year this out-of-town store could damage the town centre’s vitality and viability and cause a further loss of retail units. There is no easy pedestrian or cycling access to the store so it will be a predominately car-borne destination which is also unhelpful to limiting climate change. The store could well damage the viability of the shop at Lady Lane Petrol station - its closure to the community would be a service loss. It will introduce light pollution on the rural edge of countryside with consequent damage to landscape and wildlife.
