Let’s jump into our latest Luxury Report highlighting trends for February 2025 for the South Santa Barbara County residential real estate market including Montecito and Hope Ranch.

As we head into March and April, two of the busiest months for the real estate market, available homes for sale is trending up giving buyers more choices. WHAT’S UP | The median sales price is up! January was a new high water mark at $2,950,000 for single family homes and February came in second at $2,668,125. Total Active Listings were also up 36% along with New Listings up 42%, giving buyers more options to choose from. Sellers can feel confident selling in this market when they prepare for market thoroughly and price their home correctly. In February, sold prices were at a premium 97% “Sold to Original List Price.” We can help you get your home ready and price your home competitively the first time to attract enthusiastic buyer so you benefit from the best and highest price possible. Pricing your home correctly matters and listing too high often brings the seller a disappointing lower sold price.

LUXURY MARKET | We saw a 59% surge in our Luxury Market with 46 homes trading YTD in Montecito—26 in January and 20 in February. Of these, 9 properties traded over $10 so far this year. We point this out because these high dollar Luxury Sales impact the median sales price for the entire area. In light of these notable transactions, we encourage our buyers not to get discouraged. This is a remarkable increase over the 4 properties that traded over $10 during the same time period 2024—over double making it a 125% increase.

OFF-MARKET ACTIVITY | Off-market deals are thriving evidenced by 5 of the 20 homes in Montecito trading off market in Montecito during February, with the highest being 308 Ennisbrook Drive at $22.8M. We have been successful in putting many deals together privately by networking extensively with other top agents and being “in the know” when a homeowner prefers a quieter sale.
