Every day there seems to be a new drama highlighting the economic uncertainty, tariff ups and downs, inflation concerns, stubbornly high interest rates and political volatility. Despite all the media chaos, our luxury market has remained consistent with people who can afford to live anywhere, choosing to make the Santa Barbara/ Montecito area home. INVENTORY IS UP / IS THE MARKET SHIFTING?

We are finally seeing the much anticipated inventory that buyers have been waiting for during 2024. We carefully track key market stats and there is a clear upward trend in Active Listings week after week from a low of 203 Active Listings to a new high this week of 346 (5/20/2025). Interestingly, the metrics show that the number of sales are not sky rocketing but have stayed between 98-127 transactions per month. What we are seeing is that the properties that are priced correctly are selling for premium prices of 96% of original list price within 47 days.

But that doesn’t tell the entire story. . . what about all the extra inventory?

PRICE IT RIGHT / THE NUMBERS DON’T LIE

Regardless of increased inventory, there has not been a meaningful correlation of accelerated sales which have stayed relatively the same during 2025. The current economic environment is impactful and buyers are making careful decisions—meaning homes with inflated/ambitious asking prices are being overlooked. In contrast, well appointed homes that are tastefully remodeled, with notable architecture, are in move-in ready and strategically priced are still selling quickly at a premium.

Overpricing most often results in taking longer to sell, a disappointing lower sold price and requiring price corrections—which we are seeing much more frequently. | Inventory is up! Homes that are priced strategically are still trading for a premium. The homes with inflated asking prices are being overlooked and often end up with disappointing sold prices.

The Luxury Market has remained resilient and we have seen YTD transactions in Montecito increase by 55% (90 sales) over YTD 2024 (58 sales). The median sold price has gone up slightly at 4% to $5,597,500 and only one of the 22 April sales traded over $10M (compared to 11 properties over $10M in Q1). The high April sale was at 4426 Via Bendita in Hope Ranch for $12,500,000.

LUXURY MARKET 2025 INSIGHTS + OUTLOOK

The demand for ultra-luxury estate homes in our beautiful coastal community remains robust, as affluent buyers from around the globe are drawn to Montecito, Hope Ranch and Santa Barbara.

SECONDARY + VACATION HOMES | Our market has seen a continued rise in demand for properties as a secondary or vacation home as more buyers prioritize lifestyle-driven purchases. Montecito and Hope Ranch have experienced heightened interest with people seeking serene retreats offering exceptional climate, outdoor amenities, privacy and year-round recreation. We offer the perfect balance between luxury living and natural beauty, making it attractive to second-home buyers and those seeking a peaceful escape.

LUXURY SALES VOLUME | 90 properties have traded in Montecito through the end of April 2025—up 55% from the 58 properties that traded during the same time in 2024. The median sales price is $5,597,500, up 11% from the 2024 YTD of $5,057,500. The high April sale was at 4426 Via Bendita in Hope Ranch for $12,500,000.

LUXURY MARKET SALES | A total of 18 properties have traded over $10M so far in 2025, with 12 of these sales in Montecito, Of these 12 properties, 8 traded for $20M or more. This is a remarkable increase over the 10 properties that traded over $10M during the same time period 2024—almost double making it an 80% YTD increase. The high sale of $30,000,000 is at 956 Mariposa Lane in Montecito during January.

OFF-MARKET ACTIVITY | Off-market deals are still thriving evidenced by 20 of the 90 homes (22%) trading off market in Montecito YTD through April. We have been successful in putting many deals together privately by networking extensively with other top agents and being “in the know” when a homeowner prefers a quieter sale.
