As we move into the heart of summer, I’ve been reflecting on what it truly means to serve. This isn’t just a season to chase closings, it’s also a season to get grounded in purpose.

For us as REALTORS®, service is more than a job description. It’s a calling. We guide people through some of life’s biggest decisions. We help them plant roots, build wealth, and create space for their families to grow. That kind of impact doesn’t come from locking a door or writing a contract. It comes from showing up—fully, faithfully, and consistently.

At STAR, we’ve made service our foundation. From advocacy efforts in Tallahassee and Washington D.C., to new educational opportunities and community outreach, we’re focused on equipping you to serve your clients and communities with excellence. This past quarter, our leadership team has worked diligently to ensure you have access to the tools, resources, and representation you need—because we know your success is our mission.

This fall, keep an eye out for more ways to get involved: leadership development programs, networking events, charitable initiatives, and collaborative spaces where ideas

and relationships can grow. Whether you’re a seasoned pro or just finding your footing, you belong here. And when we serve each other, we all rise.

I know the market has its moments—some exciting, some exhausting. But I’m constantly reminded that we’re in this together. If you’ve been thriving, lift someone else up. If you’ve been struggling, don’t be afraid to lean on your STAR family. Our association isn’t just an organization, it’s a fellowship.

Here we are, at the end of summer. At least, that’s what the calendar says, but it’s obvious the person who does that calendar has never been to Florida! We still have several months of jacket-free weather left to enjoy!

As people up north begin to see leaves falling, those who are able to do so begin thinking of coming back down to Florida to enjoy our “winter.” Many times these folks also began to think of possibly buying a home or a condo here.

Recently the governor signed a few bills that may help make condo living a bit more affordable. One bill that was passed extends the time limit for milestone and SIRS studies to be completed. There are also provisions which permit condo boards to obtain lines of credit for condo maintenance accounts, which should allow them to begin considering lowering monthly maintenance fees for owners. If boards are able to make use of this mechanism, it is possible that’s some condo owners may hold off on selling. That in turn may lower inventory, which will help to stabilize, or perhaps even raise prices out of the basement for owners still wanting to sell.

On another front, STAR continues the lengthy process of merging two great associations into one even greater one. As anyone knows who has been involved in an activity similar to this, first steps are the greatest and most difficult to accomplish. As time goes on, there is an opportunity to look

at smaller and smaller details, to either modernize or make them consistent with each other. For example, the combined boards have chosen a single executive committee for 2026, and elections will soon be held for the remaining director positions. Please make sure to vote when the elections are held!

REALTOUR AT METRO LAGOONS

In May, members toured Epperson and Mirada, two of Metro Development Group’s most innovative communities. Mirada’s 15-acre lagoon—the largest in the country—was a highlight of the visit, showcasing the scale and creativity of the development. Members also toured a variety of surrounding model homes, connected with expert builders, and gained insights into real-time buyer trends, experiencing firsthand what makes these communities some of the most forward-thinking in the nation.

“Mindy Rovillo has called Florida home since the age of five and proudly considers herself a native Floridian. She earned her degree in Interior Design from Florida State University before relocating to the Tampa Bay area in 2000. There, she became a Partner and Co-Owner in the development of the real estate data platform now widely known as IMAPP, Inc.

With over 30 years as a licensed Real Estate Broker, Mindy has built her career specializing in residential sales, property management, and leasing. She is a graduate of the District 6 Leadership Institute and has dedicated countless volunteer hours to the Pinellas Realtor Association, where she has held numerous leadership positions, including 2016 President. PINELLAS COUNTY

HISTORIC ROSER PARK: WHERE ST. PETE’S STORY BEGINS

JUST SOUTH OF DOWNTOWN ST. PETERSBURG, Historic Roser Park is a 270 acre neighborhood that proudly preserves the charm of the city’s early days. Established in the 1910s by developer Charles Roser* from Ohio, this lush, hilly (rare for Florida!) enclave quickly became one of the area’s most desirable addresses. With its bricklined streets and picturesque views of Booker Creek, Roser Park stood out from the typical Florida flatlands. It is on the National Register of Historic Places and became the city’s first local historic district in 1998. The neighborhood features a 28-marker outdoor museum describing the neighborhood's attributes and history. Today, Roser Park remains a quiet gem that bridges St. Pete’s past and present, offering a rare glimpse into the city’s original vision of beauty and community planning. While you won’t find high-rises or major residential towers here, the neighborhood is experiencing a quieter kind of revitalization—focused on the restoration of historic homes and small-scale, architecturally compatible infill projects. Renovations and additions are thoughtfully designed to preserve the neighborhood’s historical integrity, making Roser Park especially appealing to buyers who value character, community, and a deep connection to St. Pete’s history.

