Dear Members,

Time certainly flies. Before you know it, the first half of 2025 has passed in the blink of an eye, and what a meaningful and productive journey it has been for MIIP. Over the past six months, we have made significant strides in fulfilling our mission to uplift the design and build industry, foster professional growth, and create lasting impact for our members.

Through strategic collaborations, both locally and internationally, we have opened doors to new opportunities and strengthened our presence across borders. Among the many highlights this year were the MIIP Chinese New Year Celebration Dinner, our charity outreach at Bandar Damai Home Care, and the engaging Pickleball Construction Fellowship Game. We also took great pride in our MIIP CSR Epic Home Build, which was a project that reflects our collective spirit of giving back to the community.

Educational and professional development remained a key focus. Our seminars on occupational safety and health, e-Invoicing, and CIDB’s Contractor’s Quality Management System offered members valuable insights into evolving industry standards and technologies.

Meanwhile, our participation in international fairs such as the Export Furniture Exhibition (EFE), Xiamen Stone Fair, Guangzhou CCHF Fair, and our meeting with representatives from the China (Guangzhou) International Building Decoration Fair allowed us to strengthen global networks and explore cross-border collaborations.

Additionally, the signing of the MOU with SEGi University and our involvement in the Ideal Architecture Festival Global Tour marked important milestones for MIIP in expanding industry-academia partnerships and global engagement.

This year is also extra special as MIIP celebrates its 15th anniversary. I encourage all members to stay tuned for the exciting celebrations planned in conjunction with our 2025, 15th Anniversary Dinner. It will be a momentous occasion to honour how far we have come.

From Engineering to Elegance: The Story of Armarior’s Rise in Premium Furnishing

From humble beginnings and unexpected turns to becoming a hallmark of luxury in Malaysia’s furnishing industry, Armarior’s journey is one of grit, reinvention, and an unwavering passion for craftsmanship. What started as a leap of faith into an unfamiliar industry has now grown into a bespoke furnishing powerhouse, renowned for its premium kitchen cabinets, wardrobes and home solutions.

THE UNEXPECTED PATH: FROM PARKING SYSTEMS TO RETAIL FLOORS

Before kitchens and wardrobes came into the picture, Mr. Elvin Tay, the founder of Armarior, then known as Pedini Cucine (M) Sdn. Bhd., was immersed in the world of electronic and electrical (E&E) engineering. After three years of studying in an engineering degree programme, he found himself working on large-scale infrastructure projects, including car park systems at KLCC and KLIA. Life was moving in a clearcut technical direction until the 1997 Asian financial crisis reshaped the economic landscape. Faced with the challenges brought on by the recession, he pivoted into retail in the year 2000, selling lifestyle products like OSIM. A decade in retail provided him with essential business insights, from

customer service and sales strategies to managing operations and understanding market behaviour. But a new chapter was just around the corner—one that would change the course of his career.

ENTERING THE WORLD OF KITCHENS

In 2010, a conversation with his brother opened the door to a brand-new industry. His brother, already in the renovation business, identified a gap in kitchen cabinet offerings and suggested that he step in to fill it. With no capital, no team, and no industry knowledge, he relied on his brother’s support to take the leap. The duo decided to look to Italy for inspiration and authenticity, eventually bringing in the prestigious Pedini Kitchen brand from Italy to Malaysia.

At the time, high-end Italian kitchen cabinetry was rare in the local market. The brand was introduced with a showroom in Pavilion Kuala Lumpur, an ambitious move given the RM20,000 monthly rental cost. The investment paid off when he secured a significant project

with Banyan Tree Pavilion Group, followed by another with Sentra Residences, which involved supplying 800 fully imported kitchen cabinets.

These milestones established Armarior’s reputation and proved the company’s capability. More importantly, they marked the beginning of a portfolio that would attract major property developers like EcoWorld International, eventually leading to projects in the UK and Australia.

BUILDING A BRAND: FROM PEDINI CUCINE TO ARMARIOR

Founded in 1993 as Pedini Cucine (M) Sdn. Bhd., the company rebranded to Armarior Sdn. Bhd. to better reflect its expanded vision. Today, Armarior stands as a fullspectrum design solution provider, offering everything from planning and manufacturing to installation. Its mission? To provide bespoke luxury furnishings and home makeover solutions for those who appreciate the finer things in life. The company’s evolution over the past 15 years has seen it

extend beyond residential projects into corporate offices and retail outlets. Some of its more recent commercial clients include the Roberto Cavalli store, Lojel, and a high-end diamond boutique on Jalan Maarof in Bangsar. These ventures form the three key pillars of Armarior’s operations: residential, corporate and retail.

