limited warranty. Like any other product, a park model RV and the products installed by it will require care and maintenance attention by the owner and occupants. Please read and follow any care and maintenance manuals and instructions supplied with your park model RV. Authorized dealers are independent contractors and independently owned businesses. ATOMIC HOMES desires that you have full enjoyment of your new ATOMIC HOMES’ park model RV. If, for any reason, your problem has not been addressed with your dealership within seven (7) days during the warranty period, you are to immediately contact ATOMIC HOMES LLC, at telephone: 717-3051589 and email: warranty@atomictinyhomes.com, stating your service problems, vehicle identification number and asking for assistance.

Jurisdiction and Applicable Law for Structural Warranty Matters. Exclusive jurisdiction for deciding claims, demands or causes of action for defects or representations of any nature or damages due from such defects or representations shall be in the courts of Lancaster County in the Commonwealth of Pennsylvania, US The laws applicable to any litigation, dispute, mediation, arbitration or any claim whatsoever arising, from the sale, purchase, or use of the park model RV shall be those of the Commonwealth of Pennsylvania, US.

Arbitration; Mediation – Structural Warranty Matters.

At the option of ATOMIC HOMES, any dispute concerning a structural defect shall be subject to mediation or arbitration conducted in Lancaster County in the Commonwealth of Pennsylvania, US. In the case of arbitration, the arbitrator shall be selected from the American Arbitration Association (AAA). ATOMIC HOMES is not responsible for any representation or warranty that is not herein stated.

I hereby acknowledge that I have read and received a copy of the above stated and referenced limited warranties for and on behalf of ATOMIC HOMES prior to entering into any contract to purchase my ATOMIC HOMES park model RV and agree to abide by all of the terms and provisions including, but not limited to, the provisions hereof providing that the exclusive jurisdiction for any claims whatsoever shall be in the courts of Lancaster County in the Commonwealth of Pennsylvania, US and that the applicable law shall be the law of the Commonwealth of Pennsylvania, US.

NOTE: All non-structural warranty matters are covered in detail within the FIRST PREMIER Home Warranty, including conditions, exclusions, limitations, governing law, and procedure for disputes; said non-structural warranty attached hereto as Exhibit “A”.
