Harper’s commercial construction team works on traditional office, retail, and mixed-use projects, from new construction to adaptive reuse and renovation. Our experience includes working with facilities on the National Register for Historic Places, protecting surrounding historic landscapes, appropriately updating building systems, accommodating life safety needs, and providing accessibility for historic buildings.

CONSTRUCTION TECHNOLOGY

LEVERAGING THE RIGHT TOOLS TO ENHANCE EFFICIENCY AND QUALITY

BIM (Building Information Modeling) is an intelligent 3D model-based process that gives architecture, engineering, and construction (AEC) professionals the insight and tools to more efficiently plan, design, construct, and manage buildings and infrastructure before ever turning over a shovel of dirt.

Harper has an in-house Virtual Building team that uses BIM to build a project virtually, in order to eliminate any costly errors ahead of time — streamlining the schedule and saving you from any potential delays or rework costs.

LASER SCANNING: For renovations and project additions, our Harper team leverages our robotic total station to scan the existing buildings and create the most accurate as-built drawings possible. The newly created as-builts can be shared with the design team to efficiently further their design efforts. The project team will also leverage the as-built model as the design matures and will conform to actual field conditions.

MATERIALS & OPTIONS ANALYSIS/VALUE ENGINEERING:

During the preconstruction process we will use Beck 3D estimating to efficiently develop accurate take-off of the building design. When using 3D Design Models in OAC & design meetings, we evaluate “on-thefly” design decisions to see the immediate impacts to the project budget.

VIRTUAL & AUGMENTED REALITY: Harper offers the latest in Virtual Reality and Augmented Reality by allowing our design team and client to virtually tour the proposed facilities and offer actionable feedback before construction commences.

BRIDGEWAY STATION

MAULDIN, SC | DESIGN-BUILD

Bridgeway Station is a unique development that will bring a new mixed-use downtown to Mauldin, SC. The first phase includes five separate buildings providing the Greenville County community with over 400,000 SF of new residential, retail, and office space. This Design-Build project incorporated historic materials into the façade to give the development a unique, old-world Italian feel. Many of the retail spaces house popular local restaurant destinations. Bridgeway Station will ultimately connect with the Swamp Rabbit Trail, a 22-mile multi-use trail that connects towns, businesses, housing, parks, and retail spaces throughout Greenville County. Future adjacent land is available for an additional 11 city blocks of growth at Bridgeway Station.

The flagship award-winning building at Bridgeway Station is a six-story, mixed-use building with over 37,000 SF of retail space on the first floor and 163 apartment units above for a total of 209,108 SF. Load-bearing Tilt-Up wall panels served as the substrate for the historic façade materials to be applied over. This project was the first six-story tilt-up construction project in South Carolina and was awarded a 2023 TCA Tilt-Up National Achievement Award.

FRESH MARKET WOODRUFF ROAD

GREENVILLE,

SC | DESIGN-BID-BUILD

Harper completed a 28,000 SF Fresh Market and an additional 28,000 SF of retail shell space for Hughes Commercial in approximately 8 months. Harper’s scope included the demolition of an existing retail strip center and the installation of additional utility infrastructure on this fast tracked retail project. This project was completed within the initial schedule.

MCBEE STATION

GREENVILLE, SC | CM AT-RISK

This was a mixed-use retail project that consists of a Publix grocery store, Staples, and additional retail and condominium space divided into different teams and timeliness.

The Publix at McBee Station was a component of an urban redevelopment project in the heart of Greenville, SC. Harper performed demolition, subsurface remediation with dynamic compaction, shell, and upfit construction for this 30,000SF project. In addition, a 160,000 SF parking deck was constructed adjacent to the retail shops, providing the majority of the parking available to those stores.

The Mcbee Station condominiums made the Mcbee Station community complete. Residents are only a few steps away from Publix, Staples, and other retail stores and restaurants. The apartment complex totals around 46,000 SF.

YEE-HAW BREWING COMPANY

GREENVILLE, SC | CM AT-RISK

Abandoned for decades, Harper restored the Keys Building located in the heart of downtown Greenville into a multi-use space filled with historical charm and modern appeal. Yee-Haw Brewing Company, one of the first tenants to claim a spot in the newly renovated space now occupies 4,900 SF of the Keys Building. The 2,100 SF full-service brewery consists of state-of-the-art brewing equipment and trench drains for all appliances. Yee-Haw’s 2,800 SF restaurant contains a kitchen, bathrooms, bar, and dining area. The restaurant holds up to 165 occupants with additional seating outside under a canopy with festoon lighting, radiant heaters, and fans. This lively second location for Yee-Haw also incorporates a stage for bands to entertain its guests.

MARKLEY STATION

GREENVILLE, SC | CM AT-RISK

Markley Station is a 43,899 SF urban renewal project originally built in the 1950s and was re-purposed as a mixed-use development in the historic West End of Greenville. The project consisted of the shell renovation of two existing warehouse buildings, core upfit in Building 1, and site improvements. During the duration of the project, the owner added two tenant upfits and several modifications to the shell. Harper oversaw all construction phase services beginning with existing shell demolition, interior upfit, coordination furnishing, and concluding with punch list.

PEACE CENTER RENOVATIONS

GREENVILLE, SC | CM AT-RISK

Harper was selected as the CM At-Risk for the renovations of The Peace Center in downtown Greenville, SC. The restoration will revitalize the performance space while preserving the historical significance of the venue to the City of Greenville.

The scope of work includes the construction of a terrace at the Huguenot Mill site and installation of a new cooling tower. New construction of a listening lounge, “The Mockingbird”, will include recording studios, a music stage, green room, and artists housing area. The Coach Factory will be a concert venue.