CRAFTSMANSHIP AS A CORNERSTONE

At its core, Armarior is about precision, detail and artistry. Specialising in custom kitchen cabinets for large bungalows, the company places immense emphasis on high-quality materials, meticulous workmanship and superior finishes. “It’s not just about storage,” says Elvin. “We’re selling a feeling. We’re offering clients a taste of luxury— something that looks, feels and functions beautifully.”

Behind the scenes, the company’s factory is staffed by veteran carpenters who bring years of expertise to every project. Materials are carefully sourced from Italy, including mechanisms,

finishes and storage systems that add value and sophistication to the final product.

A COLLABORATIVE APPROACH

One of the company’s biggest strengths lies in its collaborative model. Armarior works closely with architects and interior designers, both in-house and external, to bring design visions to life. Unlike modular cabinet suppliers that require clients to adapt to pre-designed templates, Armarior prides itself on customising its products to align with the original designs.

“You can engage the best architects and designers, but who’s going to bring your vision to life? That’s where we come in,” says Elvin. “We work together to ensure the end result meets both aesthetic and functional expectations.”

This flexibility has enabled Armarior to serve a niche clientele who demand not only elegant design but also seamless integration with their lifestyle needs, from

wardrobe organisers for luxury garments to kitchen solutions that optimise space and usability.

MARKET DIFFERENTIATION

Armarior’s success has been built on its commitment to innovation and a deep understanding of customer needs. Unlike many traditional carpenters in Malaysia who stick to outdated methods, Armarior focuses on elevating both design and functionality. Their custom-built furnishings are an alchemy of precision, functionality and aesthetics, combining durability with elegant design.

Wardrobes feature walnut finishes paired with sleek aluminum detailing, customised hanging rods, and dedicated compartments for jewelry and accessories. Kitchens are equipped with intelligent storage solutions, designed not just for utility but also to evoke the sophistication of a luxury brand boutique like Hermès or Gucci.

LOOKING AHEAD: PURPOSE OVER EXPANSION

Despite the accolades and steady growth, Elvin remains grounded. While some might aim for IPOs or large-scale expansions, he envisions a more balanced future. “People ask me about IPOs—I say, maybe not. This industry is challenging. Every project requires careful attention. At my age, I don’t want to be too aggressive in my expansion plans,” he admits.

Instead, he focuses on building a respectable, profitable and enjoyable company culture. “If my team is happy, the business is sustainable, and our clients are satisfied, that’s success to me.”

The goal is simple: to continue delivering happiness through exceptional products and customer experiences. Whether it is through collaborations with developers, architects, or interior designers, Armarior seeks to be the trusted name in premium furnishing.

Celebrating 15 Years of MIIP: Building an Industry, One Connection at a Time

In 2025, the Malaysian Interior Industry Partners (MIIP) will celebrate its 15th anniversary, marking a significant milestone for an association that has grown from humble beginnings into a dynamic voice for Malaysia’s interior architecture and fit-out industry.

Founded in 2010, MIIP represents a coalition of Malaysian suppliers, manufacturers, interior builders, fit-out contractors and service providers. Over the past decade and a half, the association has shown remarkable resilience and adaptability in an industry that demands both creativity and technical expertise.

A GALA CELEBRATION LIKE NO OTHER

To commemorate this important milestone, MIIP is planning an unforgettable gala dinner.

Scheduled for 2025, the event will not only mark 15 years of progress but also serve as a celebration of the people, partnerships, and progress that have defined MIIP since its inception.

“Once every two years, MIIP organises a gala dinner for our members,” said Elvin Tay, the current MIIP President (2023–2025). “In 2025, we will celebrate our 15th anniversary together with the gala dinner, so stay tuned for a night to remember.”

Beyond the festivities, the event will serve as a platform to reinforce industry ties, facilitate

new connections, and renew the association’s commitment to promoting the Malaysian interior industry on both domestic and international stages.

WHO SHOULD JOIN MIIP?

MIIP welcomes all stakeholders in the interior ecosystem. This includes interior builders, contractors, carpenters, material suppliers, designers, and anyone involved in the supply chain of interior construction.

“If you’re part of the interior fitout industry, be it as a carpenter, material supplier, or contractor, you are welcome to join us,” Elvin

emphasised. “We want to build a strong, collaborative community where every member contributes to the growth and recognition of our sector.”

