L.A. Housing Construction Increases in Light of Governor’s Big Plans WRITTEN BY LAUREN CORNMAN

Governor Gavin Newsom, who recently took office in January, focused his campaign primarily on fixing California’s housing crisis—which remains a priority to this day.

hile his plans would significantly increase production at a drastic rate, results have shown that there is more new housing this year than previous years. Newsom was given an unprecedented $1 billion budget to fight homelessness, along with a homelessness task force to put forward a plan to fine cities that go against production guidelines. Earlier this year, the governor announced that the state was suing Huntington Beach for blocking new housing required by state law. More recently,

Jones continued by saying, “The properties that fetch the most attention and receive offers at or near asking, are those with “wow factors” that can’t be found elsewhere (i.e. notable architect, prime location, one-of-a-kind features/ amenities, etc.). Homes that are under the most stressed prices are those that are similar to others. With these properties, buyers have a variety to choose from and as a result, are in a better negotiating position. The unique properties are achieving record prices.” Currently, Newsom’s projected plan is to build 3.5 million homes by 2025. Ultimately, this amounts to above 500,000 units per year.

Newsom announced that he’d fine cities up to $600,000 a month if they did not cooperate with production.

There are reportedly 9,400 units already on the way into the second half of 2019, with Los Angeles County on track to have 10,000 housing units built before the end of the year, according to Curbed.

The governor has also signed an executive order to build affordable housing on excess state lands.

Although this won’t hit Newsom’s targeted goal, it is a significant increase compared to housing built in 2017 and 2018.

Curbed reports that economists have emphasized that building new housing is an integral part of addressing steep rental and home costs. Sally Forster Jones, the Executive Director of Luxury Estates at Compass’ Beverly Hills commented, “There has definitely been an influx of new construction across all price points, particularly luxury. Asking prices have increased significantly for these properties over the past few years. As a result of the increased number of properties on the market, we have seen more competition and we have also seen price reductions on some of them.”

Although the governor’s objective is to reduce home costs, the median home price has notably gone up as construction increased. The median price of a Los Angeles home rose just half a percentage point between June 2018 and June 2019, as stated in a report by CoreLogic. However, home prices in the area were climbing 8 percent annually last year, and have slowed considerably since then.

Overall, the building is one of one of the most impressive “his and hers” I’ve ever seen. What are a few notable architectural features of this unique property? The amazing amount of light - there are skylights everywhere, even the laundry room. THE ICONIC LOS ANGELES PROJECT:

‘Angels Landing’ Angels Landing is a two-tower building project that is currently under development. The project was destined to be a high-rise with its twin-towers termed as the ‘tallest skyscrapers in the entire western region of the Mississippi River.” However, the ambitious megaproject had to make some design tweaks according to a recommendation given by the Planning Department of the City of Los Angeles. The originally proposed height of this $1.2 billion megaproject was 1,020 feet, which will now be slated to 854 feet, as proposed by the city’s planning council. What was once destined to be a “super-tall skyscraper” has now been reduced to the category of just a “tall” building in the city. The tallest of the two towers was originally planned as a building with 88 floors, while the second tower was supposed to be 24 floors. According to the new design changes, the tallest tower will now have 64-floors and the second one will have 48-floors—24 additional floors added to the second and smallest of the two towers. With this, the reduced height of the tallest tower will be 854 feet while the smallest of two will now stand at 542 feet.

A Brief Overview of Recent Developments

Interestingly, all other specs of the interior of this project remain the same: 39,000 square feet of flax space, 57,000 square feet of open public space, 36,000 square feet for commercial space; 261 rental units, two hotels of 509 rooms, and 180 for-sale condos. The project continues to be built with new sizing changes—one tower facing 4th and Hill Street and the other one facing California Plaza and Grand Avenue. The hotel’s architecture will be SLS and Mondrian. There will be 750 parking stalls in more than seven subterranean levels of the building. The original date of completion of this megaproject

was projected for 2024. However, with the new changes, the twin-towered building is projected to be completed by 2028. “The adjustment makes both towers significant and important,” says Fred MacFarlane, a representative for the developers. They can now “brand the two hotels individually and create two high-end luxury brands.” The Angels Landing project is a combined venture of Angels Landing Partners LLC, The Peebles Corporation, Claridge Properties, and MacFarlane Partners. Handel Architects is the designing company who is in charge of the overall architectural designing.

How did you get involved in the interior design industry?

What are a few home design trends that people expect for this Fall?

I started with a staging company about 15 years ago and fell in love with the speed of it and constant change of a new canvas each week. A few years later I ventured into private design and now I do a bit of both. I don’t like to call myself a designer, I’m a problem solver, it’s more of a math problem for me and it also happens to look pretty when I am done.

Boucle and natural textures - people are really into mixing different textures, we see that with the explosion of the Jeanneret chair and the polar armchair by Royere and 4 poster beds, who knew.

What’s your recommendation for transitioning someone’s home from Summer to Fall? Adding throws and changing out pillows to more fall colors are an easy way to cozy up a space.
