Family of Entrepreneurs
Nicole Sullivan, closing attorney and owner of Coast Title Company, was always destined to lead and shape her own path in the business world. Having grown up in a family of entrepreneurs, it naturally made sense for her to follow suit.
“I come from a family of entrepreneurs, so ultimately, my upbringing in a business-minded family and my faith led me to take the leap of opening my own firm/title company,” described Nicole.
Her career path began at LSU, where Nicole received her undergraduate degree. From there, she went on to graduate Magna Cum laude from Mississippi College School of Law in Jackson, MS.
Nicole recalled, “After graduating from law school, my husband and I moved back to the coast, where I practiced in larger law firms for four years.” During those four years of practicing law, Nicole focused on insurance defense, real estate, and municipal law.
“For two years, I served as the City Attorney for the City of Ocean Springs, which gave me the confidence to branch out and open my own firm,” she shared proudly.
In July 2021, Nicole founded Sullivan Law Firm, PLLC, and Coast Title Company, LLC, where their focus is on client communication and getting the deal to the closing table. This decision proved to be a worthy next step in her career. “In my case, the risk was definitely worth the reward because I love serving the real estate community,” she said.
From Concept to Closing
As an unwavering visionary, Nicole has brought her concept to life with Coast Title Company.
“Our goal is to provide a seamless title and closing process through active and thorough communication,” Nicole described. She went on to share that their three top priorities are accuracy, reliability, and professionalism.

At Coast Title Company, Nicole shared that their first step is to determine whether any ownership issues may exist. “After the title search comes back clear or title issues are remedied, and after ‘clear to close’ has been given by the lender, we coordinate the closing details with the buyer, seller, agents, lenders, and any other parties,” she added.
From there, they move to the closing table, where title insurance and mortgage documents are presented and explained. “When the closing is finalized, we record the Deed in land records showing the property transfer and funds will be disbursed to the various parties,” explained Nicole. Title insurance is then issued to protect both the lender and buyer from any ownership issues or questions.
“At Coast Title Company, we also handle tax confirmation suits, probate administration, 1031 Tax Deferred Exchanges, and Foreclosure services,” Nicole emphasized.
Trailblazing In The Title World
Along with Nicole, the Coast Title Company team is comprised of many hard-working individuals, including two part-time employees, three full-time employees, and two attorneys.
Currently, their team services both Mississippi and Alabama with locations in Ocean Springs, MS, Woolmarket, MS, and Robertsdale, AL.

“We work HARD for all parties involved in a transaction,” said Nicole. “Not only are we diligent in our title search efforts, but we are diligent in going the extra mile to get the deal to the closing table,” she added. “If I were to come up with a

“We have also started using Qualia Shield which provides an easy way to collect earnest money, issue proceeds, assess wire fraud risks, and verify identity,” she added. Given that many realtors have encountered various forms of fraud in their real estate transactions, Nicole believes that this is the best way to prevent that from happening to herself or her clients.

Nicole aims to make realtors and clients alike feel at home in her Coast Title Company office.
When asked what she finds most fulfilling about her work, she shared the following, “It’s fulfilling when clients, realtors, lenders, and other vendors go from business associates to friends. Not only that, but I love to be the smiling face at the end of such an exciting moment in life.”
She knows that purchasing or selling a home can be a stressful time but she truly strives to change that by making it a joyous time instead. “Being the person to finalize the transaction for the buyers/ sellers/realtors makes me proud to be in the closing business,” she stated.
In the continued spirit of being trailblazers in the title world, Nicole spoke about the current changes taking place in the industry and how she plans to keep up with the times. “Like many other professions, we have seen a turn toward integrating more technology into

Leaving Her Mark
The title office is not the only place Nicole is leaving her mark, though. She is also very involved in her local community, serving as a committee member for the Distinguished Young Women of Jackson County Scholarship Program, the Vice Chair of the Board of Directors for the Gulf Coast YMCA, a sponsor for the Biloxi-Ocean Springs Association of Realtors, and a member of the Krewe of Bonne Vivantes Mardi Gras group.
“When I’m not working or volunteering, I love spending time with my family and friends. I enjoy sporting events with my boys, shopping for a good deal with my mom, eating a delicious meal with my husband, listening to intriguing true crime podcasts alone, and indulging in spa treatments with friends,” she described.
Nicole has been married to her husband, Charley, for eight years now. They are both attorneys and met back when they both attended Mississippi College School of Law. Together, they have two sons, Walker (5) and Miller (4), as well as two dogs.

