Thrive In 2025!

Do you believe in vision planning? If so, what is your vision plan for 2025? I love this quote from Ralph Waldo Emerson, “Once you make a decision, the universe conspires to make it happen.”

I talk to a lot of people who cannot make a decision mainly because they do not have a vision. They are hung up on the “what ifs”. They are fearful of the future. What if my business declines? What if the economy does not get better? What if my business does not grow? One thing is for sure, if they do not make some decisions, all the aforementioned questions will come true. They will crawl into a proverbial hole and believe the sky is falling. Bad things will happen.

Certainly, there are many challenges in our world today that cause people to live in fear. Two wars, political and social unrest, cultural madness, and inflation to name a few. We must decide if these things will control how we think and

talk and if we will allow them to shape our personal universe.

I try to ask myself two questions every morning when I am having my coffee and devotional time. How do I feel today? If I am not feeling positive and joyful, the next question is, what am I thinking about? Usually, if I am not feeling well, it is because I am not thinking well.

With all of the negative noise around us, we have to make a conscious decision about what we will think about and choose to dwell only on the thoughts that make us peaceful, joyful and positive. Thinking good makes us feel good and we are ready and equipped to tackle our day and our responsibilities. Not to mention, we are a lot more pleasant to be around!

Many of the people and businesses I have talked to recently are encouraged

by recent events and have a much more positive outlook than they had three months ago. Momentum has returned in many respects, and we have good reasons to be more positive and hopeful.

To have the year we want to have, we must make the decision to forge forward without fear and with determination and enthusiasm. Once we make the decision about what we want in 2025, we must only think and talk about what we want and reject thoughts of what we are tempted to fear.

I am certain that all of you Real Producers are vision planning your 2025 and have goals of how many new clients you will gain, how many homes or properties you will sell and maybe how much money you will make. Keep that vision in front of you, think about it and talk about it and the universe will conspire to make it happen! You and your business will thrive in 2025.

Paulette

Snyder-Gilbert

No Nonsense, Just Plenty Of

Heart

“Whether your deal is a top-dollar transaction or a bottom-dollar deal, it is still important to that person signing on the dotted line, so it is important to me as well,” begins Paulette Snyder-Gilbert. “I’ll tell you to your face if it’s a sinkhole instead of a pretty little place with a pond that might appear later.”

It’s little wonder Paulette has earned a reputation as one of the most respected, no-nonsense Realtors on the Mississippi Gulf Coast. With a career spanning over three decades, she continues to build a legacy of honesty, hard work, and involvement with RE/MAX Coast Delta Realty in Diamondhead, blending fierce negotiation skills with a genuine desire to help clients.

Surrounded By Talent Paulette was raised in Bay St. Louis, Mississippi, a community where she was surrounded by people who had made their mark in the real estate business.

“I feel I was groomed by the environment in which I was raised to work in this industry,” Paulette recalls. “Every successful person I knew was a real estate broker.”

Straight out of high school, Paulette dove into real estate, drawn by the belief that homeownership was achievable with the right help.

“I’ve always believed in building a home and a family,” she explains.

Paulette’s real estate career officially began in 1991 when she started working in the industry. By 1997, she had obtained her license and began carving out her niche, thanks to the support of key mentors, including the late Miss Patsy in her early years.

“Miss Patsy believed in me then and the Rittens believe in me now,” Paulette shares. “Her influence, along with my current office family, has pushed me to

be my best every day. The Rittens, my brokers, have also been a great support system and influencers in my leadership roles for the past 25 years.”

Fast forward to today, and Paulette has racked up an impressive list of accomplishments. As 2024 wraps, she is on track to close 35 transactions with over $7 million in volume. Meanwhile, her accolades include multiple Platinum Club and 100% awards, RE/ MAX Hall of Fame honors, and recipient of the peer-nominated Cooperative Spirit Award — twice.

“It’s about the happiness and satisfaction of my clients, not the compensation,” Paulette emphasizes. “I just closed a deal this week that actually cost me but the client needed a home.”