WHY MEMBERSHIP MATTERS

MIIP membership is more than just belonging to a professional body— it’s about growth, collaboration and mutual support. One of the association’s key strengths lies in its close relationship with the Construction Industry Development Board (CIDB).

“All interior builders need a CIDB license. That’s why we work closely with them to provide

training, seminars and certification opportunities. We help our members get the points needed to renew their licenses, and most of these trainings are free,” Tay explained.

However, the benefits go beyond compliance. MIIP regularly organises overseas trips for members to visit international exhibitions, providing both exposure and networking opportunities. These visits often lead to valuable insights, access to new materials, and even direct business opportunities.

In addition, corporate visits within Malaysia offer members a chance to understand industry best practices, strengthen local

partnerships, and increase their visibility in the market.

Elvin also emphasised the importance of active participation: “You can only benefit from the association if you take part. If you don’t attend events or contribute in some way, then you’re not going to get the full value of your membership.”

15 YEARS OF COMMUNITY AND GROWTH

Reflecting on MIIP’s journey, Elvin noted that it is the strong sense of community that has sustained the association for 15 years.

“Most of us are interior builders. We understand the challenges each other face, and that’s why we come together. We help one another grow, both in skill and in business. Some think having competitors in the same association is a conflict, but I see it as a strength. When we collaborate, we gain knowledge, exchange ideas and raise our standards collectively.”

CIDB training programmes have also played a pivotal role in helping members stay up to date with trends and techniques, making Malaysian interior contractors more competitive globally.

RISING ABOVE CHALLENGES

Like any association, MIIP has faced its share of hurdles, chief among them being member engagement.

“It’s challenging when some members don’t participate actively. Without active committee members or contributors, it’s hard to sustain momentum. But we’ve been working on this,” Elvin said.

Recent initiatives, such as increased corporate visits, international exhibition invitations, and improved social media presence, have started turning the tide.

“Old members are coming back. New ones are joining. And we’ve even been invited to exhibitions in

Saudi Arabia, India and Thailand. That visibility is finally paying off,” Elvin shared.

He credits these improvements to the committed new committee and an intensified focus on outreach. With better digital presence through platforms like LinkedIn, an updated website, and media engagement, MIIP is being noticed both locally and abroad.

VISION FOR THE FUTURE: GOING REGIONAL

Looking ahead, MIIP aims to extend its reach across Southeast Asia.

“We’re exploring partnerships with similar associations in

Singapore and other ASEAN countries. Eventually, we might even create an ASEAN-Pacific Interior Industry Association. This would give our members more access to regional markets, business collaborations, and recognition beyond Malaysia,” Elvin said.

Such initiatives are already bearing fruit. For instance, MIIP is now involved in opportunities that allow members to participate in overseas projects, such as ventures in Cambodia. By operating as a group rather than individuals, members stand a better chance of establishing meaningful and lasting business relationships, and securing new projects overseas.

ADVOCACY AND REPRESENTATION

Elvin also highlighted the need for greater government recognition of the interior fit-out industry as a distinct sector.

“Right now, we operate under CIDB and the Ministry of Works. But the interior industry has its own unique characteristics and challenges. We need policies tailored to our specific needs,” Elvin explained.

The association is actively seeking to be the voice for its members in policy discussions,

aiming to shape regulations that reflect the realities of the interior business. Fair competition is one key concern, particularly when local firms face challenges from foreign companies entering the market with minimal oversight.

BUILDING BRAND AND PROFESSIONALISM

In this competitive environment, Elvin believes branding and professionalism are vital.

“We must focus on service quality and branding. Without a strong brand, your business won’t be remembered or trusted. Customers need to feel confident and comfortable when they engage with us. That comes from both image and actual service quality,” he explained.

He also underscored the importance of strong project management and continuous skill upgrading to compete with international firms.

“Instead of resisting change, we should learn from foreign players, such as adopting their technologies, embracing their efficiency, and finding ways to collaborate.”

A COLLECTIVE WISH FOR THE INDUSTRY

As MIIP gears up for its 15 th anniversary, Elvin has a clear

wish: for the interior industry in Malaysia to continue evolving and gaining recognition both locally and across the ASEAN region.

“I want to see our members grow their businesses not just in Malaysia, but also in Southeast Asia. For that, we need more members to work together, to build a strong network that supports everyone. We’ve made a lot of progress, but there’s still so much more we can do, especially if we do it together,” he quipped.

Over the past 15 years, MIIP has proven that unity, collaboration, and a shared vision can drive an industry forward. From training and licensing support to international exposure and industry advocacy, the association continues to provide value for its members while paving the way for future growth.

