For the first quarter of 2025,fewer properties sold in Ocean City,NJ compared to the first quarter of 2024.A total of 116 properties sold between January 1st and March 31st.These included all residential single-family homes,condominiums,multi-family dwellings,commercial and vacant land property.The reported 2025 first quarter properties sold were 13.4% fewer than same period last year when 134 properties sold.
The median sold price was significantly higher for the first quarter of 2025.There was a substantial increase of 24.5% from the same period last year with 2025 reporting the median sold price of $1,244,000 versus $999,999 in the first quarter of 2024. The chart below tracks total properties sold in the first quarters 2020 through 2025.
The total sold volume in Q12025 was $174,063,199.This was a 7.3% reduction as compared to Q12024?s $187,844,296 total sold volume.
Single-family home sales held steady during the first quarter of 2025 with 37 homes sold.Last year?s first quarter also reported 37 single-family homes being sold.
Although there was a parity in single-family homes sold in the first quarters of 2024 and 2025,the median sale price shows an impressive 35% increase in 2025 over the same period last year.First quarter 2025 median sale price was $2,100,000; first quarter 2024 was $1,555,000.
Single-family homes in Ocean City continue to be very desirable.Total sales volume in the first quarter of 2025 was $83,824,000,representing a 15.71% increase over first quarter of 2024?s sales volume of $72,475,999.

Twelve fewer condominiums sold in the first quarter of 2025 resulting in a 13.6% decline in condominiums sold compared to the first quarter of 2024.In Q12025, 76 properties sold; in Q12024 88 properties sold.
In Q12025 the median condominium sale price increased 12.3% over Q12024. In the first quarter of 2025,the median sale price was $977,450 as compared to the first quarter of 2024 median sale price of $870,000.
The total condominium sales volume of Ocean City in the first quarter of 2025 is 11.3% less than the same period in 2024; $85,740,199 in Q12025 versus $96,657,797 in Q12024.