For Paulette, success is multifaceted: “It’s not just about reaching goals, but also about how we grow, adapt, and engage with the journey,” she elaborates. “Success is a healthy balance of career accomplishments, financial stability, cultivating strong relationships, and living with purpose.”

Genuine, But Generous Paulette’s approach to real estate is refreshingly honest and deeply rooted in her cooperative spirit.

“I’m known for being matter-of-fact and won’t sugarcoat anything just to be nice,” she says with a laugh. “Clients need to understand what they’re getting themselves into. My softer side is my passion to get something done for a client who really needs a home.”

She’s equally generous with her knowledge and time, often helping new agents and encouraging them to invest in their education and find a supportive broker.

“Education is key,” she advises. “Align yourself with a broker who is present and offers training. Find an office family that you can live with, because you’ll be living and working with them every day.”

Her reputation for collaboration extends to her peers, too.

finally tied the knot, blending their beautiful families. Their daughters, Rebecca and Angela, and sons, Keith and the late USMC Anthony, have brought endless joy to their lives. Paulette is also a proud grandmother to Nathan, Sylvia, and Liam. And, of course, the family’s “favorite child” is Shadow, their spoiled 16-year-old American Staffordshire Terrier who, according to Paulette, “rescued me after the loss of Anthony.”

Paulette enjoys sharing her love of life and adventure with her husband. Paul,

“Helping my fellow Realtors meet a common goal is incredibly fulfilling,” she smiles. “I hope to believe I am seen as a giving soul.”

Off The Clock

Outside of real estate, Paulette’s world revolves around her loved ones. In 2018, she married Paul Gilbert, her high school best friend and the love of her life.

“We had one date and one kiss in high school, and it was so awkward!” Paulette recounts, laughing. After reconnecting years later on social media, the two

a pilot for JetBlue, has his own private Piper Lance, which the couple uses for everything from property flyovers to spontaneous lunch getaways. When she’s not working, Paulette also enjoys tinkering on antique cars such as her Datsun 260Z, riding motorcycles with her husband, or simply spending time with her people.

“I’d rather have grease on my face than wear nail polish and makeup,” she quips.

Paulette is deeply involved in the local real estate community as well, serving in various leadership roles with multiple boards, including the Mississippi Gulf Coast Board of Realtors, where she was the 2024 President and will continue to serve as 2025 Past President. She’s also committed to giving back and continual learning through her involvement with Leadership MAR and MAR Legislative and Regulatory committees.

“I would strongly advise all new agents to become involved with their local boards to foster connections and their education,” she emphasizes. “This industry is ever-changing and we must keep up.”

As for her future, Paulette has no plans to rest on her laurels and notes she intends to work “to a ripe old age.” Now that she has the opportunity, she and Paul plan to travel more, with European locations in mind. But no matter where life takes her, Paulette remains focused on her passion for real estate and her devotion to helping others achieve homeownership.

“I tell everyone, ‘I love what I do — most of the time,’” she concludes with a smile.

“I genuinely still love serving people in real estate, whether it’s their first step or their last step.”

MARENDA

Harper Realty, LLC HARPER

THE KEY TO A CONSEQUENTIAL CAREER

Unlocking Purpose

For Marenda Harper, helping people achieve their dream of homeownership is more than just a career—it’s a purpose. That very purpose led her to leave a 22-year career as Division Director for the Division of Medicaid and enter the world of real estate.

With her sights set on becoming a realtor, Marenda obtained her real estate license in 2013. “I became a real estate agent because I’m passionate about changing lives through the power of homeownership,” she explained.

“A home represents stability, opportunity, and the foundation for countless memories. Helping people achieve that dream is not just a job for me; it’s a meaningful way to make a lasting impact on their lives,” Marenda added.

Leaving that lasting impact on the lives of her clients is what drives her to work so tirelessly every day.

After eight years as a top-producing agent, Marenda’s vision expanded to owning her own brokerage.

In 2021, Marenda decided to take a leap of faith in her career. She earned her broker’s license and quickly turned her vision into a reality by opening Harper Realty, LLC in Pascagoula.

