FACTORS TO CONSIDER BEFORE INVESTING IN REAL ESTATE

Condition of the property: Product shortages were another trend to emerge during the pandemic, and disruptions to the supply chain will not necessarily go away anytime soon. In addition, the cost of various products associated with home improvements, including lumber, skyrocketed during the pandemic. The National Association of Home Builders noted that while lumber prices declined in 2021, the price of lumber packages quoted to builders remained high. That means real estate investors who invest in properties that will need work could be forced to pay a lot to fix these properties. And ongoing supply chain issues could extend the time it takes to renovate a property. Investors must be able to bear these costs and lag times to make the most off their real estate investments.

MOTHER’S DAY CELEBRATION IDEAS

The Crafter Mothers who are avid crafters may enjoy a craft-themed Mother’s Day. A family crafting project can make for a fun afternoon and produce mementos that Mom will cherish for years to come. Dads and kids can plan the project in advance without Mom’s knowledge, arranging all of the materials ahead of time and setting up the crafting station the night before or while Mom is relaxing on Mother’s Day morning. Kids can even get a head start on the day by making their own craft for Mom and giving it to her as a Mother’s Day present. Dads can keep the craft theme going at dinner and get a laugh out of Mom by pouring her a craft beer when dinner is served.

ere are good people out there!

I wrote a check to give to my child’s teacher. I don’t know whether it fell out of her pocket on the bike ride to school, in front of the school, in the school, or in the garbage with scrap paper as she thought it had, but thank you to whatever good human put it in my mailbox. It’s not a large sum of money, but anyone could’ve written cash and cashed it. Instead, it was put in my mailbox carefully. Thank you! We all need a little reminder that there are good people and this was mine for today.

E oy your breakfast

We were out to eat at a smaller, local restaurant for breakfast this past weekend when a large group coming in needed a few of the tables together. While they were in the process of moving things around a older couple came in to eat and was told they didn’t have a table to seat them. That’s when a younger couple sitting at a table in the middle offered up their available 2 seats to the older couple to all enjoy breakfast together. Truly a sweet sentiment.

pu handles

Why is it that most gas pump handles don’t have the little hook that catches the handle so that the pump continues to fill your car without you having to hold the handle? Spring is finally upon us, but during the Winter months I actually seek out the pumps (and I know where they are) that have this handle hook! Once you have the handle ‘hooked,’ you can return to the warmth and safety of your car until your tank is full. So simple an idea ... and why do you need my zip code and bonus card number and want to know if I want a car wash... a waste of my time.

Is it just me or does anyone else feel like basic kindness doesn’t exist around here anymore? I’ve noticed lately that so many parents seem to avoid eye contact, rarely say hello, or even acknowledge each other - and I’m genuinely curious why. No smiles, no ‘excuse me,’ no ‘thank you.’ It feels cold and honestly, it’s sad.

I’m not posting this to point fingers or judge anyone - life is busy and we all have our moments. Our kids are watching. They see how we treat each other. But we can do better for each other and for our children. Have you felt this too? How can we help bring back a bit more kindness and warmth into our day-to-day interactions?

WEAR A BASE LAYER. A thin T-shirt is a must as a base layer, better if it is made of fabric that wicks away moisture. There are even some that are made to be water repellent and stain resistant with anti-odor properties for those in warmer climes. Since this is the layer that is in direct contact with your skin, you want something that will allow moisture to escape as you sweat.

Convenience versus safetysometimes

it’s impossible to have both when it comes to tech

devices.

There are more smart devices than we could have imagined 10 years ago, and every day brings something new. We have smart door locks, thermostats, refrigerators, indoor and outdoor security cameras, televisions, cellphones, light bulbs, speakers and wall plugs.

Whether it’s data breaches, surveillance, intrusions, hijack of your device or outright cyber attacks and theft of your information, smart devices can make you vulnerable if they are hacked.

Take smart thermostats, for example. Those smart gadgets track all kinds of things about you. Scariest of all is that they keep track of when you leave home and when you come back, information that a thief would like to have.

