HALLMARKED BY HARRODS (which actually has its own postcode) and the boutiques that line Sloane Street, Knightsbridge will always be an epicentre for exclusive shopping. It’s also home to the Victoria and Albert Museum,andtheareaisflankedbymanyof thecity’sother finest cultural landmarks: regal red-brick institutions like the Royal Albert Hall and the Natural History Museum, plus (in stark contrast) the breathtaking contemporary Serpentine Galleries in Hyde Park. The quarter boasts such handsome buildings that if districts were awarded prizes for looks alone, the competition would be slim. But for the Knightsbridge Partnership, nominated to develop the area over the course of a five-year mandate, there is so much more potential than just life as a tourist hotspot. The ultimate goal? To turn Knightsbridge into the most desired neighbourhood on the planet.

“We represent more than 200 businesses, from The Lanesborough down to the London Oratory,” reveals Steven Medway, chief executive of the Knightsbridge Partnership. “OurjobistotransformthewaythatKnightsbridgeoperates, so whether you arrive by car, by train or on foot, you’ll have this sense that, actually, you are in one of the most luxurious destinations in the world. During our tenure, we will invest £6m with the aim of driving footfall and promoting the area through marketing channels and advocacy.”

A recent influx of fine-dining establishments has also helped elevate Knightsbridge living. Harrods alone houses 22 restaurants, several of which are helmed by chefs of Michelin standing; other highlights include the newly renovated Sale e Pepe, a local stalwart, as well as the arrival of Amalfi-inspired newcomer Alba; and there are smaller, quirkier eateries cropping up too, such as the latest outpost of The Mayfair Chippy and a new Turkish café, set to be the first of itskind in London. Then there’sthe steadyrise in private members’ clubs, allowing locals to create an instant yet exclusive social circle without having to hop in a cab. With all the neighbourhood’s developments, residents have been reminded of something rather simple, but a luxury nonetheless. “Walkability,” says Shaun Drummond, director of residential sales at Harrods Estates. “It’s marrying a country ethos with city living, like being in an urban village. It’s about being able to walk to independent shops to buy a loaf of bread or have a coffee, or being on first-name terms with people. It all adds to a real authenticity.” As Drummond points out, the area is a mix of locals – many of whom have lived there for 30 or 40 years – and more transient ultra-high-net-worth renters

who choose the area simply because it’s the place to be.

“We’ve noticed that our international customer loves having everything on their doorstep,” says Drummond.

“And many UK nationals are selling their big family homes and swapping them for a Knightsbridge pied-à-terre so that they have easy access to all these great amenities.”

The area is rich in Victorian residential apartment blocks as well as newer buildings such as One Hyde Park, creating a charming combination of old and new.

“Everyone talks about Mayfair, but I think Knightsbridge is incredible,” says Medway. “And we work very closely with the neighbourhood forum and residents’ association to make sure that the area’s heritage continues to be protected – such as in both The Knightsbridge Estate and the Knightsbridge Gate development, where the beautiful façades have all been maintained. But we obviously have new builds too. It’s really important to have that balance.”

The Knightsbridge Partnership is in its fourth year now, and Medway says it has moved the dial on 90 per cent of what it originally planned to deliver. He measures its success by an increase in footfall – which also encourages incidental spend – of 10 per cent (this compares to a 1.7 per cent increase in London’s West End). And on behalf of local residents, there is campaigning – the wheels of which are currently in motion – to bring back tax-free shopping and relax Sunday trading hours. The Partnership is also collaborating with local governing bodies to subtly improve the look and feel of the streets. “We’ve codesigned the neighbourhood with Westminster Council, Kensington and Chelsea Council and Transport for London, developing plans to widen the pavements, reduce the width of the roads and help traffic flow smoothly,” Medway explains. “We are also changing the crossings to make them quicker and easier to navigate. And we’re adding verges and planting 170 trees to really enhance the pedestrian experience too.”

