August was an excellent month for the Nantucket real estate market. August total dollar volume was $181.1M, a 47.6% increase from August 2024, making this month the largest August in terms of dollar volume in Nantucket’s history. Month to month, transactions were essentially flat, slightly increasing from 29 last August to 30 this month, a 3.4% increase. After another strong month, 2025 remains on pace for nearly $1.5B in total dollar volume. Year to date for 2025, total dollar volume sits at $796.1M, up 21.7% from the $654.2M recorded by this time last year. Transactions are also green for 2025, up 27.8% from the prior year. Historically, September and October are the most active months for real estate transactions on the island. It will be very interesting to see how the current strength in our market plays out this fall.

TRENDS & TRANSACTIONS
This year, there has been a noticeable shift toward lower-end and mid-range sales, resulting in year-overyear declines in both average and median sales prices. However, August saw a resurgence in the $10M+ segment, which brought these averages back in line with those of 2024. This month, we saw four separate transactions close for over $10M, two of which closed for north of $15M. Of these transactions, Great Point Properties represented three, detailed below:
• 110 Main Street - $11,250,000
• 14 Bassett Road - $16,434,000
• 86 Pocomo Road - $26,500,000
YTD average sales price currently sits at $4.19M, compared to $4.2M prior, while YTD median sales price is $3.02M vs $3.27M in 2024. Overall, transaction volume remains healthy while dollar volume continues to perform strongly.