The Beat Goes On Armed with a Bachelor’s degree from Ohio University and a strong desire to serve his community, Lee Cyr stepped into his career as a police officer.
For 27 years, Lee dedicated his life to protecting and serving the community of Dayton, earning multiple accolades along the way. In 2002, he was nominated for the prestigious Medal of Valor after apprehending a robbery suspect under dangerous circumstances. Just a few years prior, he received the Road Officer Award from the Greene County Domestic Violence Consortium.
In 2019, after nearly three decades of service, Lee retired from the police force and was ready for a change of scenery. He, along with his wife Lori, made the life-changing decision to relocate to the Mississippi Gulf Coast.
Drawn by the southern charm and relaxed pace of coastal life, they began their search for a new home with the help of a local realtor. “I was searching to relocate to Mississippi upon retirement and found a community that my wife and I fell in love with,” said Lee, referring to the beautiful city of Bay St Louis.
But what Lee discovered in the process was more than just a

new home—he found a genuine love for real estate and the homebuying process. Not long after settling in, Lee earned his real estate license and began his new beat—this time in real estate.
The skills he gained from his career as a police officer have served him well in his new career. “I have extensive investigative training that comes in handy when doing research and reading people,” Lee explained.
Piece of the Coast
After earning his real estate license in 2019, Lee wasted no time helping others find their own piece of the Coast.
In just a few short years, Lee has built an impressive track record in his career.
For his achievements, Lee was honored with the ERA Circle of Honor award in both 2023 and 2024—a distinction reserved for agents who close at least 25
units and earn $3 million or more in sales within one calendar year. In 2024 alone, he closed nearly $5 million in sales volume and is well on track to mirror that performance in 2025.
Though, that is not how Lee defines success. For him, success lies in ‘making your own comfy place in the world’ —something he says he has found right here on the Mississippi Gulf Coast.
Lee credits his growth to the support around him, often saying that ‘no one succeeds alone.’ Real Producers, for example, provides a platform for Lee to highlight his strengths and expand his reach within the community. “I believe Real Producers catch the eye of other realtors very effectively,” stated Lee. “I know I always leaf through the latest copy when I come into the office.”
Now with Century 21 Busch Realty Group and rising rather quickly through the ranks, he holds the title of Broker Associate—a testament to his dedication in the real estate industry.

“I treat every client as if they are the only one I’ve got,” Lee explained. “Although dividing your time is mandatory to success in the real estate industry, I make every client feel that they are my number one priority.”

For any future top producers, Lee offers the following advice: “Stay positive. Control what you can, and don’t sweat what’s beyond your control.” He also says, “Don’t chase the money, it will come to you in due time.”
Anchored In What Matters
Now anchored on the Mississippi Gulf Coast, Lee has found a life built not just on career success, but on family, hobbies, and a future he is excited to shape.
Together, Lee and his wife, Lori, have three adult children: Alex (32), Ryan Marie (30), and Brook (29). The couple has four dogs: Dixie, Scarlett, Bubba, and Dude.
When not working, Lee’s hobbies include cooking, going fishing, and singing/playing the guitar.
“I play at local venues whenever I can and enjoy interacting with the crowd,” Lee shared. “I get lots of positive feedback from my music,” he added.
While Lee deeply enjoys the life he has built outside of real estate, he does not have his sights set on full retirement anytime soon. “I don’t plan on retiring completely,” he expressed. “A brain that isn’t used or challenged atrophies. I’ve seen it happen far too often.”
After decades of law enforcement service, Lee chose to reinvent himself, not by slowing down, but by finding a new way to serve others. He has proven that life does not stop after retirement—it evolves.
“Life is far from over after retirement. Pick a goal that the journey to it makes you smile. Share that smile with others.
Stay positive on your personal and professional outlook. Spread good karma. It will come back to you sevenfold.”