Eagle-eyed locals may already have noticed immaculate streets, the result of a specially deployed clean-up team that patrols seven days a week alongside hired security (reducing crime by 5 per cent). But to Medway, the real beauty lies in the contrasts that already exist in – and characterise –Knightsbridge, which he sees as a great foundation to build upon. “I love the little alleyway that goes up to Hyde Park,” he says. “Many people forget just how close Hyde Park is to Knightsbridge; you’ve got the hustle and bustle of the shops and then suddenly you’re in tranquil surroundings. The imposing mansion blocks built beside the Royal Albert Hall at the end of the 19th century were the catalyst for fashionable apartment living in the capital, recounts THOMAS ARTHUR

TAKE A MOMENT to picture a luxury homeinLondon.There’sagoodchancea lavishMayfairapartmentspringstomind, perhapsanelegantpenthouseoverlooking Belgravia. For the Victorians, however, it would have been a very different picture. In fact, it wasn’t until the late 19th century that living in an apartment was considered fashionable among the well-to-do. As with all cultural changes, this was a gradual and incremental shift, but one building in particular set the tone for the highly prized apartments that dominate London’s property market today. Just across the road from the Royal Albert Hall, Albert Hall Mansions is a project with quite the architectural legacy.

Throughout most of the 19th century, living in an apartment was unheard of for the British upper and middle classes. Detachment (both in a literal and metaphorical sense) was a far more popular prospect, with grand houses and tailored gardens coveted among the wealthy. The Builder – a respected journal of architecture – described the concept of apartment living as the Parisian mode of life. This statement may sound romantic to our modern ears, but at the time it was little more than a euphemism for a foreign, and ultimately undesirable, way of living.

Architect Norman Shaw sought to rectify this British bias with the creation of Albert Hall Mansions in 1879, but he certainly wasn’t the first to attempt to shift the perception. To fully understand the building’s enduring impact on British history, we must first look to one of Shaw’s contemporaries: Henry Alers Hankey.

Before the 1870s, the majority of flats were built by housing reform societies, and were still largely associated with giving a home to the poor. So how to make such high-density accommodation appealing to London’s affluent? Hankey – a wealthy merchant, banker and speculator – saw an opportunity to appeal to ‘tenants of the highest respectability’ with his Queen Anne’s Mansions in 1873. This first example of the ‘Hankey system’ was built upon the idea of cooperative living. This meant no private kitchens; instead, residents shared communal dining and recreation facilities. Though an initial success, it fell short of impressing the tastemakers of the time, not just for its unusual approach but for its unappealing architecture, towering 43m above London’s streets and, controversially, blocking Queen Victoria’s view of the Houses of Parliament from Buckingham Palace.

In the words of architect James Knowles, who built The Grosvenor hotel (now renamed The Clermont London, Victoria), the now-demolished Queen Anne’s Mansions were “an eyesore so offensive as would disgrace the whole neighbourhood of Westminster”.

Enter Norman Shaw and Albert Hall Mansions. Shaw’s plans had a number of things going for them. Firstly, there was the location: who needs private grounds whenyouhaveKensingtonGardensright on your doorstep? Then there was the vision for the mansion blocks themselves. Though Shaw’s initial involvement was one of reluctance, he embraced the so-called ‘Parisian mode’ by boarding a steamship to the City of Light and extensively researching the planning of its apartments. Gone were Hankey’s notions of communal facilities, along with his unremarkable architectural style. Albert Hall Mansions was created to impress, with a striking façade of elegantly curved red brick standing tall over the park – crowned by three towering Dutch-style gables, adding another two storeys to the building. Shaw’sNeo-Flemishstylewassomething the British could get behind. A grand public lobby mirrored those of wealthy French apartment blocks, its top-lit stairway providing access to the seven floors of flats. The building was constructed in phases, beginning with the Kensington Gore frontage and continuing with three identical blocks. And in 1884, hydraulic lifts were installed for easy access to the higher floors. In the years since, interior renovations have kept its abodes at the forefront of luxury, while the unchanged façade remains an iconic landmark of South Kensington, providing a suitably historic backdrop to the Albert Memorial.

