Selling During the Holidays 10 Strategies for Holiday Listings by Tracy Wisenski

The holiday season is traditionally slower than the peak selling season of summers, but that does not mean that homes don’t sell over the holidays. If your seller is considering listing during the holiday season, consider following these helpful strategies: 1. Lower inventory means less competition. There are fewer sales over the holidays, but there are also fewer listings. Fewer listings means less competition. There are traditional buyers looking for homes over the holidays, as well as snowbirds and vacationers visiting Florida. Decreased inventory of homes for sale give holiday listings an edge. Keep this in mind for your marketing strategies. 2. Staging and Decorating. Instruct your sellers to prepare the home for listing by decluttering, cleaning and staging first, just like you would any time of the year. Pay special attention to paring down items, because decorations can easily lead to a cluttered feel. Then, decorate! Sellers should exercise moderation but deck the halls for a cheerful and homey look. Use decorations to highlight some of the home’s features like the fireplace mantel, bay window and front porch. Be careful not to overdo it! Less is more.