MONTROSE AT INNISBROOK: A FRESH ADDITION TO NORTHERN PINELLAS

HILLSBOROUGH COUNTY

FROM PERU TO RIVERVIEW: A HIDDEN CHAPTER OF HILLSBOROUGH’S HISTORY

BEFORE IT WAS KNOWN AS RIVERVIEW, Peru was a quiet area of 5,878 acres on the south bank of the Alafia River at what is now US 301 and Balm-Riverview Rd. Pronounced "Pe-Roo", Peru was a native name meaning 'straight part of the river'. Settled in the 1840s by Benjamin Moody with the goal of raising cattle, this early community thrived as a small riverside village with trading posts, citrus groves, and steamboat traffic connecting it to Tampa. Around 100 years after its establishment, Riverview overtook Peru on maps and in local identity. Today, few traces of the original name remain, but its legacy lingers in historical records and the memories of the descendants' longtime residents. One of the most significant changes in Riverview today is its rapid residential and commercial growth—driven by a booming population and its proximity to Tampa. According to county officials, Riverview saw an 81% increase in population and a 97% increase in jobs between 2010 and 2024. The momentum is expected to continue, with projections showing a 19% rise in population and a 39% increase in employment through 2025.

APOLLO BEACH’S WATERFRONT JEWEL

LAUNCHED IN 2024, HEMINGWAY ESTATES is a luxury enclave where each home is nestled along the canals of Apollo Beach, just off Apollo Beach Blvd. Made up of single-family homes, it's one of the last new waterfront developments in Hillsborough County with access to Tampa Bay.

PASCO COUNTY

HISTORIC OLD SAINT LEO: BIRTHPLACE OF PASCO COUNTY’S FIRST TOWN

IN EASTERN PASCO COUNTY, the heart of Old Saint Leo surrounds the original center of the town formally incorporated in the late 1800s, making it the oldest municipality in the county. Judge Edmund Dunne established the area as a Catholic colony in 1881, leading to the formation of Saint Leo Abbey and Holy Name Priory in 1889. That same year what's now known as Saint Leo University was founded, becoming Florida’s oldest Catholic college. Today, Saint Leo spans 858 acres and remains home to a mix of historic institutions and vibrant local businesses. Proud of its heritage and rural charm, the town continues to blend tradition, education, and community. The largest real estate development in the surrounding area is Two Rivers—a master-planned subdivision set to include 8,000 residences upon completion. Designed with lifestyle in mind, Two Rivers will feature pools, playgrounds, a community center, and a private golf course, offering a modern contrast to the timeless character of Old Saint Leo.

ANGELINE: PASCO’S CUTTING EDGE COMMUNITY EMERGES IN LAND O’

LAKES

OCCUPYING OVER 6,000 ACRES between SR 52 and Ridge Rd. in central Pasco County, Angeline has been known as a 'city in the making' and will include approximately 7,500 homes. It features Pasco's first community farm, a café and market, over 3,600 acres of preserved green space, will grow to have 100 miles of walking trails, and eventually a 5-acre lagoon. Angeline promises wellness-centric and forward-thinking living in the heart of Pasco County.

WHEN IT COMES TO OPEN HOUSES, no one knows what works like the agents who host them with positive results. We asked our members to share the creative strategies that help them stand out—and close deals.

CONTRIBUTORS:

SET THE SCENE: SENSORY DETAILS THAT SELL

First impressions happen fast, and buyers rely on all five senses when walking through a home.

• Play light instrumental background music or an appropriate soundscape to create a welcoming, unhurried vibe.

• Choose the right scent - go for a clean, relaxing aroma that evokes a hotel or spa.

• Clean, clean, clean - a freshly pressure-washed exterior and spotless interior show that the home has been well cared for.

• Eliminate pet odors and distractions - remove pets and any lingering smells before the open house.

GUIDE THE EXPERIENCE AND SELL THE LIFESTYLE

Instead of a simple walk-through, help buyers experience what it feels like to live in the home, which will help them connect emotionally.

• Create "moments" in each room such as an open book, blanket, and mug in a nook near a window to invite daydreaming, or stage a homework or crafting zone in a bonus room to speak to young families.