In addition to her career, Marenda’s purpose also involves something else that she loves—spending time with her husband, Robert, their three children, Marcella, Candace, and Robert Jr., and their five beautiful grandchildren.

Unlocking Success

Success looks different to everyone. To Marenda, she defines it as so, “Success is ultimately about finding a balance between achieving financial goals and creating a lasting, positive impact on your clients and your community.”

“The most fulfilling part of my work is knowing I play a key role in helping people achieve their dreams,” described Marenda. “Whether it’s handing the keys to a first-time homeowner or helping someone sell their home to start a new chapter, being part of these life-changing moments brings me so much joy and purpose. It’s truly an

honor to guide my clients through these significant transitions,” she concluded.

In 2024, Marenda had 79 transactions, totaling over $18 million, and her brokerage had 123 transactions, totaling over $28 million. In 2025, she hopes to surpass those totals with over $20 million personally and over $30 million for the brokerage.

In 2023, Marenda ended the year ranking #11 out of all Gulf Coast Realtors. In 2024, she finished the year having moved up to #9. Her brokerage, Harper Realty, LLC, also finished 2024 ranking #35 out of all real estate agencies on the Gulf Coast, with only 11 agents total.

However, her accolades do not stop there. On July 15, 2024, the Jackson County Board of Supervisors appointed Marenda to serve on the MS Regional Housing Authority No. VIII Board. Marenda said she is “excited and honored to take on this new role and contribute to the community.”

Being born and raised in Mississippi, Marenda has a deep passion for the Gulf Coast, especially for Moss Point

and Pascagoula. So it is no surprise that she feels led to focus her professional efforts on those areas, both now and in the future.

“My ultimate goal is to not only build more homes but to help rebuild Moss Point, a community that was deeply affected by the recent tornado,” she affirmed. “I am driven by the vision of restoring this area and providing families with safe and stable homes,” Marenda added.

“By expanding my efforts, I hope to make a lasting impression on the community, helping it rise stronger and more resilient than ever before,” she shared. This goal will undoubtedly contribute to Marenda’s enduring legacy in the local community.

Unlocking Leadership

When asked what sets Harper Realty, LLC apart from other brokerages, Marenda said the following, “What sets me apart as a managing broker is my genuine commitment to supporting and empowering my team.”

“I believe in fostering a collaborative, growth-oriented environment where every agent feels valued and equipped to succeed,” she said proudly.

Her approach focuses on mentorship, personalized guidance, and creating a culture of trust, which allows her team to thrive both professionally and personally.

“For me, it’s not just about managing a team, it’s about inspiring them to reach their full potential,” she added.

Today, as Broker/Owner of Harper Realty, LLC, Marenda supervises 11 agents.

For all up and coming top producers, Marenda offers the following advice, “Always stay focused on building strong, authentic relationships with your clients. Success in real estate isn’t just about closing deals—it’s about earning trust, understanding your clients’ needs, and providing exceptional service.”

“Invest in your personal growth and never stop learning, as the market and industry are always evolving,” she added.

Marenda also strongly believes that consistency, hard work, and maintaining a positive mindset are key to achieving success in real estate.

“Most importantly, remember to stay grounded and give back to your community. It’s those connections and that impact you make that will drive your long-term success,” she revealed.

Overall, Marenda has created an environment at Harper Realty, LLC that empowers her agents and equips them to succeed. “I’m committed to creating a supportive environment where each agent feels valued,” she said.

“I care deeply about my brokerage because it’s more than just a business to me—it’s a community. I focus on fostering genuine relationships, offering personalized mentorship, and ensuring that everyone has the tools and resources they need to thrive,” she added.

“It’s my belief that when we work together with integrity and purpose, we not only elevate our individual careers, but also make a lasting impact on our clients and the community.”

Anna

KATHRYN STOKES

Capturing such intimate moments in the lives of others, talented photographer Anna Kathryn Stokes never takes the privilege of being included for granted. For Anna Kathryn, photography isn’t just about snapping photos; it’s about stepping into some of life’s most beautiful and emotional moments — and doing so with compassion,

“It truly does come down to a missional calling and desire in my heart to serve the people in my reach and clientele,” Anna Kathryn explains.

