The proliferation of spam calls has changed the phone answering culture over the last ten years to the point that most people will not answer their phone calls. I realize this is an act of self-protection to shield us from wasting our time with spammers but at the same time, we could be missing important calls and forfeiting business and networking opportunities.

We think, “if it is important, they will leave a message” and often times that is true, but not always. When we call people for a legitimate reason, it can be very frustrating when they do not answer, and some legitimate callers are put off by voicemail and will not leave a message. Frankly, a lot of people, especially older people, get the impression that you must be hard to work with because you never answer your calls. It is common for individuals to feel somewhat disregarded when they call someone and are required to leave a message, particularly if their call is not returned.

I call and talk to a lot of realtors and potential advertisers, and I hear this message a lot. “For a quicker response, send me a text message.” Or I get a text message saying, “I’m in a meeting, can I call you later?” Which is fine if they

call me back, but sometimes they don’t. Thank God for voice text!

If anyone understands how busy top realtors are, it is me! And I respect the fact that you all have to control your schedules on your terms, so I am not being critical of how you operate at all. I also know that there are a few realtors, and I see this more with the vendors you all refer me to, that it gets down to an issue of integrity. You call someone who answers, and they say, “I am in a meeting, I will call you back in ten minutes” but you never hear from them. The fact is that everyone is busy, and they are just trying to make an honest living. We should respect everyone’s time.

Over the past year, I have set four appointments with a very powerful realtor. The first three attempts were face to face, so I had to drive a long distance to the meeting. They stood me up three times. The last attempt was a Zoom meeting, and they did not show up. They have not told me why and they have never apologized for any of the missed appointments. That, my friends is a lack of integrity.

Most people, except for the scammers, are just trying to make an honest living

and most of them have something good to offer us or business to give us if we just talk to them. None of us should feel that we and our time are so important that we can’t hear what others have to say or offer. One of my favorite passages in the Bible is, “Don’t think of yourself as more important than you should.” That is good advice and will help us to treat others the way we should.

My point is, you never know who is on the other end of the phone until you talk to them. I know personally that I have reluctantly answered my phone and heard something I needed or wanted to hear. An opportunity, something that helped my business, something good. I am just saying, don’t let the scammers rob you of beneficial information. If you don’t like what you hear, just politely say, no thanks and hang up. Answer your phone when you can.

NICOLE SULLIVAN

Family of Entrepreneurs

Nicole Sullivan, closing attorney and owner of Coast Title Company, was always destined to lead and shape her own path in the business world. Having grown up in a family of entrepreneurs, it naturally made sense for her to follow suit.

“I come from a family of entrepreneurs, so ultimately, my upbringing in a business-minded family and my faith led me to take the leap of opening my own firm/title company,” described Nicole.

Her career path began at LSU, where Nicole received her undergraduate degree. From there, she went on to graduate Magna Cum laude from Mississippi College School of Law in Jackson, MS.

Nicole recalled, “After graduating from law school, my husband and I moved back to the coast, where I practiced in larger law firms for four years.” During those four years of practicing law, Nicole focused on insurance defense, real estate, and municipal law.

THE TITLE

“For two years, I served as the City Attorney for the City of Ocean Springs, which gave me the confidence to branch out and open my own firm,” she shared proudly.

In July 2021, Nicole founded Sullivan Law Firm, PLLC, and Coast Title Company, LLC, where their focus is on client communication and getting the deal to the closing table. This decision proved to be a worthy next step in her career. “In my case, the risk was definitely worth the reward

because I love serving the real estate community,” she said.

From Concept to Closing

As an unwavering visionary, Nicole has brought her concept to life with Coast Title Company.

“Our goal is to provide a seamless title and closing process through active and thorough communication,” Nicole described. She went on to share that their three top priorities are accuracy, reliability, and professionalism.

At Coast Title Company, Nicole shared that their first step is to determine whether any ownership issues may exist.

“After the title search comes back clear or title issues are remedied, and after ‘clear to close’ has been given by the lender, we coordinate the closing details with the buyer, seller, agents, lenders, and any other parties,” she added.

From there, they move to the closing table, where title insurance and mortgage documents are presented and explained. “When the closing is finalized, we record the Deed in land records showing the property transfer and funds will be disbursed to the various parties,” explained Nicole. Title insurance is then issued to protect both the lender and buyer from any ownership issues or questions.

“At Coast Title Company, we also handle tax confirmation suits, probate administration, 1031 Tax Deferred Exchanges, and Foreclosure services,” Nicole emphasized.

