Buying first sure does have it’s appeal. Knowing you have already secured somewhere to go takes some of the pressure off finding something later, however how do you do this if you don’t know what your house is worth or will be sold for? How do you know what you can afford to spend?
Not everyone can afford to do this. And in some cases it is wise to ensure you have sold your property first before looking for the next one. We can of course work together to ensure you have enough time from when yours is sold to be able to find you your new home. Doing this means you won’t overcommit to something you cannot actually afford. An appraisal is a document provided that shows a list of all properties comparable to yours in size, location and presentation that have recently sold. From these comparable properties sold we can ascertain how your property compares and therefore give an approximate current market value of your homes worth today.
Having a plan to work towards after discussions with yourself to ascertain your timeline and goals. This will be presented to you in a calendar of events so we are always aware throughout the process of what happens next.
Arranging for all information to be collated prior to your property being marketed so we have everything ready to go as soon as we have a potential purchaser wanting to make any offers. This property information will then be easily accessible for any potential purchasers and their advisers, lawyers, mortgage lending and insurance brokers as part of their due-diligence.

Your property is shared with all Harcourts Agents working with clients to purchase. However, I will also be sharing your property and welcoming all other agents across all other agencies to bring any clients they too may have to view, thus making certain we have as many potential purchasers as possible to create maximum exposure and enhance competition at buying time.
Together we will decide on the best times and days of the
week to open your home to show it at it’s best potential. Maybe we want to ensure the sun is at it’s best for that wonderful outdoor area.
