Once home to a major Royal Mail depot, Nine Elms is now delivering on years of investment and sky-high ambition, adding a new dimension to luxury living in the capital

NINE ELMS IS NOW FIRMLY ESTABLISHED ontheLondonmap.

And the district, stretching along the Thames opposite Pimlico, from Battersea Park to Vauxhall, continues to make headlines in the design press. Its emergence was actually sparked a while back, when the US Embassy announced it would relocate from Mayfair’s Grosvenor Square to a new home just south of the river. That was in late 2008, just over 15 years (and a few billion pounds) ago. And the transformation was rapid – and spectacular. No longer ‘just’ a part of Vauxhall – an area known for its light industry, offices and underground nightclubs – Nine Elms is, these days, its own well-known neighbourhood. The area has caught the imaginationof architects,whohavecreatedimpressivedesignsinresponse – from a glass swimming pool that seems to float between shiny high rises at Embassy Gardens to luxuriously fitted-out skyscrapers at Thames City and One Nine Elms that are set to put the world’s finest hotels to shame. This is where London’s hardworking, high-earning elites now compete with the jet set for one of the more than 18,000 new homes. Encouraged bytherecentextensionof theNorthernlineandviewsof theThamesinall its shimmering glory, developers like Ballymore, Berkeley Group, Bellway, London Square and, of course, the Battersea Power Station Development Company have homed in on the area. Then there’s C C Land and R&F Properties who, working alongside Harrods Estates, have, in a project of

epicproportions,createdavarietyof stellarplacestolive–suchasBuilding No. 8 at Thames City, as well as a fleet of apartments in the Damac Tower and in the new-look Battersea Power Station.

“The southern stretch of the Thames has truly come to life,” says Enna Luo, sales and marketing director at Thames City – where the Harrods Interior Design Studio has shaped two of the apartments. “On one side, you have Battersea Power Station – a legendary landmark in its own right; on the other, you can venture along tree-lined walkways and among world-class art venues. Nine Elms is witnessing the birth and growth of the new southern stretch of prime central-London real estate. Developments such as Thames City are breaking boundaries and reaching new heights for London, while acute attention to detail ensures the very best quality is delivered, putting this destination on the global stage.” Luo hints that Nine Elms could easily become the capital’s next golden postcode. “The landscape of the London property market is that perceptions and trends can always change,” she says. “Belgravia and Mayfair will always hold value. However, revitalised districts are bringing a positive energy.”

In fact, Nine Elms has become an emblem of how people aspire to live in 2024 and beyond – and Harrods Estates is at the forefront of selling properties that meet modern expectations. In-development amenities include vast gyms, cinemas, business lounges, restaurants and shops. “Most

of our clients, but by no means all, are international, and many are buying for recreational use: theywant propertiestheycan enjoyusing,”saysSimon Barry, head of new developments at Harrods Estates. “This isn’t a demand for crash pads for single young professionals who work 12-hour days (though this is also a market). [Instead, there] is a demand for properties with decent amounts of space.” This quality, which traditional London apartments are not typically known for, gives Nine Elms a point of difference.

The area could almost be thought of as a city within a city – a complete, self-sufficient hub. “Complementary but eclectic architectural styles have been important in creating variety,” Barry says. “Mid- to high-rise buildings also mean high densities can be achieved, which help to deliver far more housing units than would be possible in established residential districts.” And thanks to greenery-flanked trails – Nine Elms Park, a linear garden, leads from Battersea Power Station towards Vauxhall – and that cloud-touching pool, it’s impossible to feel caged in. In fact, while going for a stroll around Nine Elms, you can’t help but marvel at the creativity and care that has gone into the project’s innovative structures. It’s inspiring to see how much positive change can be effected with the right creative hands at the helm. And this is quite possibly the best investment opportunity to be found in London right now. “Best-in-class properties are always going to be a good long-term investment,” says Barry. Luckily, there are plenty of those to be found here.

