MARKETING PROCESS
There are many services in my process that contributed to making this sale happen. Below are a few task that were performed. We evaluatd the local market to determine the optimal pricing strategy. Advised the seller on home staging, making slight repairs, decluttering and a deep clean. I hired a professional photographer to capture high quality images. I had the home measured and a floorplan created to maxmize the square footage and price. Developed compelling listing descriptoins and markeitng campaigns that include online listings across major real estate platforms, targeted social media, email marketing to potential buyers. Held three Open Houses and private showings.
RESULT
I marketed the best feature of this home. The hillside views and the spectacular Six Flags fireworks show. The home has huge windows that look out to towards the theme park and every night the fireworks show was a great attraction. I had a video created to showcase the fireworks show to give the potential buyers the look and feel of how it would be to live in this home. The home was outdated and would need to be updated but it had good bones and sitting on the side of a hill was very attractive. Every week I was calling for buyers and pushing out new video features about the home. We received an offer from buyers that really saw the potential and loved the home. It sold in 30 days after contract.

Listed the home on the market February 21, 2023 and had over 20 home showings. Received first contract March 22, 2023 for above list price. This contract did not work out as the buyer backed out during the option period. Gina represented us yet again in another smooth, professional and exceptional transaction. We purchased our new home in June and in late July tasked Gina with putting our other home on the market. As any good realtor would do, Gina wanted a walk through before she sent her photographer to do pictures. After this initial walk-through, Gina set us down and told said, “Do you want me to be completely open and honest?” That statement is never a good thing. The buyers had their current home under contract and they needed to find a home quickly to avoid moving in with friends or family. They needed to stay in a specific school district and they also wanted something newer that was a one story and with a price no more than $350,000.
THE SEARCH
They took me on as their buyers agent October 1, 2020 and we went shopping for homes shortly after. They contracted October 8, 2020 and closed November 18, 2020.
THE “ONE”
I showed them about 6 homes that were narrowed down to what they were looking for. When they walked into this home it was open, large and had the right space they needed. They were excited. We wrote up a contract for the full price and I was able to get up to $6000 for closing cost along with a home warranty. It was a fairly new home with no issues and my client was super happy with their choice.

These buyers were looking to move up to a bigger home with enough yard to put in a pool. They wanted at least 4 bedrooms and to stay in a certain school district. They were set on trying to stay under $300K if possible. So I aimed at showing her homes that would stay in her budget.
THE SEARCH
My buyers were looking for that perfect home to grow in. We had been searching for homes for a while for over 4 months. Being in a middle of a pandemic like Covid. It was hard to show homes. The market was so competitive and many homes were flying off the shelves. I narrowed it down to the area, school district, neighborhood and then the price range.
THE “ONE”
I had set up a showing for this home and the moment my buyers drove into the neighborhood they loved it. When we got to this home, it seemed that it fit all the boxes except for the pool but the yard was big enough so they could put in a pool after they moved in. They loved the kitchen and the layout. There were other offers already in place so we offered above list price of course because the market was so competitive. I asked my buyer to draw up a letter to the seller on why they wanted the home. The letter was amazing. They got the deal and closed. Offer was $270,000 and I was able to get her up to $8000 in closing cost. We closed in 13 days.
