We caught up with him to hear about the hottest fall trends and much more!

How did you get involved in the interior design industry? I have always loved every aspect of home design. I received my degree in Industrial Design from The University of Illinois and worked in the design and product development field for several years before transitioning to interior design. I had been designing home decor and furniture and it was a very natural transition. I love working with homeowners and families to make their houses their own unique homes. What are a few home design trends that people expect for this Fall? 1. More color in kitchens and bathrooms as greens and blue paint colors and gray stains continue to grow in popularity. 2. Deeper connections with nature, and that takes shape in the home with natural materials like wool and cotton, rustic woods, stone, and house plants move the green of the summer into the interior as the days get shorter and colder. 3. One-of-a-kind artwork, local finds, reused or repurposed objects, with a renewed sense of uniqueness and individuality. Do you have a favorite furniture piece for the upcoming season? As we begin to entertain for the upcoming fall and winter holidays, the party comes indoors and having a functional and inviting dining table is essential. What’s your recommendation for transitioning someone’s home from Summer to Fall? I like to swap out brightly-colored throw blankets and accents pillows with ones that have subdued earth-tones, faux fur, or flannel/plaid patterns.

Chicago’s Luxury Market Drops in Q2 BY SHAZIA AHMED

In regards to the overall Chicago housing market, the ultra-luxury homes sector of this renowned city has seen another year-over-year trend that follows a declining trend within Q2 for 2019. Even though at the start of the year, Chicago’s more high-end neighborhoods saw a certain rebound from the continued downward trend. Around 813 ultra-luxury homes—priced at or over $1 million—in expensive neighborhoods of Chicago were sold in the second quarter of this year. This is almost an 11.3% drop from the previous year—a consecutive annual trend for Chicago’s luxury home market. However, there have been some positive updates. For example, the Downtown condo tower, No 9 Walton, traded 29 condominium units for a $4 million or over, in the second quarter of this year. It was the only ultra-luxury project of Chicago that has sold the most expensive home for Q2 of 2019. Another condo project, the Gold Coast, also closed a weighty deal of around $11.3 million for a condo unit. Yet, that was done in the first quarter of the year. However, other than these developments, Chicago’s luxury real estate market remains bleak. According to the owner of Re/Max Premier, Janice Corley, the reason for the continued downward slide of Chicago’s ultraluxury real estate is the lack of inventory for the sellers. Additionally, the overall Chicago real estate market has seen a downfall of almost 11.6 percent in Q2 of 2019. “We’re advising sellers that attracting buyers at this time will require aggressive pricing,” Corley said in a statement. “ Buyers are quite conservative when it comes to luxury real estate right now. They do not want to overpay. At the same time, there is no shortage of luxury buyers testing the market, so sales in the second half of this year could be a surprise on the upside.”

Megadevelopment Runs into Some Issues

Lincoln Yards, Chicago’s most recently proposed billion dollar megadevelopment, has run into more than a few issues since getting proposed.

After much controversy and debate, Lincoln Yards has received final approval. The development company behind the immense operation, Sterling Bay, projects a 10-year timeline for the completion of their project.

From Mayor Lori Lightfoot disagreeing with production guidelines to meeting minimum state law, progress of the massive development has slowed down. Although this project will provide several positions and likely boost the economy, it has also come with its fair share of criticism.

Lincoln Yards will use the existing industrial infrastructure to house a repurposing for residential and commercial real estate.

Critics have contended that large-scale projects like Lincoln Yards don’t meet the “but-for test”. However, the city can’t just declare an area a TIF district, it needs to meet standards set by state law. When completed, the 14.5 million square foot space will reportedly bring 23,000 full-time jobs, 6,000 residential units, as well as 21 acres of park space. Ultimately, Mayor Lightfoot argues that this project is not beneficial for the community as a whole and only appeals to a smaller percentage of Chicago residents. Meanwhile, proponents of the development were rushing to approve a $1.3 billion tax subsidy in April before opponents halted production. As a group, the improved parcels—land with buildings on them—must meet at least 5 out of 13 standards to be considered blighted, as reported by Curbed.
