As we turn the corner into Autumn, the South Santa Barbara County residential real estate market remains resilient although shifting towards a buyer's market. We are feeling a shift in energy as vacations wrap up and school is back in session. Fall often feels like “back to business” season in real estate and we are excited for the months ahead leading into the holidays!

We are all aware of the remarkable peak in real estate prices during the pandemic, but it appears this trend is starting to level off if not soften. Read on for details.

Key indicators include:

• The monthly Median sales price is moderating. The first 3 months of 2025 drove the YTD median price up which is currently $1,897,500 through August for the entire area.

• Total August sales are 7% lower than July.

• We are seeing more price reductions/longer DOM.

• Luxury Market: Only 3 homes traded over $8M in July but pending sales show some potential eyepopping transactions in our future. This segment remains strong.

MARKET INSIGHTS

• Available Inventory: New high so buyers have more to choose from.

• Prices: Doubled in less than 10 yrs.

• Median Price: Up 76% from 2020.

• Days on Market: Trending longer.

• Condos: Number of sales down 30% over last month.

Most U.S. metro areas have seen home prices rise year-over-year, and California leads the way with 6 of the ten cities included in a recently published list of “America’s Most Expensive Zip Codes.” Santa Barbara did not miss out with Montecito ranked at #5 and Hope Ranch at #6 (the article is linked in the “In the News” section).

LUXURY MARKET YTD 2025 + OUTLOOK

The demand for Ultra Luxury estate homes in our beautiful coastal community remains robust, as affluent buyers from around the globe are drawn to Montecito Hope Ranch and Santa Barbara.

LUXURY MARKET SALES VOLUME | In 2024, 33 homes traded over $10M and 12 of these traded over $20M with the highest sale at 2781 Padaro Lane for $96M.

The Ultra Luxury trend continues into 2025 and is trending to bypass 2024 with 33 properties trading over $10M through August which is a 38% increase over the 24 properties during the same time 2024. Of these 33 properties, 23 are in Montecito, 6 are in Hope Ranch and 9 of these properties traded for $20M or more. The high sale remains in January for $30,000,000 at 956 Mariposa Lane in Montecito.

SALES PRICE | The median sold price YTD for SFHs in Montecito is up 10% over YTD 2024 at $6,150,000. We feel the median price is a better indicator since one Ultra Luxury sale can artificially elevate the average sold price. Three properties traded over $10M in August and there are 2 properties pending over $60M, 2 over $30M, another 4 over $10M and an off market transaction over $20M. We can anticipate more high end transactionss to come so stay tuned!

LUXURY MARKET CASH SALES | Enthusiastic buyers are undeterred by interest rates evidenced by the trend of 41-77% of homes in Montecito trading for all cash each month during 2025. In August, 73% of the 15 sales in Montecito and Hope Ranch were all cash. While much has been said about the impact of high interest rates on residential sales, stock market sentiment holds more weight for many high-net-worth clients and the stock market has been reflecting optimism with record highs.