“I will be the photographer to fix your hair in a session, wipe your tear, curl your hair, love on your kids, help you reposition in labor, bustle your dress before your reception, or apply the boutonniere to you and your groomsmen. I feel like my passion for people and love for Jesus is what makes the ultimate difference in my business.”

Finding Her Purpose

Originally from South Mississippi, Anna Kathryn briefly attended college to pursue nursing before enlisting in the Air Force in hopes to gain clinical knowledge and gain an education.

Serving as a respiratory therapist for four years in the military, Anna Kathryn’s time in healthcare coincided with the peak of COVID-19. While she loved working with patients, the weight of the pandemic took its toll, and she began seeking a career where she could still serve people but in a more joyful way.

“I had the privilege of working in student ministry at Community Bible Church full-time after leaving the Air Force. The Lord taught me so much in that transitional season of leaving the military and walking into motherhood,” Anna Kathryn reflects. “I was on the hunt for a career where I could love and serve people well, even outside the confines of a church. Photography has been that opportunity and so much more.”

Capturing Life’s Most Precious Memories With Grace

Her venture into the business began when a fellow photographer and co-worker in ministry invited her along to shadow and assist a wedding.

“I immediately loved the experience,” she remembers. “I went out and bought equipment and started small by offering students in the ministry who couldn’t afford graduation photos. Quickly, business started rolling in as well, and I realized this was where I was meant to be.”

Photography with Heart

Today, as the owner and sole photographer of AK Stokes Photography, Anna Kathryn documents life’s most precious milestones. Whether she’s capturing a couple saying “I do,” witnessing the first breath of a newborn, or cheering on a high school senior preparing to graduate, Anna Kathryn approaches her craft with a servant’s heart and a deep sense of gratitude

for her clients’ trust. Veteran-owned and operated out of South Mississippi, Anna Kathryn specializes in weddings, portraits, families, and births, often traveling throughout the region — and sometimes beyond.

“Nothing is off-limits for travel,” she adds with a smile, recalling a wedding she shot in the Bahamas this past Spring.

Anna Kathryn’s ability to combine technical skill with heartfelt compassion has earned her a reputation for creating remarkably authentic photos. But she acknowledges that the industry is growing.

“Photography is becoming more saturated as technology advances,” she points out. “Everyone has access to a camera now. But it truly is not a competition. There are plenty of beautiful life events to go around. I see a shift toward more raw and authentic poses rather than overly staged shots, and I plan to continue incorporating both styles in my sessions.”

Faith and Family

When Anna Kathryn isn’t working, she treasures time with her loved ones. She and her husband of eight years, Joshua, are proud parents to their two young sons.

“We’re in such a precious and short time in our lives with littles, and we truly strive to soak it up,” she smiles.

“PHOTOGRAPHY HAS GIVEN ME A BEAUTIFUL BLEND OF BEING A FULL-TIME MOM, LOVING PEOPLE WELL, AND MEETING AND ENCOURAGING OTHERS OUT IN THE COMMUNITY. I TRULY LOVE WHAT I DO.”

The Stokes family enjoys the simple joys of life: walks, park days, arts and crafts, baking, and singing songs together. “We love all the aspects of little boys,” Anna Kathryn continues with a laugh. “They keep us on our toes!”

Though her business is thriving, Anna Kathryn makes it clear that her family comes first.

“My business revolves around the demands of motherhood,” she explains. “I’ll never compromise my family for the sake of an income. My heart is behind my work, but my family is my ‘why.’ They’ll always be my first priority.”

“But I’m so blessed to have a career that allows me to love and serve people while still being there for my family,” she adds.

Faith continues to be a cornerstone in Anna Kathryn’s life. In addition to her client work, Anna Kathryn uses her skills to serve her local church, Mosaic Church in Ocean Springs, by documenting baptisms, worship services, and events. “I also volunteer with my church in student ministry. My faith plays such a big role in how I treat people and approach my work. Photography is a gift, and I pray I am able to steward it well in all facets of life,” she acknowledges.

