In the second quarter,April 1st through June 30th,the total properties sold increased by 42.4%.In 2024 total properties sold were 139 as compared to 198 in 2025.
The median sale price increased by 17.5% from the second quarter of 2024 as compared to the same period this year. The median sale price in 2024 was $915,000.The median sale price in 2025 was $1,075,000.
The total sold volume for the second quarter reported an impressive 64.6% increase over the same period in 2024.Total sold volume in 2024 was $164,107,864 versus $270,075,199 in 2025.

Year-to-date,the overall Ocean City real estate market improved as compared to the same period prior year. Last year a total of 273 properties sold between January 1st and June 30th as compared to 323 in 2025,an increase of 18.3%.
The median sale price also showed an increase over last year.In 2024 the median sale price was $962,500 and in 2025 the median sale price was $1,100,000.This is a 14.3% increase over last year.

A total of 45 single-family homes sold in the second quarter of 2025 This was a 73 1% increase over the 26 homes sold in the second quarter of 2024.
The median sale price of $1,700,100 in the second quarter of 2025 was a 24.9% decrease over the same period last year when the median sale price was $2,265,265.
The second quarter of 2025 reported a total sold volume of $107,646,100.This represents a 71.3% increase from the second quarter of 2024 total sold volume of $62,832,531.

The year-to-date total through June 30th sold volume of $194,400,100 rose 43.7% from the same period last year?s reported figure of $135,308,530.

In the second quarter the condominium market showed a 39.2% increase in the total properties sold as compared to the second quarter of 2024.A total of 102 condominiums sold in Q2 2024 versus 142 during the same period of 2025.
The median sale price rose by 10.1% from second quarter 2024 to second quarter 2025.In 2024 the median sale price was $851,550; in 2025 the median sale price was $937,500.
In the second quarter of 2024,the total volume sold was $94,449,333.In the same period of 2025,the total volume sold was $152,656,099,a 61.6% increase.