Shag is not the enemy of chic, insists GILES HATTERSLEY, as avocado makes its grand return to our homes – alongside sumptuous textures, dark wood furniture and material mashups

“I LIKE DEMIS ROUSSOS, Ange likes Demis Roussos, Tone likes Demis Roussos and Sue would like to hear Demis Roussos. So Laurence, could we have some Demis Roussos on, please?” Just as if we have all collectively had too many swigs of Cinzano, Abigail’s Party – director Mike Lee’s seminal 1977 ode to the intoxicating suburban swirl of cocktail-olive green and Bombay Mix brown, to hostess trollies and corduroy, to vinyl and velour – has become the unlikely North Star for scores of the planet’s most influential interiors minds.

Reflected across the sumptuous salons and repurposed palazzi of Salone del Mobile, the fashion week of interiors fairs held in Milan each April, this immortal film quote, spoken in an unmistakable estuary twang, echoed over proceedings. All at once, it seemed matters had got a little trippy. So don’t panic when I say the following:shagpileispoisedtore-enteryourhome.

But hey, don’t fight it, man. Shag is not the enemy of chic. Au contraire. Catwalks led the way: Gucci’s intermittent decade-long love affair with a flare; Prada’s recent slide into razor-tipped wing-like collars; a proliferation of platforms –from inky-black Heaven by Marc Jacobs styles to rosé-blush Miu Mius – and (deep breath) the return of the wrap dress. All have bellwethered the world of interiors into what can, for better or worse, only be described as a vibe shift.

The important thing to remember, however, when contemplating the realities of this home

reset, is to avoid going too hard on the 1970s’ three key style features, all starting with an ‘s’: sexy, sinister, synthetic. It doesn’t have to be Playboy bunnies and open fires or Kubrickian brutalism and Bowie beanbags. There’s plenty of scope for taste, for earthiness to linger, for fabrics to be natural, delicious and luxurious, and for unusual mashups of materials that result in sensual serotonin-boosting comfort.

So let’s rejoice in the retro revival. Mid-century madness is over. The tyranny of garden-centre sage is gone. Long live avocado.

Where food tastes as good as it looks

If ceramicist Josiah Wedgwood were alive today, how would the innovative entrepreneur adapt his much-celebrated brand to modern tech and tastes? GRACE CAIN goes on a journey of discovery

IF YOU’VE EVER SCROLLED through the comments of your local Facebook group, you’ll know what I mean when I say you can’t please everyone. The same can be said of Wedgwood’s social media accounts. Ever since the brand began posting neon-hued vases and paint-splattered tea sets, the response has largely consisted of heart emojis and comments such as “NEED THIS”. However, not everyone has been so enthusiastic. “Josiah [Wedgwood] must be rolling over in his grave,” writes one disgruntled follower. But (I think, as I restrain myself from replying to a total stranger on the internet) would he really? After all, this was a man who lived by the mantra ‘everything gives way to experiment’ – and his drive for innovation has always been at the heart of this historic brand.

“When I first started researching Josiah, I really got a sense of his entrepreneurial spirit, radical approach and philanthropic attitude,” says Alice Bastin, Wedgwood’s creative director since March 2022. And as an alumna of fashion brands including Celine and Alexander McQueen, she brings the forward-looking perspective that has powered the brand’s latest moves. “I began to apply a philosophy of ‘What would Josiah do?’” she explains. “If he were alive today, what would Wedgwood stand for as a brand? What would we sell? What new technologies would we be utilising?”

Bastin and her team believe that the answer to the last question is Web 3.0. In the digital realm, Wedgwood’s creations can exist far beyond the current physical

limitations and complexities of ceramic. When Josiah Wedgwood first developed jasperware, in the 1770s, it took him several years and thousands of experiments to achieve the right finish. You can still see the results of these tests today in the vast V&A Wedgwood Collection in Barlaston, Stoke-on-Trent – trays and trays of meticulously marked and numbered fragments, arranged in palettes of powdery greens, blues and lilacs. Josiah Wedgwood was always constrained in the colours he could achieve; Bastin and Assaf Reeb’s XXII Studio (with whom the brand collaborated to produce its NFTs) are not. A combination of 3D scanning and clever coding mean the brand’s famous Portland vase can now zing in orange or lime green. “I’m very drawn to the neoclassical artworks in the Wedgwood archive and how these can be juxtaposed with pop colours,” says Bastin.