If you want a smart device, be sure you understand the downside and the risks. Keep the software updated, use strong passwords and understand the settings, especially on any device with a camera or microphone. Your smart television speakers could work in the reverse and capture the sounds in the room, for example.

Before you buy a smart device, or to learn more about devices you might already have, go online to search for “dangers of smart devices.”

If you want news about all things tech, you can do no better than Kim Komando. Sign up, and several times a week you’ll get an email newsletter packed with tech news. A lot of what she has to say concerns safety, how to avoid scams and what tech items to buy or avoid. I’ve subscribed for many years and know that she honors privacy preference settings and doesn’t sell names or email addresses. If you want to give it a try, go online to www.

Nonprofit Emergency Vet Clinic Expands Capacity in New East Rochester Space

When Veterinary Specialists and Emergency Services at 825 White Spruce Blvd in Rochester first cut overnight hours in 2022 and then announced its closure in 2023, pet owners across the region voiced their concern. Since it was the only overnight emergency services hospital in the area, many people were le wondering what they would do if their beloved family members experienced a medical emergency

rive Pet Health Care, which owned thehospital, reportedthattheylacked enough emergency veterinary help to keep it open. According to a report by Mars Veterinary Health, which has a network of 3,000 vet clinics worldwide, up to 55,000 additional veterinarians will be needed in the United States by 2030 to meet the needs of animal healthcare. Forbes reported in January that 66% of U.S. households own a pet, up 10% since 1988. With more people owning pets, losing essential services posed a critical need in the community.

Joshua Dickens, hospital director at Rochester Emergency Veterinary Services, which opened last year, said, “ e closure brought mixed emotions – fear for pets facing emergencies without nearby care, sadness for the dedicated staff losing their jobs, and a strong resolve to step in and provide essential services for our community.”

Looking to fill the gap, a group of area veterinarians put their heads together and came up with a plan to re-establish emergency veterinary services by opening a nonprofit emergency vet clinic. Funding was initially secured from the County of Monroe Industrial Development Agency (COMIDA) and donations from community members, allowing the group to secure a building, hire staff, and purchase inventory to start operations.

Dickens said, “ e community’s support and encouragement have been invaluable. eir continued backing has enabled us to provide crucial emergency care and motivates us to keep expanding and improving our services.”

Founders Dr. Bruce Ingersoll, an owner of York Animal Hospital, Dr. Brenda Buck-Smith, owner of the Animal Hospital of Rochester, and Dr. Isadora Marion, founder of Doorbell Vet, opened their doors at a location on University Avenue as Rochester Emergency Veterinary Services (REVS) last February. As the first nonprofit animal clinic in the region, REVS not only fills a vacancy in animal care, but it offers a unique model with affordability.

Eating Out on Mother’s Day

Take-out is an option. Families can treat Mom to a dinner out, without really having to go out. Many restaurants offer takeout service, so you will not be limited to pizza or Chinese.

Mother is a name held sacred By most mortals of the earth; It means great love and sacrifice From the very day of birth, A love that’s so full of beauty, So tender, so very true! Something, seemingly, from Heaven That has come to me and you. There’s no love so understanding And so faithful to the end

As a Mother’s love—God bless her!— That to us our Lord did send.

~Gertrude Tooley Buckingham, “Mother” (1940s)

The moment a child is born, the mother is also born. She never existed before. The woman existed, but the mother, never. A mother is something absolutely new.

polltime

US President Wilson proclaimed the first Mother’s Day on the second Sunday of May in 1914 following the campaign of Anna Jarvis, who sought to honor her late mother’s legacy of community service and peace/unity promotion. 111 years later, Mother’s Day (May 11th this year) remains a holiday to celebrate and/or honor mothers. How do you celebrate Mother's Day?

- I host or go out for a meal

- I send flowers or a thoughtful gift to the mother/s in my life

- I spend quality time either with my mom or doing something she likes to do

- I write a heartfelt card, letter, or poem to express my love and gratitude

- I help her with chores she doesn’t like to do

- Some or all of the above

- None of the above