As MIIP stands on the threshold of its next chapter, it invites all interior-related businesses to join hands and move forward together. With an ambitious outlook, a proactive committee, and a growing community, MIIP is not just celebrating the past—it is building the future of Malaysia’s interior industry, one partnership at a time.

Guangzhou Design Week Fair visit

MIIP was honoured to participate in Guangzhou Design Week 2024, the largest and most prominent design industry exhibition in South China. Attracting over 100,000 trade visitors and featuring more than 1,000 top brands from the furniture, materials and interior design sectors, the event offered a vital platform for both regional and global design collaboration.

As part of the itinerary, MIIP delegates visited three state-of-the-art factories and showrooms focused on Whole Home Customisation. These site visits offered valuable insight into advanced Industry 4.0 manufacturing technologies, highlighting the scale, innovation, and efficiency behind China’s customised home production industry.

MIIP organised a delegation visit to the prestigious Xiamen Stone Fair, internationally recognised as a premier exhibition for natural and engineered stone products. Over the four-day event, MIIP members had valuable opportunities to explore the latest in stone processing technologies, participate in factory tours, and stay informed on current market trends. Delegates engaged directly with manufacturers and suppliers to evaluate product quality, pricing and innovation, helping to strengthen trade connections. The visit also featured seminars on sustainable stone sourcing and advancements in stone finishing

techniques, providing members with insights to enhance their offerings.

MIIP spearheaded a fruitful delegation visit to the Guangzhou CCHF Fair, providing participants with meaningful exposure to China’s dynamic custom home furnishing sector. The trip included a series of curated activities aimed at deepening industry knowledge, encouraging international collaboration, and expanding professional networks.

Key Activities Included: Exhibition Tours: Visits to leading brands renowned for Whole Home Customisation.

Participation in the “Go Global” Forum, a highlevel conference centred on the international growth of China’s custom home furnishing industry.

Networking Opportunities: Attendance at exclusive events like the Pearl River International Buyer Cruise Party, offering chances to connect with prominent industry figures.

Factory Tours: Informative visits to top manufacturers including Shangpin Home and Dongpeng Ceramics.

Industry Participation: Culminating with the Guangdong Custom Home Furnishing Association Annual Meeting and the Golden Custom Award Ceremony, recognising outstanding achievements in the custom home industry.

Pickle BallConstruction Fellowship Social Game

MIIP participated in the Pickleball Construction Fellowship Game held at the 91 Pickleball Clubhouse, Lot 13588, Jalan USJ 1/4D, Subang Jaya (USJ1). The event brought together representatives from MIIP, MBAM, JIDA, MIID, and KSFA.

MoU Signing with Malaysia Cambodia Business Association (MCBA)

Date : 13th May 2025

MIIP and MCBA signed a Memorandum of Understanding (MOU) to strengthen business relations and promote cooperation between the Malaysian and Cambodian design and build industries, with a focus on exploring regional collaboration and development prospects.

MIIP CSR – Epic Home Build

Date : 16th-18th May 2025

MIIP successfully executed a Corporate Social Responsibility (CSR) initiative known as the “Build a Home” programme, completing the construction of a house for an Orang Asli family in need within just three days. The impactful effort brought together 28 dedicated volunteers from MIIP, PAM and MIID, showcasing remarkable skill, teamwork and compassion throughout the project.

More than just constructing a home, the programme strengthened inter-association collaboration and fostered a deeper sense of camaraderie among participants, underscoring the industry’s commitment to giving back and making a meaningful difference in the community.

The initiative was made possible by Can-I Interior Fit-Out Sdn Bhd, which kickstarted the programme by sponsoring RM60,000 for the construction. The company also took the lead in coordinating efforts with MIIP to rally MIIP members and associate industry players in bringing the project to life.

AUnderstanding e-Invoicing in Malaysia: A New Era of Digital Compliance

s Malaysia moves forward with digital transformation, the introduction of e-Invoicing marks a significant step in modernising how businesses manage their invoicing processes. Spearheaded by the Inland Revenue Board of Malaysia (IRBM), e-Invoicing is designed to replace traditional paper and electronic documents with a structured digital system that ensures efficiency, accuracy and enhanced tax compliance.

Recognising the importance of e-invoicing, MIIP organised a seminar on 9 April 2025 at SaintGobain in Bangsar South to educate its members on the subject. Ms. Alyvia Chia, a chartered accountant with over 10 years of experience, was invited to conduct the seminar and address members’ questions.