On The Horizon

Looking ahead, Anna Kathryn is gearing up for another busy Spring 2025 season of weddings and graduations. Regardless of how hectic her schedule becomes though, she will remain grounded in her faith and motivated by her mission to serve.

“Photography has given me a beautiful blend of being a fulltime mom, loving people well, and meeting and encouraging others out in the community. I truly love what I do,” Anna Kathryn beams.

“At the end of the day, there are plenty of photographers that have stellar equipment and skills in the area,” she concludes thoughtfully. “But people choose their photographer based not only on an Instagram feed, but on personality and experience, and I love that — being chosen for being me and the experience I am able to provide. To God be the glory.”

WELLS Jennifer

HARPER REALTY, LLC

The Three C’s

For Jennifer Wells, there are three words and phrases that accurately portray her journey in real estate: community, connection, and consistent communication.

Community

From community college to making an impact in her local community, the word ‘community’ has always been one of the most important in Jennifer’s life.

Growing up in Pascagoula, Jennifer graduated with honors from Pascagoula High School and later enrolled at Mississippi Gulf Coast Community College, where she studied accounting.

She later went on to manage two Rent-A-Center locations, in Gulfport and Pascagoula, where she worked for 15 years.

After purchasing her first home in 2015, Jennifer quickly developed an interest in real estate, which soon translated into a career change. “I became a real estate agent because I wanted to make a meaningful difference in my community,” she shared.

“I realized that by guiding individuals and families through one of the most significant decisions of their lives, I could help them create a better future,” Jennifer described. “Every transaction represents a story, a fresh start, or a long-awaited goal. Beyond helping people find the right home, I saw an opportunity to contribute to the growth and vibrancy of my community.”

At home, Jennifer’s community is made up of her wife and two dogs.

“I recently got married to my beautiful wife, Amber, on 04/04/2024. She is a wellness nurse at Singing River Hospital and has worked there for 10 years.

WILSON • PHOTOS BY THOMAS LOVE
“FOR ME, REAL ESTATE IS ABOUT MORE THAN BUYING AND SELLING."

She also serves as a nurse at the Armed Forces Retirement Home in Biloxi on the weekends,” she said proudly.

“We have two fur babies. Phoenix is our 2-yearold Maltipoo. She’s our little baby and is definitely the boss of the house. Penny is our Golden Doodle who is 4-years-old. She is the smartest and calmest dog you’ll ever meet,” Jennifer explained.

Connection

Another word that holds significant meaning in Jennifer’s life is ‘connection’, especially when it comes to the connections made in her real estate career.

One of Jennifer’s most impactful connections was with the realtor who helped her purchase her first home, Marenda Harper. “I wanted to purchase a home, and my mother referred me to her. Come to find out, she worked right next door to me at the time I was still working for Rent-A-Center,” Jennifer recalled.

That same connection ultimately led Jennifer to pursue a career in real estate herself. “After Marenda sold me my first home, we kept in contact and the rest is history,” she said happily.

Jennifer joined the Harper Realty, LLC family in 2022 and has already seen much success in her career. Today, she holds the title of Associate Broker and supervises one of the other agents on their team.

In 2024, Jennifer completed 32 transactions, totaling over $5 million, and has set a goal to surpass that in 2025 with over $8 million. [1] [2] [3]

To add to her real estate success thus far, Jennifer has also earned her fair share of awards and achievements. “I received Top Producer both years I have been licensed with Harper Realty, LLC. I also received my broker’s license after my first year in real estate,” Jennifer shared. “I also feel as if being in Gulf Coast Real Producers is an award in itself,” she added.

Jennifer also finished 2024 ranking in the Top 200 Realtors on the Gulf Coast.

However, to Jennifer, success looks different. “Success is the fulfillment of meaningful goals, the growth gained from challenges, and the positive impact we create in the lives of others. It’s not just about achieving milestones but also about staying true to our values and finding joy and purpose in the journey.” For Jennifer, being part of that journey is “incredibly rewarding”.