Trailblazing In The Title World

Along with Nicole, the Coast Title Company team is comprised of many hard-working individuals, including two part-time employees, three full-time employees, and two attorneys.

Currently, their team services both Mississippi and Alabama with locations in Ocean Springs, MS, Woolmarket, MS, and Robertsdale, AL.

mile to get the deal to the closing table,” she added. “If I were to come up with a theme song for our office, it would be ‘Ain’t No Mountain High Enough.’”

Nicole aims to make realtors and clients alike feel at home in her Coast Title Company office.

When asked what she finds most fulfilling about her work, she shared the following, “It’s fulfilling when clients, realtors, lenders, and other vendors go from business associates to friends. Not only that, but I love to be the smiling face at the end of such an exciting moment in life.”

She knows that purchasing or selling a home can be a stressful time but she truly strives to change that by making it a joyous time instead. “Being the person to finalize the transaction for the buyers/ sellers/realtors makes me proud to be in the closing business,” she stated.

In the continued spirit of being trailblazers in the title world, Nicole spoke about the current changes taking place in the industry and how she plans to keep up with the times. “Like many other professions, we have seen a turn toward integrating more technology into the closing process. Not only are buyer and seller expectations changing, but so are those of realtors.”

Nicole said that “everyone is thinking digital” now, so they are fully embracing these changes at Coast Title Company in order to be the best around. “We have started using Qualia Connect, a closing software that provides all parties involved in the transaction with real-time progress updates, seamless communication, document sharing, and storage,” she explained.

“We have also started using Qualia Shield which provides an easy way to collect earnest money, issue proceeds, assess wire fraud risks, and verify

identity,” she added. Given that many realtors have encountered various forms of fraud in their real estate transactions, Nicole believes that this is the best way to prevent that from happening to herself or her clients.

“It is our understanding that no other title company on the coast is using Qualia Connect or Qualia Shield, so we feel this is a huge asset for all parties involved with our office,” she said proudly.

Leaving Her Mark

The title office is not the only place Nicole is leaving her mark, though. She is also very involved in her local community, serving as a committee member for the Distinguished Young Women of Jackson County Scholarship Program, the Vice Chair of the Board of Directors for the Gulf Coast YMCA, a sponsor for the Biloxi-Ocean Springs Association of Realtors, and a member of the Krewe of Bonne Vivantes Mardi Gras group.

“When I’m not working or volunteering, I love spending time with my family and friends. I enjoy sporting events with my boys, shopping for a good deal with my mom, eating a delicious meal with my husband, listening to intriguing true crime podcasts alone, and indulging in spa treatments with friends,” she described.

Nicole has been married to her husband, Charley, for eight years now. They are both attorneys and met back when they both attended Mississippi College School of Law. Together, they have two sons, Walker (5) and Miller (4), as well as two dogs.

Whether in her Coast Title Company office or elsewhere, it is apparent that Nicole consistently gives her absolute best in everything she embarks on.

Libby Rickley Scratch

Building Her Dreams From

“I didn’t know anyone when we moved here,” begins Libby Rickley, reflecting on her family’s relocation to the Mississippi Gulf Coast a decade ago. “My husband knew his boss, and that was it.”

Fast forward to today, and Libby has not only established herself as a top-producing Realtor with Keller Williams, but also become a cornerstone of her community, all while raising three children, volunteering for multiple organizations, and somehow finding time to teach fitness classes. With no connections and a completely new career path, she turned a challenging situation into an incredible opportunity to get involved.

The Big Move

Before moving to the Gulf Coast with her family, Libby spent seven years as a school counselor in Nebraska.

“I loved my time counseling,” she shares. “It was fulfilling, but moving for my husband’s job seemed like the perfect time to make a clean break and explore something new. Real estate had always been in the back of my mind.”

After a brief stint in sales for an interior furnishings company, life took another turn. Libby’s father, who had recently been diagnosed with Alzheimer’s, moved to the coast to be closer to her family.

“I had just had my third baby and needed a career that allowed me to balance caregiving with family life,” she explains. “Real estate offered that flexibility to take care of my littles and my dad.”

Enter Christine Hudson, Libby’s local Realtor and family friend, who encouraged Libby to consider real estate.

“Christine drove us around, showed us places, and told us how much we were going to love the area. When I decided to go back to work, she thought my personality would be a great fit for real estate,” says Libby with a smile. “She’s been such an amazing mentor, and I hope to guide others that way someday.”