WHAT IS E-INVOICING?

e-Invoicing is a method of creating, sending and storing invoices in a digital format as specified by IRBM. It is not just a PDF invoice, but is a machine-readable file (such as XML or JSON) that can be automatically processed by accounting systems. This streamlined process eliminates the need for manual input, reduces errors and improves record-keeping. Most importantly, it strengthens the country’s tax system by curbing tax evasion and increasing transparency.

BENEFITS OF E-INVOICING

The adoption of e-Invoicing presents multiple benefits to both taxpayers and the government:

WHO MUST COMPLY?

e-Invoicing applies to all taxpayers conducting commercial activities in Malaysia. This includes corporations, associations, partnerships, co-operative societies, trusts, business trusts, regional offices, and more. The requirement covers local and international transactions across three primary segments: Businessto-Business (B2B), Business-toConsumer (B2C), and Business-toGovernment (B2G).

KEY IMPLEMENTATION TIMELINE

e-Invoicing will be introduced in phases based on business turnover:

• 1 August 2024: Annual turnover > RM100 million

• 1 January 2025: RM25 million < turnover ≤ RM100 million

• 1 July 2025: RM500,000 < turnover ≤ RM25 million

• 1 January 2026: turnover ≤ RM500,000 (Micro, Small and Medium Enterprises (MSMEs) with turnover below RM150,000 are exempt)

A six-month relaxation period follows each phase to allow businesses time to adjust.

WHEN IS AN E-INVOICE REQUIRED?

An e-invoice must be issued in two main scenarios:

• Proof of Income: For every sale or service rendered.

• Proof of Expense: For purchases and operating costs, including advertising, insurance, utilities, rentals, travel, digital marketing, consultation fees, etc.

These e-invoices ensure that both income and expenditure are properly recorded and auditable.

EXEMPTIONS FROM E-INVOICING

Certain individuals and entities are exempt, including:

• Royalty (rulers, former rulers and their consorts)

• Federal and state governments, statutory bodies and local authorities

• Consular and diplomatic officers

• Individuals not conducting business

• Taxpayers with annual revenue under RM150,000

However, businesses providing goods or services to these exempted persons must still issue e-invoices. Additionally, entities owned by the exempted groups are not exempt themselves.

INCOME AND EXPENSES EXEMPT FROM E-INVOICING

The following are not subject to e-invoicing:

• Employment income (Form EA/ Form E)

• Pensions

• Alimony

• Zakat

• Certain dividend distributions

• Securities or derivatives trading on recognised exchanges

• Disposal of unlisted shares (except by companies and certain entities)

THE RELAXATION PERIOD: WHAT CAN BUSINESSES DO?

During the grace period, businesses may:

• Issue consolidated e-invoices for all activities

• Use consolidated self-billed e-invoices

• Include flexible details in the “Description” field

• Decline requests for individual invoices if consolidated ones are issued in accordance with the rules

Once the relaxation period ends, strict compliance is expected.

PENALTIES FOR NONCOMPLIANCE

Failure to issue e-invoices when required is a legal offence. Under Section 120(1)(d) of the Income Tax Act 1967, offenders face:

• Fines of RM200 to RM20,000

• Imprisonment up to six months

• Or both, for each instance of non-compliance.

CONCLUSION

According to 2019 statistics, energy consumption is the largest contributor to human-induced greenhouse gas (GHG) emissions,

accounting for a significant 75.6% (37.6 GtCO2e) globally. This sector encompasses transportation, electricity and heat generation, buildings, manufacturing, construction, fugitive emissions, and other forms of fuel combustion. Other major sectors contributing to emissions include agriculture, such as livestock farming and crop production, industrial processes, waste management, and land use, landuse change and forestry activities.

ESG AND SUSTAINABILITY

Therefore, if the construction industry, along with the residential and commercial buildings it develops, became more sustainable,

it would be a game-changer in the fight against climate change by reducing emissions and enhancing the environment.

In the seminar entitled ‘Are You ESG Ready for a Sustainable Future?’ held on 8 August 2024 at the MIIP office, Mr. Man Kin Tong, Managing Director of Prominent Sustainability Sdn Bhd, explained that if global temperatures increased by just 2oC, 37% of Earth’s population would be exposed to severe heatwaves once every 5 years. Some places will experience an increase in heavy rainfall, while some places would suffer from severe drought.

