September was a very active month for the Nantucket real estate market. The total dollar volume for September was $278 million, representing a 23.7% increase from September 2024, making this month the 2nd largest September in terms of dollar volume in Nantucket’s history. Month to month, transactions were up, increasing from 45 last September to 60 this month, a 33.3% increase. After another strong month, 2025 remains on pace for nearly $1.7B in total dollar volume. Year to date for 2025, total dollar volume sits at $1.07B, up 21.7% from the $878.9M recorded by this time last year. Transactions are also green for 2025, up 29% from the prior year. Historically, September and October are the most active months for real estate transactions on the island. It will be very interesting to see how the current strength in our market plays out as we approach year-end.

TRENDS & TRANSACTIONS
This year, we have been seeing a noticeable shift toward lower-end and mid-range sales, resulting in year-over-year declines in both average and median sales prices. However, in both August and September, we saw a resurgence in the $10M+ segment, which kept these averages in line with those of 2024. This month, we saw four separate transactions close for over $10M, two of which closed for $15M+:

• 126 Main Street - $14,500,000
• 83 Squam Road - $15,000,000
• 8 Sachem Road - $31,000,000
YTD Average sales price currently sits at $4.37M, compared to $4.45M prior, while YTD Median sales price is $3.18M vs $3.4M in 2024. Overall, transaction volume remains healthy while dollar volume continues to perform strongly.