Built From the Ground Up

Starting from scratch wasn’t easy, but Libby’s work ethic and natural ability to connect with people quickly set her apart. She obtained her license in March 2019 and snagged Keller Williams Rookie of the Year for GCI and Sales Volume the following year.

“There was a learning curve,” she admits, “but the relationship side of it came naturally from my counseling background. Dealing with emotional decisions and major life

changes prepared me to work with clients navigating home purchases.” By putting herself in her clients’ shoes and leveraging her own experience of moving to a new place, Libby created a niche for herself as a certified Military Relocation Specialist, as well as a Luxury Specialist at KW.

“I understand what it’s like to relocate to the coast without knowing anyone,” she affirms. “My military clients, for example, have been amazing to work with because I can empathize in some sense with what they’re going through.” Libby’s diligence and empathy has paid off. She’s consistently ranked as a top producer, earning KW Platinum, Gold, and Silver Circle Awards over the years. She has also been recognized with the ALC Award of Excellence for her leadership on Keller Williams’ prestigious Agent Leadership Council, where she served for several years. But for Libby, success isn’t about accolades on her wall.

“I truly love what I do,” she offers. “I see each client as a person, not a transaction. It’s challenging to run your own business but I’m enjoying enhancing other peoples’ lives while providing for my family.”

When asked what advice she would give to aspiring Realtors, Libby emphasizes patience and persistence above all.

“Stick with it,” she notes. “This business isn’t something that you are successful with overnight.

There are ebbs and flows to real estate, but be consistent and always be learning.”

Fully Involved

If Libby’s professional life is impressive, her community involvement is downright inspiring. She’s a volunteer coach for her daughter’s volleyball and basketball teams, serves on the YMCA Executive Board, the Duchess Club, and the Small Business Committee for the Jackson County Chamber of Commerce. She’s also an active member of BOSAR, the Gulf Coast Running Club, and PTOs at her children’s schools, where she helps spearhead fundraising and philanthropic efforts.

“I want my clients to feel as connected to the community as I do,” she notes. “Whether it’s introducing them to local groups or helping them find activities for their kids, I want them to love the Gulf Coast as much as my family does.”

Her fitness classes are another avenue for connection; she loves teaching at the YMCA and Seaside Fitness every week.

“I really enjoy meeting people and challenging myself and others,” she affirms.

Balancing Act

With twin boys, Camden and Kieran, in seventh grade and a second-grade daughter, Jayla, life is anything but slow for Libby and her husband, Justin. Libby is quick to acknowledge the support she’s received from Justin, who works for Singing River Health System.

“We’re always on the go with the kids’ sports and activities,” she adds. “We love traveling as a family,

spending time at the beach, and just being together.”

Despite her packed schedule, Libby makes time for selfcare as well.

“I’m a runner and love listening to podcasts or reading when I can,” she shares. “I also remind myself of my ‘why’ when I need motivation.

Surrounding myself with other impressive business owners and friends keeps me focused and inspired.”

Libby’s ambitions flow to all areas of her life. She’s working on tightening up her procedures and improving her marketing and social media presence while continuing to provide top-

notch service to her clients. Long-term, she dreams of traveling overseas again and helping even more people reach their real estate goals.

“I feel like I’m living out my dream as a wife and mom in a career that I love,” she concludes. “It’s challenging, but it’s worth every moment!”

AVRA & REBECCA

O’DWYER

A Family Legacy

Although Avra O’Dwyer had spent some time working for her family in a furniture business, her true destiny lay down a different path—one that her parents had already taken in real estate.

“My mother was in real estate and my father would buy and sell properties for investment,” Avra reflected.

started her brokerage, O’Dwyer Realty, in Louisiana.

Avra, along with her husband, Michael, and their three daughters, Rachel, Rebecca, and Ruth, moved to the Mississippi Gulf Coast in 1993.

After working for various real estate companies in Mississippi over the coming years, Avra decided to open O’Dwyer Realty in Mississippi as well, in 2001.

Today, she is the broker/owner of two Mississippi locations: one in Pass Christian and the other in Bay St. Louis, and she also remains the broker/owner of her Louisiana location.

“THE CLIENT COMES FIRST.”

Avra’s daughter, Rebecca O’Dwyer, is continuing the family real estate legacy into its third generation.

Like her mother, Rebecca was born and raised in the real estate industry but briefly worked elsewhere, managing her family restaurant.