Today, the Grade II-listed building and the neighbouring Royal Albert Hall are home to some of Harrods Estates’ most exciting offerings. These include a pair of stalls seats and a Grand Tier box in Britain’s most iconic concert hall, with exceptional views of the main stage. But perhaps most exciting is a property in Albert Hall Mansions with two balconies directly overlooking Hyde Park. Many original features, including Victorian architectural details, plus the 13.5ft/4.1m-high ceilings of the two grand reception rooms and the wonderful reception hall, ensure the grandeur of Shaw’s era is very much alive. And while the prime location is certainly appealing, it’s the hidden history of London’s first true luxury apartment building that makes this address something very special indeed.

THE ART OF SITTING

Flexform’s Giuliano Galimberti chats to AMY BROOMFIELD about design, the company’s backstory, and how he and his cousins are taking the revered family firm forward

ON THE FACE OF IT, there’s not much to the small town of Meda. Situated 20km north of Milan in the Brianza district, beside the modest town centre, the only real points of interest – if you could even call them that –are the occasional ginormous box-like factories lining the roadside. And yet, while it may appear unremarkable, it is well known that this suburb has been the home to some of Italy’s finest artisans, with specialisms in carpentry, metal and textiles, dating back to the turn of the 20th century. So it’s only fitting that this is where the Flexform story began.

“Design is like a religion in Meda. That’s why, in 1959, my grandfather and his cousins founded this small artisanal laboratory – I wouldn’t even call it a factory – here,” says Giuliano Galimberti, the export sales manager and nominated spokesperson for the company. “They called it Flexform di Galimberti, and they immediately began with anapproachthatitwastobeveryhighprofile.Theyhadthis kind of mentality, you know? That it was to focus on quality design, expertise, handcrafted pieces and top materials.”

Today, Giuliano is one of four third-generation Galimberti cousins who run the business. The others are Saul as the design director, Matteo in sales and Luca in logistics. Family businesses in Italy are not all that uncommon, but it is unusual for a family-run operation to have remained a leader in the furniture design market for 65years.Andmuchof thatcreditisdowntotheconsistency of being run by relatives united by the same vision.

steady, the company – like many brands keen to establish the ‘Made in Italy’ hallmark – took the opportunity to expand in the post-war economic boom. In the late 1960s, as the second generation began to take hold of the business and industrialise the processes, Flexform simultaneously began to gain traction in international markets, starting with its nearest neighbours (Switzerland, Germany and France) before eventually being picked up beyond Europe. It was around this time that a young architect and designeronthecuspof graduatingfromMilan’sPolitecnico University came along to present his ideas. His name? Antonio Citterio. “Right away, my uncle immediately recognised this guy as someone who had a different and special talent,” says Galimberti. Citterio had vision. He brought a flair to the company by creating a narrative around each design based on the cultural zeitgeist – and Flexform gave him the room to explore.

Citterio says of the partnership in those early years: “At first, we weren’t looking for spectacular… we have always sought this idea of intuitive recognition – a person sees our product and says, ‘Good, I’ll take it.’” But the relationship far exceeded that modest ambition, becoming a symbiosis that is best summed up by one of Flexform’s most iconic and bestselling designs: the Groundpiece sofa. When Citterio created it for the brand in 2001, he based it on his observations of how people were living at the time: sofas were more than just seats, they were places to eat, sleep or spend hours relaxing – much of which remains true today. He wanted to serve all those purposes, and so he began to play with the proportions and was the first to introduce modular elements that could be adjusted.