This realization brought Pat full circle—back to the roots of his passion for homes, built on both a love for creating something by hand and a meaningful career in real estate.
Framing a New Future
Foundations of Freedom
Built From Logs Pat Heidingsfelder’s earliest lessons in real estate came not from books, but from growing up in a log cabin built by his parents in Abita Springs, Louisiana. Understanding the amount of love and hard work that went into creating their family home laid a solid foundation for what would later become his real estate career.
While still in grade school, Pat relocated to the Mississippi Gulf Coast with his family. “We moved to Long Beach, MS when I was 10 and I’ve been a proud MS Coastal resident ever since,” shared Pat.
Later, Pat went on to earn his Bachelor of Science in Chemistry and Physics from the University of Southern Mississippi. “I spent the
better part of my twenties and early thirties working in the hydrographic science field,” Pat detailed.
For seven years, he worked as the Lead Hydrographic Surveyor for Portland, Oregon-based David Evans and Associates (DEA), running the Biloxi satellite office. “Our team was responsible for the collection of sea floor data and the production of nautical charts for NOAA,” he elaborated.
During his time with DEA, Pat traveled the country to update nautical charts and assist in clearing and reopening major seaports following maritime-related disasters. “I surveyed the sea floor off the Oregon coast, the New Jersey coast after Hurricane Sandy, the Gulf Coast of Florida, and all over Greenland,” said Pat.
Toward the end of Pat’s hydrography career, DEA built a brand new 82-foot survey vessel, for which he was tasked with outfitting the full suite of research equipment. “This vessel was both a blessing and a curse—allowing us to run continuous 24hour operations of the Mississippi Sound and surrounding waterways, while simultaneously destroying any worklife balance I’d hoped to achieve,” he admitted.
Eventually, the workload became too much for Pat. “I was working 12-hour days, 7 days a week, for months on end,” he explained. “During a rare work break, I met my now wife, Ashley. After we got married, I realized 84-hour work weeks and traveling for extended periods, usually with no end date, was not

With that in mind, Pat and Ashley purchased their first investment property in 2017, while Pat was still juggling his hydrography career and Ashley was six months pregnant. “We did most of the work ourselves to turn the house into a long-term rental property,” added Pat.
Soon after completing the work on their first rental property, they purchased a second and quickly fell in love with the investment side of real estate. “After experiencing the power of real estate investing for myself, I decided I should get licensed and jump in head first. I got my salesperson license in February 2018, just a few days before my son was born,” recalled Pat. “Ashley worked full time, supporting my career change and encouraging me every step of the way.”
With just a few months of real estate experience, Pat was able to quit his hydrographic surveying job and pursue his real estate career full-time—as both an agent and an investor.
While initially becoming a real estate agent as a means to build his investment portfolio, Pat found that he

genuinely enjoyed being part of a brokerage team—getting to know other agents and learning from them. “Over time, as my confidence and experience as an agent grew, I realized I liked sharing my investment knowledge and rehabbing experience with others,” he said.
But Pat did not stop there.
As he continued acquiring rental properties, he saw an opportunity to expand his role in the industry by stepping into property management.
In 2020, he started not one, but two businesses: eAgent Solutions, his own real estate brokerage, and MS Coast Rentals, his property management company.
“I’m especially proud of the property management


company I’ve built from the ground up,” shared Pat. “As my investment portfolio grew, I saw a need for a professional property management company that was a turnkey solution for investors,” he added. Renting a home is often an overwhelming undertaking, but Pat has created a company that provides his clients with peace of mind, allowing them to rent their properties without the stress.
Together, the two ventures allow him to serve both investors and clients, combining his passion for property with his drive for freedom and collaboration.
Structures of Success
As the broker/owner of eAgent Solutions, Pat has built more than a business—he has created a structure of success rooted in vision and values.

Today, Pat leads a team of seven dedicated agents who have contributed to eAgent Solutions’s rising success.
In 2022, the brokerage earned the Million Volume Award after closing 65 transactions totalling $11.1 million. That momentum continued in 2023, with 90 transactions and $16 million in sales volume. The team continued to impress in 2024, closing with $9.8 million.
Though Pat’s real estate career is already marked by measurable growth and business milestones, his true definition of success goes far beyond the numbers.
“To me, success in business means two main things: time and financial freedom,” defined Pat. “Every day I’m working toward both of those goals for myself and my family.”
The most fulfilling part of his real estate career, he said, is working with investors.
“When I was a brand-new agent, one of my first major clients was an out-of-state investor from Vermont. I helped her use funds from the sale of her gas station to purchase three investment properties on the Mississippi Gulf Coast,” he explained.
Since then, Pat has worked with investors from across the country.
“I especially like helping new investors take their first steps in building their portfolios,” he stated. Now, Pat is even the President of his local Real Estate Investors Association.