Her journey with O’Dwyer Realty began in 2001, where she worked as the company’s secretary until 2005.

In 2006, Rebecca obtained her real estate license and continued working with the family business.

Today, she works alongside her mother as the associate broker of their two locations on the Mississippi Gulf Coast and is also licensed in Louisiana.

Dynamic Mother-Daughter Duo

After a combined 66 years in the real estate industry (47 from Avra and 19 from Rebecca), this mother-daughter duo has proven to be quite dynamic.

Over the years, Avra has won many notable awards, including ‘Top Volume’ and ‘Top Number of Transactions’ from a local board.

In 2024, Rebecca contributed $13.5 million to O’Dwyer Realty’s volume with approximately 40 transactions and she hopes to match those numbers in 2025.

Today, the pair supervises more than 30 real estate agents at O’Dwyer Realty, which is one of the most rewarding aspects of running the brokerage according to Avra. “I not only love real estate, I love giving back to other agents what I have learned through the years. I enjoy helping them develop their working relationships with their clients,” she shared. “The client comes first,” Avra added.

Like her parents, Avra developed a passion for the real estate industry, which inspired her to obtain her real estate license in 1977.

For the first six years of her real estate career, Avra worked for Trademark Real Estate in New Orleans, LA. Then in 1983, she obtained her broker’s license and

When asked how they define success, Avra said, “Success is hard work and doing what is best for my clients.” Rebecca, on the other hand, emphasized the importance of balance, stating, “For me, success is having a healthy balance of work and play.”

Together, their definitions of success highlight a commitment to both client satisfaction and personal well-being— advice that all realtors can thrive on.

To stick with the ‘work/play balance’ Rebecca mentioned earlier, she enjoys traveling, hunting, and working on old Volkswagens. In Avra’s spare time, she loves working with needlepoint and knitting, as well as traveling and spending time with all of her grandchildren.

While Avra and Rebecca equally pour their hearts into their work, they also embrace a wide array of interests beyond the brokerage.

Rebecca is actively involved in numerous fundraisers in the Pass Christian area. “I do the King Cake Tasting, Back to School Fundraiser for Pass Christian School District, and contribute any way I can with other local activities,” Rebecca shared. She has previously served in several local organizations as well. She was President of the Chamber of Commerce and held both Secretary and Treasurer

Storms of Life

In a single lifetime, you will be faced with many storms. How you choose to deal with those storms is what ultimately affects your life, though, rather than the storms themselves. Angel Schmermund chooses to remain joyful when her storms of life strike.

In 2018, Angel came face to face with one of the biggest storms life can throw at someone when she was diagnosed with stage 3 Hodgkin’s lymphoma, after already overcoming breast cancer in 2014.

Months of chemotherapy ensued, which continued into 2019, followed by a multitude of surgeries. The solitude of Angel’s treatment sessions brought about some deep contemplation.

“Spending so much time alone really made me reflect on my life,” Angel admitted. “I asked myself if I was doing what I felt purposed to do in life,” she added.

Angel was referring to her longtime career in healthcare, where she had been working from 2006-2022.

“While my healthcare career did provide a solid foundation for me to financially support myself and my child, if I could start over and choose a different career, it would be in real estate.”

Unmatched Support

Angel had dreamed of working in real estate since she was a child. So in 2021, she took the leap and obtained her real estate license.

After becoming licensed, Angel interviewed with many brokerages but eventually decided to work with eAgent. She moved to eAgent Solutions with Pat Heidingsfelder in March 2023, where she still works today.

“What appealed to me was the support and education that they offer their realtors. I also felt like they would give me the biggest step forward in helping others reach their goals,” she shared.

This concept is reiterated in the eAgent motto, ‘We help agents achieve their goals, not ours.’ Angel also loved the high level of support the agents offer each other.

Angel also attends the eAgent meetings offered to realtors to absorb everything she needs to know about real estate, equipping her to better serve her clients in meeting their goals.

What she finds most fulfilling about her real estate career is the ability to help others see that they can achieve those goals, as well as having the opportunity to share in those exciting moments with her clients—problem-solving, planning, and learning about their experiences thus far.

Voracious Tenacity

Angel has already had a successful career in real estate in the few years she has been licensed. Even with 2024 being her slowest year thus far, she still finished the year with 15 transactions totaling $2.7 million.

She has also already earned two prestigious awards while with eAgent: the 2022 Rookie of the Year award and the 2023 Elite Top Producer award.

