As you would be aware, new rental laws for Queensland general tenancies, rooming accommodation and moveable dwelling tenancies came into effect from 6 June, 2024 Further changes to those laws were to commence upon proclamation and would occur in two parts, the first part was implemented and came into effect from 30th September, 2024, and the second part is due to commence on 1st May, 2025
The changes commencing on the 1st May, 2025 will include but is not limited to, changing the entry notice period from 24 hours notice for entry to 48 hours' notice for all items other than general inspections, safety checks and emergencies It will also include developing a standardised application form for rental applicants that must be used by all agencies and requiring that personal information be managed securely by limiting the information we’re able to ask for
There are other laws that are due to change alongside these laws, we have added in a link to the RTA’s Talking Tenancies Podcast which gives an overview of the laws due to change If you have any other questions, Daphne our Property Manager is happy to provide more information and answer any questions you may have!

When was the last time you viewed your Investment Property? A lot of Landlords can go years without viewing their investment property in person and whilst we understand there are some Landlords who cannot (living hours away or interstate) we offer all of our Landlords the opportunity to attend the Routine Inspections with us! Contact Daphne to organise, or see when the next inspection on your investment is!
It's just as important for tenants to ensure they are covered by the right insurance! The landlords insurance covers the premises, but it is up to the tenant to obtain their own contents insurance for anything you personally own like furniture, clothes, jewellery, sports gear etc. Fires and floods can happen, and it's important that you're covered for the items that you own!