• Activate the outdoor spaces to make it feel like a staycation by styling the pool area with beach towels, upbeat music, and offer cold drinks, or set up a bistro table with coffee mugs on the patio to suggest slow mornings.

• Tap into local flavor by serving refreshments from nearby businesses with signage that subtly reinforces the lifestyle: "Cold brew courtesy of ABC Café, just 3 blocks away!"

• Sell the surroundings by displaying trail maps, dog park flyers, or paddleboard gear in a mudroom or garage.

TURN NEIGHBORS INTO ADVOCATES

Your seller’s neighbors can be powerful allies in generating interest and spreading the word.

• Knock on doors the day before to personally invite neighbors to the open house. It’s a great opportunity to create goodwill and potentially uncover leads - they may have friends or family looking to move nearby.

• Host a neighbors-only preview. Offer them a sneak peek 30 minutes before the public open house. It feels exclusive and gives them a chance to ask questions or share feedback that may assist you during the public open house.

• Hand out flyers or postcards with open house details. Include a note like “Know someone who’d love to live nearby?” to encourage sharing.

• Leverage neighborhood Facebook groups or Nextdoor. A quick post about the upcoming open house can reach hyper-local audiences who are already invested in the area.

For one agent, more than half of their business in their first year came directly from open houses—and not because of elaborate spreads or fancy décor. Early on, Candice Kelly realized the real value was in the connections. One memorable moment came during a beach property open house when she forgot to bring listing info sheets. Thinking on her feet, she pulled up the info on her phone, saved it as an image, and texted it to each guest. Not only did it solve the problem, but it also gave her a reason to collect phone numbers—turning a potential mishap into a smart lead capture strategy. From then on, she made that tactic a standard part of her process. Today, with tools like OneHome and other apps, it’s

even easier. Save the link to the property, offer to text it to visitors, and you’ve got a natural and authentic way to stay in touch. “People don’t like signing in,” she noted. “But they’ll take a text with helpful info—and now you’ve got their number, and they've got yours.”

Especially for newer agents, the focus can often be misplaced. Spending money on charcuterie boards or branded balloons rarely offers a return. What does make an impact? Deep knowledge of the home and neighborhood, the ability to communicate clearly, and making real connections. One of Candice's first listings was a FSBO —secured by simply knocking on the seller’s door. That one seller and the open house she did for his home led

to nine sales over the next three years.

The key? “Listen more than you speak,” she shared. “This industry is built on connection. People work with you because of how you make them feel.” Showing up early, dressing professionally, being prepared with details about surrounding properties— all of it contributes to that impression. Even during the pandemic and when properties were flying off the shelves, Candice held safe, timely open houses that allowed sellers visibility and created meaningful client conversations.

The lesson? Open houses aren't about perfection—it’s about presence. And when done right, it can launch a career.

How to Get an A+ on Your Financial Wellness Report Card

AH, THE GOOD OLD DAYS of report cards and the thrill (or dread) of seeing those grades. While we may not be back in high school, getting an A+ still counts, especially when it comes to your financial wellness. So, how do you ace your Financial Wellness report card

1. Do Your Homework: Budgeting

Remember those nights cramming for exams? Well, budgeting is your financial homework. Create a budget that tracks your income and expenses. Use apps or good old spreadsheets to keep everything in check. Think of it as your financial syllabus – follow it, and you’ll pass with flying colors.

2. Attend All Classes: Regular Financial Check-Ups

Skipping class was fun until you missed a pop quiz. Similarly, regular financial check-ups are crucial. Review your bank statements, investment portfolios and credit reports. Schedule these check-ups like you would a dentist appointment –nobody likes them, but they’re necessary.

3. Extra Credit: Emergency Fund

Extra credit projects were a lifesaver in school. In the financial world, your emergency fund is that extra credit. Aim to save at least three to six months’ worth of expenses. This fund will keep you from failing when unexpected expenses pop up.

4. Group Projects: Estate Planning

Group projects taught us the value of teamwork. Estate planning is your financial group project. Work with an attorney to draft a will, set up trusts and designate beneficiaries. This ensures your assets are

7. Stay Out of the Principal’s Office: Legal Compliance

No one wants to be called to the principal’s office. Ensure you’re compliant with all legal requirements, especially in real estate and estate planning. Keep your property deeds, titles and legal documents up to date. This keeps you out of legal trouble and ensures smooth transactions.

8. Get a Tutor: Professional Advice

Sometimes, we all need a little help. Don’t hesitate to seek professional advice from financial planners, accountants and attorneys. They’re your financial tutors, guiding you to that A+.