When asked what sets Angel apart from other realtors, here is what her broker had to say, “It is her voracious tenacity and ability to create solutions and navigate situations that others struggle with.”

Angel’s continued success in real estate ties back to her perspective on handling the storms of life. She

knows that disappointments will come, but she always decides to bounce back from them quickly and with that ‘voracious tenacity’.

The advice Angel gives to all up-and-coming top producers relates to this concept. “Move on as quickly as possible from disappointment. Plan to experience failure and be told ‘no’. Plan for things not to work out the way you anticipate. Do not

wait to feel motivated. Get up and put yourself in an environment where you will continue to work,” she suggested.

In other words, if your motivation is solely dependent on things going ‘right’, you will struggle to navigate your career when challenges arise. True career strength lies in finding your purpose and drive even when those storms of life are thrown your way.

“The longer we pause and focus our thoughts and energy on things that did not come to be, the

longer it will take for us to reach the next positive opportunity that waits for us,” Angel added. “When we sit in the moment of defeat for longer than it deserves, we rob ourselves of the time with success that lies just a few steps ahead.”

Angel defines success as “the ability to remain joyful when life is difficult—facing defeat and continuing with the same drive and determination through the storms of life as you do when the sun is shining.”

She has utilized the tools obtained through adversity to persevere,

encourage others, and do her absolute best. Any feelings of selfdoubt once felt by her have been transformed into confidence, worthiness, and value.

“Success is not linear,” Angel explained. “I can create my own definition of what it means to be successful, and it can be entirely different than yours. My version of success today is completely different from what it was 10 years ago. I hope that I will continue to evolve in my perspective, knowledge, and experiences so that in 10 more years, my answer will change again.”

Surviving and Thriving Angel purchased her first home as a single, full-time working mother to her daughter. Today, she still lives in that same home, which she loves for being located only five minutes from her parents’ home.

She also has one rescue dog, Beaux, which she says ‘he quite literally adopted me as he meandered up to my patio one rainy day in July’. Angel says that he continues to be a daily source of joy and comfort for her.

When not working, Angel partakes in many hobbies, including DIY projects at her home, crafting, and furniture restoration/repurposing, which make her an avid Home Depot shopper. She also works in Canva to create custom buyer and seller guides, as well as daily organizational templates for herself to use in the office. Antiquing, thrifting, and upcycling are also things she enjoys doing in her spare time. She even makes artwork out of oysters.

Welcome to Real Producers! Some of you may be wondering what this publication is all about, which is why we have created this FAQ page. Here, we will answer the most commonly asked questions from around the country regarding our program. My door is always open to discuss anything regarding this community — this publication is 100% designed to be your voice!

Q: Who Receives This Magazine?

A: The top 300 agents in the Gulf Coast Area. We pulled the MLS numbers (by volume) from Jan. 1, 2022, through Dec. 31, 2022, in the MS Gulf Coast market. We cut the list off at number 300, and the distribution was born. For this year’s list, the minimum production level for our group is $5 million in 2022. The list will reset at the end of 2023 for next year and will continue to update annually.

Q: What Is The Process For Being Featured In This Magazine?

A: The process is simple. Every feature you see has first been nominated. You can nominate REALTORS®, agents, affiliates, brokers, owners, or even yourself. Office leaders can also nominate real estate agents. We will consider anyone you bring to our attention

A nomination currently looks like this: Email us at robert.orso@ realproducersmag. com with the subject line “Nomination: (Name of Nominee)” and explain why you are nominating the individual. Maybe the person has an amazing story that we need to tell, or perhaps someone overcame extreme obstacles, is an exceptional leader, has the best customer service, or gives back to the community in a big way. The next step is an interview with us to ensure a good fit, and then we put the wheels in motion for our writer to conduct an interview and for our photographer to schedule a photo shoot.

Q: What Is The Cost To Feature A REALTOR®, Agent, Or Team?

A: Zero, zilch, zippo, nada, nil. The feature costs nothing, my friends, so nominate away! We are not a pay-to-play model. We share real stories of Real Producers.

Q: Who Are The Preferred Partners?

A: Anyone listed as a preferred partner in the front of the magazine is a part of this community and will have an ad in every issue of the magazine, attend our quarterly events, and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One or many of you have recommended every preferred partner you see in this publication. We won’t even meet with a business

that you have not vetted and stamped for approval, in a sense. Our goal is to create a powerhouse network for the REALTORS® and agents in the area and for the best affiliates so we can grow stronger together.
