From pricing and marketing to negotiations and even legal navigation, selling your home is a complex endeavor. As a full service real estate broker, I provide guidance and support along every step of the way.
The internet has changed the way homebuyers search for homes, and it is more critical than ever to have a broker who understands the different marketing opportunities and is willing to invest in the marketing of your home. I have the ability to look at a home the way a buyer would, and determine what needs to be done to appeal to the widest range of buyers.
There is no debate: moving is hard. My recommendations are designed to make your move easier by offering solutions, managing deadlines, and supporting your goals throughout the transaction. I’m here for you!
The market is constantly changing and adapting to the seasons, new laws, supply, and demand. It can differ between neighborhoods, price points, architecture styles, and proximity to amenities. I will provide market activity for your neighborhood and in nearby areas for homes that are similar to yours.
Together, we will...
9 Analyze the market and determine what other comparable properties are selling for.
9 Help your home shine and make it most attractive to prospective buyers.
9 Create a custom home marketing plan for your property
9 Work with you to determine your selling goals.
9 Market your property to not only potential buyers, but also to other agents to get their feedback on price.
9 Keep you informed about traffic and buyer activity.
Whether buying or selling, the agreement you sign with your broker will outline how much they will be compensated for their services. Buyers may request in their offer that compensation for their broker be included in the sale price, which can help them afford a home. Compensations are negotiable, and I am happy to discuss my fees and what they cover.
I am well-versed in what buyers are looking for, and I am going to give you the secret sauce that is completely customized to your home. From deferred maintenance to cosmetic touch-ups, l I have the resources to help. My list of trusted vendors and contractors can help with any job, big or small. Out of town or away at work all day? I can be on-hand to oversee the work.
Our goal is to create an instant “wow” factor the moment a potential buyer sees your home. Tasteful landscaping, painting, and decorating are a few of the many ways we can make their walk to your front door extra welcoming.
A professional deep clean can breathe new life into your home. Carpets, walls, kitchens, bathrooms—everything needs to be spotless and shining. A fresh coat of paint can transform a room.
We’ll determine if there are any repairs needed and how to best address them. Depending on your home and goals, I may recommend a preinspection to help us get ahead of any possible problems that could be discovered while under contract.
Thinking of updating your home? Let’s talk strategy! Some updates, like removing carpet from a bathroom, are very important to buyers. Other updates, like installing new cabinet knobs, are easy and relatively cheap. A few updates, like renovating a whole room, are best left to the buyers.
Staging can positively impact a buyer’s impression of your home. It enhances the impact of your home’s photography and can help buyers imagine their lives in your home. In fact, staging has been shown to increase perceived value, decrease time on market, and create a positive impression on potential buyers. We can use your existing furnishings or work with a staging service to accentuate key features of your home.
Each home is unique—its location, structure, amenities, floor-plan, features, and price. Therefore, it needs—and deserves— its own unique marketing plan. Finding the right buyer for your home is all about getting the word out. I have several avenues of marketing your property in a way that quickly attracts qualified buyers.
High resolution, professional photography will be the visual foundation of our marketing, so I always use an experienced real estate photographer. It is especially effective to attract the 95% of homebuyers who are searching for properties online. Since buyers are searching for homes online first, we want them to be wowed even if they aren’t standing on the front porch.
Depending on what we want to showcase, I may employ drone photography, videos and even 3D virtual tours. These options give buyers different ways to experience what your home has to offer. I will make my recommendations for these options based on your goals and budget.

Each home gets a suite of print marketing materials according to our marketing plan, which can include flyers, postcards, invitations, and buyer take-aways. These traditional materials help buyers notice and remember your home.
Once I list your home on the MLS, there are dozens, if not hundreds, of websites your listing will be included on – even internationally! I will also promote your home on social media.
95% OF BUYERS begin their home search online!
With any offer, there may be room to negotiate on any terms that are not satisfactory to you, including timing, contingencies, inspections, and concessions. In my experience, when both sides come together, both parties come out as winners. Negotiations are one of my strong suits and I look forward to negotiating with the other side on your behalf.
Multiple offers are great yet all we need is one strong offer. In the event we do have multiple offers; I’ll provide a multiple offer worksheet to highlight the details of each offer. The netproceeds worksheet will show you the terms, as well as seller costs & seller proceeds.

2 Beds | 2 Baths | 1,610 Sq.Ft. SOLD FOR $730,000
“...Gina swooped in and saved the day. She has helped us sell 4 properties and purchase 4 properties. Most of the sales were on the market for a few days before we received an offer. She provided us with lots of guidance on each one of our purchases making sure we were getting the best deal. Best part of it all is that she has been available for us when we had questions (I ask a lot) and is in constant communication with us on both sales and purchases of each property. We would not go with anyone else and we will continue to recommend her to our friends and family!