“It was exciting to us to experiment with this marriage between art and a cushion, which is not exactly the most obvious marriage. And almost right away it was a huge success,” Citterio explains. Galimberti expands on that approach: “You can create your own composition based on your personal needs, so the flexibility is another important element (and speaks to the company’s nomenclature). It is structural and decorative, but it also has a function.” The result is seating on a grand scale – lengthy enough to lie

down on, but with a depth that swallows you up so that your feet are offthe ground – the absolute epitome of lazy-Sunday-afternoon comfort. “The day I make an uncomfortable sofa, it is no longer a sofa,” says Citterio. Fifty years on, he remains a key part of Flexform – “a point of reference for our style and image”. But along the way, the business has sought out myriad other collaborators. Before Citterio, there were Paolo Nava, Joe Colombo and Cini Boeri; more recently, Patrick Norguet (who previously worked for Louis Vuitton) and Fumie Shibata, the designer behind one of the brand’s newest models, the Eri chair. “Ourbiggestchallengewithfindingprofessionalstopartner with is finding those who can create to match our existing collections,” says Galimberti. “They should have their own spirit, their own creativity, style and personality, but at the same time, they should match the piece so it can be put in any part of our showroom and fit with our collection. It has to be a dialogue between them and us to ensure the DNA of the company is still evident.”

As part of its commitment to great design, Flexform is well known for a consistent attention to the details that help each piecetobeasstylishasitiscomfortable.Thenewestexample, Camelot, shows two of these elements: contrasting piping on its cushions, and a bar that runs along the back. The latter is encased in tan leather and is part of a minimalist support frame, skilfully created to support the cushions. This

innovation, common across much of Flexform’s seating, was created forthePatricksofain1985.Andwhile,atfirstglance, it doesn’t appear to be much more than a design feature, as Galimberti explains, it’s really important: “At that time, designrequiredlowpieceswithalowbackrest.Weintroduced this to bolster the back cushions – and let me tell you why. If you create something that is high at the back, the design changes and affects the proportions, so this replaces that need, but still supports the cushions so the whole piece looks and feels lighter. All of these small elements remind me of the 1980s when we were shaping the brand’s identity.”

That leads us on to another pivotal moment, one that helped secure Flexform’s position in furniture design history. While the founders and their successors knew exactly what they wanted their output to be (timeless, liveable, functional), theywerealsokeentofinessehowtheywereportrayedtothe outside world. So they hired graphic designer Pino Tovaglia, who had previously worked with Gio Ponti and at Pirelli, to come up with a slick logo – the distinctive white font against a bright red background. (It was at this point that the company was rebranded as just Flexform.)

The business also took on a bold approach when it came to its advertising. “All over the world, companies would take a piece of furniture and put it in a nice setting,” says Galimberti. “We did the opposite; we let artists of the photography world interpret our work.” Among them was Gabriele Basilico, famed for highly stylised architectural photography. He produced a series of monochrome images that took the furniture out of the home context and celebrated it for its shapes – not least the curved Max sofa, which he captured alongside the curves of the spiral staircase in Milan’s Triennale building.

Now, Flexform is in the hands of the third generation and it is up to the four cousins to safeguard it going forward.

“We are actually in the advanced stages of just moving from the second to the third generation, as there are two that still remain here who are close to their eighties,” says Galimberti. “In Italy, to work into your eighties is not that unusual, and when you really like what you do, it doesn’t feel like a sacrifice.” And what does the future hold for the brand? “I would say we go ahead with the same spirit, the same mood, enthusiasm and a positive approach to our activity. We would like to stay as we are.”

Given this is a company that has existed for more than three generations but isn’t run in a conventional sense –there’s no appointed CEO or similar – there must, surely, be occasional conflicts? Galimberti is quick to set the record straight: “I don’t remember a single moment in my business career where this has happened. There is a sort of magic, an invisible wisdom that dominates our activity. In the end, we look at each other, and we somehow always just arrive at the cleverest solution.”
