CHEERING FOR CHARITIES AT THE 14TH ANNUAL FOOD & WINE FESTIVAL
In October, our Affiliate Business Partners hosted the 14th Annual Wine & Food Festival, an evening of celebration, connection, and community impact. The Pinellas office was transformed into a lively casino, where members and guests came together to enjoy games, great food, music, and plenty of fun.
But the true highlight of the night was its purpose. The event raised more than $31,000 to support four incredible local charities - Clothes to Kids, Brookwood FL, Small but Mighty Heroes, and Respect and Remember Foundation. These organizations work tirelessly, often with small teams and volunteer power, to make a big difference across our community. Each will receive an equal share of the funds raised, continuing the tradition of STAR members giving back where it matters most.

State of the Association
ANNUAL MEMBERSHIP MEETING
In September we held our first Annual Membership Meeting as STAR! We reflected on key milestones, unveiled exciting new initiatives, and celebrated the incredible impact of our community. Tampa International Airport CEO, Michael Stephen, joined us as our guest speaker, and National Association of REALTORS® CEO, Nykia Wright, delivered an inspiring video message on the future of our industry, leadership, and education. STAR’s First Independent Audit as a Unified Organization
As your Co-Treasurers, we are pleased to share an important milestone in the evolution of the Suncoast Tampa Association of REALTORS® (STAR). This fall, we completed our first independent Certified Public Accountant (CPA) audit following the merger of our legacy organizations. This audit covered the combined financials of the association, and our related entities, marking the first full review of STAR’s unified operations.
WHY THIS AUDIT MATTERS
With the merger came the responsibility to integrate financial systems, controls, and reporting across multiple legacy structures. Conducting an independent audit during this transition was not only good governance, it reaffirmed our commitment to accuracy, transparency, and the long-term financial health of STAR. An audit is the highest level of financial review available to nonprofits. It provides assurance to our membership, leadership, and external partners that STAR’s financials are presented fairly and that our internal controls are functioning effectively.

• STAR’s financial statements accurately reflect the organization’s financial position.

• Further refinement of internal control procedures as STAR expands programs and services
• Annually do a full review of all our Professional and Liability Insurance Policies, including our employee dishonesty bond, Directors and Officers liability insurance
• Internal controls with our internal accounting staff and outside CPA
• Financial and Investment Policies and procedures
• Review assets protection and subsidiary operations with our legal council
These improvements reflect our commitment to responsible growth and prudent financial management.
TRANSPARENCY
STAR will continue its practice of annual independent audits, reinforcing our obligation to safeguard member dues, protect reserves, and maintain accountable financial operations. Transparency is one of our core values, and this audit is an essential part of that promise.

FROM FIG COOKIES (MAYBE), TO FLORIDA FRONTIERS

Like many Floridians, Charles M. Roser’s story began in the Midwest. He was born in 1864 in Elyria, Ohio and relocated to St. Petersburg in 1910 after amassing a fortune in a variety of businesses including cheese, candy, and baked goods - most notably a fig-filled cookie that some credited as the original Fig Newton. Legend has it that Roser sold Nabisco the rights to his fig cookies for 1 million dollars, over 34 million in today’s dollars. This certainly would have provided the cash to acquire acres of land in St. Pete.
C.M. ROSER REAL ESTATE AND THE FOUNDING OF ROSER PARK
Roser established C.M. Roser Real Estate on the 600 block of Central Ave, then lead the construction of the Palm and Poinsettia Hotels, the Mound Park Hospital nurses’ home, and the first Mercy Hospital facility for Black residents. A year after he made the move to St. Pete, he began acquiring parcels of land along Booker Creek. The land was used as citrus groves and the locals were skeptical that he’d be able to turn the “mud hole” into a neighborhood. Roser Park turned out to be the first subdivision developed outside the city limits. It featured brick-paved streets, which were very rare and expensive at the time, and all the modern conveniences of city living.

HOW A MIDWEST ENTREPRENEUR HELPED SHAPE ROSER PARK, ANNA MARIA ISLAND, AND THE FUTURE OF FLORIDA REAL ESTATE.
In our last issue, we featured the historic Roser Park neighborhood in St. Petersburg that was founded by Charles M. Roser in the early 1900s. Let’s learn a little more about one of our area’s most impactful figures in real estate.

sidewalks, granite curbs, and retaining walls. Roser also contributed land for parks and a school, and even donated his own home to serve as the centerpiece of the growing community. Architecturally, Roser Park emerged as a vibrant showcase of design, blending Craftsman, Prairie, Neoclassical, Colonial Revival, Mediterranean Revival, and Tudor influences into a distinctive neighborhood character that preservationists continue to celebrate today. In 1998, it earned a place on the National Register of Historic Places for its significance in community planning, architecture, and landscape design.
CITY STREETS AND SANDY SHORES

Charles Roser didn’t just pursue real estate development in the city, he also set his sights south of St. Pete on Anna Maria Island. Roser connected with George Wilhelm Bean, the son of the first permanent resident on the island, to form Anna Maria Beach Company. In 1913 Roser built the first church on the island and named it the John and Caroline Roser Memorial Chapel, as the chapel was a dream of Charles’ father. Now known as Roser Church, it still hosts services to residents and visitors alike. Roser and Bean developed the streets and laid the foundations for the area to be developed.
Charles Roser died in 1937, yet his impact lives on. Both Roser Park in St. Pete and Anna Maria Island remain thriving historic communities. Through his combination of entrepreneurship and philanthropy, he established foundations that continue to influence generations today. And the cookies aren’t so bad either.