The genuine care Jennifer has for her clients is what sets her apart from other realtors. “I take the time to understand their unique needs, dreams, and challenges, ensuring that every decision is made with their best interests at heart,” she explained. “For me, it’s not just about closing deals, it’s about building relationships and being a trusted partner in one of life’s most important journeys.”

note to let them know you’re thinking of them. Building that connection through communication is what turns a client into a lifelong advocate.”

The Place We All Call Home

“Making a difference in my community is at the heart of everything I do. A strong, thriving community starts with helping people find stability, security, and a sense of belonging. That begins at HOME,” Jennifer explained.

Whether it involves guiding families to their dream homes, supporting local initiatives, or simply being a trusted resource, Jennifer is passionate about contributing to the growth and well-being of the Mississippi Gulf Coast.

In the future, she hopes to grow her real estate career even more. “My ultimate goal is to open my own brokerage, where I can build a team of like-minded professionals who share my passion for exceptional client service and community impact,” Jennifer said excitedly. “I look forward to creating a space where we can empower clients, support each other, and make a lasting difference in the industry,” she added.

“For me, real estate is about more than buying and selling. It’s about building relationships, fostering trust, and empowering people to achieve their dreams while strengthening the place we all call home.”

She believes that it is all about the connections you make along the way. “A home is more than just four walls–it’s a foundation for dreams, stability, and connection,” defined Jennifer.

Consistent Communication

There is one more phrase that Jennifer finds to be very important in her real estate career and that is ‘consistent communication’.

She believes that one of the keys to her success thus far has been always keeping the lines of communication open with her clients. “Consistent follow-up and truly getting to know your clients are key to building trust and lasting relationships,” she stated.

Jennifer takes the time to get to know her clients’ goals, preferences, and concerns. “Personalize your communication, listen more than you talk, and show genuine interest in their journey,” she added.

She truly goes above and beyond in terms of communicating with her clients. “Follow up regularly, not just to check in, but to provide value, whether it’s a market update or a simple

A: The top 300 agents in the Gulf Coast Area. We pulled the MLS numbers (by volume) from Jan. 1, 2022, through Dec. 31, 2022, in the MS Gulf Coast market. We cut the list off at number 300, and the distribution was born. For this year’s list, the minimum production level for our group is $5 million in 2022. The list will reset at the end of 2023 for next year and will continue to update annually.

because we don’t know everyone’s story, and we need your help to learn more.

Q: What Is The Process For Being Featured In This Magazine?

A: The process is simple. Every feature you see has first been nominated. You can nominate REALTORS®, agents, affiliates, brokers, owners, or even yourself. Office leaders can also nominate real estate agents. We will consider anyone you bring to our attention

A nomination currently looks like this: Email us at robert.orso@ realproducersmag. com with the subject line “Nomination: (Name of Nominee)” and explain why you are nominating the individual. Maybe the person has an amazing story that we need to tell, or perhaps someone overcame extreme obstacles, is an exceptional leader, has the best customer service, or gives back to the community in a big way. The next step is an interview with us to ensure a good fit, and then we put the wheels in motion for our writer to conduct an interview and for our photographer to schedule a photo shoot.

Q: What Is The Cost To Feature A Realtor®️, Agent, Or Team?

A: Zero, zilch, zippo, nada, nil. The feature costs nothing, my friends, so nominate away! We are not a pay-to-play model. We share real stories of Real Producers.

Q: Who Are The Preferred Partners?

A: Anyone listed as a preferred partner in the front of the magazine is a part of this community and will have an ad in every issue of the magazine, attend our quarterly events, and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One or many of you have recommended every preferred partner you see in this publication. We won’t even meet with a business

that you have not vetted and stamped for approval, in a sense. Our goal is to create a powerhouse network for the REALTORS® and agents in the area and for the best affiliates so we can grow stronger together.

Q: How Can I Recommend A Preferred Partner?

A: If you have a recommendation for a local business that works with top real estate agents, please let us know. Send an email to robert.orso@ realproducersmag.com.