Definitely a very ‘What would Josiah do?’ approach. The Portland vase – which the potter referred to as his “great work” – was itself an example of old-meets-new experimentation. Wedgwood’s 18th-century version is a copy; the original vase is a cameo glass vessel that was discovered in a Roman tomb. After Josiah Wedgwood

managed to borrow it from its owner, the Duke of Portland, he dedicated the latter years of his career to creating an iteration in jasperware. As well as proving his factory’s technical and artistic superiority, Wedgwood knew that it would appeal to the neoclassical sensibilities of his customers thanks to a slew of high-profile Greek and Roman archaeological finds. Ancient-core (if I may use the modern vernacular) was all the rage. This ability to tap into contemporary trends was one of the keys to Wedgwood’s success – although savvy marketing also helped. Josiah Wedgwood completely understood the importance of having your products seen with the right people in the right places. Today, he’d have the pick of Instagram and TikTok; in the 1760s, the height of influence was the British Royal Court, and when Queen Charlotte commissioned a creamware tea set, Wedgwood #gifted a crate of extra samples that ultimately led to more orders and the official title ‘Potter to Her Majesty’. If you’ve guessed that Josiah Wedgwood was the type of person who would include that accolade on every order and every invoice, you’d be correct – and were he working today, it would absolutely be in his Instagram bio.

The best example of Josiah’s inventive spirit is also his most famous: jasperware (below, right). In 1774, after thousands of experiments, this revolutionary type of unglazed stoneware first appeared in fashionable shades of green, lilac, yellow and (of course) light blue. 1790

It takes five years of tests and trials, but in 1790, Josiah is finally ready to launch his jasper copy of the Roman cameo glass vessel, which is known as the Portland vase (shown far right as an NFT). He marks the occasion with an exhibition designed to display his factory’s skill, and refers to the vase as “my great work”. And as (left) this London-based Wedgwood china shop shows, by the early 19th century, business is brisk.

And in less than a decade, his creations garner favour with the British Royal Court, earning him the title ‘Potter to Her Majesty’. 1759 1774

JosiahWedgwoodwasalsoveryopentoworkingwithboth the celebrated and the upcoming artists of his day, among them George Stubbs (he of horse-painting fame) and the neoclassical sculptor John Flaxman. This collaborative spirit has remained a cornerstone of Wedgwood’s DNA, propellingthebrandthroughtwocenturiesof changingtastes – from the early-1900s Arts and Crafts aesthetic of Alfred and Louise Powell to Daisy Makeig-Jones’ Art Nouveau era and more recent partnerships, including Sheila Bridges and Vera Wang. And that approach now, of course, encompasses boundary-pushing label Charles Jeffrey Loverboy. This latest pairing does feel like another vibe shift in Wedgwood’s long history. Fashion designer Charles Jeffrey is known for his subversive post-punk optimism, proudly queerapproachandgender-inclusivedesigns.His take on jasperware is typically radical: the music video that accompanies his collection shows Jeffrey, his bandmates (the multidisciplinary artist Robert Fox and musician Tom Furse) and some very ’80s haircuts striding into the Barlaston factory, where they proceed to scribble over vases while paint splashes fly everywhere. The result?

A newly colourful set of Wedgwood-blue teapots, teacups and plates, each one a unique work of art. Wedgwood returned the favour, giving Jeffrey more preloved pieces for his ‘These New Caroleans’ SS24 menswear show, where set designer and artist David Curtis-Ring used blue jasper dishes and christening spoons to construct body armour, a sword and a lion-head-shaped helmet.

So, returning to our original question: what would Josiah Wedgwoodthinkof thebrandthatbearshisnamein2024?

Well, it’s innovative, it’s collaborative and it’s certainly got people talking. Tick, tick and tick. And for Bastin, Josiah Wedgwood’s philosophy gives her licence to develop the brand for a world he could never have envisioned in his lifetime. “At the crux of Wedgwood’s legacy is Josiah’s ability to be respectful to history while creating a modern way to reinvent stories of the past,” she says. “This has empowered me. It’s given me permission to move the brand forward, because cultural relevance and innovation are what Wedgwood was built upon.”