“ESG is a three-pillar framework that helps stakeholders understand how an organisation is managing risks and opportunities according to ESG criteria. In other words, ESG helps an organisation identify, organise, analyse, prioritise, and accordingly guide decisions on various business risks and opportunities,” said Mr. Man.

He further explained the risks associated with climate change, which can be categorised into transition and physical risks. Transition risks include policy and legal changes (e.g., carbon pricing), technological advancements (e.g., new innovations), market shifts (e.g., changing consumer preferences), and reputational challenges (e.g., evolving perceptions from customers and communities). Physical risks, on the other hand, encompass extreme weather events, rising sea levels and temperatures, flooding, hurricanes, typhoons, and shortages in raw materials and water.

The financial impacts of these risks include increased operational costs, such as higher compliance expenses and rising insurance premiums, as well as write-offs and early retirement of existing assets. Companies may also face lower demand for products and

services, wider spreads on bank loans, reduced capital availability, and limited access to insurance for assets in high-risk areas.

OPPORTUNITIES ASSOCIATED WITH ESG

However, climate-related opportunities exist, particularly in renewable and clean energy solutions, enabling technologies, and sustainable construction practices such as green and net-zero energy buildings. In the renewable energy space, energy-efficient innovations like smart and LED lighting offer significant potential. Enabling technologies, such as the Internet of Things (IoT) and smart grids, support smart mobility solutions, including intelligent transportation and electric vehicles. In the realm of green buildings and net-zero energy construction, advancements in efficient manufacturing, driven by artificial intelligence and automation, play a key role.

ENHANCING RISK MANAGEMENT

ESG is crucial for companies as it enhances risk management by fostering a deeper understanding of potential risks, enabling better planning and more effective, outcome-focused decisionmaking. It also helps attract and retain investors by aligning with the values and expectations of ESG-focused investors, especially institutional ones, thereby increasing your company’s valuation. Additionally, ESG strengthens brand image and value by fostering strong customer loyalty. Finally, it helps companies maintain a social license to operate by building trust within communities through regular engagement and meaningful relationship-building.

“The disclosure on ESG or ESG/ Sustainability reporting was made

mandatory by Bursa Malaysia since 2016. Companies need to provide evidence for transparency and accountability in business decisions and operations to investors,” said Mr. Man.

Moreover, Malaysia has pledged to become a net-zero emission nation at the earliest by 2050. As part of the journey towards net-zero, the government aims to reduce carbon intensity by 45% by 2030, against GDP from 2005 levels. Carbon intensity is the measure of carbon dioxide and other GHGs emitted per unit of activity. In this context, it is the measure of GHG emissions per ringgit of GDP.

ESG SOLUTIONS

After Mr. Man’s informative talk, Mr. Lai Fook Siang, CEO of Prominent Digital Sdn Bhd, explained about ESG solutions, including Internet of Things (IoT), Energy Management System (EMS) and Enterprise Resource Planning (ERP).

“According to the Energy Efficiency and Conservation Act 2023, large energy consumers need to appoint a Registered Energy Manager to manage their energy efficiency and conservation. They need to develop and implement an EMS in accordance with the Energy Commission (EC) guidelines. The

EMS must include an energy policy, energy objectives and the processes and procedures to achieve the energy objectives,” said Mr. Lai.

He further explained that the companies must also set up a carbon account ERP system, which covers carbon on invoices, purchases, home-to-work travel and expense reports. Meanwhile, IoT is useful for company vehicle tracking.

In conclusion, adopting ESG principles is not just a responsible choice but a strategic necessity for the construction industry as it seeks to mitigate climate risks and capitalise on sustainable opportunities. By incorporating energy-efficient technologies, fostering transparency, and adhering to policies like Malaysia’s commitment to net-zero emissions, all relevant parties can drive significant progress toward a sustainable future. The industry’s commitment to ESG will not only reduce environmental impact but also foster long-term resilience, enhance reputation and ensure regulatory compliance, paving the way for a future where construction is synonymous with sustainability.

STONE CRAFTSMANSHIP

Led by IDr Norshafina Ibrahim and chaired by IDr Wong Pei San and co chair Patrick Chin, the workshop brought together 80 designers for an immersive tour of Stone Empire’s processing facility. Attendees explored the extensive range of materials,

water-jet profiling and handcrafted techniques before engaging in a collaborative art workshop.

Each participant was given a reclaimed timber base, once part of a bridge cutter, transformed into a canvas for a marble mosaic cityscape. The challenge? Arrange fragmented natural stone pieces into a harmonious foundation, then build upon it using customcut travertine.