Article 12: Your Reputation Depends on It
Article 12 of the REALTOR® Code of Ethics may be just one short paragraph, but it carries a powerful message. It’s the article most often cited when ethics complaints are filed against a member of STAR.
Article 12 states that “REALTORS® shall be honest and truthful in their real estate communications and shall present a true picture in their advertising, marketing, and other representations.”
In today’s world, “advertising” goes far beyond yard signs and print ads. It includes social media posts, websites, blogs, email campaigns, and even video content. Whether you’re sharing a listing on Instagram, promoting your business on Facebook, or sending a market update to clients, Article 12 reminds you to always present information accurately and clearly.
Most Article 12 complaints arise from misrepresentations, whether they are intentional or not. We most often see complaints involving:
• Listing photos or descriptions that exaggerate a property’s condition or features.
• Misleading language about professional experience or production (“#1 Agent” claims without verification).
• Improper branding or advertising another agent’s listing without permission or proper credit.
• Advertising a property for sale or lease without the authority of the owner or a listing broker.
It’s easy to overlook small details that can become big issues. The key is to review everything you publish with a “true picture” mindset. Ask yourself: Would the public be misled by this post, headline, or image? Is it clear who I am and what role I play in this transaction?
Before your next post or ad goes live, take a moment to double-check it and ask yourself if its compliance with Article 12. If not, and a complaint is filed against you, you could face a fine anywhere from $250 to $1,500.
The Code of Ethics exists to protect both REALTORS® and the public by ensuring professionalism and trust. Upholding Article 12 doesn’t just keep you in compliance, it reinforces your credibility and strengthens the REALTOR® brand as a whole.

Legal Organization Made Easy

Getting legally organized might sound as fun as watching paint dry, but trust me, it’s crucial! Here’s how you can avoid that chaos and get your legal ducks in a row:
Step
1: Make a Plan
First things first, plan. Just like you wouldn’t build a house without blueprints, you shouldn’t tackle your legal affairs without a roadmap. Schedule time on your calendar to sit down and think about what you need to organize.
Step
2: List Your Assets and Liabilities
Create a comprehensive list of all your assets (bank accounts, real estate, investments, etc.) and liabilities (mortgages and loans). This will help you see the big picture and ensure nothing gets overlooked.

3: Designate Beneficiaries
Make sure you’ve designated beneficiaries for your accounts and policies. This step is often overlooked but is essential for ensuring your assets go where you want them to.
Step 4: Choose Your Fiduciaries
Decide who will be in charge if you become incapacitated or pass away. This includes your executor, trustee, power of attorney and healthcare agent. Choose wisely—this person will be handling your affairs when you can’t.
Step 5: Organize Your Documents
Keep all your important documents in one place. This includes wills, trusts, powers of attorney, insurance policies and financial statements. Make sure your family knows where to find these documents. You don’t want them playing detective while dealing with an emergency.
Why It’s Important
Being legally organized ensures that your wishes are followed and reduces stress for your loved ones during
difficult times. It also helps prevent legal battles and ensures that your assets are distributed according to your wishes.
So, stop lying to yourself! Get organized now to avoid the “liar, liar, pants on fire” scenario later. Your future self (and your family) will thank you for it!

Pinellas County Flood Disclosure
ESSENTIAL FLOOD FACTS FOR REAL ESTATE PROFESSIONALS
Save your clients money and boost your community’s appeal. By disclosing flood risk and insurance requirements, you can help earn valuable Community Rating System (CRS) credits. These credits offer significant flood insurance premium discounts for you and your clients. The CRS is a national program that provides businesses and residents flood insurance premium discounts. Unincorporated Pinellas County is a Class 2 CRS rating, which equates to a 40% discount off actuary NFIP insurance premiums. Most communities participate in the CRS Program. To find the discount for your community visit fema.gov/floodinsurance/work-with-nfip/communitystatus-book.
DID YOU KNOW?
A community’s CRS Rating is partly determined by how well it provides flood map information and informs its residents and professionals, such as yourselves, about the flood information services offered.
Visit floodmaps.pinellas.gov for a library of flood map apps with valuable flood information including:
• FEMA Flood Insurance Rate Map (FIRM) information, such as flood zone and Base Flood Elevation (BFE)
• Pinellas County Floodplains and Floodways
• Elevation Certificates submitted to Pinellas County
• Flood depth information, such as potential storm surge depths
• Evacuation zones, routes and shelters
• If the property is in a Coastal Barrier Resource System (CBRS)
• Information about areas, such as wetlands, that are protected because of their natural floodplain functions of storing and removing pollutants from floodwaters.
• And more.
Flood insurance is mandatory for federally backed mortgages on buildings located in a FEMA Special Flood Hazard Area (SFHA). There is a 30-day waiting period before coverage goes into effect, so don’t delay!
There is at least a 1-in-4 chance of flooding during a 30-year mortgage if your property is in a FEMA SFHA.

FLOOD DISCLOSURE AND MAP TRAINING
Equip yourself with the tools and knowledge to advise your clients about flood risk and insurance requirements for properties. Offered twice a year, these trainings, which provide CECs, are available to all STAR members and include information from the Property Appraiser’s Office. Sign up through the STAR calendar.
