This year, we turned a bold page in our story. As the newly unified Suncoast Tampa Association of REALTORS® (STAR), we stepped into a future that’s brighter, stronger, and more connected than ever.
Since our 2024 merger, 2025 has been the year we truly became one. With our brand identity complete, STAR now shines as a united force—serving members and communities across the region with innovation, collaboration, and heart.
This report shares how we’ve aligned our operations, elevated member services, and built a foundation for STAR’s legacy. Together, we’ve embraced change, honored our values, and set our sights on an inclusive, inspiring future in real estate.


A year of unity, growth, and purpose
Looking Back with Gratitude
As I look back on 2025, the thing that stands out most is how we’ve continued to grow and work together as one unified association following our merger.
One of my favorite moments this year was our Unity Bash at the Motor Enclave. It wasn’t just a party; it was a celebration of everything we’ve accomplished together. Our Board of Directors is committed to finding new ways to connect with every part of our membership, so everyone feels included and valued.
Advocacy That Makes a Difference
This year brought some important advocacy wins for STAR. We strongly supported the REALTORS® Political Action Committee (RPAC) and took part in Great American REALTOR® Days in Tallahassee, as well as the REALTOR® Legislative Meetings (RLM) in Washington, D.C. Being there in person, speaking up on behalf of our profession and the clients we serve, reminded me just how much impact our collective voice can have.
These efforts go far beyond real estate; they protect the communities we live in and the property rights we all value.
Growing Together
Education has remained one of our biggest priorities. We’ve offered a wide range of classes, designations, and certifications, all at affordable prices, to ensure professional development is within reach for every member.
And the results speak for themselves. STAR has continued to grow at an incredible pace, adding more than 200 new members every month. That growth tells me we’re offering real value to our members and that our association is a place REALTORS® want to be.
When we grow together, we all get stronger.
Challenges We’ve Overcome
Like any year, 2025 had its challenges. One of the biggest was getting official approval from the National
Association of REALTORS® for our name, the Suncoast Tampa Association of REALTORS®. After a lot of persistence and careful conversations, we finally received approval without objections from neighboring associations. It may just look like a name on paper, but to us, it’s a big part of our identity and the brand we’re building for the future.
Leading with Others
Serving alongside my co-President, Tom Steck, and our co-CEOs, Jason Outman and David Bennett, as well as the entire Executive Committee, Board of Directors, and Association Staff, has been an incredible experience. We’ve had to pivot, adapt, and sometimes compromise to keep moving forward.
It’s been an honor to represent STAR beyond our local area, traveling to other states and countries to connect with REALTOR® leaders around the world. No matter where you go, the REALTOR® spirit is rooted in service, integrity, and community.
Looking Ahead
As we head into 2026, my goal is simple: keep building unity while giving more attention to our legacy regions. Every area we serve has its own unique story, and I want to make sure each one is recognized and celebrated.
A Final Thought
In my inaugural speech, I shared the serenity prayer, and I’d like to close the year with it again. It’s a reminder that while we can’t control everything, we can control how we show up, how we work together, and how we serve.
So, as we step into the new year, I encourage you to keep planting seeds. Trust that the harvest is coming, and when it does, we’ll celebrate together.

Weathering the storm, ready for what’s next
To say that the last 12 months have been eventful would be an understatement! As we all know, the combination of persistent mortgage rates, insurance challenges, and last fall’s twin hurricanes created a perfect storm for a tough market.
I’m reminded of those cartoons where a lure is dropped into the water, and at a certain depth, all the fish circle. This year, it’s not uncommon to see a property listed for months with little to no interest, only to see a sudden surge in showings after a couple of price reductions. Some of the recent sales statistics that show closings within a few percentage points of the list price may not entirely reflect the full picture, especially if multiple price cuts were involved before the sale.
I’ve heard members mention spending hours without speaking to a serious buyer or seller, a reality many of us know too well. While we’re certainly not in a market like the early days of COVID, where the only thing to do was take classes online, we do find ourselves with moments that present the opportunity to sharpen our skills. Whether it’s through STAR’s professional development programs or exploring the wealth of resources available online, it’s a great time to grow in our careers.
Looking ahead, I’m optimistic about what’s to come. While the market has presented challenges, we know that we’re resilient, and the next year will bring new opportunities for growth. Let’s continue to adapt and stay focused on what we can control, knowing that brighter days are ahead!

STAR members do more than help clients buy and sell homes, they invest in their communities. Nearly 70% volunteer monthly, and together we’ve contributed nearly a quarter million dollars to support families, schools, and neighborhoods in need. One act of service at a time, we’re building stronger communities. Here are some of the organizations STAR and our members proudly supported.


















STAR members rolled up their sleeves to make a difference—cleaning roads with Keep Pinellas Beautiful and Keep Tampa Beautiful, hosting REALTORS® Rise and REALTORS® Care drives for Metropolitan Ministries, hosting a STAR Waterways Cleanup to benefit Clothes to Kids, and helping neighbors recover through Hurricane Helene cleanup efforts. Together, we turned service into lasting impact.

STAR earned NAR’s Diamond Commercial Services Accreditation, recognizing our commitment to outstanding commercial services and member engagement.
Super neighbors
Members Stephanie Poynor and James Adair were honored by Congresswoman Kathy Castor as “hurricane heroes” for leading recovery efforts in their neighborhoods.
FR secretary
Past President Cyndee Haydon was elected to the Secretary position on the Florida REALTORS® Board of Directors and continues to advocate for stable, affordable insurance policies.
Power briefing
Member Jack Rodriguez hosted a quarterly meeting with Rep. Kathy Castor, fostering direct dialogue on key legislative and market issues.

Future leaders
Board members Ollie Green and Mark Middleton were accepted into the 2025 Florida REALTORS® Leadership Academy, a year-long program building leadership skills and industry impact.




Phenomenal fundraising
Candice Kelly was named 2024 PAC Innovator of the Year for her leadership in launching the successful DareOke event and driving RPAC support during STAR’s merger.
FR district 6 Vice President
Past President Manuela Hendrickson was installed as FR District 6 Vice President, connecting our region’s associations with statewide initiatives.

Local leaders
Mindy Rovillo was elected 2025 Treasurer and Katherine Sakkis Vice President of the Women’s Council of REALTORS® Florida.
RPAC hall of fame achievements
Susanna Madden and Jack Rodriguez reached $50,000 in RPAC contributions. Fred Hintenberger, Senior Vice President, achieved $75,000. Thank you for supporting and protecting real estate.

Only A REALTOR® Consumer Campaign Our Market
In November 2024, we launched a consumer marketing campaign emphasizing that "Only a REALTOR®" is the true real estate expert and are as invested in their clients' future as they are. The campaign ran across Google Search, Facebook, Instagram, display ads, and connected TV. The numbers below reflect the full campaigns data resulting in excellent engagement and a broad reach within our target audience.