The result was a dynamic, large-scale model of an innovative

urban landscape, symbolising creativity and collaboration.

A SHOWCASE OF INNOVATION

As the workshop concluded, guests were welcomed into the 2025 Launch Event, unveiling new collections and sustainable breakthroughs.

• Neolith Series

The spotlight shone on Neolith’s Atmosphere Series, featuring Whitesand, Rapolano, Ignea and Artisan – each boasting hyper-realistic digital textures that redefine sintered stone. The display, framed by a fabriccovered tunnel evoking desert dunes, created an artistic journey. To commemorate the launch, Michelle’s sintered stone rocking chair was unveiled alongside Neolith representatives Daria Korotkova and Tommy Kang.

CAVE OF WONDERS

A dedicated dark room transformed into a Cave of Wonders, highlighting rare gemlike stones under shifting lights. Among the showcased pieces were:

• Lemurian (Madagascar)

• Patagonia quartzites

• Wild Onyx (modern-day Persia)

SUSTAINABLE PRODUCTS

Reaffirming its commitment to the environment, Stone Empire showcased the first and only Magna Glasskeramik. This is the first cradle-to-cradle Goldcertified glass material, made from recycled glass chips with stunning, immersive textures. Nils Crusius was present to unveil the first public look of the material.

Marking a bold new direction, Stone Empire also introduced the Janesis x Uncharted Collection –a fusion of handcrafted panels, furniture and artefacts using unconventional materials like eggshells, exotic leathers, plant matter and metals, bringing artistry back into interiors. Present was Niek Van Heuman to expound on the idea of Uncharted.

The dual event, which celebrated the future of sustainable surfaces, left the participants inspired and energised. It portrayed Stone Empire Marketing’s dedication to craftsmanship, creativity and collaboration in the build environment.

Since its establishment in 1992, Mapei Malaysia Sdn Bhd (MMSB) has grown from humble beginnings into a formidable force in the Malaysian construction industry.

Specialising in chemical products for the building and construction sector – both above and below ground – MMSB has consistently evolved to meet the changing needs of the industry with high-performance, innovative solutions.

Initially operating as a trading company with just six employees, the company took a decisive step forward in 2001 with the establishment of a production facility for powder adhesive products in Rawang, Selangor.

various product lines, including latex-based liquids in 2008 and cement grinding aids in 2010.

The installation of a high-tech automated liquid mixer in 2011 positioned MMSB to cater to a growing demand, both locally and abroad.

The need for increased production and R&D capacity led to the construction of a stateof-the-art plant in Nilai, Negeri Sembilan. Fully operational by the end of that year, the plant was officially opened in 2015 by Marco and Veronica Squinzi, CEOs of Mapei SpA.

Within two years, MMSB’s production demands once again outpaced available space, prompting the addition of a new wing in 2018 to increase warehousing capacity.

An annex was also built to house technical service workshops and a dedicated concrete laboratory. These are key components in the company’s pursuit of quality and technical excellence.

The visit, hosted by Managing Director Ruvin Wong, who also serves as MIIP’s Honorary Treasurer, offered a blend of casual networking and a sumptuous dinner spread.

The evening began with informal showroom tours led by friendly and knowledgeable staff, allowing guests to explore the space at their leisure.

This was followed by a formal presentation on Oppein Living, which highlighted the company’s journey from its humble beginnings in Guangzhou, China, in 1994 to becoming the world’s largest cabinetry manufacturer. Today, Oppein boasts over 7,000 franchise showrooms across more than 150 countries.

In his speech, Wong shared that Oppein Living Malaysia now operates four showrooms nationwide, with outlets in Puchong, Penang, Johor, and Sabah, all opened within the past four years.

“Our mission is to deliver products that prioritise sustainability, environmental friendliness, safety, and health.

We are proud to be the first in Malaysia to offer non-added formaldehyde products, providing a healthier alternative to traditional materials that can pose health risks,” Wong said.

He also highlighted Oppein’s extensive product range, which includes premium kitchen cabinets, wardrobes, bathroom cabinets, interior doors, solid surfaces, kitchen appliances, home furniture, and other building materials.

To commemorate the occasion, MIIP Executive Committee member Nicholas Gan presented Wong with an appreciation plaque, recognising Oppein Living Malaysia’s warm hospitality and efforts in hosting the delegation.

The visit featured a guided tour and a captivating home cinema experience, among other highlights.

The visit wrapped up with refreshments generously provided by the host, followed by a lively industry networking session where members

had the chance to connect with fellow professionals. Adding a special touch to the event, MIIP organised a surprise birthday celebration for member Jeyalalita Ganesan Isofu, complete with a birthday cake and a heartfelt rendition of the birthday song!

