It’s summer in South Santa Barbara County and the residential real estate market continues at a steady pace through 2025. It's a fluid market where activity differs neighborhood to neighborhood and home to home. Now more than ever, it is important to have extensive market knowledge when making real estate investments and we would be delighted to connect if you are considering a move to our special slice of coastal paradise!

Our June 2025 Santa Barbara area real estate market was characterized by a tug-of-war between rising inventory while sales continued at the same pace all year. Driven primarily by affordability challenges stemming from elevated mortgage rates, dramatic insurance premiums and high home prices—keeping many buyers on the sidelines.

INVENTORY | We have seen a notable increase in available homes during the second quarter, bringing us closer to a more balanced market for the first time since 2019 prepandemic days. While we are finally seeing the increased inventory the market has been waiting for, we have not seen the number of sales skyrocket as evidenced by the 113 total transactions in June, down 6% over June 2024. The increased inventory has given buyers more options to choose from with over 3.72 month supply of properties. With this shift toward a more balanced market, buyers are less likely to compete with multiple offers and may have more opportunity for negotiation.

MEDIAN SALES PRICE | Here is an area that has skyrocketed over the past few years. For the entire area the SFH median sold price is up 8% over 2024 at $2,430,000 YTD and in Montecito up 19% over 2024 at $6,400,000 YTD. Regardless of the increasing median sold prices, we encourage our buyers not to get discouraged. There are still good values out there and we can help you sort through the increased inventory to find “investment grade” properties, in desirable areas that will continue to be good decisions regardless which way the market trends.

ALL CASH SALES | Given the elevated sold prices, we are seeing a remarkable number of all cash transactions at 39% for the entire Santa Barbara area during the first half of the year. The Luxury Market is less impacted by interest rates with 58% of Montecito properties trading with all cash. More on the Ultra Luxury Market to follow.

LUXURY MARKET Q1 2025 + OUTLOOK

The demand for ultra-luxury estate homes in our beautiful coastal community remains robust, as affluent buyers from around the globe are drawn to Montecito, Hope Ranch and Santa Barbara.

LUXURY MARKET SALES VOLUME | In 2024, 33 homes traded over $10M and 12 of these traded over $20M with the highest sale at 2781 Padaro Lane for $96M. The Ultra Luxury trend continues into 2025 with a total of 24 properties trading over $10M during the first half of 2025 with 17 of these homes in Montecito. Of these 24 properties, 8 traded for $20M or more which is exactly the same during the same time 2024.

The 24 properties trading over $10M this year is a 26% increase over the 19 properties during the first half of 2024. The high sale remains in January for $30,000,000 at 956 Mariposa Lane in Montecito.

SALES PRICE | The median sold price for SFHs in Montecito is up 19% over 2024 at $6,400,000 YTD. We feel the median price is a better indicator since one Ultra Luxury sale can artificially elevate the average sold price.

LUXURY MARKET CASH SALES | Enthusiastic buyers are undeterred by interest rates evidenced by 58% of homes in Montecito trading for all cash so far in 2025. While much has been said about the impact of high interest rates on residential sales, stock market sentiment holds more weight for many high-net-worth clients.

LUXURY MARKET OFF-MARKET ACTIVITY | Off-market deals are still thriving as evidenced by 20 of 116 homes (17%) in Montecito trading off market during the first half of 2025. We have been successful in putting many deals together privately by networking extensively with other top agents and being “in the know” when a homeowner prefers a quieter sale.
