Letter From The CEO Mission Statement: Putting God’s love into action, Habitat for Humanity St.Tammany West builds homes, communities and hope. The affiliate remained true to its mission as it celebrated its 35th anniversary in September 2016. Once again this past year, the affiliate built homes, enhanced our community and provided hope to those seeking safe affordable housing. During the fiscal year, 16 families were able to obtain housing. These families no longer live in substandard overpriced apartments or trailers. The sixteen families and the families, who were putting in their sweat equity hours at the end of the year, were supported by a remarkable team of staff; board members; local, out of state and out of country volunteers; high school and college students, businesses; churches; and civic clubs. Many of whom d onate both their time and dollars. The affiliate’s financial sustainability was enhanced by a number of sources. The affiliate’s major fundraising events Women Build, Women Accepting the Challenge of Housing (W.A.T.C.H.), and the 5th annual Community Partners’ Breakfast exceeded their goals. The ReStore had its greatest annual profit. Last but not least, due to a New Market Tax Credit Project and the sale of mortgages, the affiliate further enhanced the its financial health. Hundreds of women and men volunteered during October 2016 to support Women Build. Also, throughout the year, local volunteers from high schools, churches, civic clubs and businesses utilized their skills and developed new skills building with our talented construction staff and working in the ReStore. In addition, out of state and out of country, construction and ReStore volunteers included students from colleges up north, Care-A Vanners who came to our area in their motor homes, and Global Village and Thrivent Build teams. Therefore, through the efforts of 1000’s of individuals our affiliate once again this past year has had a ripple effect across our community. As we look forward, we are reminded that our vision of a community where everyone has a decent place to live means that our work is not done. Our Vision A world where everyone had a safe and decent place to live.

What We Do Habitat for Humanity St. Tammany West (Habitat STW) is an ecumenical Christian ministry dedicated to eliminating poverty housing by building simple, decent and affordable housing. Since it was founded in 1981 as the tenth Habitat affiliate in the U.S. and the first in Louisiana, 250 new home construction projects have been completed and sold to local partner families with no profit, affordable mortgages. Habitat STW is currently building houses primarily in Abita Springs, Covington and occasionally in Mandeville. We are always searching for new land and our building locations can change according to what land becomes available. Our service area includes Abita Springs, Covington, Folsom, Madisonville and Mandeville.

The Habitat STW ReStore serves our mission of building homes, communities and hope in St. Tammany Parish. At the Habitat ReStore, our staff and volunteers happily accept donations of new and gently used items. We sell those items to treasure hunters and bargain shoppers alike to raise money for our mission of eliminating substandard housing. The Habitat ReStore provides a more affordable avenue for home improvement projects, all while keeping tons of perfectly good items from ending up in the landfill.

HOMEBUYER SERVICES

In Pre-Purchasing Counseling, experienced counselors work with potential homebuyers to determine their mortgage readiness, evaluate credit and other requirements for financing. They work together to develop a plan to overcome any credit or savings obstacles and connect homebuyers with any available down payment assistance programs. Homebuyer Education Workshops guide potential buyers through all steps of the home buying process and provide information on protecting and preserving your home and investment.

FINANCIAL FITNESS Financial Fitness Workshops teach practical money management concepts and skills with the goal of building financial capacity and long-term financial success. With an emphasis on putting knowledge into action, it combines hands-on activities and small group discussion.

HOMEOWNER SERVICES Buying a home is just the first step. Homeowners need the knowledge to care for what is likely to be the biggest investment they’ll ever make – a new home. Home Care & Maintenance classes are designed to help new homeowners understand basic home systems and preventive maintenance, and to plan for responsibilities of homeownership. In Home Repair/Rehabilitation Counseling, experienced counselors work with homeowners to provide information on available community resources and help qualified homeowners apply for affordable repair loans.

To afford a Habitat Home, HFHSTW must determine: 1. Your income is steady and stable over time. 2. Your income will allow you to save for closing costs. 3. You can afford the monthly mortgage payments along with your other debts 4. Your credit report and current debts show satisfactory payment history. If you have credit problems, help is available.


Women Build 2016

Women Build is a Habitat for Humanity International program that empowers women to make a difference in their community by taking action against local inadequate housing conditions. St. Tammany Parish has a need for affordable workforce housing, and women possess the skills necessary to make a difference. Women Build encourages women volunteers (without excluding men) to further the home building mission of Habitat. This in turn positively impacts the lives of families by making home ownership a reality. Women Build is an annual fundraiser held the entire month of October. During our FY 2016-2017 Women Build Fundraiser, over 400 individuals contributed 3,000 volunteer hours to help build two homes in Mandeville.

The McGee Family Antoinette is a hardworking single mother of four – Dakota, 15, twins Ericka & Jada, 12, and Makayla, 6 months – who works at the Madisonville Library Branch. Just like the mission of Women Build, Antoinette tries to empower and encourage her children daily.

The Hugh Family Carly, originally from Michigan, moved down south to Louisiana with her fur child, Daryl the dog. She began working at the Little Red Schoolhouse in Covington as the two-year-old classroom teacher. Just like the mission of Women Build, Carly tries to empower and encourage the children in her classroom daily.