MIIP Members’ Visit to Saint-Gobain Corporate Office

Saint-Gobain is a global leader in lightweight and sustainable solutions, and specialises in designing, manufacturing, and supplying materials for the industrial and construction sectors. Through continuous innovation, it develops integrated solutions for renovating public and private buildings, advancing light construction, and supporting the decarbonisation of construction and industry, ensuring both durability and high performance. In 2023, Saint-Gobain delivered impressive financial results, reporting €47.9 billion in sales, €5.3 billion in operating income (with an 11% margin), and €3.2 billion in recurring net income. The company also generated €3.9 billion in free cash flow and invested €2.0 billion in capital expenditures.

MIIP organised a members’ visit to the Saint-Gobain corporate office in Bangsar South on 17 January 2025,

where their CEO and product experts shared insights on the company’s product innovation. The visit began with a welcome speech by Saint-Gobain CEO Lynette Siow, who provided an overview of the company and its global and Malaysian operations.

Next, Kah Seng talked about the sustainabilty initiatives by the company. He explained that carbon emissions are distributed across several sectors, with transportation and operational carbon each contributing 28%, industry accounting for 23%, and embodied carbon making up 11%. The remaining 10% falls under other sources. Operational carbon refers to emissions from building energy consumption, while embodied carbon results from the manufacturing, transportation, and installation of construction materials.

“Meeting growing needs while reducing carbon emissions and resource consumption is a major challenge, especially as buildings account for 40% of total emissions. By 2060,

raw material use is expected to double, while energy demand will rise by 12% by 2030. Additionally, passenger transport is projected to triple between 2015 and 2050. Saint-Gobain’s innovative solutions play a crucial role in tackling these challenges, promoting sustainability and efficiency,” said Kah Seng.

He further explained that Saint-Gobain has long been committed to sustainability, implementing key actions to reduce its environmental impact. The company focuses on innovating industrial processes and product design, optimising energy use, transitioning to carbon-free energy, and improving supplier and logistics operations for raw materials and transport. These efforts drive Saint-Gobain’s mission toward a more sustainable future.

Neeta then introduced Gyproc, discussing commonly used materials such as plywood, medium-density fibreboard, chipboard, fibre cement board, phenolic board, wood-plastic composite, calcium silicate, and gypsum plasterboard. He also highlighted Gyproc’s key products, including Gyproc Gypboard (Gyproc ACTIV AIR), Gyproc Gypframe, and various accessories like Gyproc ProTop, and Gyproc Paper Tape/Mesh Tape. Additionally, he covered Gyproc’s system solutions and applications.

Next, Marcus and Nadiah introduced Weber Premix and Weber CC, respectively. The Weber range of products was created to provide mortar solutions that prioritise sustainability and high performance. Marcus highlighted the waterproofing product, Weberdry. He explained that Weberdry is suitable for various applications, including roofs, balconies, terraces, car porch roofs, planter boxes, landscape areas, exposed driveways, swimming pools, fountains, bathrooms, basements, retaining walls, and more.

Lim Tuan Wei then spoke about Prima Cellulose Fibre Cement Board, which is made from a blend of sand, cement, and cellulose fibre. Produced through an autoclaving process, this fibre cement board offers several performance advantages, including environmental friendliness, termite and fire resistance, weather and water resistance, high workability, superior paint adhesion, and aesthetic appeal. With a durability of up to 50 years, it is a reliable and long-lasting building material.

After that, Danny introduced the Duraflex Firestop, highlighting its role in passive fire protection. Designed as a barrier to prevent the spread of fire from one area to another, it helps contain fires, allowing safe evacuation and enhancing overall building safety. Additionally, it protects the structure and minimises potential damage. Danny also discussed Ecophon, a product designed to enhance acoustic environments, and Isover, a high-performance insulation material that improves energy efficiency and comfort in buildings.

Lastly, Justinna provided a briefing on Tekbond, which offers a comprehensive range of adhesives, sealants, sprays, and masking tapes designed for various applications. The visit concluded with a sumptuous buffet lunch, generously hosted by Saint-Gobain, much to the delight of the MIIP members.

MIIP members attended the grand opening of Eco Interior Supplies’ new gallery on 10 May 2025, marking a significant milestone for the brand. The event was graced by the distinguished presence of world-renowned designer Datuk Jimmy Choo OBE, adding a touch of prestige to the celebration.
