Let’s jump into our latest Luxury Report highlighting Q1 and March 2025 trends for the South Santa Barbara County residential real estate market.
While we can’t ignore the explosive headlines and volatility that continues to unfold in our financial markets, the impact on our local real estate market remains limited. Over the first quarter 2025, well positioned properties attracted attention and we enjoyed a 14% increase in total transactions at 311 sales during Q1. We saw that buyers are ready to act when homes are in desirable areas and priced strategically. Along with the uptick in number of sales, the median sold price for SFHs remained strong during Q1 at $2,795,000 and 40% (101 sales) of transactions were all cash. We point this out because these high dollar Luxury Sales elevate the median sales price for the entire area. LUXURY MARKET SOLD PRICE | A total of 16 properties have traded over $10M so far in 2025, with 11 of these sales in Montecito, Of these, 8 traded for $20M or more. This is a remarkable increase over the 6 properties that traded over $10M during the same time period 2024—over double making it a 167% increase. The high 2025 sale of $30,000,000 was at 956 Mariposa Lane in Montecito.
