OCTOBER MARKET REPORT

MONTH VS. MONTH SALES AS OF OCTOBER 31, 2025

YEAR-TO-DATE SALES AS OF OCTOBER 31, 2025

October was a record-breaking month for the Nantucket real estate market. The total dollar volume for October was $362M, representing a 53% increase from October 2024, making this month the 2nd largest in terms of dollar volume in Nantucket’s history. Month to month, transactions were up, increasing from 53 last October to 63 this month, an 18.9% increase. After another strong month, 2025 remains on pace for $1.7B in total dollar volume. Year to date for 2025, total dollar volume sits at $1.44B, up 28.8% from the $1.12B recorded by this time last year. Transactions are also green for 2025, up 27% from the prior year. Historically, September and October are the most active months for real estate transactions on the island. It will be very interesting to see how the current strength in our market plays out as we approach year-end.

Toward the end of the summer, we started to see a significant uptick in $10M+ transactions. This trend has continued ever since, and October was no different. Year to date, we have seen 26 transactions over $10M, which is the highest we have seen in a calendar year, and we still have two months to go in 2025. In October, there were 9 $10M+ transactions:

2025 continues to show strength. At this current pace, the 2025 Nantucket real estate market will end with about $1.7B in total dollar volume. Assuming these figures hold, 2025 would be the 3rd largest year by dollar volume in Nantucket’s history.