The atmosphere Pat has created at his brokerage is one that is lighthearted and fun, while maintaining its professionalism.
Something that truly sets Pat’s brokerage apart from others is his love and vision for rehabbing homes. “I’ve been renovating houses since I was old enough to swing a hammer,” he said jokingly—a skill he intends to pass down to his son. “My first job was as a carpenter’s apprentice when I was around 12 years old. I’m not afraid to open up a wall, change a floor plan, or completely gut a hundred-year-old house,” Pat explained.
He specializes in helping investors find the perfect property for them, especially one that ‘needs a little love,’ and turn it into a cashflowing asset. “I make the process seamless—from finding the property, to coordinating repairs and rehabs, to placing the perfect residents in the home when it’s ready,” Pat stated.

Aside from his real estate responsibilities, Pat enjoys traveling whenever possible. He has already visited the Philippines, Guam, Central America, Mexico, and across the United States. In 2023, he even obtained his Private Pilot’s License. He, along with Ashley, their son, Avery, and their new dog, Penny, love to travel around in their RV, as well—hiking, fishing, and camping at National Parks such as Glacier, Arches, and Yellowstone.
With real estate as his foundation, Pat has built more than just properties— he has built two businesses, a reputation for trust, and the time and financial freedom he once believed was out of reach.

With a legacy built on trust, quality, and community, Executive Vice President Jose Alonso is carrying on a tradition that’s as sturdy as the roofs his team at Strong Roofing installs.
“This is all I’ve ever done,” Jose says with a warm smile. “I grew up in the business. My dad has been working in roofing for decades—he’s our crew supervisor and has been with Strong Roofing since 2002. Roofing isn’t just my job. It’s my family, my past, and my passion.”
Founded and still owned by Mr. Burke, Strong Roofing is one of the oldest and highest-rated roofing companies working with major shingle manufacturers in the region. Jose, Mr. Burke, and Jose’s father, Jose Sr., have built something special—more than just a company, it’s a tightly knit team that homeowners have come to rely on time and again.
Consistency That Builds Confidence

Whether it’s helping homeowners navigate a storm-damaged roof or making sure every email is answered within three or four hours, Jose is committed to being responsive and available. “I do a lot of the background logistics and visit with homeowners personally,” he says. “I like being out there. I talk with clients, take photos before and during the process, and check on each site.”
That hands-on approach has earned Jose a devoted following. “I’ve done multiple projects for many customers. Sometimes I’ve worked with their entire family—siblings, parents, even grandparents. That’s how trust grows.”

It’s no surprise, then, that Strong Roofing is more than a business to the communities it serves—it’s a staple. “We were here before Katrina. We helped rebuild afterward. And we’re still here. We aren’t going anywhere,” Jose says firmly.

That generosity is central to Jose’s approach. It’s not about squeezing every penny out of every job—it’s about doing the right thing and helping people feel safe and cared for in their homes.

When a call comes in, Jose or a member of his team sets up a window of time to assess the roof. “We always go in person,” he says. “There’s no substitute for getting up there and seeing the problem with your own eyes. That way, we can give homeowners an honest, accurate assessment.”

Q: Who Receives This Magazine?
A: The top 300 agents in the Gulf Coast Area. We pulled the MLS numbers (by volume) from Jan. 1, 2022, through Dec. 31, 2022, in the MS Gulf Coast market. We cut the list off at number 300, and the distribution was born. For this year’s list, the minimum production level for our group is $5 million in 2022. The list will reset at the end of 2023 for next year and will continue to update annually.
Q: What Is The Process For Being Featured In This Magazine?
A: The process is simple. Every feature you see has first been nominated. You can nominate REALTORS®, agents, affiliates, brokers, owners, or even yourself. Office leaders can also nominate real estate agents. We will consider anyone you bring to our attention because we don’t know everyone’s story, and we need your help to learn more.


A nomination currently looks like this: Email us at robert. orso@realproducersmag.com with the subject line “Nomination: (Name of Nominee)” and explain why you are nominating the individual. Maybe the person has an amazing story that we need to tell, or perhaps someone overcame extreme obstacles, is an exceptional leader, has the best customer service, or gives back to the community in a big way. The next step is an interview with us to ensure a good fit, and then we put the wheels in motion for our writer to conduct an interview and for our photographer to schedule a photo shoot.
Q: What Is The Cost To Feature A Realtor®, Agent, Or Team?
